hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.
If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

all is a season of change, a natural checkpoint for reflection and, for some, a time to seize opportunity. Most of us are still struggling with the end of summer, and the thought of winter is frightening, with a capital F. But some people take advantage of this time of year to look ahead – all the way to February and tax time. The deadline for 2014 Registered Retirement Savings Plan contributions isn’t until March 1, 2015, and April 30 for filing your 2014 income tax return – still many months away. But it’s not too early. Indeed, financial and tax experts say it’s never too early. They stress that
“tax time” should not strictly be tied to contribution and filing deadlines, but rather should be a 12-month activity – so you can take advantage of tax saving opportunities through the year. From making regular RRSP contributions, to comparing RRSPs and tax-free savings accounts, to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

The countdown to 2015 will usher in a happy New Year for both new-home buyers and the building industry because six-storey wood-frame construction is coming to Ontario. In this space in April, I wrote that the province was on the verge of approving a landmark amendment to the Ontario Building Code (OBC), moving the height standard for wood-frame buildings from a maximum of four to six storeys. Housing Minister Ted McMeekin recently stamped a date on what our industry had anticipated – the OBC amendment will come into effect on Jan. 1, 2015. There are three reasons that this will be a game changer for the province’s building and land development industry. This OBC amendment gives new-home buyers more options in choosing a home. Adding to the housing mix will add vibrancy and character to our new neighbourhoods, which is great news for consumers. Some buyers will like this option because wood is aesthetically pleasing while others will appreciate that their carbon footprint is being reduced. Others may want to use it because the construction of their new home will be fast, efficient and can occur year-round. Secondly, this change has the potential to give our economy a much-needed boost in a few ways: more residential construction means more jobs are created and additional tax revenue is collected to support Ontario’s cities and towns. Using wood is a homegrown solution for building new homes and businesses and employs the use of local resources – which is great news for the forest industry. Lastly, it will allow our members to continue implementing the objectives of the provincial growth plan, Places to Grow, across the GTA by giving the industry more options to build mid-rise homes and office buildings. “Communities across Ontario, from London to North Bay, will all benefit from the housing, rental and office opportunities that this provincial proposal provides, and we look forward to seeing Ontario projects this year,” says Joe Vaccaro, CEO of the Ontario Home Builders’ Association (OHBA), which led the provincial discussion and advocacy. It’s been five long years of saying “wood is good” for the OHBA, BILD and many other organizations. Our outpouring of support started in 2009 after British Columbia adopted legislation allowing six-storey wood:

there are now more than 100 building projects in the western province, with more than 5,000 new housing and rental options. Along the way, BILD commissioned the May 2013 release of a report called “Unlocking the Potential for Midrise Buildings: Six-Storey Wood Structures.” Former City of Toronto chief planner Paul Bedford, who authored the report, wrote that six-storey, midrise buildings could fill gaps in areas that are well served by infrastructure and transit. This could help meet the demands of the increasing population of the GTA, with up to 100,000 people moving here ever year. Among the many other voices that have been making a push for six-storey, wood-frame construction are: the Residential Construction Council of Ontario (RESCON), the Canadian Wood Council (CWC), the Ontario Forestry Industries Association (OFIA) and Wood WORKS! They all deserve credit for working tirelessly so that this amendment would be approved. Our provincial partners should be praised, too, for their great display of leadership on this issue, including Premier Kathleen Wynne, Minister McMeekin and Minister of Natural Resources and Forestry Bill Mauro. BILD now looks forward to working with our municipal partners to ensure that we see the implementation of this exciting initiative. It’s going to be a great New Year!

What type of home should you buy? Whether you’re a first-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your first home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up. So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow. HOW MUCH CAN YOU AFFORD?
Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates. 18 NEW HOME GUIDE GTA | OCTOBER 4 - 18, 2014
HOW MUCH WILL IT REALLY COST?
Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. WHERE DO YOU WANT TO LIVE?
This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town. WHAT TYPE OF HOME DO YOU WANT?
Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex? Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.

Bridge financing – what is it and how can it help you? » by ALYSSA RICHARD

It’s unlikely that the first home you buy will be the one you stay in forever. At some point, you’ll want to sell and buy a new home – either to upsize, downsize or move to a new location. And when you find yourself in that situation, there’s a good chance you’ll be relying on the equity from your existing home to help you purchase your next one. Unfortunately, you could get stuck in a situation where the closing date for your new home is before the closing date of the home you’re selling, which leaves your down payment tied up in equity. Mortgage brokers estimate that 20 to 30 per cent of Canadian homeowners find themselves in this situation; if you’re one of them, bridge financing is the tool that can help you out of it. How does a bridge loan work? Well, let’s say the closing date for the home you’re buying is 40 days before the closing
To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home. 20 NEW HOME GUIDE GTA | OCTOBER 4 - 18, 2014
date for the home you’re selling. A bridge loan is simply a loan for the amount of equity you want to take from your existing home that covers you for those 40 days. Bridge loans are automatically repaid when your sale goes through and your equity is put against the mortgage on your new home. Because bridge financing is so common, all of the big banks offer it to their mortgage customers. (Note that some smaller lenders and credit unions do not.) Most lenders are comfortable lending up to $200,000 for as many as 120 days. If you require a larger loan or an extended period of time, you may need to hire a real estate lawyer, which makes the financing process more expensive, as legal fees will be involved. Of course, as much as a bridge loan is meant to help you out with your home purchase, it is still subject to interest – often at a rate similar to an open mortgage or a personal line of credit (such as Prime plus two or three per cent). The interest rate may seem high, but remember it’s only charged for a short period of time, before the equity from your first home will be available to repay the loan. Your lender may also charge a flat administration fee in the range of $200 to $500. To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home. Oh, and firm closing dates on both properties – without them, you may need to get a bridge loan from a private lender, who will charge you a much higher interest rate than what one of the big banks would. The pride of homeownership is a dream for most Canadians. Unfortunately, this may only be a dream for many and may never become a reality. Some individuals may have difficulty qualifying for a mortgage, even with the creativity of many financial lenders. Rule number 1: Buy what you can afford, not what you can borrow. Price increases in the Toronto real estate market easily outpace the marginal increases in salaries of the average Toronto household. Pooling the financial resources of several family members can be an excellent opportunity for first-time buyers to get into a home. Eventually, you can save sufficient equity to have your own dream home. Obviously, this does not come without making sacrifices and concessions. A dream home can quickly become a nightmare, particularly when your mother-in-law may not be your first choice in house mates.
Buy what you can afford, not what you can borrow. Extended family arrangements are not uncommon for many immigrant families that have three generations under one roof. For some cultures, this is the norm. However, this form of living arrangement is not for everyone. Food for thought that may help you make a decision: ›› Discuss the financial arrangements with your family member(s) before making a commitment. Are the down payments equal? How will the equity of the home be divided in the event of a sale? Are the mortgage payments divided equally? What about other costs? What happens if one partner wants out? Whose names goes on title? ›› Does the extended family get along? Family relations can deteriorate faster than an old home with termites! Discuss these arrangements thoroughly with your spouse. ›› A meeting with a lawyer beforehand can ease tension later. Sometimes, it’s good to write things down and not have regrets later. Make no mistake, this is a business relationship. ›› Family financial resource pooling can be very successful for real estate and stock investments. Some of Canada’s wealthiest owners of real estate and public companies are family owned. It sometimes pays to keep it “all in the family.” ›› Your tax adviser can explain some pros and cons of pooling from a tax perspective. Compare the tax advantages of having extended families under one roof, with the loss of other tax credits and government programs. ›› How is the credit rating of the other family members? Pooling can help family members with less than excellent credit re-establish themselves. Family dynamics are an important ingredient when families pool their financial resources. Real estate prices will always rise and fall, but families are priceless.

As the season officially changed from summer to fall, Geranium Homes replenished the outdoor containers for its model homes with plants and decor more suited to the cooler weather. I spoke with Brenda Luckhardt,
business to business marketing and development manager at Sheridan Nurseries (sheridannurseries.com) to find out what’s new in stores for October. According to Luckhardt, fall and Halloween decor has grown in the past few years to become second only to Christmas in popularity. Who can resist the traditional pumpkins, gourds, straw bales and corn stalks? To change it up, Sheridan is also stocking owls and turkeys made of ceramic, burlap and even papier mache. Twig or cedar furniture will add a rustic element to a front porch or balcony, and adding a cosy throw or shawl will help to prolong your enjoyment of outdoor seating areas. Trending in container arrangements are unusual forms and colours of kale, such as red boar. New bold varieties of ornamental grasses and cool season plant material such as heather, huechera and miniature conifers are also popular. Luckhardt lists herbs that do well in cooler temperatures as sage, rosemary and thyme, which can be harvested from the door step for the Thanksgiving meal. It’s always fun to bring fall indoors and with a helping hand from nature you can transform your home for the season. in orange and white become wonderful seasonal candleholders, and larger pumpkins make a unique container for floral arrangements. Other natural decor ideas are to fill glassware with mixed nuts in the shell or to use wild rice in the base of a hurricane glass. Amber, copper and bronze are the traditional elemental tones for fall décor, but Luckhardt suggests adding a splash of colour – such as radiant orchid – to spice things up. This month, you’ll want to keep your eye on the weather and be sure to bring your tropical plants in before the first frost. It’s a good idea to inspect plants for pests, before you bring them indoors. Another of Luckhardt’s tips is to spray an insecticidal soap onto foliage and dusting the soil surface with diatomaceous earth a week before you bring plants indoors will deter earwigs, sow bugs and ants. The change to an indoor environment will affect plants; many will drop leaves at this time. A good pruning and reduction in watering will benefit plants like hibiscus, oleanders and bougainvillea, and promote new growth. You should also reduce water for plants that do not require pruning, like citrus and palms. Websites such as Pinterest offer lots of additional decor ideas, from highly complex creations to simple ideas for brightening up the look of your home as the days get shorter in the months ahead. I’ve been in my home for nearly 25 years. During that time, open concept living spaces have become the norm and colour palettes have changed significantly, many times over. I continue to update my house to stay current and test how livable new design elements actually are – the best of which inform our communities. However, I shy away from letting fleeting trends inform smart long-term design decisions. Kitchens and bathrooms with features including cabinets, appliances and permanent fixtures are comprised of design components that can’t be easily, inexpensively or regularly changed. Considered the most important rooms, key elements in these principal spaces should stand the test of time. While you want your home to be reflective of who you are and your lifestyle, it’s also important to consider what will work in your favour, should you decide to sell. In open concept designs, kitchens are typically the heart of the home. Environmentally friendly and energyefficient or Green features remain a solid trend and are, in many instances, standard in new homes and condos. This makes sense given the broad selection of, and demand for, these elements. For those who love to cook and where the option is available, gas stoves are often a desirable upgrade. Where a gas connection isn’t possible, induction cooktops and steam cooking are fantastic choices. We continue to see kitchen islands and countertops as key focal points, encouraging gathering during parties and casual seating for meals. Those looking for glamour can select flashy hardware to add some oomph. Cosy bathrooms that evoke a Zen-like spa environment, which allow you to escape and recharge from daily life are hugely popular. In the luxury market, walk-in showers with multiple jets, rain showerheads and handheld nozzles are big. Frameless glass showers are still hot. Natural materials such as marble, granite, stone and slate stand the test of time, and can work well with the array of new tiles available today. For floors, the bigger the better, as wide plank wood products and large slab or long broad tiles go a long way in making small spaces feel larger.

Your favourite colour may be purple, but remember that paint and accessories from curtains to towels, and rugs to art, are easy to change, while major infrastructure is not. Monochromatic colour palettes and a blend of matte and gloss finishes can craft a sense of calm and form an excellent backdrop for items that pop for visual impact. It can also be helpful to consider the ambiance you’re trying to create. If you want a modern airy-feeling space, consider solid colours. Hold back on patterns or busy design details. In this case, simplicity is key. On the other hand, if you want something more traditional or classic, you can look at using finishes with more intricate detailing and darker colours, giving the room a stronger sense of presence and weight. By all means embrace cuttingedge design that suits your personal style, but from an investment standpoint it’s a safe bet to remain fairly neutral with the large elements.

Whether you are a young couple or individual purchasing a new home for the first time, a resale buyer moving in the market or an empty nester purchasing a retirement condominium, the very action of this significant investment in real estate represents a major life change. There are a number of issues that you should consider at this time in order to ensure that your “house is in order.” 1. HOW WILL I HOLD THE “TITLE?” When your lawyer goes to the Registry Office to hand over all of your money to the builder in order to buy your home, he receives, in return, a document called a deed or transfer, which he registers by filing with the government; the document has your name is on it to show you own the home. This action gives you title to the property. If more than one person is buying the property it is necessary to decide how they will hold title together. There are two ways people can hold title together. The first is generally the way we hold title with our spouses or children, which is called “joint tenancy.”
To hold title as joint tenants really means that upon the death of one of the parties, the remaining party automatically becomes the owner of the whole property without having to inherit it or have it pass through an estate. The reason is simply that all owners on title own the whole property rather than a part each. The other way title can be held is as “tenants in common.” This means that each party only owns the percentage allocated to them, although the physical part owned is not described. Upon the death of a tenant in common, his or her percentage ownership goes to their heirs in accordance with their will or law. Therefore, remember to discuss this issue when you go to see your lawyer. 2. WHAT ABOUT A WILL? A POWER OF ATTORNEY? Do you have a will? If you do, is it up to date and does it represent your current situation or state of affairs? It is important, especially if you have young children, to have your wills completed; not so much for the money, but for a clear resolution of the issue of custody if something happens to both parents. A will stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs, allows for an orderly disposition of everything from your favourite cuff links or earrings to your realty, stocks and bonds, and will allow you to determine how you are to be cremated, buried or quick frozen. A power of attorney is used when you are physically or mentally incapacitated – there are two kinds. The first is for your body, such as what care will you or will you not receive? Your representative will determine that. The other is for the management of your financial affairs. Now is the time to create a will. Speak to your lawyer and ensure that this important matter is dealt with. 3. WHAT ABOUT INSURANCE? You will need insurance for the house. This a great time to look at life and disability insurance. It is also a good time to determine if you should be insuring your mortgage in case something happens to the major wage earner; and to ensure that the future is taken care of. So there you have it, this is the time to take care of all of these kinds of things to get your house in order. Perhaps the most difficult part of writing these articles relates not the actual writing, but thinking of a topic to address. Another strong month for GTA new-home sales
With a limited amount of new project launches in August, these sales are a result of consumers’ continued confidence in the market

Sales of new homes and condominiums in the GTA continue to show strength, the Building Industry and Land Development Association (BILD) announced today. According to RealNet Canada Inc., BILD’s official source for new-home market intelligence, the new homes market is coming off a strong August with sales up 60 per cent from this time last year. Increases were recorded in both highrise and lowrise sectors. “With a limited amount of new project launches in August, these sales are a result of consumers’ continued confidence in the market,” says BILD president and CEO Bryan Tuckey. “This affects levels of remaining inventory, which have been declining recently, particularly in the lowrise sector.” Inventory of ground-related homes in the GTA is bordering record-low levels at 6,670 homes while prices continue to grow. The RealNet New Home Price Index shows average prices in the lowrise sector up five per cent, reaching a record high $688,923. The highrise market also experienced an increase, growing two per cent to $446,710.

Hiring professional movers can save you a lot of work and aggravation, especially when everyone understands what’s involved. The best way to ensure that situation is for all parties to communicate effectively. From the mover’s point-of-view, having a contract that is clear and agreed upon is the number-one way to achieve success. In Ontario, service agreements with moving companies come under the umbrella of Consumer and Corporate Affairs. When we provide you with a written quote in person, by law, we cannot charge you greater than 10 per cent over the amount stipulated in the contract – unless you change the conditions of the move. At Two Men and a Truck – Canada, we price by the hour, whatever it takes. If you call and ask to have 100 boxes moved, and we show up to find 200, of course we have to charge more than what we agreed upon. That is considered a change to the conditions of the move. Moving takes time, and there are many unexpected situations that might cause a delay and make your price go up. For example, the person who moves out of your apartment building before you may be running late, and the elevator is tied up longer than you planned. For the mover, the meter is running the entire time. Sometimes customers neglect to tell us that they are giving a large furniture item to a friend or relative and want us to drop it off on the way. This is a change to the conditions of the move and will cost more. The most common glitch is that the key to the new home

isn’t available when it should be, and someone has to drive somewhere to get it. We bill from dock to dock, so anything that increases the time also ups the price. When one of these unexpected happenings occurs, the mover will pull out a form called “Revision to Estimate” to explain the change, and everyone signs it. Occasionally, we get college or university students asking to quote on moving them from or to separate addresses. This is do-able, as long as they understand they pay for our crew’s time. It may well be more cost effective than hiring movers separately to have a number of students belongings all on the same truck. We hire our own staff rather than casual or day labour. Our employees are trained professionals who are bonded and insured.
Make sure you hire a reputable mover whose crew members are covered by Workers’ Compensation and who has a bona fide phone number linked to their office to call if and when you need to especially on moving day. When all is said and done, customers should check with reliable sources to ensure they are hiring a bona fide professional firm. With the lazy days of summer behind us and the kids back at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground. WHAT’S IN YOUR FREEZER? An organized freezer allows you to find and use what you have, preventing waste and saving you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. STORE YOUR SEASONAL CLOTHING SAFELY. Before storing them, ensure that clothes have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners). They trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside, which are less toxic than moth balls. Always store the clothes in a cool, dry, dark and well-ventilated area.

HOW DO YOU FILE YOUR PAPERWORK? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you. Whether you decide to file “to the back” or “to the front,” the important thing is to choose one of the two methods and use it consistently. KEEPING TRACK OF IT ALL. If you are trying to resolve on-going issues, (like if you have a dispute about your home repairs or an item you ordered online arrived damaged), attach a sticky note to the paperwork to remind you of the current status. Be sure to keep track of all phone correspondence with the company, including the date and person you spoke to and what they told you.

Household debt up six per cent to $76,140 MORE CANADIANS HAVE A MORTGAGE, FEWER WITH CREDIT CARD DEBT, STUDENT LOANS UNCHANGED
The average household debt in Canada has risen from $72,045 last year to $76,140 in 2014, with Alberta leading the way, According to BMO’s Annual Debt Report released recently. The report also details how the mix of debt – mortgages, credit cards and student loans – for households in the provinces has changed year over year. The report, conducted by Pollara, revealed that household debt has increased in each region across Canada, except for the Prairies and Ontario. Alberta remains the province with the highest household debt, $48,698 above the national average. Alberta and BC are above the national average, while the other provinces are below. Other noticeable regional differences include: ›› Albertans have nearly twice the average household debt than Ontarians ($124,838 vs. $67,507, respectively). ›› Atlantic Canadians took on more than $16,000 of household debt this year compared to 2013. ›› British Columbians also took on more debt – $20,745 more this year than last. ›› Those in the Prairies reduced their debt by $13,000 from last year. 100 NEW HOME GUIDE GTA | OCTOBER 4 - 18, 2014
Sal Guatieri, senior economist, BMO Capital Markets, notes that the booming economy of Alberta, particularly Calgary, has made the province an outlier compared to other regions. “Part of the reason household debt in Alberta is so much higher than in other provinces may be due to rapidly rising house prices, which have caused home buyers to take on larger mortgages.” The BMO Debt Report also reveals the type of debt Canadians have in 2014 compared to last year: ›› Forty-three per cent of Canadians hold mortgage debt, an increase of 13 per cent year over year. ›› More than half of Canadians have a credit card balance, but the number of households has dropped from 56 per cent to 52 per cent this year. ›› Student loans have remained stable, with 15 per cent of Canadian households reporting this type of debt AVERAGE HOUSEHOLD DEBT

The rising share of households with a mortgage is partly driven by the active participation of first-time buyers, mainly young Canadians, Guatieri notes. “It is encouraging to see Canadians are paying down credit card debt, which costs more - especially compared to today’s low mortgage rates,” noted Tony Tintinalli, regional vicepresident, BMO Bank of Montreal. Tintinalli encourages Canadians to speak with a financial planner to set realistic financial goals and a budget, and put a plan in place to pay down their debt aggressively, whether by opting for a shorter amortization for those with mortgages, or by choosing a credit card with a lower monthly interest rate.
