First, the bad news: we’re about to turn the calendar to Nov. 1 and the clocks back to standard time, and look winter and 2016 straight in the eye. Now, the good news, at least for those who own are about to buy a new lowrise home in the GTA: another month has passed and another price record was set. This market is so hot and indemand that the average price of new townhomes, semi-detached and detached homes climbed to a record

$811,579 in September, according to RealNet Canada Inc. That’s an 18-per-cent increase from $689,611 in September 2014. Indeed, demand for lowrise homes is far outpacing supply, fueling such price growth. Would-be buyers feeling priced out of the market may want to look further afield in the GTA (see page 64), where housing options may be more plentiful and prices more palatable.

Innovation doesn’t happen overnight By Bryan Tuckey THE WAY HOMES and communities

are built today has evolved significantly over the years, particularly when it comes to energy efficiency and environmental preservation. Behind every new Green feature created, there are years of research and development. Here in the GTA, we are fortunate to have small business incubators that allow science and technology concepts to grow into real-life products and services. One is Tower Labs in Toronto – a nonprofit organization founded by highrise builder Tridel and the MaRS Discovery District. It was created to help accelerate the adoption of Green building products and services in new homes. It has also helped

to advance innovative start-up companies targeting customers in the real estate industry. Their work has led to some truly innovative projects. For example, Dynamic Glass allows builders to create windows powered by a sophisticated intelligence engine that responds intuitively to outside conditions by adjusting the tint. Predictive weather feeds and real-time sensors anticipate and respond to cloud cover or excessive sunlight for maximum comfort. Homeowners can also control their tint levels by downloading an app for their mobile device. Another innovative Tower Labs project is GaiaSoil, which introduces a new lightweight soil

solution for Green roofs. It is made out of modified recycled material like Styrofoam cups, composted organic matter and clay. GaiaSoil is significantly lighter than traditional soil and is naturally modified in order to hold water, minerals and nutrients, making these available for plant growth. The technology is currently put into practice in Tridel’s Aqualina development on Toronto’s waterfront. NetZED is another innovative concept found in the Aqualina building. The concept behind NetZED is to create a home that produces as much energy as it consumes. During the day, hot water and electricity are harnessed by two different types of solar panels on top of the home. Any unused energy is transferred to rest of the building. In return, the building supplies power to the home during the night when the solar panels are not in use. After years of testing, this type of technology makes its way to new developments. Royalpark Homes recently announced that it will offer residential battery storage in its new home builds, thanks to a new partnership with Panasonic. This newly developed system can capture solar energy and store electricity for later use. That means homeowners can store during low rate off-peak hours, for use during high rate peakusage hours. We’ve come a long way when it comes to water and energy conservation. With so many new and innovative technologies currently in the testing phase, we are on our way to building better, greener communities for generations to come.

Canadian average home prices surge with strong economy By Wayne Karl

AVERAGE HOME PRICES showed

moderate to strong year-over-year increases in most markets in Canada in the third quarter of 2015, according to the latest Royal LePage House Price Survey. While the effects of the crude oil shock are still filtering through the economy, the country’s non-energy sectors are beginning to regain momentum as a lower Canadian dollar stimulates sharply higher exports, particularly to the U.S., supporting overall consumer confidence and the strength of Canada’s real estate markets. On a national basis, the average price of a home increased eight per cent year-over-year to $502,643 in the third quarter. Two-storey homes rose 9.9 per cent year-over-year to $615,304, bungalows 6.8 per cent to $421,757, and condominiums increased 2.7 per cent to $338,945. “Economic slowdowns in energy-

dependent markets, most notably in western Canada, have in part been offset by both renewed industrial activity in other parts of the country and the Bank of Canada’s recent interest rate cuts,” says Phil Soper, chief executive officer, Royal LePage. As was the case in recent quarters, the strong national home price increases are largely being driven by continued double-digit percentage increases in the Greater Toronto Area and Greater Vancouver. Such price increases may be good news for those who already own a home, but present growing affordability challenges for prospective homebuyers. “Access to affordable housing in our largest cities has been and will continue to be a challenge for policy makers and for prospective homeowners,” Soper told New Home Guide. “There are similar housing-

access challenges in major urban centres worldwide, from New York to Mumbai. “Despite the high cost of large city homeownership, thousands of firsttime buyers find a solution every year.” Soper says prospective buyers can consider the following compromises: Geography: moving farther from the most expensive regions and neighbourhoods of a city, or away from the city core and commute Property type: Choose a smaller property or a property with less expensive features (a smaller condo versus a detached home, for example) Financial: Take more time to save in advance before purchasing or seek more attractive financing options.

Interest rates likely to remain low for a while By Alyssa Richard

THE BANK OF CANADA (BoC) made its

latest interest rate announcement on Oct. 21, and the key interest rate – the overnight lending rate – will stay where it is for now. The BoC has been in the news in the last few weeks, reiterating its focus is on inflation, and until the inflation rate moves too far from the two-per-cent target, there’s little chance of an increase in interest rates. The overnight rate has been at 0.50 per cent since July. July was the second rate cut in 2015, and the results have led to worry that the low interest rate environment is hurting Canadians more than it’s helping. Specifically, house prices have run up in Vancouver and Toronto, and household debt is at an all-time high. BoC Governor Stephen Poloz hasn’t been afraid to give people his opinion on these matters. “It is not the role of

monetary policy to protect individuals from making bad choices,” he said in a speech in Washington earlier in October. In other words, it’s the bank’s job to keep inflation to target, and if people use the low rate incentive to borrow money they shouldn’t, that’s not something that can be helped. If you’re one of the people who has borrowed money you shouldn’t have, you got another break with this latest rate announcement. The BoC rate is now locked at 0.50 per cent until at least December, and the Bank suggests it could be staying there for a long time. “Global economic growth has been a little weaker than expected this year,” BoC says, but, “the Canadian economy can be expected to return to full capacity, and inflation sustainably to target, around mid-2017.” This means it’s business as usual if you have a variable rate

mortgage. The number to keep an eye on in the coming months is fixed mortgage rates. The spread between fixed and variable rates has been closing recently, making fixed rates a more appealing choice. Currently, the premium for a fiveyear fixed mortgage over a five-year variable mortgage is only about a half a percentage point. If fixed rates continue their slide lower, and variable rates hold steady, we could get to a point where fixed rates become the better option – even though variable rates have been the less expensive choice throughout most of history. The next Bank of Canada rate announcement will be on Dec. 2.

LIKE MANY SOCIAL SERVICES, the Whitchurch-Stouffville Food Bank has witnessed a steady increase in the number of families it serves over the past decade. Fortunately for this volunteer-run organization, Geranium Homes has continued to raise awareness and make an annual donation of funds and non-perishable food items through its Fall Food Drive, now in its seventh year. Executive Director Marion Wells and Treasurer Jean Noble recently accepted a cheque along with many truckloads of food. Each year, Geranium promotes the food drive to residents of Cardinal Point, as well as its trades and suppliers that work on the company’s Stouffville new home sites. The list includes SCS Consulting Group, James Hardie Building Products, PACE Credit Union and many others who always come through with a large contribution. “Every year, we have more families coming to the Food Bank for assistance. Without the generosity of companies like Geranium Homes, as well as the individuals who contribute throughout the year, our shelves would be bare,” says Wells. Whitchurch-Stouffville Mayor Justin Altmann was also on hand for the donation. The seven-year total of funds raised is almost $46,000, which in the hands of the Food Bank amounts to one-and-a-half times through careful purchasing.

Closing costs 101 By Jayson Schwarz

AT THE CLOSING of a new residential real estate transaction, there are usually three groups who get paid: the builder, various governments and the lawyer. Each group involves the payment on fairly specific items. Generally speaking, your lawyer collects all of the necessary money from your mortgage company and from you. You will need certified cheques, bank drafts or cash, because of your lawyer’s trust account requirements. Here’s how the builder gets paid, and where all the money your lawyer wants, needs to go. The builder will get paid the purchase price of the property less the deposit, plus certain other things. You may even get a credit for certain items, called adjustments. The adjustments will be reflected in a document called the Statement of Adjustments, which contains a multitude of details, all related to your original agreement. The Statement of Adjustments will include the HST payable (the rebate will be broken out), the original purchase price on the property, real estate taxes, hydro expense, common expenses and maintenance fees (as applicable), connection costs, levies and charges, to name but a few. This document is incredibly important. Review it carefully and get everything explained to you to understand all the charges you are required to pay. It is at this point you find out the final number you are paying to the builder for your new home. The Ontario government and the City of Toronto will get paid Land Transfer Tax, unless you are entitled

to the rebate or exemption, and sales tax on goods (if applicable). There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many of the municipal compliance request charges. Okay, now what about that lawyer? First of all, you are going to pay the legal fee, whatever the amount the two of you agreed to. You did of course have a pre-agreed fee? Then there is a list of disbursements, those monies expended by your lawyer on your behalf necessary to properly search and close the transaction.

Be careful – it is here that someone may try to charge large fax, mail and photocopy fees. Have your lawyer justify all expenditures that don’t make sense. Disbursements include registration charges, title insurance, couriers, searches of all kinds, and many other items necessary to close your transaction. Remember, a large part of your closing costs are based on what you negotiate at the beginning of your purchase, and are outlined in your Agreement of Purchase and Sale. Please remember, only a lawyer can provide legal service – that is the law!

What changes did you make to your home to welcome Carter? Mardini: My husband Jairo and I bought our first home in March 2014. It has three bedrooms, so we knew

Other than a bedroom for our new bundle of joy, we made some space in one of our living rooms to fit his playpen, which also serves as a bassinet and change table. NHG: Did you know you were having a boy, and how did you plan, design and decorate the baby room accordingly? Mardini: Yes, we knew we were

having a boy – I couldn’t not know the sex of my first child. I’m a planner; I need to be organized. Carter’s room was our extra “closet” before he was born, so we had to move everything out once we started working on his room. use grey as the starting point, with lots of white. I also wanted to add an accent chevron wall and then add blue and green accents. NHG: What is the theme of Carter’s room — neutral or more boyish with sports, cars and trucks? Mardini: It’s very modern and contemporary – lots of grey and white, accented with navy and some light blues and greens here and there. Lots of patterns, too – I’m not the colourful, safari jungle type. NHG: Describe the little guy’s room — space, layout and furnishings. Mardini: Carter’s room is about 100 sq. ft. and is furnished with a white bedroom set, including a crib that converts into a double bed, a sixdrawer dresser and a change table. It also has a full closet, a navy and white area rug, grey chevron curtains and a grey and white glider chair for me. NHG: Now that Carter’s with you, anything you wish you had done differently in preparing his room? Mardini: Carter’s only a month and a half old, so outside of eating, sleeping and pooping, there’s not a whole lot that he needs other than our attention. We don’t use his room too much right now because he sleeps in the master with mommy. NHG: What other adjustments did you make in your home for Carter’s comfort and safety? NHG: Nothing really. We did receive a baby video monitor as a shower gift – we use it when he’s napping. Once he starts crawling around, we’ll definitely have to reorganize and remove some things. NHG: What advice would you have for other first-time parents when it comes to preparing their home for baby? Mardini: De-clutter! From the garage to the basement, bathrooms and bedrooms. We de-cluttered the entire house of things we didn’t need or use anymore. It’s amazing how quickly junk adds up. And start early – even if it’s a slow start. There’s always something to do, so for me, the earlier the better. Start with the basics and

GTA buyers may get more bang for the buck in the suburbs By Wayne Karl HIGH PRICES AND limited selection

may have some Toronto area homebuyers feeling they can’t afford to live close to downtown, but there is some good news: suburban, outlying markets in the GTA are proving to be strong performers. “Legacy neighbourhoods close to a city centre typically experience the greatest demand, and unlike their suburban counterparts, there is less opportunity for new home construction to create new supply, particularly in the detached home segment,” Phil Soper, chief executive officer of Royal LePage, told New Home Guide. “Prices in the core typically escalate at a quicker rate than in the suburbs. We are seeing this in Montreal, where price increases in the core are rising at twice the rate of the suburbs this quarter.” These are among the results in the latest Royal LePage House Price Survey, covering the third quarter of 2015.

Home prices in Canada showed moderate to strong year-overyear increases in most markets, the survey says. While the effects of the crude oil shock are still filtering through the economy, the country’s non-energy sectors are beginning to regain momentum as a lower Canadian dollar stimulates sharply higher exports, particularly to the U.S., supporting overall consumer confidence and the strength of Canada’s real estate markets. On a national basis, the average price of a home increased eight per cent year-over-year to $502,643 in the third quarter. Two-storey homes rose 9.9 per cent year-over-year to $615,304, bungalows 6.8 per cent to $421,757, and condominiums increased 2.7 per cent to $338,945. Strong national home price increases are largely being driven by continued double-digit percentage increases in the Greater Toronto Area and Greater Vancouver.

The GTA saw price increases in some suburbs outpace the Toronto core with the aggregate price of a home in the GTA rising 11.3 per cent, year-over-year, to $612,261. Meanwhile, the Toronto core saw a similar increase of 11.2 per cent to $639,970 in the same period. “In relative terms, there is more ‘bang for the buck’ in suburban neighbourhoods, which has attracted buyers and driven prices up. As the gap between luxury-suburban and luxury-core home prices narrows, the pendulum may swing back, offering relief in the form of slower price appreciation in suburban GTA.”

DECORATING IN THE BATHROOM BATHROOM SPACES are often small

and people tend to think they need to be decorated like most other rooms – when they just don’t! Bathrooms often speak for themselves with beautiful tile work, finishes and fixtures. Don’t cover that beauty up with artificial flowers and fuzzy rugs! I wanted to have fun with this, and so many comical thoughts came to my mind while writing. You’ll notice that this time I decided to focus on the Don’ts instead of the Dos – enjoy!

DON’T decorate your toilet I cannot believe that seat, lid and bowl covers are still on the market.

DON’T display your toilet paper Just because it’s in a cute basket doesn’t make this a cute idea.

DON’T use coloured toilets or tubs Remember when pink toilets were in? Well, rest assured knowing that will never come back.

DON’T keep your toilet cleaning brush by the toilet Everything has its place, and when it comes to cleaning supplies it’s in the closet.

DON’T even think about installing carpet Carpet is not easy to clean, meaning it’s not hygienic and that it’s just gross!

DON’T make the focal point your shower curtain

DON’T mix fixture finishes Keep the look consistent with one finish – polished chrome being my favourite and a classic. FIRST-TIME HOMEBUYERS are a strong and growing segment of the housing market in the GTA, representing 32 per cent of surveyed buyers seriously intent on making a move over the next 18 months, according to a new survey from ReMax Hallmark Ltd. Despite challenges in terms of housing affordability and availability, especially evident at entry-level price points, surveyed first-time buyers are ready to move forward with their plans of homeownership. “We initially set out to gauge how the convergence of negative influences, including the ‘technical recession,’ stock market volatility and global uncertainty, would impact homebuying activity in the GTA,” says Ken McLachlan, broker/owner of ReMax Hallmark Ltd. “What we found was the key to the underlying strength of the overall market – a healthy first-time buying segment.” In the next 18 months, surveyed first-time buyers intend to spend

an average of $455,000 on their first home, with a mean down payment of 22 per cent. More than 50 per cent will take advantage of the Home Buyers’ Plan to realize homeownership. One in four surveyed first-time buyers will receive help from family/gift. The survey also found that 57 per cent of first-time buyers are millennials – 18 to 34 years of age. Forty-one per cent of first-time buyers are single. “As long as I can remember, rising prices (and overall affordability) have been an issue affecting first-time buyers,” McLachlan told New Home Guide. “This segment of the market continues to adapt, whether it’s compromising on size, location and/ or housing type. Case in point, onethird of all resale homes sold in the GTA are now condominiums. Your first home will never be your dream home, but it does get your foot in the door. And that’s a good start.” Today’s first-time buyers are key players in the market, he says,

noting “they’re young and fiscally responsible.” Fifty-eight per cent are currently renting. Six out of 10 – 61 per cent – are looking at properties in the city of Toronto, in proximity to employment and transportation. Nearly half are seeking homes priced at less than $450,000. Homeownership will likely take the form of a condominium apartment for many first-timers, especially those purchasers who favour the downtown core. While 56 per cent of surveyed first-time buyers prefer single-detached homes, condominiums rank second at 44 per cent. The suburbs also have a following, with 39 per cent of first-time buyers planning to make their moves outside of the 416 area code. “Although detached homes are a preference, condos are a price point reality for first-time buyers, with townhouses being a second choice. The draw to being close to downtown jobs has first-time buyers out of necessity opting for condos. “The emphasis that millennials, in particular, place on homeownership is especially interesting,” says McLachlan. “It appears that owning a home is just as coveted by those born between the early 1980s and the early 2000s as in previous generations.” The challenges, in terms of achieving homeownership, are vastly different than those their parents faced, McLachlan says. Low interest rates make the timing to enter the market ideal, but the threat of higher rates down the road is disconcerting for many. In addition, rising housing values in large centres such as the GTA have limited choice for first-time buyers, with compromise on size and location a given in most neighbourhoods. Still, 84 per cent of surveyed first-time buyers believe that buying a home now is a good financial decision for them and their families.

DOWNSVIEW is a lively neighbourhood

filled with young families. The area has lots of greenspace, including Downsview Dells, Chalkfarm Park, Exbury Park and Rodin Park, as well as stores that cater to the various ethnic communities that live here. Vibe Downsview is very much a neighbourhood of children and families. Kids can be seen walking along the streets on their way to or from school, and in good weather the playgrounds are filled with local children on weekends and after school. With a higher-than-average immigrant population, Downsview also has a strong sense of community as residents adjust to life in Canada. Meet the neighbours Downsview is a relatively young neighbourhood, with 85 per cent of residents being under the age

of 65 and lots of children under 14. Couples with children are the most common type of household, and there are roughly equal numbers of single-parent households and couples without children. In the area There are plenty of amenities in the Downsview area – public and private schools, community centres, restaurants, libraries, Downsview Arena and the North York Sheridan Mall. There is lots of greenspace, with large parks such as Downsview Dells and Chalkfarm Park, and playgrounds for local kids. Downsview Park is very close to the neighbourhood and has all sorts of activities and programs. Planes, trains & automobiles It’s very easy to get to other parts of Toronto from Downsview. The Allen Expressway and Hwys. 401 and 40 are easily accessible to drivers, and

there are bus routes (some of them 24-hour) on Wilson, Sheppard, Keele, Jane and Torbarrie. Bike trails can take you from Downsview Dells Park to Black Creek Pioneer Village, although there are no bike lanes on the major roads. The good, the bad & the rest With lots of parks and schools, Downsview has some great facilities for families and lovers of the outdoors. Easy access to transit and driving routes also makes it easy to get around to different parts of the city. Real estate Downsview is a relatively inexpensive area. Housing prices are below average for both renters and buyers, although rental prices can be higher closer to Downsview Subway Station. New home developments coming into the area at Downsview Park should help the area’s transition.
