WHAT’S IN A NAME? WELL, A LOT! “What’s in a name?” Juliet asks this famous question in Shakespeare’s Romeo and Juliet, and I find myself thinking it now, too. What’s in a name? Well, a lot! Your name is one of your identifiers – it’s made up of sounds and letters that signal to your brain that someone is reaching out to you. You may have noticed the name change on the front cover. As our editor-in-chief, Susan Legge, so aptly put it, “CondoGuide is back! We added this brand back to our title because we know it’s a name you know and trust, just as NextHome has become its own amazing brand.” This new-old title embraces the range of home types you may be considering for your next abode. In the previous issue, we explored a survey commissioned by CENTURY 21 Canada that found that 65 per cent of Canadians prefer a singledetached home while almost one-quarter (24 per cent) prefer an apartment. GENERATION Z WANT TO BECOME HOMEOWNERS

Some people in the demographic known as Generation Z (ages 18 to 24) may still be in their teens, but in Ontario and British Columbia, a new RE/ MAX survey shows that almost half (46 per cent) of respondents who don’t currently own a home would like to in the next few years. In the Greater Vancouver Area (GVA) and Greater Toronto Area (GTA), this rate is 51 per cent and 42 per cent, respectively. The RE/MAX survey, conducted by Leger, found that nearly 50 per cent of Gen Zers polled in BC and 45 per cent in Ontario say they have limited knowledge of the real estate market and would like to learn more. Despite their future home-buying plans, 67 per cent of Gen Zers in Ontario and British Columbia are stressed when thinking about purchasing a home. In the GVA and GTA, this is higher at 71 per cent in and 75 per cent, respectively. “While the prospect of homeownership may seem daunting, that doesn’t mean that Generation Z should give up hope,” says Christopher Alexander, executive vice-president and regional director, RE/MAX INTEGRA Ontario-Atlantic Region. “Gen Zers are interested in learning more, and a greater effort needs to be made to educate them about the benefits and potential risks of homeownership,” says Elton Ash, regional executive vice-president, RE/MAX of Western Canada. “While 20  NextHome.ca

the survey showed interesting trends across two of the hottest markets, the Gen Zers we speak to are eager to become informed and excited about the future of homeownership.” It is expected that this generation will have a big impact on the Canadian real estate market in the next two decades. ADDITIONAL FINDINGS:

• Location (56 per cent) and safety (27 per cent) matter the most to Gen Z in Ontario and British Columbia when thinking about purchasing their first home. When it comes to preferred methods of down payments: • 72 per cent would use savings/RRSPs • 39 per cent would take out a loan • 29 per cent would get help from family • 10 per cent would use their inheritance According to the Gen Z in Ontario and BC who do not currently own a home but would like to, the top reasons to purchase a home include: • 63 per cent think it’s a good plan for the future • 25 per cent think it’s a good investment • three per cent are against renting • eight per cent feel it is something they should do

3 TIPS FOR MAKING MORTGAGE RENEWAL TIME EASIER

Unless you have the money to pay off the entire balance of your mortgage in your first term, you will have to face a few mortgage renewals. A renewal involves taking the outstanding balance of your mortgage and renewing it for another term at a new (and hopefully lower) interest rate. You’ll know it’s time to renew when your current mortgage provider sends you a renewal notice. It typically includes a new mortgage rate and term offer. However, it’s in your best interest to take a more proactive approach. Here are our top three tips to prepare for an easier mortgage renewal time: 1. CONSIDER YOUR CURRENT FINANCIAL GOALS

Before you simply accept your renewal offer, review your financial goals. First, determine if your current provider can offer a mortgage product that suits your needs. For example, if you have a five-year fixed rate right now, the renewal slip will likely be for another fiveyear fixed. If you think you’ll stay in your home for that amount of time, that works just fine. But if there’s a chance you’ll downsize or move to a new city in the next few years, you may want to look for a threeyear mortgage product instead. Second, consider your prepayment options. receive a bonus, inheritance or some other source of extra funds, consider how the mortgage renewal could affect your prepayment options. 2. NEGOTIATE AND SHOP AROUND EARLY IN THE PROCESS

ASK FOR A BETTER MORTGAGE RATE

Often, the route to a better

mortgage rate begins by simply asking for one. Lenders make it incredibly easy for you to renew with them, but you’ll literally pay for the convenience. On average, mortgage providers offer existing customers a discount of only 0.25 per cent off their posted rate upon renewal. Some people are too intimidated to negotiate with lenders. But you can ask your provider for a better mortgage rate and, if they want your business, they will offer you one. And if they don’t, maybe it’s time to shop around. Let’s face it – your electronic devices make the world go ‘round. Being in the moving business, we realize how important these items are to families. One of the most common questions we get is how to transport electronics safely, especially big-screen TVs. During a move, whether it’s across town or across Canada, it’s important to give these items special treatment so they arrive in one piece and in good working order. The best advice we have for accomplishing this goal requires some forethought: Keeping the original boxes and foam spacers the electronic items came in. That is truly the safest method for moving them. Of course, people rarely keep these boxes, so there are specialty boxes and crates designed specifically to move big-screen TVs safely. People who do their own packing and moving should be aware of how easy it is to damage one of these units. Spending a few dollars extra to purchase or rent one of these special boxes can make all the difference. Another thing to remember is that most of these television sets are mounted on wall brackets, and moving companies are reluctant to disassemble the wall mounts or assemble them at the other end. to go wrong, that’s when it will happen – and, again, people rarely keep the installation instructions for the brackets. It’s far too chaotic on moving day to try and find instruction manuals. The best plan when preparing for your move is to take the TVs off the walls yourself ahead of time and have them ready to be packaged properly. Here’s a tip for anyone disassembling electronics for a move: Get your digital or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes and DVD players. When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration. The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems hooked up until moving day. It’s up to them to disassemble their systems and hopefully place them into their original packaging. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately

sized boxes so they won’t move around during the trip. In fact, this is the best way to treat most electronics. That includes computers – especially desktop units. We have specialty boxes designed specifically for them that can be bought separately. If you choose not to go that route, then surround the unit with anti-static bubble wrap and place it into an appropriately sized box. And here’s a handy tip: Pack the associated hardware with the electronic item. For instance, place your computer’s mouse, keyboard, power cord, scanner and printer cables in the same box. When these items all arrive together at your new digs, you’ll be very glad you did! BLANKETS

Machine wash cotton blankets in warm water. Wash wool with laundry detergent on the gentle cycle in cold water. Spin blankets in the washer until all excess moisture is extracted. Gently stretch blankets back to their original size (measure first if you’re not sure what that is) before air drying.

SHEETS AND PILLOW CASES

Since these are in close contact with your skin, wash them once a week – or more frequently if someone has been sick. Wash cotton, cotton blends, flannel, synthetics or bamboo in hot water to kill bacteria; dry them on low. Remember to fold sheets right away so wrinkles won’t set in.

COMFORTERS

Place them in the dryer for just a few minutes to fluff up, and then hang heavy comforters, quilts and wool blankets on several clotheslines to balance out the weight so they won’t stretch. Clean your clotheslines with a damp rag before each use.

QUILTS

Put these in the washer on the gentle cycle, but make sure to use cold water and laundry detergent. If you have a homemade quilt, you don’t want to wash it too often or it’ll show its wear. If your quilt is an heirloom, have it professionally cleaned.

Wash these once a month (unless they’re soiled, in which case wash them right away!) in hot water and air dry. Doctors may advise allergy and asthma sufferers to wash them more frequently.

RUGS

Wash small cotton or synthetic rugs and bath mats (even those with rubber or latex backings) in cold water on the gentle cycle. Air dry.

CURTAINS

Cotton curtains can be washed in cold water. Air dry, then iron them when they’re slightly damp to get out those wrinkles before they set in.

in Designer Jaclyn Harper creates a dainty nursery for her daughter Evie and shares some information on how you can create your own personalized baby room There are so many things to consider when designing your baby’s nursery. Do you want it to be gender specific? Do you want furniture that will grow with your child? Is it a small space? Are you on a tight budget? I’ll stop there. It can be overwhelming for sure! I’m here to help. Let’s get you thinking about your nursery by breaking the design down into three parts.

FLOORPLAN Before you decide on a colour or finishes for your room, it’s important to consider the space that you’re working with. If you have a small nursery (like I do), I’d suggest avoiding heavy and bulky furniture items. This means opting for a crib that has thin spindles and sleek lines. Keep this in mind when shopping for your dresser and glider as well. The bigger the furniture, the smaller your room will feel. The only item this does not apply to is an area rug. I love the look of a layered rug to make a room feel cosy. There are some fantastic washable options for kids that you can throw right into the washing machine. I then like to ground the space with a large neutral rug. This can add texture and warmth to the nursery.

You can use green painter’s tape to measure out the furniture you’re sourcing. It will help give you an idea how everything will fit into the room.

COLOUR When it comes to the colour of your space, I’ve got a great rule for you to consider. I call it the 60-30-10 rule – 60 per cent will be the primary colour. For example, let’s choose white (I love a neutral white wall for any space). Then you’d choose a secondary colour at 30 per cent for the room – let’s go with pink. Lastly, your accent colour, which is your 10 per cent, could be green. I know this sounds like a strange combination, but if you look at my nursery for Evie, that’s exactly what I’ve done. This is a great colour theory for any room in your home. Also keep in mind that when it comes to colour, you don’t have to go crazy with your paint selection. Stick to areas that you can change easily such as smaller accessories. Crib sheets, throw blankets, pillows and rugs are a great place to play with colour and pattern. Bouclair (bouclair. com) has quite the selection of colourful accessories to choose from in its baby and kids’ line, but you can also use items from its regular line, which can then grow with the space.

FINISHING TOUCHES Speaking of accessories, the biggest tip I can give you would be – don’t over do it. A lot of the time, people put too many trinkets on display, which can ultimately make the space look and feel cluttered. Go for fewer items on display to finish off your nursery. For instance, I’ve decorated Evie’s nursery with simple accessories such as a curated selection of children’s books, a plush stuffie, an adorable frilly dress, potted plants and even a single pair of shoes. Now, that’s practical decor, right? The Shoe Fairy (shoefairy.ca) has an amazing selection of shoes for your nursery. I also suggest artwork that isn’t just for your baby. You’re the one who will be spending copious amounts of time in this space. Make it livable and enjoyable for you. Purchase a piece that you love – you will be staring at it a lot!

In 168 sq. ft. of space, designer Jo Alcorn recreates a small but airy living room for herself.

DO YOU HAVE A SPACE that you tolerate but don’t love? For me, it was my living room. There wasn’t anything wrong with it; I just wasn’t in love with it. The dark mantel and floors didn’t suit my style or needs anymore; it was time to brighten it up. The remedy? A makeover, of course! The floors really drove the direction of this room. I was shopping for new hardwood with Neue Floors 54  NextHome.ca

(neuefloors.com) and found light bleached-out looking engineered hardwood flooring. I loved the idea of going with engineered hardwood – it’s durable, the colour is amazing, and it’s easy to clean. On these new floors, I can wear my high heels, and my dogs can run and play without worrying about scratching and dinging these floors – they don’t show wear and tear. I carried the flooring up the wall on the fireplace and installed a Dimplex electric fireplace (dimplex. ca). Because this unit is electric, it offers the best options – I can have the heat on, off, or set to any temperature I want. The best part? I don’t need to have a mantel between the fireplace and the TV, so I was able to create this stunning focal point where the hardwood is carried up the wall. I ordered an affordable TV mount that swivels from Wayfair


Canada (wayfair.ca), so I can watch TV even from my kitchen – now that’s a bonus! I love to entertain, so I kept my beautiful velvet sectional from my Jo Alcorn Home collection (alcornhome.com). This sofa is textured, lighter in tone and offers lots of seating for guests. It’s the perfect piece to play up the Scandinavian look in this room. I love pillows! The ones I used are from my line as well. They are not only stylish but fully washable – as in, pop the entire pillow into the washer. They’re perfect, so my pups can curl right up and enjoy this room as much as I do. Finally, the privacy aspect. Because I’m a bit off the street level, I didn’t want to cover up my windows to get privacy, yet it was essential to keep as much natural light flowing in as possible. I turned to Budget Blinds (budgetblinds.com) and chose its Top Down / Bottom Up Cellular Shade that is cordless (yay, no messy strings). This allows me all the privacy I want without sacrificing any style or light. It’s the perfect option for this room. This room is beautiful, modern, inviting and super comfortable. It’s the perfect place to relax and to entertain. I always love it when I’ve completed a design job for a client, and you see their happiness. That’s the happiness I feel right now!
