IS YOUR HOME NET ZERO? You’re all set to find that perfect new home. You register for previews, you happily go to presentation centres to study floorplans and write down upgrade options. It’s an exciting and fun time. Purchasing pre-construction in a new development has many advantages over buying a resale home. Aside from everything being new, you can customize the home to your specifications and personal taste. But over and above the size of the kitchen, the choice of backsplash and the quality of the wood floors, an important way to make a difference in your new home is to make it as energy efficient as possible. Canada has set a requirement that by the year 2050, all residential buildings less than seven storeys need to be Net Zero, which means a building that uses no energy to operate. Sounds idealistic, right? But is it feasible? You bet. In this issue of NextHome+Condo Guide, GVHBA CEO Bob de Wit suggests practical ways you can upgrade your new home to get as close to Net Zero as possible. Set your sights into the future – an energy-efficient one.

ENERGY EFFICIENCY UPGRADES FOR YOUR HOME

2. CHANGE TO ENERGYEFFICIENT LIGHTING

BOB DE WIT

In the last few years, there has been a national effort to reverse climate change, and one of those efforts is to make homes more energy efficient. In fact, the push is to try to make homes so efficient, they use no energy to operate, which is known as Net Zero. Canada has set a requirement that all residential buildings less than seven storeys tall need to be Net Zero by the year 2050, which has caused an entire change in energy-efficiency requirements for electrical fixtures and appliances as everyone tries to get their products down to as little energy use as possible. Below are some options suggested by GVHBA member Teklar Electrical Contracting to reduce energy usage and ultimately increase the value of your home. 1. INSTALL HEAT PUMPS

Heat pumps are a terrific way to balance heat and cooling throughout the year. Using a minimal amount of electricity, heat pumps transfer heat energy from the outside to the inside or vice-versa, even at extreme temperatures. This process gives you an effective, energy-efficient way to get the perfect temperature in your home year-round.

Energy-efficient lighting, for example LED lighting, is one of the best ways to improve your home’s energy efficiency. This not only uses a fraction of the energy of regular lighting, but it also reduces the amount of cooling required, and the risk of fires, as less heat is generated by the lighting. 3. ELECTRIC ON-DEMAND WATER HEATER

Efficient water use is a key way to improve energy efficiency for residential units, and in some cities is a requirement. Ondemand systems only require water and power consumption when called upon, unlike a hot water tank that uses a lot of initial water and energy to keep it hot until or if needed. 4. GET ELECTRIC READY

In the coming years, your home will likely have less gas-powered appliances and more electric appliances – and you may end up driving an electric vehicle, too. Instead of waiting until your home’s electric demands overwhelm you, we suggest getting electric ready now. A suggested basic change would be to upgrade your electrical panel to ensure enough power for the added requirements, and an Electric Vehicle Charging Station. Planning ahead will also help secure the market value of your home for years to come, as savvy homebuyers look for valueadded options.

IT’S ALL ABOUT TIMING CHUCK RESNICK

Timing is everything, and when it comes to ensuring a successful move, that statement rings true. Using some careful planning and forethought helps “everything” happen efficiently. First, are you going to hire movers? It’s best to book the truck or the moving company at least a month ahead, and preferably more. Next, are you going to do the packing or take advantage of professional packing services? If you are thinking DIY, start collecting and/or buying boxes and packing material. Remember that professional movers usually sell standard-sized boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Last but not least, what do you want or need to move? Now is the time to purge all of those unnecessary items that have been at the back of your closets for months, and often years. The less “stuff” you move, the easier and less expensive it will be. The following is a handy reference for what to do and when. A MONTH BEFORE THE MOVE:

Ŕ De-clutter, sort, pitch, give away, donate to charity, host a yard sale – whatever – but pare down your stuff.

Ŕ Obtain change-of-address cards from your local post office. Ŕ Notify magazines, insurance companies, banks, credit card companies, schools and employers of your change of address. Ŕ Start using up food and perishables to minimize what you throw out on moving day. ONE TO TWO WEEKS IN ADVANCE:

Ŕ Make a “survival closet” of items you will need for cleaning the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process. Ŕ Start packing and, if you’re working with a mover, make sure they begin packing, too. Label boxes with both the contents and which room they’ll go into at your new digs. Write the destination room on the top and sides of each box. Ŕ Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end. Ŕ Cancel newspapers, cable TV, security system monitoring and any companies you use for services such as cleaning and lawn maintenance. Ŕ Mail out change-of-address cards. THE DAY BEFORE THE MOVE:

Ŕ Clean out, defrost and dry the fridge and freezer.

Ŕ Get to a bank or bank machine and take out enough cash to tide you over. Ŕ Pack a last-minute essentials bag/box. Ŕ Arrange for children and pets to be looked after elsewhere on moving day. ON MOVING DAY:

Ŕ Double and triple check rooms, closets, the garage and basement to ensure you have all your things and that areas are left clean. Ŕ Don’t forget to carry your and your family’s valuables, cash and items relevant to the move, and all other important documents. Q. HOW DO I GET NOTIFIED ABOUT NEW PROJECTS?

We often get questions from home seekers about buying pre-sale homes and how it works. Fall is a great time to start your home search and to visit presentation centres. There is a large supply of new condo inventory in Greater Vancouver and the Fraser Valley, so you will be able to choose from many projects and neighbourhoods. For those new to pre-sale development, we wanted to share a few frequently asked questions to help educate you about the process. Q. HOW DOES THE PRESALE PROCESS WORK?

A. This is an opportunity for a buyer to secure a home in the pre-construction phase. You can visit a presentation centre to familiarize yourself with the new development, from walking through a display suite, reviewing the floorplans and amenities to getting an overview of the community. To buy a pre-sale home, you submit a contract and deposit that holds your home until the building is complete, at which time you will have full ownership. There are many upsides for pre-sale homeownership, such as allowing you time to budget, selecting your colour scheme and options, and moving into a truly new home. 36

A. Register on the project’s website and get your realtor to sign-up for updates, too. Often the developer will host a realtor event prior to the public launch. This allows your realtor to gather information on the development, pricing and timing of sales. In a highly active market like our current one, it is important to respond to emails and phone calls from the sales representatives – if you wait, you will likely have far less selection, if any at all. Q. WHAT CAN I AFFORD?

A. To understand what you can afford, speak with a financial planner or mortgage broker to get yourself pre-approved. We strongly recommend arranging your financing at the time you write a contract on your pre-sale home. By locking in at today’s rate, you will protect yourself from climbing rates that may occur over the course of the building’s completion. Q. WHAT IS THE BEST WAY TO MANAGE THE DEPOSIT?

A. Most pre-sale homes require a total deposit of 20 per cent of the purchase price, paid out in stages. Typically, the 20 per cent instalment structure is 10 per cent for the first deposit, then five per cent due within six to 12 months, and the final five per cent is required between 12 to 18 months. Developers are often subject to requirements from their banks, which is why this deposit amount and payment schedule is needed. Make sure you review the deposit

Taking time to educate buyers is the new reality. Those who do are emerging as winners. Ferreira cited Onni’s Gilmore Place (Burnaby) that’s sold more than 750 units since it launched mid-summer; Ivy on the Park (UBC) with 120 sales in just more than a month; and Rize Alliance’s Linnea in Surrey that racked up an impressive 230 sales in about three weeks. SHIFTING POLITICS

With the municipal elections only a few days away, Ferreira said he was concerned about the inevitable impact of having 13 new mayors — two thirds of Metro Vancouver municipalities — many with a distinctly antidevelopment outlook. “I’ve yet to read any economic study that said

when you restrict supply, the price goes down,” he noted. And he had harsh words regarding governmental tax grabs. “Government fees and taxes make up 26 per cent of the cost of a new home. It’s frustrating when we hear politicians talking about how concerned they are about the cost of housing, and yet on the other side, they continue asking for more money.” The numbers are staggering. The NDP predicts some $5.5 billion will be generated from new taxes on housing, taxes that include an increase in the property transfer tax (PTT), the new school tax and probable increases in the foreign buyer and vacancy taxes. Again, Ferreira questioned why governments at all levels seem determined not to work with the industry to resolve the much-publicized housing affordability crisis.

GOOD NEWS

But Ferreira had good news, too. “I don’t think there’s a need to panic,” he said. “We have one of the strongest economies in the country, there is strong demand, and this is a place where people want to live. There are plenty of success stories. Developers just have to work harder and smarter to achieve them.” Closing with his well-known sense of humour, Ferreira said he believes “everything is going to be alright” and added that we’re a beautiful, safe city and unlikely to have to deal with the snowy Calgary landscape from two weeks ago. “Instead, we have scenes like this…” and a sunset scene of Vancouver flashed across the screen. MOST CANADIANS AWARE OF NEW MORTGAGE QUALIFICATION RULES The majority of Canadian homebuyers are comfortable renewing their mortgages and are familiar with the new mortgage qualification rules, according to a report released Oct. 18 by Canada Mortgage and Housing Corp. (CMHC) in its annual Mortgage Consumer Survey (MCS). CMHC conducted an online survey of 4,000 prime household decisionmakers who had undertaken a mortgage transaction in the past 12 months. “Shopping for a mortgage can be overwhelming, so the more information you have, the better your experience,” says Carla Staresina, vice-president, client relationship management CMHC. “We’ve expanded our survey to give us greater detail on what Canadians want when looking for a mortgage and how they go about the process. We also now have more insight into important groups like Millennials and firsttime buyers.” Sixty-eight percent of those surveyed had renewed their mortgage, 15 per cent had refinanced and 16 per cent had purchased a home with mortgage financing (nine per cent first-time buyers and seven per cent repeat buyers). Almost half agreed they would feel comfortable using more technology to arrange their next mortgage transaction. Nonetheless, the majority said it is important to meet face-to-face with their mortgage professional

when negotiating and finalizing a mortgage. Overall, most homebuyers obtained a mortgage loan only, a fixed interest rate, a five-year renewal term and 25year amortization period. Fifty-two per cent of homebuyers were aware of the latest mortgage qualification rules. About one-in-five first-time buyers indicated that the rules impacted their purchase decision, with most opting to decrease nonessential expenses, purchase a less expensive home or use savings to increase their down payment. While homebuyers are generally satisfied with the advice they receive from their mortgage professional, they said they would like more information on interest rates, types of mortgages available to them, current and long-term mortgage strategies, mortgage or house purchase fees as well as tools to manage their mortgage.

When compared to other factors such as type of neighbourhood, proximity to work and overall condition of the home, affordability topped the list with more than 50 per cent of buyers worrying about paying too much for their home. Nearly one-third said they worry about rising interest rates and mortgage qualification and 37 per cent felt concern or uncertainty when buying a home. Eighty-five per cent of first-time buyers spent the most they could afford on their home purchase and 76 per cent said they are confident they will be able to meet their future mortgage payment obligations. More than 22 per cent of firsttime buyers were newcomers to Canada and almost 50 per cent of first-time buyers were Millennials (ages of 25 and 34) down from 60 per cent in 2017.

Entertain with ease THE FREEZER IS YOUR FRIEND. Getting ahead of your holiday baking means making what you can now and freezing it for later use. As a general note, baked cookies with less sugar freeze better than cookies with a lot of sugar. Try freezing your cookie doughs and then bake when needed. The doughs take up less room in the freezer, and all of the hard work is done – you just have to thaw and bake. Remember to label the cookie doughs and include the baking instructions.

MAKE A LIST. To get yourself ready for hosting a big holiday meal, do what a chef does, make a list. After you’ve picked your recipes, then you can write out a list of what can be done a week ahead, two-three days ahead, a day ahead and what has to be done last minute (and it will feel less overwhelming). This will help you organize your shopping list, too.

When planning your big holiday meal, of course, you have to make the family favourites, but if you are adding some new dishes, take time to plan how many need to go into the oven or be cooked on the stove. Too many pots on the stove? Then switch your mashed potatoes to roasted or scalloped, to fit them into the oven. No room for the ham in the oven? Consider baking it overnight at 275F – it smells fantastic as you wake up! TAKE CARE OF THE SMALL THINGS. Caramel apple bars MAKES ONE 8-INCH (20 CM) SQUARE PAN • MAKES 25 TO 36 BARS PREP: 25 MINUTES • COOK: 42 MINUTES, PLUS CHILLING

1 Preheat the oven to 350°F (180°C). Grease and line the bottom and sides of an 8-inch (20 cm) square pan with parchment paper.

INGREDIENTS BASE • 2 cups (300 g) all-purpose flour • 1 cup (100 g) regular rolled oats (not instant) • cup (150 g) packed dark brown sugar • 1 tsp ground cinnamon • 1 tsp ground ginger • 1 tsp baking powder • cup (175 g) unsalted butter, melted

2 For the base, stir the flour, oats, sugar, cinnamon, ginger and baking powder in a large mixing bowl by hand. Add the melted butter and stir until the mixture is rough and crumbly (like a fruit crisp topping).

FILLING AND ASSEMBLY

4 For the filing, arrange the sliced apples on top of the baked crust (it’s okay if it’s still warm). Drizzle ½ cup (125mL) of the warm caramel sauce over the apples, and then top with remaining crumble mixture, pressing down gently.

5 Bake for 30 minutes, until lightly browned. Let cool in the pan on a wire rack to room temperature.

6 Drizzle the remaining ¼ cup (60mL) of caramel sauce over the pan and then chill uncovered for a least two hours before slicing.

7 Thaw the bars overnight in the fridge before finishing them with the caramel drizzle.

Butter Caramel Sauce INGREDIENTS MAKES ABOUT 1 1/2 CUPS (375 ml) PREP TIME: 5 minutes COOK TIME: 6 minutes • 3 Tbsp (45 mL) water • 2 tsp (10 mL) lemon juice • 1 cup (200 g) granulated sugar • 1/2 cup (125 mL) whipping cream • 1/2 cup (115 g) unsalted butter • 1 tsp (5 mL) vanilla extract • 1 tsp (5 g) sea salt

1 Place the water and lemon juice in a medium saucepan and then add the sugar (do not stir). Bring to a full boil on high heat and continue to boil, without stirring,

until the sugar becomes amber, about four minutes from when it begins to boil. As the sugar cooks, occasionally brush the sides of the pot with water to keep the pot clean (this step prevents the sugar from crystallizing).

2 Remove the pot from the heat and whisk in the cream (watch out for the steam), and then whisk in the butter until melted.

3 Whisk in the vanilla and salt and set aside to cool to room temperature in the pot.

4 Pour the cooled sauce into a covered bowl or jar and chill until ready to use. Serve the sauce warm. nexthome.ca

CANADA’S HOUSING MARKET HIGHLY VULNERABLE While Canada’s overall housing market remains highly vulnerable, conditions of overvaluation are easing as a whole, according to the most recent Housing Market Assessment (HMA) released Oct. 25 by Canada Mortgage and Housing Corp. (CMHC). Overvaluation is still detected in Vancouver, Victoria, Toronto and Hamilton, however, house prices are moving closer to levels supported by market fundamentals such as income, mortgage rates and population. “For the ninth consecutive quarter, there continues to be a high degree of overall vulnerability at the national level,”

says Bob Dugan, chief economist CMHC. “However, we are seeing conditions of overvaluation easing for Canada as a whole.” The Vancouver housing market continues to be assessed as showing a high degree of vulnerability, with strong evidence of overvaluation continuing to be detected. Despite declining prices for properties in different segments of the resale market in the most recent quarter, home price growth over the past few years significantly outpaced local income growth. The ratings for overheating and price acceleration continue

to be maintained. However, low inventories of completed and unsold new homes and a low vacancy rate in the rental market suggest that there is low evidence of overbuilding. Evidence of overbuilding remains high in Edmonton, Calgary, Saskatoon and Regina, so they continue to receive a moderate degree of vulnerability in the overall assessment. In Winnipeg, evidence of overbuilding as well as the degree of overall vulnerability changed from low to moderate, reflecting increases in the inventory of newly completed but unsold units.
