One thing I’ve learned since starting in real estate publishing is the difference between what financial planners call “good debt” and “bad debt”. Good debt, like a mortage, is debt you owe on an appreciating or income-producing asset, such as your home, investment property, or business. Consumer debt, on the other hand, is considered bad, as you’re paying off something that’s depreciating in value, such as a television, computer or car. No one is saying we shouldn’t purchase those things, just that we should purchase them with disposable income and not credit when at all possible. One thing that is saving people a considerable amount of consumer debt
is getting rid of their car, or going from two cars to one, and developers are helping to make this a very easy lifestyle transition in two meaningful ways. The first way is by incorporating carshare programs like Modo into their buildings, enabling people who don’t drive every day to get their errands done while saving hundreds a year on gas, insurance and maintenance. Another way is by building great buildings at transit hubs. When you take transit to work, you save money on a car, and never have to deal with the hassle and expense of parking. every time I visit, it thrills me more. Port Royal has a character all its own, and Portage is going to be something unique within the neighbourhood. Plus, with only 48 homes in the first release, I’m guessing they won’t last long. Architectural Pizzazz From the street, Portage is an intriguing marriage of brick, wood, and what appears to be exposed concrete but is really a high tech Nishiha rain screen system. Landscaping, naturally, is lavish and will only get better over time. I can’t wait to see inside.
Inspiring by Design As I step into Portage’s showhome, I hear a small sigh of sheer appreciation escape my lips. To my delight, the living room includes the reclaimed, red brick feature walls that have long been one of my favourite Aragon features. The kitchen is sophisticated and modernist with vertical subway tile, an eye-level integrated microwave in addition to the gas range, tons of storage space and even a built-in espresso machine — heaven. This is a two-bedroom home, and each has a larger-than-average

walkthrough closet with sliding doors in frosted glass — a look I find far prettier and modernist than mirrors. The second bedroom is also cleverly designed with direct access to the main bath creating a ‘cheater ensuite.’ Next stop, the two-level penthouses. Now while I loved the view in Portage’s showhome, these are breathtaking: the Fraser River, the New Westminster city scape, and Port Royal’s many pocket parks are all spread out directly outside. The sheer diversity of floorplans, too, is astonishing. One home has three balconies including one off the master bedroom. Another incorporates a kitchen widow overlooking the river.

T
he sun was shining off of the Fraser River in Richmond on the morning of April 16, highlighting the view that will soon be seen from Aspac’s new 2 River Green project. But the small crowd gathered around wasn’t there for the scenery, they were there to see Olympic medalist Patrick Chan join Richmond Mayor Malcolm Brodie, Councillor Bill McNulty, Linda McPhail, Alexa Loo and Jeff Skinner of Aspac Developments Ltd., for the groundbreaking ceremony for 2 River Green. Last year, Chan was named an ambassador for Aspac Developments Ltd. and Aspac Club’s first Honorary Member. Following his skate, Chan exchanged gifts with Councillor Bill McNulty, and the 24-year-old presented his competition outfit worn during the

2011 World Championships in Moscow, Russia, to the soon-to-open Richmond Olympic Experience museum. Chan won his first World Championship title wearing this outfit during his Free Program. The audience was made up of Aspac Club members, Richmond City Council Members, media, select local figure skating club members, elementary school students and members of the SUCCESS LINC (Language Instruction for Newcomers program), This was Chan’s first visit to Vancouver in 2015. Chan performed two new routines, both set to modern rock music, and he was followed by very impressive solo performances from members of Richmond’s Connaught Skating Club and Kerrisdale Figure Skating Club. He clearly charmed the crowd, and inspired the
many school-age kids who were there to see their Olympic hero in person. 2 River Green is Aspac’s newest addition to the Richmond development that is projected to be Richmond’s version of Coal Harbour. It is comprised of 170 new homes with a beautiful pier that will project out into the Fraser River. “I’m delighted to be part of this groundbreaking ceremony for the next phase of the River Green community,” said Chan. “The first six buildings are spectacular and I can’t wait to see what 2 River Green has to offer.” The 2 River Green Presentation Centre will only be officially open to the public in early summer. Visitation to the Centre is currently by appointment only and registration can be done through www.rivergreen.com

Here are three bits of advice that will help bring some colour (so to speak) to the whole process: 1. Keep an open mind when you go in to make your selections. Instead, opt for neutrals that will appeal to future buyers. You can always introduce colour and personality into the rooms with furnishings, rugs and accessories.

The population remained low for some time, but over the last two decades it has grown from approximately 16,000 to roughly 23,000. It’s expected for that number to increase by another 50,000 people over the next 30 years. Fortunately, the City of Surrey has a plan to accommodate this kind of growth. The General Land Use Plan lays out a broad range of policies referring
to the type and location of commercial developments, civic facilities and public open space to be provided in Grandview Heights. In the end, there should be a good mix of greenspace and civic activities for South Surrey’s growing population to enjoy. On top of this, the increased walkability should appeal to the young and old alike, and new schools, parks and community facilities should bring more families to this neighbourhood. he face of first time homeownership is changing. Whether you’re visiting a presentation centre or checking out the annual First Time Homebuyer’s Seminar from the Greater Vancouver Home Builders’ Association (GVHBA), it’s clear a new trend is gaining strength — the first time homebuyer market is no longer dominated by the 20-something demographic. Consumers in their 30s and 40s are flexing their homebuying muscle and deciding it’s time they changed from being a tenant to being a homeowner.

What’s the difference between a first time buyer in their 20s versus a first time buyer in their late 30s? There’s an economic difference. While a buyer in their 20s is probably scrambling to get the 10 per cent down on a $300,000 one-bedroom, someone in their 30s or 40s often has larger down payment available because they’ve

been in the workforce longer, they’re established, and they’ve been able to save toward buying a home. For example, one of our first buyers at Livingston House was a single woman who has a great job in downtown Vancouver, no debt — not even a car loan — and wants a Vancouver address. She had 25 per cent down meaning she was a banker’s dream. This older demographic is also cautious and doesn’t hesitate to ask a lot of questions. They’re typically meticulous about research taking plenty of time considering everything from how the monthly payment will impact their lifestyle and how they’re going to fit in their furniture to researching the builder and the neighbourhood. They’re less concerned about qualifying for a mortgage and more concerned about the commitment of having one. So why are these savvy, intelligent buyers choosing to take the step to homeownership now? Many have been sitting on the fence — sometimes for years — waiting for

Now they’ve realized the crash isn’t coming, they’re looking at interest rates that have gone lower than anyone predicted, and they’re saying “I’m not waiting any longer, I’m going to buy now.”

How big is the over 30 demographic? Big and growing. Last year at Orizon, our North Vancouver project on Lower Lonsdale, the majority of our first time buyers were in the 31 to 40 age group and a solid eight per cent of those were over 40. More recently, at Black+Whites in Burquitlam 72 per cent of buyers were between 30 an 40 years of age, approximately 10 percent were over 40, and only 17 per cent were under the age of 30. What features are most important to the 30-plus, first time buyer demographic? When you purchase a home today, you expect to have features like stainless steel appliances and a well-appointed ensuite. But for a more mature, discerning demographic, it’s usually a having a functional layout that tips the scales. They recognize that you can repaint, swap out appliances, and re-do flooring, but you can’t change a condo’s floorplan.

s a first time homebuyer, you may be eligible for a high-ratio mortgage. This means you could own your home with as little as a five per cent down payment. This type of high-ratio mortgage requires Canada Mortgage and Housing Corporation (CMHC) financing or insurance – which means, to a degree, CMHC is guaranteeing your loan with the bank. Net, you do pay a bit more than a traditional mortgage but you can own your home sooner and without a large lump sum deposit (typically 20%) at time of completion. CMHC is increasing the premiums again effective June 1, 2015. This will affect you if you have less than a ten per cent down payment. Find the home that’s right for you By Hugh Heron

hen you’re shopping for a new home, you can get information from a variety of sources such as magazines, newspapers, ads, websites, TV commercials, signage, sales centres and word of mouth. There are tremendous choices out there, and you may find your opinion being swayed as you gather more knowledge about your options from several places. Take time to think through all the parameters carefully, and avoid getting caught up in the excitement of the moment. The most important thing to remember is that when you sign on the bottom line, the new home you buy should be the right one for you. Looking for a new home should be both fun and realistic. If this will be your first home purchase, get yourself preapproved for a mortgage so you know exactly where you stand and what you can afford. Realize that your first home will not be your dream home, unless of course, you won the lottery. For many first-time buyers, price dictates entering the market with a condominium, townhome or condo townhome. Then again, depending on location, you may be able to afford a semi-detached or fully detached home. The great news is that today’s standard features are of a higher quality than ever before, and you will certainly have thousands of choices when it comes to colours and finishes. If you really feel you need to upgrade, think it through and make sure you select items that will net you a good return on investment when you sell in the future. In addition, when you speak with your financial institution representative and sales representatives,

ask about any available financial programs or incentives that might help with affordability. On the subject of finances, make sure to find out exactly what your purchase price includes. What you don’t want on closing day is unexpected closing costs. Take your Agreement of Purchase and Sale to a lawyer who knows real estate so you know what will be expected of you financially on that day.
Realize that your first home will not be your dream home, unless of course, you won the lottery. Be sure to keep the big picture in mind when you shop. I have seen people obsess over square footage, for example, to the exclusion of other elements that make a bigger difference in their lives. Today’s designs are so well thought out that smaller square footages live a lot larger than they may sound. Look at layouts and how they will accommodate your needs. Location is the major consideration, and once you start your search in the area you’ve chosen, compare, but be fair. Again, look at the choices from all angles, and ask questions if there is anything at all you don’t understand. For example, if reading floorplans is new to you, ask what abbreviations such as w/d (washer/dryer) and LIN (linen closet) mean. Better yet, tour model homes and suites whenever you can and notice how
the floorplans for those models translate to reality. And remember that two homes of a similar size may be priced differently because one includes more or a higher level of standard features. Pay attention and keep track. I always advise both first-time and seasoned new home shoppers to visit Canada Mortgage and Housing Corp.’s website (cmhc.ca) and download the guide called Homebuying Step by Step. This publication contains information, a glossary of terms and worksheets to use during your search. Remember that a home is likely one of the biggest financial investments you’ll make in your lifetime. It’s also one of the wisest. Do your homework, make an informed decision – and congratulations buying new.
