THE BONUS OF BUYING BRAND NEW

SUSAN LEGGE Editor-in-chief Yellow Pages NextHome Susan.Legge@ypnexthome.ca Follow me on Twitter at Twitter.com/SusanLegge Like us on facebook search: Condo Guide

Are you thinking about buying a brand new condo since the resale market just doesn’t offer what you had in mind? It helps to think of the new-condo buying process in two different parts – buying and owning. And while each part has its own particular points to consider, there is one important element shared by both, the new-home warranty. Tarion is the warranty program covering all Ontario new homes and condos (excluding conversions of an existing building), by law. This agency acts as a dual role of regulator and insurer, protecting buyers from unforeseen problems and maintaining a high standard. Since 1976, Tarion has enrolled more than one million homes under warranty. It’s insurance you pay for as part of your new-home or condo purchase, and it is peace of mind that’s well worth the cost.

Tarion’s commitment to consumer protection starts right from the shopping stage through to ownership. To that end, Tarion offers a variety of resources for consumers, including a comprehensive website that educates you on all aspects of buying a new home, found at tarion.com Once you’ve settled into your new home, you can manage your warranty online through Tarion’s MyHome link. MyHome allows you to submit forms online and track their process so you have all your warranty information in one secure place. Links to info regarding each stage of the new-home buying process are also available at tarion. com, from finding a builder, illegal building, delayed closings and so much more. Once you see the value and the supporting resources a new condo offers, you’ll wonder why you didn’t think of buying new sooner.

12 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

One thing I’ve learned since starting in real estate publishing is the difference between what financial planners call “good debt” and “bad debt”. Good debt, like a mortage, is debt you owe on an appreciating or income-producing asset, such as your home, investment property, or business. Consumer debt, on the other hand, is considered bad, as you’re paying off something that’s depreciating in value, such as a television, computer or car. No one is saying we shouldn’t purchase those things, just that we should purchase them with disposable income and not credit when at all possible. One thing that is saving people a considerable amount of consumer debt

is getting rid of their car, or going from two cars to one, and developers are helping to make this a very easy lifestyle transition in two meaningful ways. The first way is by incorporating carshare programs like Modo into their buildings, enabling people who don’t drive every day to get their errands done while saving hundreds a year on gas, insurance and maintenance. Another way is by building great buildings at transit hubs. When you take transit to work, you save money on a car, and never have to deal with the hassle and expense of parking. What would you do with all the money you could save each month? It could add up to a vacation or a bigger home.

COVER STORY

PORTAGE Riverside Living at Port Royal OKAY, IT’S TRUE. I love the concept of living right beside the water. For me, there’s nothing quite like seeing sunshine dancing on the waves or watching the ever changing parade of boats and wildlife. So you can bet I’m thrilled when I discover Aragon is getting ready to launch Portage — a new phase of move-in ready, condominium loft homes located adjacent to the Fraser River in Port Royal. Lively and engaging, this master-planned community is one I’ve watched since the very first homes were built, and 16 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

every time I visit, it thrills me more. Port Royal has a character all its own, and Portage is going to be something unique within the neighbourhood. Plus, with only 48 homes in the first release, I’m guessing they won’t last long. Architectural Pizzazz From the street, Portage is an intriguing marriage of brick, wood, and what appears to be exposed concrete but is really a high tech Nishiha rain screen system. Landscaping, naturally, is lavish and will only get better over time. I can’t wait to see inside.

Inspiring by Design As I step into Portage’s showhome, I hear a small sigh of sheer appreciation escape my lips. To my delight, the living room includes the reclaimed, red brick feature walls that have long been one of my favourite Aragon features. The kitchen is sophisticated and modernist with vertical subway tile, an eye-level integrated microwave in addition to the gas range, tons of storage space and even a built-in espresso machine — heaven. This is a two-bedroom home, and each has a larger-than-average

All homes in the first building at Portage will ready for move in by early summer. —Ameet Johal

walkthrough closet with sliding doors in frosted glass — a look I find far prettier and modernist than mirrors. The second bedroom is also cleverly designed with direct access to the main bath creating a ‘cheater ensuite.’ Next stop, the two-level penthouses. Now while I loved the view in Portage’s showhome, these are breathtaking: the Fraser River, the New Westminster city scape, and Port Royal’s many pocket parks are all spread out directly outside. The sheer diversity of floorplans, too, is astonishing. One home has three balconies including one off the master bedroom. Another incorporates a kitchen widow overlooking the river.

Some a traditional vaulted living room, others are designed with a popup-style, double-height ceiling. Every detail is designed to create an ambiance of luxury with a dash of fun and pure joie-de-vivre. Celebrate Summer And here’s an unexpected bonus. “All homes in the first building at Portage will ready for move in by early summer,” says Ameet Johal, director of marketing and sales. In other words, you could be unpacked and settled in by the time it’s serious barbequing season… although those balconies and decks definitely have year round barbeque potential in my books.

Portage is located at 260 Salter Street in New Westminster’s historic Queensborough neighbourhood. VIP previews are now underway, and with only 48 homes available you’d better hurry if you want to be one of the lucky people who call this riverside condominium residence home. Prices range from $299,900 for a one-bedroom to $629,900 for a three-bedroom penthouse loft home overlooking the river.

For more information visit aragon.ca/portage or call 778.398.1344. MAY 1 - MAY 15, 2015 NEW CONDO GUIDE 17

Plus it’s only a few minutes to the BC Parkway Trail that connects all the way to Vancouver and even Stanley Park — a beautiful cycling route in all four seasons.

RedBrick is Red Hot Selling out fast in Edmonds

I

f you’ve been waiting to be part of Burnaby’s rapidly evolving Edmonds neighbourhood, your wait is over. Say hello to RedBrick. Comprised of two buildings wrapped around a lush, green courtyard, RedBrick has clearly been impressing savvy buyers with its stylish floorplans and great value since the day it opened. “Over 75 per cent of the homes in Phase 1 are sold and our first homeowners will be moving in this summer,” says Grace Austin, Amacon’s manager of marketing and sales. “Phase 2 will be complete this fall, so by the holiday season it’s going to be a truly vibrant, dynamic community here.” Best of all, RedBrick’s brand new display homes are now open in

18 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

Live Life Large Inside, RedBrick features intelligent design that’s all about comfort. Hint: how often do you find a one-bedroom with a 12x20-foot main living area? You’ll find them at RedBrick along with flex-spaces spacious enough to easily accept the role of home office, balconies and decks that let you savour the best of barbeque season, and kitchens sure to inspire your inner chef.

Phase 1, so you can truly experience them for yourself. Celebrate Diversity “First time buyers are attracted by pricing that lets them transition from renting to owning,” Grace says. “Downsizers like the convenience of being able to enjoy lock’n’go living without having to leave the neighbourhood where they raised their family. And everyone appreciates how central the location is.” She’s not kidding either. SkyTrain is barely an 8-minute walk, shopping is about the same and there’s more coming. Stride Avenue Park and School are right across the street and the Urban Trail runs along the south

Sweet Spring Promotion Need one more enticement? How about the opportunity to live free for a year? “For a limited time, anyone who purchases a home in Phase 2 can take advantage of a special promotion: no property tax, no strata fees and no mortgage payments for the first year,” Grace explains. So what’s not to love about that?

The RedBrick presentation centre and display home are open noon to 5 p.m. daily except Fridays at 7008 – 14th Avenue in Burnaby. Prices start at $244,900 with over 60 homes priced under $300,000. For more information visit liveatredbrick.com or call 604.527.7955.

T

he sun was shining off of the Fraser River in Richmond on the morning of April 16, highlighting the view that will soon be seen from Aspac’s new 2 River Green project. But the small crowd gathered around wasn’t there for the scenery, they were there to see Olympic medalist Patrick Chan join Richmond Mayor Malcolm Brodie, Councillor Bill McNulty, Linda McPhail, Alexa Loo and Jeff Skinner of Aspac Developments Ltd., for the groundbreaking ceremony for 2 River Green. Last year, Chan was named an ambassador for Aspac Developments Ltd. and Aspac Club’s first Honorary Member. Following his skate, Chan exchanged gifts with Councillor Bill McNulty, and the 24-year-old presented his competition outfit worn during the

30 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

2011 World Championships in Moscow, Russia, to the soon-to-open Richmond Olympic Experience museum. Chan won his first World Championship title wearing this outfit during his Free Program. The audience was made up of Aspac Club members, Richmond City Council Members, media, select local figure skating club members, elementary school students and members of the SUCCESS LINC (Language Instruction for Newcomers program), This was Chan’s first visit to Vancouver in 2015. Chan performed two new routines, both set to modern rock music, and he was followed by very impressive solo performances from members of Richmond’s Connaught Skating Club and Kerrisdale Figure Skating Club. He clearly charmed the crowd, and inspired the

many school-age kids who were there to see their Olympic hero in person. 2 River Green is Aspac’s newest addition to the Richmond development that is projected to be Richmond’s version of Coal Harbour. It is comprised of 170 new homes with a beautiful pier that will project out into the Fraser River. “I’m delighted to be part of this groundbreaking ceremony for the next phase of the River Green community,” said Chan. “The first six buildings are spectacular and I can’t wait to see what 2 River Green has to offer.” The 2 River Green Presentation Centre will only be officially open to the public in early summer. Visitation to the Centre is currently by appointment only and registration can be done through www.rivergreen.com

Colour clues and cues By Barbara Lawlor

Do some research before your colour selection appointment to find out what’s new and innovative in the way of finishes 3. Make your choices wise ones. Do some research before your colour selection appointment to find out what’s new and innovative in the way of finishes. If and when you go to sell your suite someday, all things being equal between two choices, buyers will typically choose the suite with the better finishes. At the end of it all, go with your gut and select the finishes that will make your suite feel like “home.”

I

f you’ve purchased a new condominium or are still thinking about it, the colour selection appointment is something to look forward to in your road ahead. Here are three bits of advice that will help bring some colour (so to speak) to the whole process: 1. Keep an open mind when you go in to make your selections. Certainly, you should have some idea of what you would like, but your décor consultant can provide invaluable guidance for your builder’s designs. Bring in pictures of room scenarios

34 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

you like, swatches of fabric, small items you would like to feature as focal points – anything that inspires you and gives your consultant a feel for your preferences. 2. If your condo suite is a stepping stone to a larger home someday, pay particular attention to the colour schemes you select. Translation: this isn’t the time or place to be bold. Instead, opt for neutrals that will appeal to future buyers. You can always introduce colour and personality into the rooms with furnishings, rugs and accessories.

Barbara Lawlor is president and CEO of Baker Real Estate Inc., and an in-demand columnist and speaker. A member of the Baker team since 1993, Barbara oversees the marketing and sale of condominium developments in Canada and overseas.

WEST FIVE Setting Kitsilano at your doorstep

I

f you can walk to 20 restaurants, coffee shops, organic grocers and yoga studios in five minutes or less, you are indubitably located in Vancouver’s most quintessential of beach-side communities — Kitsilano. Known fondly as “Kits,” by the locals, it’s the kind of existence many only dream of -- streets lined with fashion boutiques, the scent of salt air, worldfamous beaches a short stroll from your door and easy access to UBC, Granville Island and Downtown Vancouver.

Grand Opening Weekend begins Saturday May 2 A location so spectacular deserves the same attention to its architecture, and Orr Development has risen to the call 42 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

with its newest collection of homes — West Five at 1817 West 5th Ave. Doors open this weekend for the release of its 24 studio, one- two- and threebedroom residences ranging from 432 to 1,946 square feet and priced from the low $300,000s. “We are excited to work with Taizo Yamamoto and his team to create a mixed-use residential building that is very modern and clean but still unique and timeless enough for Kitsilano,” says Tim Orr, whose company has a four-generation history of both residential and commercial development in Vancouver. Unified in vision, the concrete lowrise is a striking combination of high quality materials and consistency from

top to bottom. Fresh interiors have a Scandinavian aesthetic orchestrated by Cutler — a firm acclaimed for branding and creating dramatic spaces for The Body Shop, Rip Curl and Samsung. Minimalist Aesthetic: Classic beauty and superior finishes Ease into comfortable living with timeless surroundings styled in a neutral palette of warm wood and handsome marble. With thoughtfully composed textures and patterns, fixtures and appliances, chef kitchens defy expectation, while bathrooms are pure luxury. Living extends outdoors in every home with generously proportioned balconies or rooftop decks.

Register your interest at info@westfiveliving.com or contact the sales team at 604-715-6060. West Five is located at 1817 West 5th Avenue in Vancouver, open daily (except Fridays) noon to 5 pm.

More than 550,000 bungalows/ranchers were built in Canada in the 1960s and 1970s. The average finished floor area was less than 1,200 sq. ft. – just slightly larger than some of the homes at Mill House. Few of those 60s ranchers had master ensuite bathrooms and even fewer had walk-in closets. None of them had secured underground parking or a personal gear garage™. Mill House has all that and more. If you’re thinking about rightsizing, now would be the perfect time. Millhouse has some excellent larger home plans where you can enjoy living in a brand new home. You won’t need to compromise on local amenities either. They’re all within a car-free walk, earning Mill House a Walkscore of 93.

Nicely appointed 1+Den – 3 bedroom homes with parking & personal gear garage™.

NEIGHBOURHOOD SPOTLIGHT

Grandview Heights - Cupcakes

Grandview Heights - Morgan Crossing

SOUTH SURREY Laying the best plans TWO NEIGHBOURHOODS in South Surrey likely contradict what many people have come to believe about Surrey—that it is mere suburban sprawl—but for very different reasons. Grandview Heights, which used to be farmland, by and large, is quickly becoming a major centre with developments going up a mile a minute. Conversely, Crescent Beach is a peaceful waterfront community that feels a million miles away from the action. Grandview Heights Change is in the air in Grandview Heights. It’s impossible to drive far in this neighbourhood without seeing the signs of recent or future development. This formerly rural area is quickly 54 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

turning into new homes and condos, as well as places for their occupants to work, shop and play. And this new growth Grandview Heights is just the beginning. Growing strong When this area was first settled in the 1870s and 1880s it was a sparsely populated logging region. The population remained low for some time, but over the last two decades it has grown from approximately 16,000 to roughly 23,000. It’s expected for that number to increase by another 50,000 people over the next 30 years. Fortunately, the City of Surrey has a plan to accommodate this kind of growth. The General Land Use Plan lays out a broad range of policies referring

to the type and location of commercial developments, civic facilities and public open space to be provided in Grandview Heights. In the end, there should be a good mix of greenspace and civic activities for South Surrey’s growing population to enjoy. On top of this, the increased walkability should appeal to the young and old alike, and new schools, parks and community facilities should bring more families to this neighbourhood. Getting around Access to other cities in the Lower Mainland seems to be a perpetual discussion in Surrey: because the population is growing so rapidly in this area, the transportation infrastructure hasn’t quite caught up yet. has plans to improve roads and sidewalks, but there’s a strong need for TransLink to improve public transit as well. Crescent Beach Although it was South Surrey’s first settlement, Crescent Beach remains a bit of a hidden gem. Surrey’s only beach community, known affectionately to locals as “CB,” Crescent Beach is a laid-back neighbourhood. Things move at a slow pace here, and the atmosphere is more about relaxation than hustle and bustle. Unlike the crowded beaches downtown, there is usually plenty of room to relax and play on the weekend here. At night, it’s a great place to take in a gorgeous sunset or stargaze.

Crescent Beach is a scenic, laid back place to live, vacation or spend a relaxing day at the beach. Those who need to commute elsewhere in the Lower Mainland, however, might find it a bit far—and hard to get from, given that Crescent Beach Road is the only wau in and out.

Fun for old and young South Surrey as a whole is home to the largest population of senior citizens in Surrey, and this beachside community is no exception. But seniors aren’t the only ones flocking to Crescent Beach: you’ll see strollers walking the beach path here every day. Who wouldn’t want to retire to a beachfront property with some of the mildest weather in Canada?

10 MINUTES WITH…

Intracorp’s Black+Whites in Coquitlam wowed buyers with open floorplans, great pricing and functional use of space.

FIRST TIME BUYERS COME OF AGE Q&A

10 Minutes with Barrett Sprowson By Susan M Boyce

T

he face of first time homeownership is changing. Whether you’re visiting a presentation centre or checking out the annual First Time Homebuyer’s Seminar from the Greater Vancouver Home Builders’ Association (GVHBA), it’s clear a new trend is gaining strength — the first time homebuyer market is no longer dominated by the 20-something demographic. Consumers in their 30s and 40s are flexing their homebuying muscle and deciding it’s time they changed from being a tenant to being a homeowner.

66 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

This issue, New Condo Guide talks with Barrett Sprowson, director of sales at Intracorp, about some of the reasons why the decision to buy is increasingly popular among this demographic. What’s the difference between a first time buyer in their 20s versus a first time buyer in their late 30s? There’s an economic difference. While a buyer in their 20s is probably scrambling to get the 10 per cent down on a $300,000 one-bedroom, someone in their 30s or 40s often has larger down payment available because they’ve

Barrett Sprowson, director of sales at Intracorp.

been in the workforce longer, they’re established, and they’ve been able to save toward buying a home. For example, one of our first buyers at Livingston House was a single woman who has a great job in downtown Vancouver, no debt — not even a car loan — and wants a Vancouver address. She had 25 per cent down meaning she was a banker’s dream. This older demographic is also cautious and doesn’t hesitate to ask a lot of questions. They’re typically meticulous about research taking plenty of time considering everything from how the monthly payment will impact their lifestyle and how they’re going to fit in their furniture to researching the builder and the neighbourhood. They’re less concerned about qualifying for a mortgage and more concerned about the commitment of having one. So why are these savvy, intelligent buyers choosing to take the step to homeownership now? Many have been sitting on the fence — sometimes for years — waiting for

For a more mature, discerning demographic, it’s usually having a functional layout that tips the scales. the fictitious market crash. Now they’ve realized the crash isn’t coming, they’re looking at interest rates that have gone lower than anyone predicted, and they’re saying “I’m not waiting any longer, I’m going to buy now.”

Framework by Porte offers generously sized kitchens and bike storage on every floor making them ideal for buyers who choose the car-free lifestyle.

How big is the over 30 demographic? Big and growing. Last year at Orizon, our North Vancouver project on Lower Lonsdale, the majority of our first time buyers were in the 31 to 40 age group and a solid eight per cent of those were over 40. More recently, at Black+Whites in Burquitlam 72 per cent of buyers were between 30 an 40 years of age, approximately 10 percent were over 40, and only 17 per cent were under the age of 30. What features are most important to the 30-plus, first time buyer demographic? When you purchase a home today, you expect to have features like stainless steel appliances and a well-appointed ensuite. But for a more mature, discerning demographic, it’s usually a having a functional layout that tips the scales. They recognize that you can repaint, swap out appliances, and re-do flooring, but you can’t change a condo’s floorplan.

Luxurious ensuites indulge the senses at Intracorp’s upcoming Livingston House on the Cambie Corridor.

Any final words of advice? Right now money is cheaper than it’s ever been. So do your homework, understand what you can afford, and when you find the home that’s perfect for you, be confident in your decision to move forward and buy it. Information on all Intracorp’s developments is found at intracorp.ca.

First time homebuyer alert MAKING YOUR MOVE NOW COULD SAVE YOU THOUSANDS By Cameron McNeill

A

s a first time homebuyer, you may be eligible for a high-ratio mortgage. This means you could own your home with as little as a five per cent down payment. This type of high-ratio mortgage requires Canada Mortgage and Housing Corporation (CMHC) financing or insurance – which means, to a degree, CMHC is guaranteeing your loan with the bank. Net, you do pay a bit more than a traditional mortgage but you can own your home sooner and without a large lump sum deposit (typically 20%) at time of completion. CMHC is increasing the premiums again effective June 1, 2015. This will affect you if you have less than a ten per cent down payment. EXAMPLE – BUYING A HOME WITH 5% DOWN (95% Loan-to-Value) YOUR NEW HOME COSTS $262,500 LESS 5% DEPOSIT $12,500 LOAN PRINCIPAL $250,000 CURRENT PREMIUM $7,875 NEW PREMIUM $9,000

ADDITION TO PREMIUM IF YOU BUY AFTER THE DEADLINE $1,125 * Based on a 5 year term @ 2.79% and a 25 year amortization. Figures are estimates only. Taxes and additional fees are not included. If you are interested in learning more about CMHC programs, please contact your banker or visit the CMHC website at www.cmhc-schl.gc.ca/. 76 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

FAQ: 1. When do I need mortgage loan insurance? Typically lenders will require mortgage loan insurance if a borrower (you) has a down payment of less than 20 per cent of the purchase price of the home. 2. Is there a maximum purchase price for CMHC Mortgage Loan Insurance? Yes, the maximum purchase price or asimproved property value must be below $1,000,000.

6. I am planning to buy a home in the coming months and will require a CMHC-insured mortgage. Will the premium increase affect me? Your lender must have the property information and address in order to submit the request for mortgage loan insurance. The request must be filed before June 1, 2015. If you want to avoid the premium increase, we suggest finding your home, sign a Purchase and Sales Agreement and meet with your lender all before May 25, 2015 – this will give you a few days buffer before the final deadline.

3. Who arranges CMHC Mortgage Loan Insurance? Your lender will arrange for the purchase of CMHC Mortgage Loan Insurance. When you negotiate your loan terms make sure to ask that the mortgage be CMHC insured. 4. Does CMHC Mortgage Loan Insurance only apply to traditional single-family residential properties? INDUSTRY OUTLOOK

Find the home that’s right for you By Hugh Heron

W

hen you’re shopping for a new home, you can get information from a variety of sources such as magazines, newspapers, ads, websites, TV commercials, signage, sales centres and word of mouth. There are tremendous choices out there, and you may find your opinion being swayed as you gather more knowledge about your options from several places. Take time to think through all the parameters carefully, and avoid getting caught up in the excitement of the moment. The most important thing to remember is that when you sign on the bottom line, the new home you buy should be the right one for you. Looking for a new home should be both fun and realistic. If this will be your first home purchase, get yourself preapproved for a mortgage so you know exactly where you stand and what you can afford. Realize that your first home will not be your dream home, unless of course, you won the lottery. For many first-time buyers, price dictates entering the market with a condominium, townhome or condo townhome. Then again, depending on location, you may be able to afford a semi-detached or fully detached home. The great news is that today’s standard features are of a higher quality than ever before, and you will certainly have thousands of choices when it comes to colours and finishes. If you really feel you need to upgrade, think it through and make sure you select items that will net you a good return on investment when you sell in the future. In addition, when you speak with your financial institution representative and sales representatives,

80 NEW CONDO GUIDE MAY 1 - MAY 15, 2015

ask about any available financial programs or incentives that might help with affordability. On the subject of finances, make sure to find out exactly what your purchase price includes. What you don’t want on closing day is unexpected closing costs. Take your Agreement of Purchase and Sale to a lawyer who knows real estate so you know what will be expected of you financially on that day.

Realize that your first home will not be your dream home, unless of course, you won the lottery. Be sure to keep the big picture in mind when you shop. I have seen people obsess over square footage, for example, to the exclusion of other elements that make a bigger difference in their lives. Today’s designs are so well thought out that smaller square footages live a lot larger than they may sound. Look at layouts and how they will accommodate your needs. Location is the major consideration, and once you start your search in the area you’ve chosen, compare, but be fair. Again, look at the choices from all angles, and ask questions if there is anything at all you don’t understand. For example, if reading floorplans is new to you, ask what abbreviations such as w/d (washer/dryer) and LIN (linen closet) mean. Better yet, tour model homes and suites whenever you can and notice how

the floorplans for those models translate to reality. And remember that two homes of a similar size may be priced differently because one includes more or a higher level of standard features. Pay attention and keep track. I always advise both first-time and seasoned new home shoppers to visit Canada Mortgage and Housing Corp.’s website (cmhc.ca) and download the guide called Homebuying Step by Step. This publication contains information, a glossary of terms and worksheets to use during your search. Remember that a home is likely one of the biggest financial investments you’ll make in your lifetime. It’s also one of the wisest. Do your homework, make an informed decision – and congratulations buying new.

SMART SPACES

Make some space HIDDEN STORAGE SOLUTIONS TO OPEN UP YOUR HOME By Michael Cochrane Occam Open Source 3

W

e are all a little like goldfish. We grow proportionally to the space available to us. The more room we have, the more things we seem to accumulate. While easier to manage when living in a detached home, those of us residing in smaller condos and apartments need to be a bit more creative when it comes to storage management. 550 square feet of living space is the norm in new build, onebedroom residences, and significantly less than that when we start talking about studios. With that in mind, it’s no surprise that a major chunk of the urban population nowadays is begging for functional storage alternatives for their homes. Fortunately, there are numerous designers and retailers out there who have begun tackling the issue of space limitations, offering innovative, designsavvy solutions to “fishbowl” living. Linens, pillows, and blankets are without a doubt one of the biggest storage hassles for individuals living in apartments with limited closet space. Most of us have our summer bedding, and our winter bedding, the latter being much bigger space hogs. So what are Headboard storage Source 1

our solutions? Vacuum seal everything any time we have a warm or cold spell? Monopolize what little closet space is already available? Neither! Designers and DIY’ers have begun coming up with some solutions to bedroom cache woes. Headboard storage is one of those ideas that each of us wishes we had come up with ourselves! The idea itself is simple, elegant, and very logical. A Headboard storage Source 2

little bit of height and an extra 10” to 14” of bed length, and we now have room for decorative pillows, extra sheets and blankets and most importantly, no extra weight on precious closet space. Lounge and den space is another biggie for any of us living in a smaller condo. These tend to be rooms which support the least built-in storage, leaving it up to the buyer or renter to select furnishings to make up for such deficiencies. Coffee tables seem to be a logical solution, but for the longest time it has been a question of how this could be done in a stylish and efficient way. ExpandFurniture.com has addressed this problem with its Occam lift top coffee table. Those who know it love its hidden storage potential, while couch diners and craft hounds alike take full advantage of its adjustable-height surfaces.

Another addition to functional lounge and den space is in the area of shelving innovations. Germany’s Yi-Cong Lu has put his own spin on expanding storage with an astute “Growing Cabinets” concept. A deceptively simple design, this unit actually grows wider to suit the needs of its owner. With track mounting on each level, the shelving slides outwards on a horizontal plain resulting in a piece of

furniture that nearly doubles in size of storage capacity as needed, while at the same time trimming down to a minimalistic four level shelving unit when cinching up on space becomes necessary. When it comes to hungry space consumers, offices and work stations top the list. It’s one thing to find room for a cabinet that stores files and paperwork, it’s another matter altogether when trying allocate the space necessary for a permanent desk or dedicated office. The crew at ExpandFurniture.com

wanted to address this by teaming up with an award winning South American industrial designer who specializes in the production of fully contained, easily movable work stations and office storage. `The Ludovico” with integrated table, chairs, and cabinetry ponies up as much work space, storage, and seating as would be necessary in any casual home office. Pair that with their “Nalia” Optimized Office series and you would be hard pressed to find a need for any more storage or table space.

Nalia: Optimized office series Source 6

MAY 1 - MAY 15, 2015 NEW CONDO GUIDE 85

So what about those who still don’t have the room for a collapsible or integrated work station? Fret not! There is hope for even the smallest nook so long as you can spare a conservative amount of wall space. RYOBI’s DIY Murphy Desk” found at Shany2Chic.com) is a miniature office alternative without the need for anything more than a couple of light wall mounts. Championing the ultimate hidden office, or even a convenient hide away kitchen buddy for storing spices, utensils, or dry goods, chances are, even those with space to spare could find a use for this clever design.

Clug Source 8

Even when it comes to the needs of athletes, there are designers out there trying to make storage just a little bit easier. Vancouver’s own Hurdler Studios is determined to address the challenges of stashing your bicycle with a simple but inventive utility that will once and for all manage the question of where to hang your spokes! The Clug is a “C shaped” mechanism that easily attaches to the wall and acts as an anchor for any size bicycle tire, mounting the unit vertically or horizontally. Hurdler’s Clug is easy to install and provides a quick solution for those of us in condos that don’t offer external storage for our precious two wheelers. Functional storage makes our day to day lives easier, less cluttered, and when done properly it can open up space we never knew we had. Professionals and amateurs alike are currently working to design even better solutions to manage the contracting spaces we call home.

While the examples above represent just a taste of what manufacturers and retailers are cooking up, there is no doubt that what’s to come in the next few years will be no less exciting. No matter the size of our living spaces, we all want to be able to personalise our own fishbowls and with strategic storage choices we might just find the ability to stretch out little bit more.
