his part of January is all about looking forward to the coming year. Before we do that, though, we have to let go of the old one, especially financially. Now’s a great time to take care of that holiday debt and keep those resolutions about adhering to a budget. This effort now can pave the way for a 2015 filled with less stress, and maybe even a new place to call home. Experts don’t predict a huge rise in interest rates this year, but one thing is on the rise, and that is the supply and variety of homes and developments on the market. Opportunities abound, especially in re-developing urban areas like Mount Pleasant, Chinatown and East Hastings Street, as well as in burgeoning communities like Cloverdale, Langley and South Surrey. Surrey City Centre remains one of the fastest-growing, intelligently-

planned communities in Metro Vancouver, and centres of urban growth like this, which make going into Downtown Vancouver virtually unnecessary, are continuing to pop up everywhere: West Coquitlam, Metrotown, Brentwood, Oakridge and Richmond, to name just a few. A new thing to watch for next issue is our returning monthly column for design ideas, now called “Onsite Inspiration,” where I’ll tour one of the spectacular show suites in the area and ask the designer to spill their secrets. Okay, it’s true. I have a big soft spot in my heart for New York and for dogs. So I confess I was instantly intrigued by Black+Whites in West Coquitlam. The look is distinctive — a contemporary take on the architectural style popularized in 1930s New York. Façades are alternating black brick and white HardiPlank with a black downspout that creates an eye-catching yet functional delineation between homes. Cropped boxwood hedges, wrought iron gates, and front doors in a variety of colours complete the effect — a handsome, inviting streetscape with personality to spare. INTERIOR PIZZAZZ

Inside, Black+Whites homes feel really great. Explains Barrett Sprowson, “People constantly tell us the design is just like being in a single-family house but they don’t have to pay the $800,000-plus it typically costs for an older home that probably still needs renovating in this neighbourhood.” The secret, he says, is how you use space. “For example, our research showed that the number one choice for locating a balcony is off the kitchen, because you can easily use it for barbequing. Looking Ahead HIGH HOPES FOR 2015 » by SUSAN M BOYCE On January 1st, there was an almost audible sigh of anticipation as people said goodbye to 2014 and hello to 2015. And after watching the residential market rebound with astonishing strength last year, the new one is already showing indications it will be even better than its immediate predecessor. Th roughout Metro Vancouver, presentation centres report steady traffic and sales, consumer confidence is strengthening, and most insiders believe interest rates will either stay put or experience only a slight rise beginning mid-year. A strong slate of new developments are poised to hit the market this year, and according to CMHC, the overall number of housing starts will continue to edge higher through 2015 and into 2016 — meaning more choice. All positive news for homebuyers. UPSCALING THE ’BURBS

Lynn Harrison, president of Harrison Marketing and past president of the Greater Vancouver Home Builders’ Association, predicts continued growth in the Surrey/

Langley market as families discover greater bang for their home buying buck plus the lifestyle benefits of easy access to outdoor recreation. She’s also keeping an eye on Maple Ridge/Pitt Meadows in 2015 — an area she thinks has been a bit of a sleeper. “The Golden Ears, Pitt River, and new Port Mann bridges have had a huge impact on people who work downtown. It’s so much easier to connect to Vancouver that people are willing to make the commute in exchange for more affordable homes.” Scott Brown, president of Fifth Avenue Real Estate Marketing, anticipates 2015 will see no shortage of demand for executive townhomes in South Surrey — an area that’s been rapidly climbing the popularity charts. Plus he’s keeping close tabs on an upcoming development in the planning stages on the north side of the Fraser River. “The Port Haney OCP is to create an urban magnet similar to Granville Island.” THE NEW SINGLE-FAMILY

“Townhomes will continue to sell well because they replicate the feel of a single-family dwelling, just at a lower price point,” predicts Tracie McTavish, president of Rennie Marketing Systems. He also sees smaller, infi ll developments as a great opportunity for creating sustainable homes in desirable areas at a more affordable price point than single-family — especially in Vancouver.

Keaton offers a prime location in the heart of Langley’s Yorkson neighbourhood. Michael Ferreira, managing principal of Urban Analytics, agrees noting that not everyone wants to live “up the valley” or make an immediate leap from the single-family lifestyle to a condo — no matter how luxurious. “There’s a need for good, groundoriented densification. Cambie Corridor will be one of the most interesting areas to watch over the next while.”

Surprising no one, marketing guru Bob Rennie predicts proximity to transit will continue to be one of the top influencers in the 2015 home purchase decision. Locations like West Coquitlam (Burquitlam) and the Cambie Corridor where bus routes and SkyTrain are only steps away will happily bask in the spotlight as the movement toward reduced reliance on personal vehicles gains ever more momentum. BMD HELPS OUT

Industry watchers are unanimous that the Bank of Mom and Dad (BMD) will continue to be a player throughout 2015. “Almost three quarters of people with kids in their 20s or even 30s conclude they will have to give financial help to those kids so they can get onto the home ownership ladder,” says Bill Szeto, president of Otezs Project Marketing. “And parents are feeling pressure to get their kids into the market as early as possible before interest rates or prices go up.” BOTTOM LINE

For most homebuyers though, it’s still the bottom line that counts most. So Ferreira’s annual tradition of “bold predictions” is welcome good news. Ferreira believes increased competition, especially in the multi-family market, will help keep new home prices stable and perhaps even promote price decreases in some areas.

According to Kidd, one of the hottest trends in outdoor design for 2015 is going to be edible gardens. Horticulturalist Brian Minter will hit the stage to discuss ways anyone can become more self-sufficient and involved in their personal food production. “People of all generations are recognizing that foraging and raising edibles are real-world skills that can keep you fed and healthy amongst processed junk and potential food shortages,” he says, adding some are even going as far as keeping their own bees to help with pollination in light of dwindling bee populations. The bees and their hives are making their ways indoor too - honeycomb shapes are popping up everywhere in architecture and interior design, creating a look that is both modern and organic. Kidd also believes we are moving towards what he calls “an era of lush comfort.” Vancouver has seen hints of it over the past few years with the introduction and explosion of “pseudo-sectionals” (couch/ chaise lounge combos). He believes people are over the fad of “high design” sofas that prioritize severe style over comfort. A design term, which has been coined in the last few years, is dubbed either shabby chic, rustic, handcrafted or vintage. Whatever you call it, it’s about creating a comfortable and elegant home using furniture or furnishings which have rich stories to tell or where new items are distressed to achieve the look of an antique. “On the West coast people are more sustainable and would rather restore than see a piece go into the landfill,” says interior designer Jamie Banfield, who is designing the show’s Power Smart Cardinal Cabin. “For example, an old school filing cabinet can be brought back to life as a bedside table.” “Make your small contemporary space look grand by adding different textures, such as mixing metals like a copper lamp or a stool with unique wrought iron legs,” he goes on. “Light and punchy coloured walls (warm muddy purple is hot) will make the space feel open and airy. Invest in pieces that give you longevity and dual functionality.” Interior designer Janette Ewen agrees with Banfield. “Take an old piece of furniture, grab a can of spray paint and play it off with colour and interesting objects,” adds Ewen, who along with Jef Hancock, owners Parker Barrow Creative Studio, will speak at the show about quick and easy design elements. In our quest to return to simpler time and a reminder of the real meaning of life, heirloom pieces handed down from generation to generation or that fabulously distressed armoire is often the piece de resistance in a room. Reclaimed furniture is still as hot as ever this year. Running parallel to the “Vintage” look are furniture pieces created from reclaimed wood and metal. Materials salvaged from abandoned factories and buildings in countries dismantling their derelict industrial zones are a huge inspiration for some of the most rustic yet sophisticated edgy looks, dubbed the new “Industrial Modern” style expression. “In addition, we are seeing rooms that combine contemporary furniture with JAN 23 - FEB 6, 2015 | METRO VANCOUVER NEW HOME GUIDE 27


reclaimed pieces layered with fabrics and colour; creating a sophisticated rustic and warm space,” says Jef Hancock. A new wall decor can also make a huge impact on a room without making much of a dent on your wallet. Try adding a splash of colour to an otherwise neutral palette, or add a fun textured piece for a unique look. “Gorgeous wallpaper inside a frame looks fabulous,” says Ewen. “Or line your book shelves with wallpaper and then stack your books horizontally and vertically.” Another simple way to breathe new life into any room is with the use of tiles – whether its kitchen backsplash or a bathroom redo, tiles are relatively inexpensive and can make such a difference. And let’s face it - it’s only tile! It can be redone another day if you mess up. Because designers are starting to think more about the world and the impact they leave behind, this shift is certainly playing out in what products they choose to use. BRING YOUR GREEN THUMB!

REBGV End of Year Report: HOME SALE AND LISTING ACTIVITY REACH HISTORICAL NORMS IN 2014 It was a typical year for the Metro Vancouver housing market in certain respects. The region’s home sale and listing totals for 2014 both rank fifth when compared against the past 10 years of activity, while home prices increased. The Real Estate Board of Greater Vancouver (REBGV) reports that total sales of detached, attached and apartment properties in 2014 reached 33,116, a 16.1 per cent increase from the 28,524 sales recorded in 2013, and a 32.3 per cent increase over the 25,032 residential sales in 2012. The number of residential properties listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver increased 2.4 per cent in 2014 to 56,066 compared to the 54,742 properties listed in 2013. Looking back further, last year’s total represents a four per cent decline compared to the 58,379 residential properties listed for sale in 2012. “While home buyer and seller activity created balanced market conditions within the region, we also experienced some upward pressure on home prices over the course of the year,” Ray Harris, REBGV president said. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver ends the year at $638,500. This represents a 5.8 per cent increase compared to December 2013. “Detached homes continue to be the most sought after property type in our market,” Harris, said. “Detached homes in Metro Vancouver have increased 8.1 per cent in value over the last 12 months while townhome and condominium properties have increased 4.5 and 3.5 per cent over the same period.”

Residential property sales in Greater Vancouver totalled 2,116 in December 2014, an increase of 8.3 per cent from the 1,953 sales recorded in December 2013 and a 15.9 per cent decline compared to November 2014 when 2,516 home sales occurred. New listings for detached, attached and apartment properties in Greater Vancouver totalled 1,888 in December 2014. This represents a 1.7 per cent increase compared to the 1,856 units listed in December 2013 and a 37.4 per cent decline compared to November 2014 when 3,016 properties were listed. The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 10,320, a 10.7 per cent decline compared to December 2013 and a 17.8 per cent decrease compared to November 2014. Sales of detached properties in December 2014 reached 833, an increase of 9.3 per cent from the 762 detached sales recorded in December 2013. The benchmark price for detached properties increased 8.1 per cent from December 2013 to $1,002,200. Sales of apartment properties reached 912 in December 2014, an increase of 7.3 per cent compared to the 850 sales in December 2013.The benchmark price of an apartment property increased 3.5 per cent from December 2013 to $380,700. Attached property sales in December 2014 totalled 371, an increase of 8.8 per cent compared to the 341 sales in December 2013. The benchmark price of an attached unit increased 4.5 per cent between December 2013 and 2014 to $476,800.

CLOVERDALE PERFECTION » by SUSAN M BOYCE It’s a sunny afternoon, and the first thing I notice as I arrive at South Creek’s newly opened showhome is the fresh air. The second is the sound of a creek bubbling happily over rocks — which is actually all I can hear except the wind rustling gently through some mature trees to one side of the property. I know I shouldn’t really be surprised because Diane Zarola, Foxridge’s sales and marketing manager, has already told me almost half the homes here back directly onto a green belt surrounding the property’s namesake, South Creek. But somehow I can’t help pausing just to savour the moment all the same. INTERIOR WOW

ambiance. As we step inside though, it’s immediately clear this ain’t my grandma’s house. It’s a totally contemporary, open design filled with the warm, casual style that’s integral to the West Coast lifestyle. To the left of the two-storey foyer, there’s a den/office with 12-foot ceilings and an eye-catching optional fireplace. “But wouldn’t it be cool to put a baby grand piano in here and use it as a music room?” Diane says. Not just cool, that sounds way cool in my books. As we head for the kitchen, I hear myself let out a small gasp of surprise. In the hallway, a massive, gilt mirror appears to float in an art niche decked out with a high-relief insert that looks just like waves. To say the effect is dramatic is a classic understatement. “This is actually very easy to do, and you can paint the material any colour you want,” Diane explains smiling at my obvious delight. “I’ve seen this in sunshine yellow, British racing green, even fire-engine red. We just like giving people creative ideas.” But now the open-concept, great room kitchen beckons to me. In a word, it’s huge. It’s also intelligently planned to make cooking more enjoyable whether you’re planning a romantic dinner for two or a culinary extravaganza with the entire family, including in-laws. Little touches like a pantry wall that places the microwave at optimum height for easy access, an elegant stainless steel, chimney-style hood fan, and a centre island strategically

Sure enough, framed between two mature trees, a twinkle of sunlight is dancing on the water. “And you get an even better view from the master suite.” Heading upstairs to check it out, I note a few more above-andbeyond features: a loft-style nook on the landing, a Jack’n’Jill bathroom for the two children’s rooms, even a laundry room where the side-by-side washer/dryer have been elevated meaning no more back strain… smart. The master bedroom is, as I expected, a truly luxurious retreat — vaulted ceiling, a chandelier that appeals directly to my love of bling, and an ensuite with five-foot frameless glass shower plus dual sinks set in a counter that’s at least nine feet long. I confess I’m momentarily disoriented when the walk-in closet appears to have moved until I realize there’s not one, but two of them — think that would be hers and his’n’hers? Yeah, me too. And, of course, there’s the master bedroom’s balcony. As large as the deck off the living room below, this is definitely where you’d find me reading the paper and sipping a latté every sunny morning. Diane also points out a feature I’d missed downstairs: every exterior French door has in-glass venetian blinds so there’s no dusting and no snagging on the door lever. Our final stop is the lower level where there’s the famous Foxridge Design Centre. Here racks of tile, flooring, and countertop samples rub shoulders with displays of cabinets, mirrors, and door hardware. “This is where our buyers get to play, where they choose the colours and finishings they want for their home.” Diane laughs. “Sometimes it’s hard to say who has more fun here, the buyers or our sales team.” COMMUNITY ON THE GO

As you sit at the dining-room table with pen to paper, sipping coffee with the fi replace crackling in the background, pause for a moment before making that New Year’s resolution list and glance at the crumpled, faded list from last year. How many of your resolutions were actually accomplished? If you are like lots of other Canadians, then not many. The new year is the time for us to put 2014 behind us and reboot for another year. Stop talking about joining a health club, and do it. Regardless of what some so-called experts say, you can’t lose weight by sitting in front of your computer (although the eyes and fingers may get a good workout). » Having a plan and its execution, is as important as the resolution itself. Without a plan, there will be no success. “Th is year, I would like to save for a home.” Th is is a great resolution, however how will you achieve this? How much will you need? Where will the savings come from? How and where will you obtain financing? Step one is to create a cash-flow budget. Identify how you can increase income and where you can cut expenses. » Set long-term goals, but make them achievable objectives that can be measured periodically. For example: a: If you would like to lose 20 pounds this year, set a weight-loss goal of three pounds per month. b: If you would like to start an RRSP, contribute $X by the end of the year. Th is will be achieved by setting up an automatic payment plan with your financial institution. Pre-authorize monthly RRSP contributions. Goals cannot be reached, unless you reach for them!

Onto the Homeownership Ladder Q&A WITH CRAIG ANDERSON » by SUSAN M BOYCE Buying a home, especially when it’s your first, is a high-energy, emotional experience. The cool kitchens, ensuites with soaker tubs, the thought of paying yourself rather than a landlord. Getting caught up in the thrill is inevitable, but keeping a cool head is critical to ensure your purchase is a smart one. This issue, New Home Guide chats with Craig Anderson, Bucci Developments’ director of sales and marketing, about the realities of making the transition from tenant to homeowner. Q: Buying a home is a long process. Where does the journey start? A: The very first thing, a step I’m surprised is still overlooked so often, is to talk to your bank or 52 METRO VANCOUVER NEW HOME GUIDE | JAN 23 - FEB 6, 2015

mortgage broker and establish exactly what you can afford. Knowing what size mortgage you’re preapproved eliminates wasted time and the heartache of looking at properties above your price range and can help fine tune where you look. Sure you might want a 2,500 square-foot house in Westside Vancouver, but unless you’ve got a significant down payment, perhaps with help from family, most first time buyers simply can’t afford one. Plus once you take into account all the extra costs like properties taxes, heat, light and water that you often don’t pay as a tenant, you may find a townhouse in East Vancouver or in a municipality like Coquitlam or Surrey/Langley is a more appropriate choice — even with the strata fees you’ll need to pay as a multi-family property owner.


Q: What are some of the considerations that apply regardless of where I end up buying? A: Once you’re preapproved and ready to go shopping, create a ‘bucket list’ of the amenities and features you want. Are things like a gym, outdoor space where you can barbeque or have a small garden, or proximity to hiking and mountain biking important to your lifestyle? Do you want to be close to transit routes or schools or shopping? How you get around is a key component. Do you have or need a car — or two cars? If the answer is yes, it means you’ll need a home with parking for yourself and your guests. Be sure to check how many visitor spots are available because not all townhome developments offer the same amount. And most visitors aren’t enthralled with the idea they might to have to park blocks away from your front door. On the same note, while renting out a house is your decision, a townhome is governed by the strata rules — meaning rentals may be restricted or not allowed at all. Life changes, and let’s say in three or four years you’re ready to buy a larger, singlefamily house but would like keep the place you’re buying now as an investment. You might decide to sell anyway, but it’s nice to have the option of retaining it as a revenue property. Q: Mixed-use projects, residential above or integrated with retail and commercial spaces, are becoming more and more popular. Having a coffee shop or grocery store just an elevator ride away can be convenient, but are there other considerations to consider? A: Yes. Certain type of commercial, restaurants in particular, can mean you’ll pay higher home insurance. More important, though, unless the commercial is a separate strata you need to know how shared expenses are divided up. A number of years ago, I saw a property in Calgary where the parkade required power washing every couple of months during the winter because of salt build up — a cost of about $30,000 each time. The salt was mainly a result of traffic to the retail and restaurants, but the residential units had to pay a share of those expanses. Q: Most people know resale prices aren’t written in stone, but how flexible is pricing on a new or presale condo? A: Often more flexible than buyers realize. Ask questions because, depending on where a project is in the sales cycle, most things are negotiable. For example, if a building is nearing completion, the developer many be willing to consider a lower price. If the price isn’t negotiable, ask about terms — maybe you could pay $1,000/month until completion rather than the whole down payment as a single lump sum. Many developers also provide incentives like free Shaw or Telus for the first year. It might not sound like much, but the savings can add up. Another question to ask is whether you will get interest on your deposit. I bought a presale investment property several years ago and ended up with about $1,700 extra by the time it completed.

Q: Okay, I’ve found the home I want, and I’ve got a sales contract. What happens next? A: Sales agreements for new homes are usually quite standardized. But you still need to read both it and the disclosure statement — yes, that massive, double-sided document that looks so intimidating. Get help from your realtor, ask your lawyer, and ask questions until you understand the bylaws, proposed budget and restrictions on issues like pets, barbeques, or rentals. Q: What are some of the expenses people forget about when they’re buying a new home? A: Closing costs like the lawyer’s fee — although some developers will pay those for you. On a new home you’ll be charged five per cent GST, a cost some banks will let you finance but other won’t. There are also incidentals like redirecting your mail transferring hook-up for hydro, cable and phone. Fortunately, as a first time buyer, you have an exemption on the property transfer tax unless your purchase in over the $575,000 threshold — but if you do buy a more expensive home, it can still add up to a hefty bill. And here’s a tip I always use. Since your mortgage payments don’t start until the month after you close, keep that month’s ‘payment’ in the bank for any unanticipated moving expenses including pizza and wine or beer on moving day — not many of us feel like cooking that first night. What can we expect from mortgages in 2015? » by ALYSSA RICHARD

Most of us see the end of one year and the start of a new one as a time to reflect on all we’ve accomplished. In the mortgage industry, the Canadian Association of Accredited Mortgage Professionals (CAAMP) uses this time to reflect on all that’s happened in the residential mortgage market. The annual report the organization releases each November includes data from various sources, including a survey of more than 2,000 Canadians. Here are some of the most interesting facts we pulled from the latest report: More Canadians are becoming comfortable with variablerate mortgages. In fact, 20 per cent of those who bought homes in 2014 went with a variable rate, which is up 11 per cent from the nine per cent who did so in 2013. We suspect this increase comes from more than four years of watching the prime rate sit at three per cent, which makes variable rates seem less “risky.” It’s not surprising that the average mortgage rate on all home purchases in 2014 dropped to 2.89 per cent (from 3.23 per cent in 2013). Both fixed and variable rates have been low all year, but those who went with a variable rate got some of the best mortgage rates that the residential market has ever seen. As of Dec. 2, the best five-year variable mortgage rate in Ontario is just 2.10 per cent (prime – 0.90 per cent). Some more good news: the average down payment on the 10 million homes purchased in 2014 was 21 per cent of the purchase price! When asked why they bought homes, CAAMP found Canadians saw homes as 70 per cent a place to live and 30 per cent as an investment. For that reason, it’s not surprising that 91 per cent of the new buyers reported being happy they became homeowners, and many felt mortgages were “good debt” to take on. While mortgage debt climbed this year (from $1.19 trillion to $1.3 trillion), so did the number of Canadians who are now 100 per cent mortgage debt-free. According to the report, 3.98 million homeowners have paid off their mortgages. That’s 41 per cent of all homeowners. Of course, that leaves 59 per cent of Canadian homeowners with some amount of mortgage debt on their plates – and pulling out equity from a home counts as part of that. In total in 2014, $63 billion of equity was taken out of homes and used

for debt consolidation, home renovations, investments, education and other purchases. As for 2015, while no one has a crystal ball, most economists agree there’s not likely to be any notable increase in mortgage rates next year. In its latest rate announcement on Dec. 3, the Bank of Canada once again maintained its target for the overnight rate at one per cent, citing Canada’s economy as showing signs of a broadening recovery. Stronger exports are leading to increased business investment and employment, which suggests the rebuilding that will lead to balanced and self-sustaining growth may finally have begun, BoC says. The Bank’s next scheduled rate announcement will take place on Jan. 21, 2015.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less.
