Home-buying decision drivers
N
ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction.
Downsizing is often the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or piedà-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find a home that suits your needs and lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet, plus the latest industry news and features about buying and owning a new home. Enjoy!

12 METRO VANCOUVER NEW HOME GUIDE | APR 17 - MAY 1, 2015
hough Vancouver has a relatively short history as a city, there is still a lot of interesting and important buildings in our area. Not all of them are what most people might think of as “heritage” — Victorian, Edwardian or Art Deco — many are from the mid-century, and even from the 1970s and 1980s. Explains architect and planning expert Michael Geller, “Every decade has houses and buildings that will be considered significant in the future.” Even the lowly Vancouver Special is having a heyday. For anyone interested on the potential of these modest and ubiquitous homes can experience them first-person on April 18th, when the Vancouver Heritage
Foundation hosts the self-guided Vancouver Special Tour, where “From small interventions in design to complete reconfiguring of space, the 2015 tour will look at how five homeowners have reinvented their Specials.” Tickets can be found at vancouverheritagefoundation.org. We also have a special interview with Robert Grimm from Portrait Homes, who gives us his insights on how to choose the perfect neighbourhood. Whether you’re looking for a home with old-fashioned character or a modern, innovative design, we’ve got options galore, so dive into this issue and happy home hunting!

//COVER STORY
Kaleido isn’t just a place to come to home; it’s a place to live. KALEIDO IS YOUR LAST CHANCE TO BUY IN THE COMMUNITY OF SUNSTONE. » by MICHELLE HOPKINS
Ask any realtor to list the most important things a home should have and you are likely to hear: location, location, location. Kaleido in North Delta is not only is it nestled in arguably the city’s most soughtafter master planned community of Sunstone, surrounded by parks, trails and athletic fields, but it offers the best of outdoor living with all the urban amenities you crave. With over 700 happy homeowners already calling Sunstone home, Polygon once again presents a community that is thoughtfully designed to impress even the most discerning customers. Buyers who have already purchased say they chose Kaleido because it offers amazing value in an established community. In addition to offering a safe, quiet, familyfriendly neighbourhood with easy access to convenient transit, excellent schools and recreational activities – Kaleido offers peace of mind knowing that you have bought into a neighbourhood with a great reputation. The striking Georgian-style extensive brickwork and distinctive black metal detailing outside makes these homes stand out. Inside, there’s an airy and bright atmosphere, thanks to over-height, ninefoot ceilings, charming architecture and spacious, contemporary interiors. This limited collection of three-bedroom residences, ranging from 1,400 to more
than 1,750 square feet, includes many thoughtful finishes. The homes offer a main
floor powder room, two-car garages for plenty of storage and gorgeous laminate wood flooring throughout the living area. The homes also feature gourmet kitchens with entertainment-sized kitchen islands, flat panel cabinetry, a sleek stainless steel appliance package, polished engineered stone countertops and lots of extra storage space. Spacious decks and private fenced yards for every home invite outdoor entertaining at its best. The ensuites are spa-inspired with imported porcelain tile flooring, cabinetry in high gloss white or high gloss gray, contemporary hand-set ceramic tile tub and shower surround. Nearly half of the homes feature the award-winning layout introduced at Polygon’s Mason&Green community in Langley. This functional layout includes extra storage niches, powder rooms on the main floor, large laundry rooms, kitchen islands with a lazy-Susan, built-in microwave niche and pantries. “Chroma Series homes feature uniquely designed townhomes that have a real ‘house’ feel,” says Goldie Alam, senior vice president of marketing for Polygon. “Expansive dining rooms open up onto generous decks, and large living rooms – all in an open plan design that is thoughtfully designed to create separation and definition of space.” Alam says the homes have been appealing to a wide range of buyers, especially families with children looking for comfort and space, as well as people looking to downsize from their homes in style. She adds that there is still a good selection of plans available. Every home at Kaleido comes complete with an exclusive membership to The Sunstone Club, a private five-star club with over 12,000 square feet of resort-style amenities that captivate you from the moment you enter. Residents will enjoy this impressive resort-style private clubhouse featuring a stunning outdoor pool, fitness studio, theatre room, lounge, hot tub and guest suites, to name just a few. Ideally situated in this quiet
neighbourhood only minutes from great schools, recreation facilities, shops, transit and eateries — residents will be delighted by all of the conveniences and amenities offered here. In addition to being truly special, this community is a sports enthusiast’s dream. Besides the clubhouse, close by are numerous walking/hiking/cycling trails, the boardwalk pathways of the Delta Nature Reserve, and the Sungod Recreation Centre. “I would encourage people to take a drive through the Sunstone community to get a feel for what life is like,” says Alam. For those familiar with this family-friendly community, these new homes by Polygon come as no surprise. The established builder has a long history of awardwinning projects across the Lower Mainland. Since 1980, Polygon has built its reputation for innovative design combined with outstanding quality. “Polygon has built more than 25,000 homes over more than three decades,” she adds. “We’ve been told by many home buyers in this community that they bought, in part, because of the highly respected brand that Polygon stands for.” With prices starting at $389,900 for a three bedroom home in the community of Sunstone - you aren’t just buying a home, you are buying a lifestyle. POLYGON HAS DONE IT AGAIN.
You have finally arrive home … Kaleido’s sales centre and two fully furnished display homes, located at 10735 84th Avenue, North Delta (corner of 84th Avenue and Nordel Way), are open noon to 6 p.m. (except Fridays). For more information, call Kaleido at 604.590.8818, e-mail kaleido@polyhomes.com or visit polyhomes.com. The homes are move-in ready. APR 17 - MAY 1, 2015 | METRO VANCOUVER NEW HOME GUIDE 17
//MIND OVER MORTGAGE
Mortgage insurance rates are rising IF YOU ARE PLANNING TO BUY A PROPERTY WITH LESS THAN 10% DOWN PAYMENT, EXPECT TO PAY A BIT MORE » by JORGE & ALISA ARAGON

CMHC and Genworth have announced that starting June 1st, all homebuyers that are putting less than ten per cent down payment will be paying a higher mortgage default insurance. This is commonly referred to as simply “mortgage insurance”. The mortgage default insurance increases the opportunities for homeownership with a low down payment as saving for a 20 per cent down payment can be difficult in today’s housing market. There are two types of mortgage options; conventional mortgages which are loans with a minimum 20 per cent down payment and high ratio mortgages are loans with less than 20 per cent down payment. As per the Bank Act, mortgage insurance is required on all high-ratio mortgages. The insurance protects the mortgage lender only against a loss caused by non-payment of the mortgage by the borrower and it is not a protection for the homeowner. However, mortgage insurance enables borrowers to purchase a home with a minimum down payment of five per cent. Mortgage default insurance is provided by insurers such as Canada Mortgage and Housing Corporation (CMHC), Genworth Financial Canada and Canada Guaranty. Each mortgage insurer has its own criteria for evaluating the borrower and the property and it decides whether or not a mortgage can be insured. The lender and not the borrower selects the mortgage insurer. It is possible that the mortgage application can be approved by the lender but might not be approved by the insurer. The mortgage default insurance premium is a one-time charge and it is paid by the borrower to the lender. The
18 METRO VANCOUVER NEW HOME GUIDE | APR 17 - MAY 1, 2015
premium can be paid in a single lump sum at the time of closing or it can be added to the mortgage amount and repaid over the amortization period (or the life of the mortgage). The cost of default insurance is calculated by multiplying the amount of the funds that are being borrowed by the default insurance premium, which typically varies between 0.5 per cent and 6 per cent. Premiums vary depending on the amortization period of the mortgage, the loan to value ratio, the size of the down payment and the product. In May 2014, CMHC increased the mortgage default premium for all high-ratio mortgages regardless of the loan to value. However, this new increase will be the second increase for buyers that are putting less than 10 per cent down payment which is more than 56 per cent of CMHC insured borrowers. History has shown that once CMHC increased their premium, Genworth and Canada Guaranty follow suit. The new rate for a loan to value up to 95 per cent will increase to 3.60 per cent from the current 3.15 per cent. This will mean an approximate increase of $450 of mortgage default insurance for every $100,000 of a mortgage. In addition, a non-traditional down payment (where you borrow the down payment with a loan, unsecured line of credit or a cash back program), the premium will increase to 3.85 per cent from 3.35 per cent. This increase will not impact any homeowners that are currently insured. This increase will have an impact for anyone that is buying a property. What does this mean in dollar and cents?

What does this mean to me? » If you are putting less than 10 per cent down payment and your lender has submitted your application to the insurer before June 1st you will be paying the current premium rate. It doesn’t matter if your completion date (when your mortgage closes) is after June 1st. » If you have been pre-approved or pre-qualified and you don’t have an accepted offer and approved by the insurer you will have to pay the new premium. If you are pre-approved, pre-qualified or are looking at purchasing a property, talk to a Mortgage Expert so they can explore your options based on your individual needs.

//TAXING ISSUES
Taking a long-term view
INVESTMENT POTENTIAL OF YOUR HOME OUTWEIGHS MARKET QUESTIONS » by HENRY CHOO CHONG
Q
My wife and I would like to get into the real estate market before it becomes unaffordable. We have saved $10,000 for a down payment. We have above-average salaries but have been working only for the past three years. Is this the right time for us to buy?

As we progress further from the financial crisis of a few years ago, economic slowdown, stock market and even real estate declines, things are looking brighter for many Canadians. Canada survived the recession; though there are still some challenges, spending is up, stock markets have arguably rebounded and the real estate market has shown longer-term price and sales increases. Many economists predicted real estate price declines, and few expected price increases and such a quick recovery. Homebuyers who were counting on further price declines may have been kicking themselves. How long will this continue, you ask? It’s anyone’s guess. The federal Finance Ministry has, on occasion, given notice it is concerned about a potential overheating of the real estate market. Borrowers must meet the requirements for a five-year, fixed-rate mortgage, even if they plan to choose a shorter term and lower rate. The maximum amortization period for government-insured mortgages was recently
reduced to 25 years from 30. In addition, Canadians can now withdraw in refinancing only 80 per cent of their home’s value, down from 85 per cent, while down payment requirements remain at five per cent for primary homes and 20 per cent for investment properties. Some experts feel these changes may leave some first-time buyers sitting on the sidelines. However, these issues should not be the primary factors to influence your decision to buy. Some considerations to reconcile before making the plunge include: » How much of a house can you afford to purchase? Get pre-approved by your bank before shopping » How much of a house do you want to afford? The answer is not necessarily to purchase the maximum house you qualify to buy, but what you want to afford » What will your payments be, if interest rates rise (and they definitely will) one, two or three per cent? Ensure you can easily afford the increase » First-time buyers of new homes priced at less than $425,000 will be minimally affected by the HST. Generally, there are no real estate commissions for the purchaser of a home. Legal fees are not usually high for a purchase and are minute in the grand scheme of purchasing a home At the end of the day, a home is a long-term investment, so look beyond the next year or two.

Affordable, extremely well constructed and beautiful! You get it all! LUXURY LIVING AT ITS BEST: THAT’S WHAT YOU GET WHEN YOU BUY INTO BLACKBERRY WALK » by MICHELLE HOPKINS After raising three children, empty nesters Rene and Nancy Van Egdom were ready for a change. The couple spent five months and looked at hundreds of townhomes before choosing Blackberry Walk. “I’m in construction and you won’t believe how many new townhomes have floors that squeak,” says the 55-year-old Rene. “Blackberry Walk is so well constructed; they use solid plywood construction throughout and extra re-enforcement in the staircases, just to name a couple.” Rene went on to say that Nancy especially loves the kitchen, spa-like bathroom and the laundry closet conveniently located on the upper level near the bedrooms. “Also, the builder went all out in the kitchen — it’s bright, open, and the soft-close cabinetry is solid maple,” says Rene. “These townhomes are like expensive custom homes — a lot of thought went into every detail.” Inspired by Crafstman-style architecture, Blackberry Walk is a boutique collection of 55 signature townhomes offered in an array of sizes from two-bedroom and den to four-bedroom residences. “Right now, we are offering a $10,000 incentive that buyers can use for upgrades or price reduction” says Tucker McClean, sales manager at Blackberry Walk. The contemporary, open-concept homes, ranging from 1,307 to 1,833 square feet, feature sleek wide plank laminate hardwood flooring on the main level, oversized windows to let in lots of natural sunlight, nine-foot 28 METRO VANCOUVER NEW HOME GUIDE | APR 17 - MAY 1, 2015
ceilings, vaulted ceiling in the master bedroom (most homes) and generous decks and patios to enjoy the sunsets. “Many homes have a private basement level recreation room for extra space,” says McClean, adding optional upgrades include wide crown molding, custom millwork, and gourmet islands. “Another unique feature is that there’s a variety of floorplans and layouts for people at different stages in life.” Each residence is beautifully appointed with an exceptionally elegant kitchen — truly a chef ’s dream. All are equipped with stainless steel appliances, extra thick Quartz countertops with coordinating ceramic tile backsplash, Maple cabinetry and under cabinet puck lights. Nestled in a quiet neighbourhood, you’ll love strolling and exploring the future city park and community path that surround Blackberry Walk. Th is prime location offers quick and convenient access to major routes and transit as well as great shopping and dining at Panorama Village, the new Guildford Town Centre, or Morgan Crossing. “Blackberry Walk borders Woodward Hill Elementary, which is French Immersion,” says McClean. With nearly three decades of excellence in the industry, family-owned Park Ridge Homes is synonymous with excellence in quality. With prices starting at $325,900 it isn’t surprising that more than 60 per cent of the finely crafted townhomes are sold, so ACT fast. This is your opportunity to live in a new home that offers exceptional quality both inside and out by a builder you can trust, all for a price that will make you smile. The presentation centre is open from noon to 5 p.m. daily (except Fridays). Blackberry Walk is located at 14271 60th Ave., Surrey. REBGV: Spring has Sprung DEMAND CONTINUED TO RISE ACROSS METRO VANCOUVER’S HOUSING MARKET IN MARCH. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 4,060 on the Multiple Listing Service® (MLS®) in March 2015. This represents a 53.7 per cent increase compared to the 2,641 sales recorded in March 2014, and a 32.6 per cent increase compared to the 3,061 sales in February 2015. Last month’s sales were 26.8 per cent above the 10-year sales average for the month. “We’re seeing strong competition amongst home buyers today. This is leading to more multiple offer situations and some upward pressure on home prices,” Darcy McLeod, REBGV president said. “For sellers, this means that it’s taking less time, on average, for your home to sell if you have it priced correctly for today’s market.” New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,968 in March. This represents a 13 per cent increase compared to the 5,281 new listings reported in March 2014. Last month’s new listing count was 4.7 per cent higher than the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the REBGV MLS® is 12,376, a 14.5 per cent decline compared to March 2014 and a 4 per cent increase compared to February 2015. “The number of homes for sale today is below what’s typical for this time of year,” McLeod said. “If you’ve been considering putting your property on the market, these market conditions indicate that now may be a good time to list.”
34 METRO VANCOUVER NEW HOME GUIDE | APR 17 - MAY 1, 2015
The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $660,700. This represents a 7.2 per cent increase compared to March 2014. Sales of detached properties in March 2015 reached 1,711, an increase of 53.3 per cent from the 1,116 detached sales recorded in March 2014, and an 83.4 per cent increase from the 933 units sold in March 2013. The benchmark price for a detached property in Metro Vancouver increased 11.2 per cent from March 2014 to $1,052,800. Sales of apartment properties reached 1,627 in March 2015, an increase of 47.1 per cent compared to the 1,106 sales in March 2014, and an increase of 65.7 per cent compared to the 982 sales in March 2013. Attached property sales in March 2015 totalled 722, an increase of 72.3 per cent compared to the 419 sales in March 2014, and a 67.1 per cent increase from the 432 attached properties sold in March 2013. The benchmark price of an attached unit increased 4.9 per cent between March 2014 and 2015 to $484,900.

CLAYTON MARKET rowhomes HANDSOME, DISTINCT ROWHOMES DEFINE CLAYTON MARKET, BUT ITS INNOVATIVE DESIGN PROMISES IT WILL BECOME AN ICON » by MICHELLE HOPKINS MOSAIC Homes is renowned as a developer on the cutting edge of innovation. In another first, at its newest rowhomes project, CLAYTON MARKET, the awardwinning developer is building its own boutique retail village directly adjacent to the homes. “This is really unheard of to have a townhome property with a mixed use environment that offers homeowners all of their urban amenities right there,” says Geoff Duyker, SVP, Marketing MOSAIC Homes, adding this will be a first of its kind development in the area. “Our buyers tend to be sophisticated, design-savvy people who really value urban amenities right next door.” The Saltbox architecture is rooted in history; defined by textured shingle and sharp, white and black facades. Punched, corner-wrap and shadowbox windows provide depth and frame spectacular views of Mount Baker and the Cascade Mountain range. Enclosed front yards feature illuminated private walkways lead to each home’s raised front door. “It’s a place where buyers can still afford to have their housing needs met. It is increasingly becoming a more popular place to live, based on what it offers and the value,” says Duyker. “For the price of a studio downtown, you can live in a three level townhome in East Clayton, Surrey.” Ranging from 1,212 to 1,274 square feet, discerning homebuyers will appreciate the attention to detail that went into each two-bedroom and den home — open floor plans, nine-foot ceilings on the main floor, large sevenfoot-high windows and laminate-wood flooring throughout the main living space, to name just a few. The centrepiece of the CLAYTON MARKET home is the open riser staircase, which creates a spacious living area that allows for plenty of natural light to stream into each home. From any position in the house, the staircase goes beyond its purely practical function, becoming an interior design cornerstone. The epicurean-inspired kitchens will be a pleasure to cook in, with a peninsula- or centre-island,
contemporary flat-panel cabinetry, custom open shelving, ceramic tile backsplash and a Whirpool ENERGY Star stainless steel appliance package. The hotel-inspired bathrooms offer a refreshing sanctuary accentuated by flat-panel cabinetry, a full-width mirror with millwork ledge in master ensuite, ceramic sinks with Grohe™ shower heads, pedestal sink in ground floor bathroom, and ceramic tile bath and shower surround. CLAYTON MARKET is also a short walk to Katzie Park, a natural habitat area with a pond and walking loop, as well as the recently opened Katzie Elementary school. With shopping, dining, entertainment and recreation amenities, CLAYTON MARKET offers more than a home, it offers an incredible lifestyle of work, play and live. In the last 13 years, MOSAIC Homes has become one of the largest multi-family developers in the province. CLAYTON MARKET continues in MOSAIC’s tradition of excellence, timeless quality and innovation. CLAYTON MARKET offers affordability without compromise. Starting from $309,900, these rowhomes will not last. CLAYTON MARKET home store and model home, located at 192nd St and 64th Ave, East Clayton, Surrey are open daily from noon to 6 p.m. For more information, call 604-574-5735, e-mail claytonmarket@mosaichomes.com or visit mosaichomes.com/clayton-rowhomes. MOVE FORWARD » by SUSAN M BOYCE
Canoe’s non-strata rowhomes are incredibly popular with downsizers and people who bought in earlier phases, are now ready to move up to a larger home, but don’t want to leave the neighbourhood. — Laurie Melo 48 METRO VANCOUVER NEW HOME GUIDE | APR 17 - MAY 1, 2015
This is it: your final chance to purchase a brand new singlefamily, triplex townhome, or a fee-simple rowhome at Port Royal. In other words: time to head directly to New Westminster’s historic Queensborough neighbourhood and check out this masterplanned community for yourself. “Canoe’s just released, non-strata rowhomes are incredibly popular with downsizers as well as people who bought in earlier phases, are now ready to move up to a larger home, but don’t want to leave the neighbourhood,” says sales manager Laurie Melo. “It’s like having the best of all worlds — spacious floor plans, lots of natural light, a private backyard, but far less maintenance than a house. Plus we have three plans to choose from including a very cool, three-bedroom loft-style home. Last month alone we sold 18 homes.” EXCEPTIONAL BY DESIGN
Inside, Canoe homes presents an easy going flow, a sense of connectivity that’s ready to handle anything from full-on family entertaining to cozy romantic evenings just for two. Mind you, the covered front porch is probably where you’d find me socializing during most of the sunny summer months.
entire upper floor feel airy and even more spacious. It’s also one I don’t see very often, so I’m delighted when she tells me almost every Canoe home has this bonus. VALUE TO CELEBR ATE
Naturally kitchens are dazzling — massive center islands with casual eating bar, oodles of storage space, and my favourite, GE Café full-sized appliances including a six-burner gas stove with both a convection and lower oven — in other words, a foodie’s heaven. Plus the entire main level is finished with white oak engineered flooring. Upstairs, Laurie has yet another surprise — a bathroom skylight. It’s a feature I’ve always loved because it makes the
After moving in just before Christmas, William and Lina still wake up every morning and think what a smart decision they made. “In Vancouver or Burnaby, all we’d have been able to afford would have been a small, two-bedroom apartment with low ceilings,” William says. “At Canoe, were able to buy a full, single-family house including a yard and a front porch. Alex, our five-year-old son, has his own room — which he’s really excited about — and we still have two more bedrooms to spare. This was such a good move for all of us — we’re going to be here for a long time. “ The Canoe presentation centre and three display homes are open noon to 5 p.m. daily except Fridays at 260 Ewen Avenue in New Westminster. Seasonal switch-up MAKE WAY FOR SPRING! » by HELLEN BUTTIGIEG
HELLEN BUTTIGIEG

At first, you were afraid to put away the rain gear because it was impossible to believe that unrelenting, grey and wet season was really over. But as spring slowly slides into place, you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas to Wellies. It’s time for the seasonal switch-up. Make some space for your spring and summer, and don’t give Jack Frost another thought. MAKE ROOM FOR SPRING.
It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage space, there are creative ways to better utilize existing spaces when storing out-of-season items. Try adding another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives again, you won’t have to rely on your memory to find what you need. HOW LONG HAVE YOU BEEN PUTTING OFF THAT RUMMAGE SALE?
Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time.
52 METRO VANCOUVER NEW HOME GUIDE | APR 17 - MAY 1, 2015
JUMP-START YOUR SPRING CLEANING WITH BABY STEPS.
If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a giveaway box. Toss or recycle any papers and garbage that are left over. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to, regardless of what the rest of the house looks like. HAVE YOU STORED YOUR PARK A?
If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution. A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yet-visible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins.
Whether you’re renting or buying, finding your next home has never been so easy.

RRSPS:
They’re not just for retirement anymore » by GAIL VAZ-OXLADE With tax season just around the corner, you may be thinking about your RRSP contribution. There was a

time when the only thing an RRSP was used for was saving for retirement, but this is no longer the case. These days, you can use your RRSP as a savings plan for a down payment on a home, among other things. It’s fair to say that the RRSP has become Canadians’ favourite savings account. The problem with RRSPs being all things to all people is that its wider scope, its greater flexibility, its move from a hands-off-don’t-ever-touch-this-money retirement plan to a you-can-use-it-whenever-you-can-justify-it savings account is that the process of identifying your investment strategy has become more complex. Most people say they don’t have enough money to maximize their RRSP and set aside a
56 METRO VANCOUVER NEW HOME GUIDE | APR 17 - MAY 1, 2015
non-registered emergency fund, which explains the overlap between retirement savings and other types of savings that take place within an RRSP. The first question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” If you’re using a portion of your RRSP savings as your emergency fund, then keep that portion of the RRSP assets fairly liquid so you can access the money in an emergency. If you’re tapping into your RRSP to buy a home, you’ve got a short- to medium-term investment horizon and must choose investments that suit. So you’ll have to forgo equities in favour of a more-conservative investment portfolio. Since you don’t have the time to wait out the bumps in the road that are part of the equity-investment experience, you have to settle for less return.
The first question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” Being clear on how you plan to use your RRSP dollars is especially important when those dollars are being contributed to a spousal plan or the contributing spouse could find money withdrawn from that plan taxed in his or her hands. The rules for withdrawals from a spousal RRSP state that if money is taken from a spousal plan within three calendar years of a contribution, that money could be taxable at the hands of the original contributor, defeating the original income-averaging strategy. Make spousal contributions by the end of the calendar year as opposed to in the first 60 days of the new year, since spousal contributions are measured on a calendar-year basis. If you delay your contribution, you’ll end up extending the withdrawal period by another calendar year. Perhaps the toughest part about using your RRSP for myriad purposes is keeping track of which of your RRSP dollars is for what. Here, consolidation may work against you. Instead, consider opening a separate RRSP for each of your purposes and file your statements based on what you’re trying to accomplish. Separate accounts will not only help you stay focused on the
purpose for which you are saving, it will allow you to keep your time horizon in perspective. While the money in your RRSP is yours and you decide how to spend it, don’t sacrifice your long-term goals for shortterm ones. It’s easy to get focused on a single objective to the exclusion of all others. To be balanced, look at what you want your savings to do for you long-term, medium-term and short-term. If you’re saving for a home, instead of putting this year’s total RRSP contribution into your “Home Ownership RRSP,” consider dividing it equally between home ownership and retirement. It will take a little longer to get into your dream home, but when you do, you won’t be behind in terms of retirement planning.

Panorama Woods by Portrait Homes offers easy access to schools, shopping and parks.
10 Minutes with Robert Grimm FINDING YOUR NEIGHBOURHOOD FIT » by SUSAN M BOYCE Some call it their “castle,” others their “residence,” yet others simply their “pad.” But whatever moniker you use, most people would agree that a home is far more than just four walls and a roof. It’s a reflection of who you are and what matters most in your life. So choosing the right neighbourhood is just as important as choosing the right style of dwelling. This issue, New Home Guide chats with Robert Grimm, principal of Portrait Homes, about some of the considerations to take into account when you’re deciding where, geographically, you want to come home to. 60 METRO VANCOUVER NEW HOME GUIDE | APR 17 - MAY 1, 2015
Q: The Lower Mainland offers an astonishing diversity — from agricultural communities to ultra cosmopolitan, downtown centres. Even within a single municipality, neighbourhoods often have a totally different character and ambiance than the one right next to it. How does a homebuyer choose the one that’s right for them? A: In a word, it comes down to lifestyle. So the first step is to establish what’s important to you in the way your live your life day-to-day. For example, having a garden, a workshop, and a ground-oriented home are all extremely important to me but not to my brother, Harry. Living in a downtown Vancouver condo with a balcony would suit him perfectly. I’d never be happy there. I also prefer a neighbourhood that’s very family-oriented and active. In the South Surrey neighbourhood where I live you always see families out riding their bikes or walking together, and on a sunny afternoon there’s almost always a game of pick up hockey happening somewhere on the street. Personally, I like that for my kids, but for someone who doesn’t have children, it might be a detriment.
Rob Grimm, Portrait Homes Q: You’re talking about fun, casual activities. What about things like cultural events and formal recreational opportunities? How do they fit into the equation? A: Again, you have to be realistic about what’s important to you. Families with young children will want to know there are good schools close by. If you’re a serious swimmer, proximity to a year-round pool makes sense. A person who loves to ride horses, won’t find many stables in downtown Vancouver or the North Shore, but for someone who has seasons tickets to the opera and a couple of live theatre venues those locations are ideal. One interesting hybrid is the large, communal amenities you see some developers like Polygon putting into their masterplanned communities. While it may mean higher strata fees, it’s a lifestyle that works for people who don’t to have to travel for things like a gym or place to host large gatherings.
Hampstead at Silver Ridge by Portrait Homes is a family-friendly community where neighbours know each other and are often seen enjoying outdoor activities together Q: What about the “feel” of a neighbourhood? A: The best thing you can do is go exploring and spend some time hanging out. Sit down and have coffee or stay for dinner. Go shopping at the local grocery store. And be sure to check out neighbourhoods you’re interested in at different times of the day and on weekdays as well as weekends — just because an area is quiet on a Sunday doesn’t mean it will be on Monday morning when all the local businesses and industries open. I also believe in talking to realtors who specialize in an area you’re considering and to the neighbours who live there now. Most people are quite willing to help. We once knocked on a person’s door and ended up having a two-hour conversation with her over tea — we learned a lot that day.
The Independent by Rize provides a location close to downtown Vancouver and directly on cycle routes and transit.
Q: Have you got any cautions? A: If an area is scheduled for redevelopment, it can be a great potential for gain on your investment. But you need to be aware evolution usually takes time, and sometimes that means the neighbourhood gets a bit rundown before it evolves. Th ink about it this way. If an investor is holding several lots that he wants to sell to a developer for a multifamily project, there’s not a lot of sense repainting or reroofing because those houses are just going to be torn down. Q: What’s your advice to first time buyers? A: Be clear on what you’re willing and not willing to sacrifice to get the lifestyle you want. If having access to a natural setting, outdoor activities, and a larger home is important, some people are happy to accept a longer commute time and the possibility of needing two cars. On the other hand, if you really prefer to be within cycling or walking distance of where you work, it might mean giving up some space — which isn’t an issue for many urbanites. Ultimately, though, I think the sooner you get into the market the better even if you initially have to make compromises, like taking in a roommate, or starting out with a condo when you really want a townhouse.
