Take advantage of low interest rates
T
he Bank of Canada’s most recent rate announcement – holding its interest rate target at 0.5 per cent – is the continuation of good news for prospective homebuyers and those otherwise in the market for a new mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A preapproval can be a win-win situation for shoppers, since it means you don’t have
to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree there could be some movement later this year. (BoC’s next rate announcement is in the fall.) However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Take advantage while you still can.

ell summer’s here, and the pavement is sizzling. Surprisingly, so is the real estate market. Normally people take the summer off to go on vacation and laze around beaches or swimming pools, but evidently this year people have decided their recreational activities will include camping out on a sidewalk to be first in line to scoop up a beautiful new pre-sale condo or townhome in one of Metro Vancouver’s exciting new developments. As we have pointed out over the last couple of months, the summertime can

be a great time to look for a new home for many reasons. This year, one of those reasons is the great opportunity to buy into one of the sought-after new highrises and townhome developments springing up very close to new Skytrain and transit hubs all over the Lower Mainland. First in line means first choice for the home, the floorplan and the view you want the most. While others spend the summer flopped on a beach towel with a trashy novel, those with the foresight to get in on the action first just might have the last laugh — if not the tan lines.

Eastpark RESIDE EAST SIDE » by SUSAN M BOYCE
Picture this: Queen Elizabeth Park as your backyard, the boutiques and fabulous eateries of Main as your extended living room, and the state-of-the-art fitness amenities of Hillcrest Community Centre as your neighbour. Oh and by the way, your new home is just steps from cycle routes and transit too. Now say hello to Eastpark: two collections of mid-century modern homes coming to the block between Main Street and Quebec at 35th Avenue. FRESH DESIGN FOR EASY LIVING
“Eastpark will bring something fresh and different to the Little Mountain neighbourhood,” says Marissa Evans, marketing manager with Boffo Properties. “Both buildings will have complementary architecture but each will be totally distinct — dark grey brick with white accents on Main, white brick with light grey accents on Quebec.” Inside, Eastpark offers a broad selection of floorplans — homes that range from one-bedroom and flex-room flats to two-level cityhomes with your own front door and a private yard. Then there are Eastpark’s penthouses. In a word, they’re amazing. In a few more words, these homes are going to give a whole new meaning to the idea of spacious living. “Penthouse floorplans range from approximately 1,000 to 1,300 square feet plus another 1,000 square feet of private deck,” Marissa says. 16 METRO VANCOUVER NEW HOME GUIDE | JULY 24 - AUG 7, 2015
“Views are going to be amazing — the North Shore, Queen Elizabeth Park, and the downtown skyline.” Inspired by the mid-century modern aesthetic of clean design and practical finishings, interiors have an elegant, timeless simplicity. Open kitchens are ergonomically designed with comfy eating bars, eye-catching penny round backsplashes and cabinets with dramatic colour blocking for visual impact. Plus there’s a full pantry wall, so you’ve got lots of extra storage for when your inner chef is ready to come out and play.
Eastpark will bring something fresh and different to the Little Mountain neighbourhood. — Marissa Evans
WESTSIDE AMENITIES, EASTSIDE CHAR ACTER
“Little Mountain is such a neat, eclectic community,” Marissa says. “You’ve all the fun dining and boutiques along Main Street, Nat Bailey Stadium, and the Farmers Market is a great place to get produce and crafts. Plus you’re close to good schools — something growing families appreciate. And with so many floorplans, there really is a home for everyone.” And here are two more way cool enticements. “People are relying more and more on cycling for getting around, so we’ve included a Boffo Bike Room for tuning and maintaining your two-wheel transportation,” Marissa says. And since many families include a four-footed member, there’s also a dog wash station with hot and cold water. Brilliant. Eastpark’s two buildings will be located at 5080 Quebec Street and 5085 Main Street in Vancouver. Presentation center opens soon at 4236 Main Street with prices anticipated to start in the mid $300,000s. Be sure to priority register at boffoproperties. com/eastpark for more information as it’s released.

//NEIGHBOURHOOD SPOTLIGHT
Kensington-Cedar Cottage » by STEPHANIE MACDONALD Kensington-Cedar Cottage is a neighbourhood in the very centre of East Vancouver. It is bordered by 16th Avenue and East Broadway on the North, Nanaimo Street on the east, 41st Avenue on the south and Fraser Street on the west. It is an ethnicallydiverse, up-and-coming place to live. Though not the most aesthetically-pleasing of Vancouver ‘hoods, Kensington-Cedar Cottage more than makes up for it with a close-knit family-friendly community, lots of great restaurants and services, fantastic schools and a great location close to downtown, Main Street and Commercial Drive. Bisected by a stretch along Kingsway called “Little Siagon,” the area was for many years home to a large Vietnamese population, still in evidence by the Vietnamese grocery stores and many restaurants, delis and cafes.

This is a tight-knit community of a diverse range of people who know and care about their neighbours. Local businesses know their customers personally, most businesses are independently-owned, and a popular community Facebook page allows people to connect, promote activities and businesses (and occasionally squabble). Cafes are full of people working on laptops as well as hanging with babies, playing music and hosting knitting clubs. It’s welcoming and unpretentious. Diverse in age and ethnicity, you can expect to see lots of young families, some seniors, and virtually every ethnicity you can imagine. According to the city hall’s census, under half of this population of 50,000 residents speak English as a first language, 1

» Home Buyers This area is predominantly single-family with quite a few duplexes and new townhome complexes popping up due to new density zoning laws. Townhomes are more affordable, as developers are snapping up lots that can be densified. Condos are going up in mixed-use buildings along the main routes such as Kingsway, Knight Street and Fraser Street. » Renters There are lots of rental suites in homes, and quite a few affordable apartment buildings, though they’re not very fancy.

and mixed-race couples and kids are the norm rather than the exception. The residents are predominantly white-collar and politically left-leaning, with the NDP ruling here since people can remember. Apart from the incredible restaurants here, there’s a library at Knight and Kingsway, and Kensington Community Centre and Pool is at 33rd and Knight Street. There are many incredible schools offering both progressive and more traditional learning environments, including French immersion, and two private schools. The jewel of this area is Vancouver’s only lake, Trout Lake, in John Hendry Park beside Trout Lake Community Centre; home to farmers’ markets, festivals, a skating rink and tennis, soccer and baseball facilities. It’s still less expensive than the Westside, but this formerly rundown neighbourhood has been on the rise for a while and is now considered one of the most desirable places in the city to buy. House prices are high, but there are a surprising amount of reasonable rental buildings and most homes have a revenue suite. This is considered one of the best neighbourhoods to live in in Vancouver for a reason: it’s beloved by everyone who lives there. Neighbours are friendly, there are amazing parks, restaurants, schools and community activities. It’s safe, convenientlylocated and connected. But… being so close to the DTES means that there is some property crime, but the community patrols and policing services have improved things a huge amount.

HOT off the web The skinny on what’s happening in real estate in the lower mainland. » by DIANE DUFLOT
“NO” VOTE FOR PLEBISCITE
The votes have been counted in Metro Vancouver’s transit plebiscite, and the majority of voters do not support a sales tax increase to fund transit. Sixty-two percent of the votes cast were for the “No” side, and 38 per cent for the “Yes” side. The “No” vote for plebiscite means that it will be important, in the months and years to come, to make improvements to the city’s transportation infrastructure, since Metro Vancouver continues to grow at a rapid rate. DIANE DUFLOT

and 70 per cent felt “government should be more involved in the housing market.” VANCOUVER TARGETS RENEWABLE ENERGY
Some of Metro Vancouver’s mayors are hoping that a separate utility district for TransLink can be created that would function in a manner similar to the area’s sewer and water services. The motion will be debated by the Metro board next month, and if it passes, regional directors would have more control over TransLink’s finances and general operations. They would also be able to collect regional service taxes to pay for it. It remains to be seen what form such a utility might take, however, and the provincial government, whose approval would be necessary before any serious changes were made to TransLink, has shown reluctance to give the mayors more control.
Vancouver has a goal to achieve 100-per-cent renewable energy, an essential step towards climate protection. Despite the fact that Canada’s electricity is relatively low-carbon, the average Canadian still used 23 litres of fossil fuel a day in 2012, producing an average of twice the greenhouse gas emissions of the typical European. Making such a paradigm shift is in keeping with the times: California’s governor recently announced an increase in that city’s gas-reduction targets, a decision that has been both praised and criticized, due to the lack of a concrete plan to meet that goal. What are needed now, in California and Vancouver alike, are solid ideas on how emissions can be reduced while increasing local energy security, diversifying local economy and creating jobs.
HOUSING AFFORDABILITY: MANY VANCOUVERITES “MISERABLE”
SUBURBS ATTRACT FAMILIES WITH MULTI-FAMILY UNITS
MAYORS PROPOSE SEPARATE DISTRICT UTILITY FOR TRANSLINK
A recent opinion poll asked Vancouverites if they were happy, comfortable, uncomfortable or miserable their housing and transportation situation, and the results showed a wide gap between the have and the have nots, or the homeowners and those trying to climb onto Vancouver’s real-estate ladder. Two things that an overwhelming majority of respondents agreed on? Nearly four in five felt that the government should collect “data on the profile and location of Metro Vancouver homebuyers,”
For many looking for more space and cheaper housing, the decision to move from the City of Vancouver to one of its suburbs is an easy one. Developing neighbourhoods in the suburbs offer schools, parks, shops and other amenities, and the suburbs draw families due to their affordability and mix of housing types. //MIND OVER MORTGAGE
Is less more when it comes to mortgages? NO-FRILLS MORTGAGES » by JORGE & ALISA ARAGON
JORGE & ALISA ARAGON
are Mortgage Experts with Dominion Lending Centres Mountain View. They are active members of the Greater Vancouver Home Builders Association. Jorge & Alisa focus on the overall needs and plans of their clients and then find the best mortgage to suit their needs. For more information visit YourMortgageSolutionsGroup.ca or contact them at aaragon@dominionlending.ca.
While No-Frills mortgage products typically offer a lower interest rate when compared with many other available products, the lower rate is really their only perk. This type of product will only be ideal for you if you have no plans to take advantage of benefits that will help you pay off your mortgage faster – such as pre-payment privileges, including lumpsum payments. No-Frills products also won’t let you take your mortgage with you if you purchase another property before your mortgage term is up. Portability is an important option that could save you money over the long term if the home of your dreams is within your reach before your mortgage term is up and rates have risen, which they have a tendency to do over a five-year period. It’s understandable why these products may seem appealing. After all, during tougher economic times, who has the extra cash to put down a huge lump-sum payment? And who needs a portable mortgage if they are not planning on moving until the market picks up? But it’s important to remember that a lot can change over the course of five years – or whatever term you choose for your
28 METRO VANCOUVER NEW HOME GUIDE | JULY 24 - AUG 7, 2015
mortgage. You could get transferred, find a bigger house, have babies, change careers, separate from your spouse, etc. Five years is a long time to be anchored to something. Many people won’t sign a cell phone contract for longer than two years that they can’t get out of, so why would they then sign a mortgage for five years that they can’t get out of? You can still obtain great mortgage savings without giving up the perks of traditional mortgages. For starters, many lenders are willing to offer significant discounts if you opt for a “quick close,” which means that you complete the transaction within a determined period offered by the lender (usually within 30 or 45 days). There are other ways in which to save more money. For instance, by switching to weekly or bi-weekly mortgage payments, by obtaining a variable-rate mortgage and increasing your payments to match those of the current five-year fixed rate. By implementing some of these tips you will be far ahead of the savings from a No-Frills mortgage interest rate. No-Frills products represent a great example of why interest rates are not the only important factor to consider when deciding whether to opt for a particular mortgage product. Much like buying a car, you get what you pay for. If you don’t want a car with air conditioning, a stereo, a cup holder, and so on, then you can get the cheapest car going… but you will likely regret it later. That’s why it is essential to discuss the full details surrounding the small print behind the low rates. It’s also important to take into account your longer-term goals and ensure your mortgage meets your unique needs now and into the future. As Mortgage Experts, we will help you find that balance by finding the best mortgage for you.

Keaton Townhomes LIVE LIFE LARGE » by SUSAN M BOYCE They’re big, they’re bright and they’re selling fast. Oh and by the way, these Georgian-inspired townhomes look great too. “Keaton offers larger floor plans — up to 1,957 square feet — and bigger kitchens than any other townhome development in the Willoughby neighbourhood,” says sales manager Amber Pogue. Master bedrooms, she adds, are designed with the convenience of a walk-in closet because there’s no such thing as too much closet space — just ask anyone who loves shoes, shirts, or sports jerseys. “Plus you’ve got fenced yards and private decks off the eating area, so you’ve got plenty of outdoor space that’s usable all year round,” Amber continues. “Young families love these homes because they know they’re buying a home they’ll be able to grow into. Downsizers love them because they have the space for their single-family-sized furnishings and the treasures they’ve collected over a lifetime. It’s a win-win scenario for everyone.” And here’s another piece of news to get you excited — the Keaton showhomes will soon be available to purchase. “Phase One is sold out and Phase Two is over 75 per cent sold, so you’ll want to hurry over to check them out for yourself before it’s too late,” Amber says.
Keaton offers bigger kitchens than any other townhome development in the Willoughby neighbourhood. – Amber Pogue GET WHAT YOU SEE
“Like every Sunmark home, at Keaton what you see is exactly what you get,” Amber says. “Everything, from the quartz counters and full-height pantry panel beside the fridge to the ensuite’s five-foot walk-in shower with glass enclosure and dual-sink vanity, is included in the price. Because there are no upgrades, Keaton is a great value that gives buyers everything on their wish list.” CELEBRATE FAMILY
For families, Keaton’s location is a winner too. Directly across the street is one of the Lower Mainland’s 19 StrongStart Day Care Centres. Schools at all levels from kindergarten to university are 32 METRO VANCOUVER NEW HOME GUIDE | JULY 24 - AUG 7, 2015
close at hand. The Langley Events Centre is just down the road, and when you’re ready to indulge your shopping and fashion sense, Willowbrook Mall or the big box delights of the Langley Power Centre are barely a five-minute drive away. It’s all part of the reason why Keaton lets you live life large. The Keaton showhomes are open noon to 5 p.m. daily except Fridays at 7686 – 209th Street. Priced from $339,900. CHRISTINE AND JORDAN AT HIGHLANDS
Putting Down Family Roots » by SUSAN M BOYCE When it came to house hunting, Christine and Jordan had a clearly defined, long-term strategy. First, they wanted a home that was new or nearly new. They wanted a house with three storeys and a separate dining room, and it was crucial to have both an elementary and secondary school close by. One afternoon, it all came together. “We saw an ad for The Highlands at Sullivan Ridge and went to the preview,” Jordan explains. “We’d already looked at a lot of homes in South Surrey because we both have family in the neighbourhood. But nothing we’d seen was comparable in quality or features.” “I love the showhome’s colour scheme — especially the darker grayish flooring — and the way the rooms were staged to show how they could be used for different purposes,” Christine says. “And when we looked up the developer, we discovered Marathon has an outstanding reputation for quality — we’d made an offer on a brand new house several months earlier, and when we sent in the inspector, we learned the hard way that not all builders do.” Jordan adds that Highland’s location less than a 10minute walk from the elementary school and Bell Centre for the Performing Arts plus the unexpected mountain views to the north helped seal the deal for him. Plus the fully finished basement, including a theatre room, was a bonus the entire family will enjoy for many years. 34 METRO VANCOUVER NEW HOME GUIDE | JULY 24 - AUG 7, 2015
Four days later, the couple invited their parents to go with them to Highland’s official opening. “They all got super excited when they saw it,” Christine says with a grin of sheer enthusiasm. They wrote the sales contract on the spot. “Yes, a six-bedroom house is big for the two of us right now, but when we have a family, it’s nice to know we won’t have to move. This is a definitely a long term investment for us.” Serendipitously, one of Christine’s business colleagues had bought in and earlier Marathon development located just down the road. “I remember he raved about his home, and now, flash forward, we’re going to be neighbours. Sounds like once we’re moved in at the end of July, we’ll be having a block party for sure.” The Highlands at Sullivan Ridge is now sold out but you can preview the upcoming release of Horizon at 6070 – 145th Street in Surrey. NEST
SAVINGS UP TO $5,000 ON FINAL HOMES » by JANINE MACKIE Natural curb appeal is realized with Craftsman-style architecture featuring wood trim and overhangs, while the landscaped courtyard and oversized patios satisfy that craving for outdoor space. THE RIGHT HOME
Wouldn’t you love to buy the right home, in the right place at just the right time? Once overlooked as a sleepy suburban neighbourhood of Coquitlam, the area now known as Burquitlam — north of the Vancouver Golf Club, east of North Rd. and south of the Port Moody boundary, is on the brink of an exciting future. THE RIGHT TIME
Today this revitalized community is awash with new amenities, ample shopping at Lougheed Town Center, popular restaurants and big plans including a YMCA and rapid-transit station. It’s this community renewal and accessibility to Vancouver that has real estate professionals excited to bring new homes to the market and savvy homebuyers enthused to invest. The timing is definitely right, says Nest’s sales and marketing director Jenny Wun. “Evergreen Line Skytrain is nearing completion and Burquitlam is increasingly an attractive, affordable option.” THE RIGHT PLACE
Located at the corner of Regan Ave. and Dogwood Street, this move-in ready development by Aquila Developments, a Bosa company, offers one- and two- townhomes priced from $249,900. “The range of floor plans offered here are fitting for every stage of life,” says Wun, “And you can also garden with your very own private plot.” 46 METRO VANCOUVER NEW HOME GUIDE | JULY 24 - AUG 7, 2015
Inside the two furnished display homes, wide plank laminate flooring stretches the length of the living area from kitchen to dining room. Fully equipped with Whirlpool stainless steel appliances, Caesarstone breakfast bar and high gloss cabinetry, this culinary space is the heart of the home. Beyond aesthetics there’s peace of mind that Nest is built to high standards with concrete party floors, engineered floor joists and “Rainscreen” technology. The secured underground parking area has ample room for both cars and bikes. And whether you’re a student at SFU or a seasoned professional, nearby hotspots like the Rhino Pub, Cumpari’s Gelato and the parks and trails around Burnaby Mountain make the experiences outside your front door just as satisfying. Sounds to me like the perfect place to satisfy your nesting instinct. JULY 24 - AUG 7, 2015 | METRO VANCOUVER NEW HOME GUIDE 51
//PROJECT PROFILE
Myron’s Muse EXQUISITE BY NATURE » by SUSAN M BOYCE It’s a warm, sunny day at Myron’s Muse in Maple Ridge, and at first the only sound I hear is the wind rustling through the soaring evergreens that surround this enclave of homes. Suddenly, there’s an eruption of laughter as a boy and girl, each holding large bunches of kale, race down the trail leading from one of the community’s well-tended garden plots and up the back stairs into their home. “It’s amazing how Myron’s Muse is already coming together as a community,” says sales manager Dan Skalnik with a smile. His gesture encompasses the warm combination of natural cedar and stone siding, the pumpkin-coloured front doors, as well as the fully landscaped, private yards. “It’s really like a little piece of heaven here.” No kidding, this neighbourhood just feels good. Inside, I discover Myron’s Muse homes are filled with details sure to appeal to young families and downsizers alike. Kitchens are sunny and bright with spacious counters, eating bars and tons of storage. There’s the convenience of a bathroom on every floor, and laundry is intelligently located upstairs beside the bedrooms — no more hauling heavy laundry baskets up and down the stairs. Need another incentive? Every Myron’s Muse home includes a two-car garage and most have a finished basement too. And while the display home’s lower level is decked out as a media room plus office/study, I’m thinking this could be the perfect place for an exercise room and wine cellar— after all, choice is good, right? 52 METRO VANCOUVER NEW HOME GUIDE | JULY 24 - AUG 7, 2015
Before I leave, Dan lets me in on another piece of good news. “Our newest phase of premium homes is located adjacent to a protected riparian area, so your privacy and view of old-growth trees will be there forever.” Now that does sound like a slice of heaven. Myron’s Muse offers 69 two- and three-bedroom townhomes priced from $289,900. Presentation center open 1-6 p.m. Thursday through Sunday or by appointment at 23651 – 132nd Avenue in Maple Ridge. More information at myronsmuse.com or call 604.380.1801.
