Think you can’t afford a home? It’s more affordable than you first thought

Much like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt

to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. e all fall into our little ruts, including where we live. It’s true, having a wonderful community surrounding you really adds to your quality of life. Redefining AlteRnAtives to single-fAmily living » by SuSan M Boyce

Was that a townhouse, a rowhome, or terraced housing? The answer could depend on what part of the world you’re located in when you ask the question. The English and many Europeans still like their terrace homes, while in Canada, we’re more likely refer to them as a townhouse or rowhome. But whatever the label, there’s little doubt this alternative to single-family living is continuing to gain popularity. And like any other celebrity, that means it’s evolving as it goes. This issue, Now Home Guide chats with Michael Geller, principal of Geller Properties and well-known advocate for innovation in sustainability and affordable housing, about some of the creative outcomes of this new housing dialogue. Q: Many industry insiders say that townhomes are the new single-family. What are your thoughts on the viability of this housing option? Will the townhouse or rowhome format continue to gain popularity? A: Yes. In fact, in many areas like Surrey or Richmond, the majority of new development is already either townhouse or mid to highrise towers. Where it hasn’t happened is Vancouver or the North Shore, primarily because they don’t have large tracts of undeveloped property.

Vancouver’s three Cowie rowhomes were a first for the City and the Cambie Corridor. Q: Townhomes, or rowhomes if you prefer, have traditionally been sold as strata units. Recently though, some developers like Portrait Homes and Vesta Properties are building fee-simple rowhomes targeted to buyers who like the idea, and relative affordability, of a multi-family unit but don’t want to deal with a strata council. What are some of the differences between fee-simple and strata townhomes? A: One significant, and challenging, difference is the fact each fee-simple home has to sit on its own lot. In order to subdivide a typical 50-to-60 foot urban lot into three 18-to-20 foot lots for rowhome housing you need city approval. In most municipalities, including Vancouver, bylaws were written at a time when such narrow lots were not contemplated, so it can be extremely difficult and costly to get the necessary rezoning. Another consideration is that an apartment building or conventional strata townhouse development requires only one municipal sewer and water connection for the entire project. But if every home is individually owned, each ‘door’ requires its own connection — meaning those costs can become prohibitive. To get around it, one of two things needs to happen. Municipalities have to lower their fees on smaller infill projects or there needs to be additional legal agreements that allow pipes and connections to go over neighbouring properties. Portrait Homes accomplished this at Silver Springs in Maple Ridge, and in Toronto it’s been done for some years now without problems.


Amsterdam is one of Michael Geller’s favourite examples of the benefits of more relaxed design regulations.

Also, if access roads are needed, it’s easy to make their construction and ongoing maintenance part of the overall costs of strata development. In the case of fee-simple, however, it might require a hybrid arrangement where owners are responsible for maintaining their own house and there’s a legal agreement whereby people pay a small amount each month toward maintaining shared elements like roads or neighbourhood parks. It’s similar to a strata but in a far more simplified form. Q: But what happens if my neighbour decides they want to change the look of their home? If there are no design regulations in place, doesn’t that mean the entire neighbourhood could end up as a mismatched, architectural hodge-podge?

A: It could. But Amsterdam is an excellent example of how taking a less heavy-handed approach to regulating architectural design can create a rich and interesting streetscape. Each building is individual and built right against the adjacent one. If that sounds outrageous, think about what we do right here in Metro Vancouver on most commercial streets. All we’re really doing is starting to go back to the way towns and cities were traditionally built hundreds of years ago. Q: What about resale values? A: This housing form is so relatively young that we simply don’t have enough historical data yet. Remember that the first strata units only date back to the 1970s. But the fact that at Hollyburn Mews in West Vancouver we were able to sell a strata coach house for $1.2 million speaks to the demand for this type of housing option. If I had to predict, I would suggest that the market for fee simple units will continue to increase and their appreciations will be at least comparable to that of a single-family home. Q: What new innovations would you like to see in the townhouse marketplace? A: One day, I would like to build a checkerboard development. Imagine regular townhouses, then shift each unit so they only touch at the corners. There are other variations and modifications, but I think that one would be fun. It’s always interesting to watch new home and condo buyers as they choose their upgrades. Naturally, they’re excited about this chance to customize their homes. Some throw caution to the wind, exceeding their budgets by thousands, while others are determined to not go a penny over. Whatever your personality type, the ability to prioritize is key. The types of upgrades available to you will depend largely on your builder. Among the most popular options are hardwood floors, finished basements and gas fireplaces. (In more exclusive communities, these may be considered standard features.) Upgrades can be as modest as a soft-close toilet seat or as dramatic as a coffered ceiling. You may have the opportunity to select crown moulding and taller baseboards, or high-end appliances, custom cabinetry and top-of-the-line hardware. Mosaic tile backsplashes, granite countertops, elegant lighting fixtures, closet organizers, rain showerheads… the list goes on and on. As you can imagine, it’s enough to set your head spinning.

» Which upgrades will have the most impact on your quality of life? Write down every option that appeals to you, and then rank them in order of importance. You may be surprised to find that sometimes it’s not the most expensive items that matter most to you. » Which make the most sense from an investment point of view? While it’s hard to imagine selling a home that isn’t even built yet, there will come a day when you’ll want your home to appeal to buyers. Money spent on solid gold bathroom faucets will not be recouped, I promise you. Hardwood floors, on the other hand, tend to be a crowd-pleaser. » Which can be easily postponed for a couple of years? If you’re still having trouble allocating your budget, opt for the upgrades that are most technically difficult to install. Gas fireplaces, for instance, are a good feature to install right off the bat, while cabinet hardware can easily be replaced at a later date. While I don’t generally advise my clients to splurge on every bell and whistle, the right touches will make your home feel as special as you are. Like so much in life, it’s about striking the right balance.

When hiring a professional mover, one expects to have your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck. Federal and Provincial regulations prohibits movers from transporting hazardous materials such as but not limited to propane canisters, flammables or gasoline cans unless they are empty of fuel, as well as paints, solvents, industrial chemicals, firearms or anything deemed to be a hazardous material. It is important for consumers to understand what can and cannot be moved before the day arrives. Movers also establish their own guidelines. At TWO MEN AND A TRUCK® - Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds, cash, as examples. Common sense dictates that these are items you would want to take yourself. If you have items of extraordinary value such as paintings, sculptures and antiques, they must be declared to the movers ahead of time. The issue here is insurance, and the basic package your mover offers may not cover these exceptional goods. Although we don’t offer additional insurance to cover these at our company, we can arrange for it. You can also check with your own insurance company about covering these special items;

your homeowner’s policy may have a rider for goods in transit. If it does, there’s no need to reinvent the wheel. It is still critical to know and understand how much insurance your moving company carries. British Columbia requires movers to insure at the basic level of 60 cents per pound per article. At TWO MEN AND A TRUCK – Canada, you are insured up to $250,000, which is far greater than the minimum. We also offer replacement cost with a $250 deductible. Extremely large items and tough to move items such as pianos, pool tables and massive wall units are a challenge. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate. Another “rule” to be aware of if you live in an apartment building or condominium is arranging with your super or property manager to reserve the elevator for the time of your move. Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator? The more your mover knows, the more accurate their estimate will be. No one likes moving day surprises, including your mover. Communication is key. If there’s any month when you’re most likely to wonder if all the bills will get paid, it’s usually January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices, and you’ll be looking for ways to trim back. Enter “Make Do Month.” This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new to wear, you get creative and shop your closet. And if you need a little something different, you shop a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money. When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure, there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do. January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not

Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra-busy workdays, or create a coupon for three nights of free baby sitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a car tune-up. Substitute your energy for spending money. After the buzz of the holidays, you’ll no doubt be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. It’s time to hit that great new restaurant that just opened up, or head to the clubs. Wait a minute! This is Make Do Month. Call up a couple of friends and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once a month game or poker nights, and rotate from one friend’s home to another. No one says you can’t have fun during Make Do Month. You just can’t spend lots of money. Make Do Month is a conscious decision to stretch every dollar as far as it’ll go. Try it and see if just becoming conscious save you money. I’ll bet your pleasantly surprised.

REBGV: In Metro Vancouver, No News is Good News HOUSING MARKET ACTIVITY FOLLOWS 10-YEAR AUGUST AVERAGES

The Metro Vancouver housing market experienced steady home sale, listing, and pricing trends for the month of August. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,771 on the Multiple Listing Service® (MLS®) in August 2014. Th is represents a 10.2 per cent increase compared to the 2,514 sales recorded in August 2013, and a 9.5 per cent decline compared to the 3,061 sales in July 2014. “Activity this summer has been strong but not unusual for our region,” Ray Harris, REBGV president said. “The volume of home sales has been higher than we’ve seen in the last three years, yet below the record-breaking levels of the past decade.” Last month’s sales were 4.3 per cent above the 10-year sales average for August of 2,658. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver* is currently $631,600. Th is represents a 5 per cent increase compared to August 2013. “Broadly speaking, home prices in the region are continuing to experience modest, incremental gains,” Harris said. New listings for detached, attached and apartment properties in Metro Vancouver totalled 3,940 in August. Th is represents a 5.9 per cent decline compared to the 4,186 new listings in August 2013 and a 20 per cent decline from the 4,925 new listings in July. Last month’s new listing total was 8.4 per cent below the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 14,768, a 7.9 per cent decline compared to August 2013 and a 5.4 per cent decrease compared to July 2014. 48 METRO VANCOUVER NEW HOME GUIDE | SEPT 19 - OCT 3, 2014

Sales of detached properties in August 2014 reached 1,158, an increase of 10.1 per cent from the 1,052 detached sales recorded in August 2013, and an 85.6 per cent increase from the 624 units sold in August 2012. Sales of apartment properties reached 1,126 in August 2014, an increase of 10.6 per cent compared to the 1,018 sales in August 2013, and a 55.3 per cent increase compared to the 725 sales in August 2012. The benchmark price of an apartment property increased 3.6 per cent from August 2013 to $379,200. Attached property sales in August 2014 totalled 487, a 9.7 per cent increase compared to the 444 sales in August 2013, and a 62.3 per cent increase over the 300 attached properties sold in August 2012. The benchmark price of an attached unit increased 3.9 per cent between August 2013 and 2014 to $474,900.

In the 101 things to consider when you are looking at buying a new home, make sure the reputations of the builders you are considering is toward the top of your list. You have to do your homework before you make what will probably be one of the biggest financial investments of your life. Now that the Internet is such a big part of our lives, checking on a builder’s history and track record is easier than ever before. It should also be an important factor in your final decision. You will find a lot of information on builders’ websites about their histories, awards and past and current communities. You can also visit Tarion Warranty Corp. at tarion.com to research builders’ track record with the warranty program. Has Tarion had to resort to conciliations (onsite inspections by a qualified warranty representative to resolve a dispute between builder and homeowner)? The point is, you can do this online. When I started in the business decades ago, people relied mostly on word-ofmouth, and you know, that strategy is still effective today. I suggest you drive through

completed neighbourhoods, take a good look at how everything came together. Are the homes and streetscapes beautiful? Have they aged well? Did the builder give careful thought to exterior designs and colours? Then go and knock on doors and ask how the owners felt about their purchase experience. If they’re happy, they will be glad to tell you, and if they’re not, believe me, they’ll be even more anxious to share their stories with you. Just be sure to place it in a realistic context. Every builder today faces challenges with labour and material shortages, unexpected delays with municipal approvals, and even good builders make occasional mistakes. It’s the nature of this business. But responsible, reliable builders will make their homeowners aware of shortfalls, and will do everything possible to amend the situation. Oh, and speaking of word-of-mouth, you can also connect with other buyers on social networking sites – but again, weigh the pros and cons of this carefully. Just because something is online does not guarantee it’s factual. Good or bad, take it with a grain of salt and turn to other resources for your research as well. Another thing – avoid getting carried away when you’re standing in the sales office looking at inviting renderings and tempting floorplans. You may even have a beautiful model home to tour. Most likely, the community and homes are fine, but a builder can promise anything. Find out for yourself that the claims are true. If you have any questions, ask the sales representatives, who should be eager and willing to answer them, or to find out from the appropriate sources if they don’t know. You can even approach the building department in the municipality you’re thinking of living in and find out whether the builder’s plans for the community are being accurately represented. Keep this in mind, too: if you haven’t looked into the builder’s reputation, what else might you be overlooking that may cause you to regret your decision? Far too often in the past, I’ve encountered homeowners who become educated about their homes and builders after buying, when it was too late to choose another course. Fortunately, this scenario is changing. I used to say that people spend more time picking out a pair of shoes than they do buying a home – but no more. People are doing their homework, and at Heathwood Homes, there’s nothing we like better than helping educated consumers buy the home that will make them happy.

entertaining, the adjacent dining room could easily handle a family gathering of 10 — even though today it’s set for only six. As I’m heading upstairs I hear an exclamation from the master suite. “Wow — that is a nice sink.” I peek past the double, walk-through closet and find a couple checking out the ensuite. Instantly, I understand their enthusiasm. Contemporary and zen-inspired, this beauty has two distinct sections yet it’s a single unit. Very cool, very different. In no time, the woman and I are discussing the benefits of soft-close cabinetry and trying to decide whether we’d put evergreens or seasonal flowers on the window ledge outside.

I love surprises. So even though Leon Bogner, principal of the Bogner Group, had told me Highland Park Metrotown incorporates a “bold” colour palette, coming round the corner is an unanticipated delight. There’s a richness to the façades — deep, warm brown framed by black accents. It’s a look I associate with traditional, tree-lined neighbourhoods like Shaughnessy or Point Grey. Landscaping is lush, too. Even with fall almost here, colours are vibrant and the path to Highland Park Metrotown’s show homes feels more like a stroll through an English country garden. Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)
