hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that

the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

something to look out for. Are people chatting to each other on the street? Is there a good mix of retail, restaurants and services around? Walkability is also high on many people’s list of priorities at the moment. How much would you have to use your car if you lived in this place? Of course the proximity to schools is important if you have kids, and proximity to healthcare services is useful when you are older— everyone has different needs and desires and that’s one of the great things about Metro Vancouver — there are so many different neighbourhoods offering different enticements it may be hard to choose only one! When you are searching for a mortgage, you shouldn’t only base your decision on rate. It is important to search for the “best mortgage”. A mortgage that not only provides the best interest rate, but also the one with the best terms and conditions. By understanding mortgage terms and what they mean in dollars and sense, you can save the most money and choose the term that is best suited to your specific needs. With a closed term mortgage, you can’t pay off your mortgage before the end of the term without having to pay a penalty. The pre-payments without penalty clause is one of the conditions that can save you considerable amount of money in the long run. This clause allows you to make payments on the principal of your

loan, or increase the amount of your periodic payments (monthly, bi-monthly, etc.) without a penalty. Each lender has different programs for pre-payments, they usually vary from 10% to 20%, i.e., you can pay any amount within the approved percentage of the original value of your mortgage or increase your periodic payments once a year without paying a penalty. Many people don’t take advantage of this clause because it is generally difficult to save the extra money to make additional payments. Here is an easy way to take advantage of this benefit - “The Java Factor”. This is something that is very easy to follow and can save you thousands of dollars on paying down your mortgage. Usually everyone buy a cup of jo (coffee) or two during their work day. When you see the cost of a cup of coffee at Starbucks or any other establishment, you realize that maintaining this habit can be very costly. Suppose that you spend at least $5 per day, 5 days a week in “coffee, donuts, chocolates, snacks, etc.”, this would amount to approximately $108 per month; if you apply them to your monthly mortgage payments, the savings can be considerable. For ex ample:

This calculation would vary case by case but depending whether you have a pre-payment clause with your mortgage or not, it is important to emphasize that by making a small sacrifice you can have significant long-term savings. So remember “The Java Factor” next time you are thinking of stopping for a coffee on your way to work and take a cup of coffee brewed at home instead.

REBGV Housing Report for May home buyer demand increases across Greater VancouVer An increase in home buyer demand put Greater Vancouver in the upper reaches of a balanced real estate market in May. The Real Estate Board of Greater Vancouver reports that residential property sales in Greater Vancouver reached 3,286 on the Multiple Listing Service® in May 2014. This represents a 14 per cent increase compared to the 2,882 sales recorded in May 2013, and an over seven per cent increase compared to the 3,050 sales in April 2014. Last month’s sales were six and a half per cent below the 10-year sales average for May of 3,514. The sales-to-active-listings ratio currently sits at 20.4 per cent in Greater Vancouver, which is the first time that this measure has been above 20 per cent since June 2011. “Our MLS® statistics tell us that there’s more home buyer demand today than at any point over the last three years,” Ray Harris, REBGV president said. “With sales surpassing the 3,000 mark in May and our sales-to-activelisting ratio exceeding 20 per cent, this is the most active marketplace we’ve seen since the spring of 2011,” New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,936 in May. This represents a five per cent increase compared to the 5,656 new listings in May 2013 and a 0.2 per cent decline from the 5,950 new listings in April. Last month’s new listing count was 2 per cent below the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the MLS® system in Greater Vancouver is 16,072, a 6.7 per cent decline compared to May 2013 and a 3.6 per cent increase compared to April 2014.

When a five-year stint on a Vancouver-based, sci-fi TV series ended about 18 months ago, actors Ria and James hired an agency to rent their fully furnished home and relocate to Toronto to assess the stage, TV and film opportunities in the Big Smoke. A series of short-term Vancouver tenants let Ria and James take up two furnished Riverdale homes (for 10 and three months), while auditioning, working and home hunting in Toronto. “Renting helped us avoid paying more than we could afford to buy in Toronto and accepting less than our Vancouver home was worth,” says Ria. Meanwhile in Toronto’s trendy Beach neighbourhood, Dave and Jana realized that their closing dates would leave them, their two kids and cat homeless for about five weeks. Finding a pet-friendly, affordable home for four with a mid-month move-in date proved so challenging, they asked Jana’s ex to take the

kids for the month and rented a one-bedroom condo in the Financial District. They paid a $500-cash deposit and planned to pay the balance when picking up the keys the next day. When they didn’t get the keys or their $500 back, they scrambled to find alternative accommodation and filed a police report. Adrenalin-fueled consumers tend to make the deal, then ask themselves: “Now what?!” While friends’ and family homes, a vacation home or an extended holiday may be an option, most homeowners need to rent when their closing dates don’t match up or when extensive renovations will keep them out of their house for some time. Whether you do it yourself or rely on an established, reputable agency, such as Vancouver’s Unique Accommodations and Toronto’s Marco Enterprises, to rent your home or find interim housing, short- and long-term accommodation can give you the

The agency will screen and run a credit check on prospective tenants, and run title searches to be sure they’re dealing with the rightful owner. While most couples and families want to rent close to work and/or school, others choose to explore a new neighbourhood and lifestyle before making the move into their home. “Be realistic about what you really need and can afford,” says Nina Ferentinos, president and managing broker, Unique Accommodations. “You can’t squeeze two adults, two kids, the nanny, a dog and a cat into a two-bedroom.” If you’re moving into a new neighbourhood or a new city, your agent may need to educate you about that market. For instance, Unique Accommodations knows that a four- or five-bedroom home in West Vancouver commands $5,000 but clients from Alberta, Saskatchewan, Manitoba and the American mid-west often expect to pay just $2,500 monthly. Renters generally assume they pay the agency’s typical 10-per-cent commission fee, but in fact, the homeowner covers that cost which is included in the rent. Most short-term rentals include all utilities (cable, local phone calls, highspeed Internet, utilities, laundry, parking) as well as sheets and towels. Some owners include weekly or bi-weekly cleaning and gardening to ensure the home is wellmaintained, but Unique Accommodations’ sales manager Chad Kalyn notes that such services and pet allowance may be negotiable. Some agents and tenants expect homeowners to remove all clothing, hygiene products (shampoos, conditioners, etc.) and foodstuff (coffee, tea, spices, cooking oils, vinegars etc.). “One tenant appreciated the foodstuff we left in the kitchen, but the next one was furious,” says Ria, who had assumed the incoming tenants would appreciate not having to stock the kitchen from scratch. Likewise, the children’s toys left by one owner were perfect for Ria and James’ toddlers but Dave and Jana asked that the baby products in their rental be stored. “Be open and considerate, and the process will work better for everyone,” Ria says. Recognize that although everything may work perfectly when the keys are handed over, appliances and the home can be as unpredictable as life itself. “In four months, I rented to two tenants during which time, the dryer, the microwave and the phone all quit and I wished I’d used an agent to manage the tenants and repairs,” says one Toronto homeowner, who also had to have the door to the basement repaired that summer. 61 per cent of canadians don’t know their options if they can’t pay their mortgage The majority of Canadian adults (61 per cent) don’t know what options are available to them if they can’t pay their mortgage, according to a survey of 1,500 Canadians released today by Lawyers’ Professional Indemnity Company (LAWPRO)®. Another key survey finding –79 per cent of Canadians currently own or have considered purchasing property – paints the picture of a nation that values home ownership, but lacks the mortgage literacy necessary to safeguard their biggest asset. “Arming yourself with knowledge is key,” says Ray Leclair, Vice President, Public Affairs at LawPRO. “If you’re experiencing financial difficulties, you don’t have to go to your lender alone and unprepared. If you are a die-hard Vancouverite, like myself, it should be no secret why we have been consistently ranked one of the world’s most livable cities. We have it all; a beautiful land and seascape, easy access to both stunning beaches and snow-covered mountain ranges and a climate mild enough that it allows us to take full advantage of what we, as West Coasters hold so dear — year round. That being said, it would be impossible, as a designer, not to be inspired by these gorgeous surroundings that I am lucky enough to call home. Here are some unique ideas on how one can incorporate some of the outdoor elements we love, indoors, and give “going green” a whole new meaning. Leafy Greens:

Living in one of the globe’s most desirable cities does come with a hefty price tag. When square footage comes at such a premium, it is essential to make the

most of the space you have to work with. If having a lush backyard of foliage isn’t a possibility, don’t worry, you’ve got options. Vancouver based company, ByNature, are the experts at infusing “green” into any space, and that is something we all could use more of in the big city. “Living” art and design is what they are all about at ByNature, and they certainly put a unique twist on your average houseplant. We have come a long way from that textured linoleum deck covering. In an effort to extend the living room, out, we can use more versatile mediums that accomplish just that. If you are partial to the earthy feel of a hardwood floor inside your home, there is no reason why you can’t extend the same colour and style to that of an outdoor wood on your deck space as well. Visually blurring the lines between your living and outdoor space quite literally opens things up while creating an airy cohesiveness between the two environments. For a dramatic visual effect, experiment with mixing and matching. Stone tile flooring coupled with richly grained wood wall panels create a striking fusion between two earth elements. From travertine to slate, naturally occurring smooth stone represents simplicity, while a less refined wood adds contrasting warmth and texture.
