We are constantly struck with the high level of talent involved in these projects. When visiting homes in their completed state there is something else that we consistently observe – the happy homeowner. We have yet to come across a dissatisfied homeowner who regretted their decision to renovate. On the contrary, they are beaming, proudly showing us their newly acquired space. A fine balance
Designer Jennifer Backstein creates a swoon-worthy kitchen with the right mix of panache and practicality
A
s a designer, I’m often tasked with creating stylish interiors that support very specific lifestyles. For this kitchen project, the homeowners specifically requested a contemporary, liveable and storagesufficient space. The kitchen needed to be practical while meeting a high standard of aesthetic.
The kitchen’s overall tone and style complement the home’s existing vibe – it’s important to have a cohesive look throughout the house. Since a bold, black and white colour palette is predominant throughout the openconcept floorplan, I chose classic white walls in the kitchen, punctuated by darker details such as in the kitchen island. Complementary hints of blush and blue soften the starkness of black
and white. Gold metal details and textural wood add warmth and depth to this modern space. At the heart of the kitchen is an oversized, 10-by-5-ft. central island – a bonafide powerhouse. Aside from its arresting dark finish, this highly functional piece shoulders the bulk of the workload, doing triple duty as an area for food preparation, serving and entertaining. The countertop is a

DESIGN TIPS Is your kitchen big enough for an island? A kitchen island should measure at least three ft. wide by four ft. long. Anything smaller won’t accommodate seating, integrated appliances or storage. Also, ensure you leave a fourft. buffer zone around the island to allow for traffic flow. Make your island pop by using a contrasting colour. We created a stand-out focal point in this kitchen by opting for a dark-stained wood for the island, against an otherwise white palette for the cabinetry, countertops and light flooring.

This island also features custom storage tailored to the homeowners’ cooking style and storage needs, featuring drawers with custom interior organizers. Mixed metals play a significant role in the kitchen’s aesthetic, warming it up and adding touches of interest that draw the eye. Visible from the living and dining area behind the kitchen island, a custom-made oversized
range hood features mixed-metal accents and is flanked by satin brass sconces. Polished brass cabinet pulls boast an intricate knurling detail, while top-of-the-line stainless steel kitchen appliances satisfy the chef’s practical needs and discerning tastes. The space offers enough integrated storage to conceal the daily clutter and activity typical of a family kitchen, allowing for an effortlessly bright and airy kitchen that flows seamlessly into the adjoining living and dining areas.

Beware of the Cash Deal

When a deal sounds too good to be true, it usually is. That’s something to keep top of mind when trying to find the right contractor for your renovation project. Usually, these “too good to be true” deals are “cash deals” where the person doing the work is being paid “under the table.” These deals usually mean no taxes are paid and no permits are taken out for the work done. Having no receipt and no contract also means that there is no record of the work being done. If your contractor cuts corners and uses sub-standard materials or does shoddy work, you have no recourse because there was no formal agreement. If the renovation causes damage to your home, there is no formal record of the work ever taking place. If you encounter problems a month or two down the line, don’t bother calling the person who originally did the work. Technically, they were never there. And rectifying a poor job usually costs you more than having the job done right in the first place. Not taking out the proper permits can also lead to issues further down the road, especially if you look at selling your home. Work done on undeveloped areas of you home, usually basements, require permits if there are any structural, electrical or plumbing work done. The City of Winnipeg requires permits for any type of renovation work that is being done to an unfinished area of an existing home. If you have work done to finish a basement or attic without the proper permits and look to sell your home in the future, it could lead to issues in terms of finalizing a

sale or put the new home buyer in a position of applying for permits on work already done and then added cost of rectifying any issues if the work was not done properly. Legitimate contractors take out all necessary permits and ensure that a licensed tradesperson does the necessary work. Using a legitimate professional contractor that ensures the work is done properly and is properly permitted, combined with a written contract, are your best insurance as a consumer. It is in your own best interest to protect yourself when it comes to renovations. When you hire a contractor, get a signed contract with the GST/HST number on it, a detailed warranty, and a receipt for all amounts paid. Ask your contractor what steps they take to ensure the workers entering your home are keeping themselves and you safe during the renovation. And also make sure your contractor has liability insurance and workers’ compensation coverage for all workers entering your home. Don’t assume your home insurance will cover the costs if something goes wrong. Imagine you had a roofing company working on your home and someone fell and was injured. Without workers’ compensation coverage and a clear contract, you could be held responsible, possibly sued, and your home insurance might not cover you. If that same worker wasn’t injured but accidentally caused a fire or a leak in the roof that resulted in water damage, you might be paying out of pocket to fix the damage if your contractor doesn’t have liability insurance. Make sure you get it all in writing from your renovator contractor by having a contract and getting receipts. And make sure you protect yourself from future costs by taking the right precautions. When a cash deal is “too good to pass up” on a renovation, be aware that it may end up costing you much more down the road. Lanny McInnes is president of the Manitoba Home Builders’ Association.

Designer and colour consultant Tiffany Pratt (aka The Queen of Colour) shares inspiring tips on how you can live your life colourfully even as an

e have all been living through an incredible time during the pandemic. As a result, our collective “normal” has changed. The focus of our lives has become less about “where we can we go” and more about
“what we can do” to create something new or fun in our individual lives. Many Canadians are looking to bring order and beauty into their homes. For the past year, many of us have taken home organization, culling and repurposing possessions, creating new workspaces and elevating decor to lift
our spirits to a new level. How we use our homes, how we look at the same four walls and how we want to live has risen to the top of our to-do lists. And we’re considering everything – including the use of colour in our living spaces. Colour is having a comeback moment, and I couldn’t be happier.

Colour has a way of changing our lives. No joke As a designer and colour consultant, I used to apply my colour skills mainly for children’s spaces – because kids love colour. However, I now see most of my residential and commercial projects include a voracious appetite for pigment. People have opened up to what I have long preached: Colour has a way of changing our lives. No joke. Prismatically, our moods and outlooks are significantly impacted by what we surround ourselves with, and colour is one of the most critical influences. Colour has been my thing since I was a child. Today, I am still deeply attached to the spectrum, and I read a lot about the psychology of colour. My work as a designer and colour consultant means more than just ascetically shifting and physically transforming things. It’s something more profound; colour is a personal form of communication. It can cause reactions and change your actions. The Russian (colourful) artist Wassily Kandinsky once said: “Colour is a
power which directly influences the soul.” It really highlights just how powerful colour is. More than ever, we need to embrace positive changes that are easy to make. Whether that’s painting your toenails or walls all violet and pink, just go for it! As we round the corner on these difficult times, we can come out of our comfort zone a bit. Have a little more fun. Maybe, with these simple additions of colour, we catch on to why children are more joyful. Their spaces are typically teeming with colour!

Your floors are a core part of your home, setting the stage for your design and decorating. Herringbone floors feel elegant, sophisticated and well-curated. Warm toned, wide-plank floors can create an inviting and cosy vibe, while the lighter blonde tones convey a chicer, more contemporary feel. For several years now, we have witnessed a huge expansion in flooring products, colours and finishes. We are all familiar with traditional hardwood and engineered, but what has changed drastically is the expansion of all other flooring options. This is a hard surface flooring that is manufactured using material such as medium or high-density fibreboard, which forms the core. Luxury vinyl, on the other hand, is a soft surface flooring product that is flexible. It comes in a variety of installation options, providing not only a great look but comfort as well. Luxury vinyl is available in an abundance of fantastic options that have the look of wood, stone or other natural material. Vinyl composite core is still a relative newcomer to the manufactured flooring world. This flooring combines the best features of laminate and luxury vinyl. Boards are rigid planks that click together like laminate, but are constructed from a water-resistant vinyl composite material that gives them the flexibility of vinyl flooring, which can be installed anywhere… even bathrooms and laundry rooms.

And then there’s wood, always a classic choice and never out of style. Whether solid wood or engineered, the strength and popularity of this material will never wane. Renovation is a further investment in your home. Consider the time, energy and cost required for ongoing maintenance and possible replacement down the road. A wellplanned renovation can reduce these future costs. Don’t cut corners to save a few dollars, or you may not get the results you want. There may be ways to

Whether you want to build on to your home, change roof lines or reconfigure interior space, consult with a professional
too involved in a particular design for adding to or substantially altering your home, you or your renovator need to know the local regulations — for instance, lot-line setbacks or septic tank requirements. Look at your neighbourhood. Exterior changes or additions that blend with the existing streetscape will probably add the most value to your home, and they will usually be appreciated the most by your neighbours. If you do want a design with a difference, think about ways of complementing neighbouring homes. Don’t worry about trends. Design trends come and go. It was late summer in 2019 when Corrie and Jeff arrived at a decision they’d been mulling over for a few years - whether to a move from their Royalwood home where they had raised their family since 2002 or to launch a search for another home with a bigger yard. The couple had made some upgrades to their existing home but their ‘seen-better-days,’ weathered deck needed immediate attention so 28 Home Decor & Renovations | August–September, 2021
they made the bold decision to stay put and move ahead with a Glastar Sunroom to make the most of their backyard space. Now two years later, the couple realized that their decision to install their sunroom was the right one, almost uncanny in fact, offering benefits they could hardly imagine especially as the world entered the COVID shutdown.
“The sunroom was finished by September but once we had it carpeted and fitted with blinds, a rainy autumn meant that we didn’t use it that much,” says Corrie, “but when spring came and COVID hit, you couldn’t get us out of there. What makes a great kitchen? We believe it should be equal parts personality and functionality, with lots of storage to spare. This unique three-in-one kitchen, dining and entertaining space is an open-concept, family-friendly oasis ideal for modern living. Inspired by the homeowner’s charming collections, we set about creating an 800-sq.-ft. liveable main-floor space which would incorporate the family’s eclectic finds and a streamlined design in each of the three defined zones. With a sightline running directly from the front foyer straight through the kitchen to the back of the house, we needed to think about creating a cohesive design flow. To achieve that, we placed a 10-ft.-long island to anchor the space – this separated the functional cooking zone from the prep area. The island also doubles as an informal eating area ideal for weekday dinners and schoolwork. Topping the island is a white marble counter with subtle grey veining – something the homeowners welcomed the opportunity to invest in.

An oversized tufted banquette upholstered in a rich olive green cotton velvet elevates the eat-in kitchen to a proper dining space that can host large family dinners, while still being practical. The custom wood dining table was designed with that same level of practicality, while also picking up the welcoming, warm tones seen throughout the space. Brass cabinetry hardware and lighting punctuate the space with that same warmth, as light layers illuminate from recessed, sconce and task lighting. A unique single pendant over the island complements the look with a contemporary sensibility. What sets this project apart from other open-concept kitchens and living and dining spaces is the extension of the kitchen and dining area through an open bar and servery area. This extension was specifically designed for cocktail parties, buffet-style entertaining or an at-home workspace. It’s a bright and useable area thanks to windows allowing natural light to pour in. We strategically used Farrow & Ball’s Off Black paint colour on the lower cabinetry in the bar area along with a high, glass-front storage cabinet, which provides a zone separation between the dining area and the bar itself. Designed to evoke a lived-in feeling while giving homeowners much-needed storage for pantry items, countertop appliances, and serving pieces, the classic contrast between dark accents and the generous use of white provides the perfect balance of aesthetics and efficiencies. The result is a custom multipurpose family space that is comfortably contemporary.

hen your hanging baskets are hanging just a little more than you want, and your petunias have gone stringy, it’s time to assess a sprucing-up – think about replacing them with reliable fall blooming plants. Here are our top perennials for fall colour:
1. New England asters The cultivated varieties are related to the native plant, only they flower longer, and the blooms are arranged in tight masstes for best effect. Butterflies love these, too. Plant lots where you want to punch up the colour using bright white, red or blue. Yes, blue. It’s hard to find perennials with a blue flower this time of year, but asters are your number one choice. They are winter hardy north of Ottawa, too.

2. Sedum Spectabilus There are many sedum varieties to choose from, but “spectacle” is a favourite this time of year. This plant produces a broad flower in various colours covering the range between red/bronze and magenta. We recommend that you plant a few up near the front door where butterflies will find them. As you approach the front door, you will be greeted by a winged greeting committee as they forage for nectar and pollen.

We think of roses as late spring and early summer flowering plants – people use them in June weddings for this reason. That is accurate, but rose bushes generally bloom a second time quite reliably, right about now. The main difference in a fall rose blossom is that it lasts much longer than the spring production, due to the cool temperatures this time of year. We have picked roses and brought them indoors as cut flowers as late as mid-November. A bonus is that you can get a great deal on rose bushes this time of year at most garden retailers. All you have to do is prepare the soil with lots of triple mix and plant them. Rose petals are edible – another bonus. Shrub roses will survive our winter without protection; most others need to be mounded up with about 30 cm of soil, but not for some time yet – early to mid-November works in most areas.
The introduction of Belgium mums 25 years ago means more affordable varieties of this flower today. Now you can purchase a gorgeous garden mum for less than the old-fashioned ones, with a flower bud count that is through the roof. Really. Mark had one last year at the front door, and he counted more than 700 blossoms on it. That’s about two cents per blossom. You can’t get better value for your bloom-bucks than that. In cool fall weather, they last up to six weeks. They tolerate early season frost, and with some luck, they may come back next year. They are not as reliably winter hardy as the asters.

TAKE IT BY by LYNN FENWICK, The process of renovation is an exhilarating experience. We fantasize about the perfect renovation, but the reality of it can be very different. No matter how much planning is involved in a renovation, there will always be unexpected turns. Unless you have gone through a renovation, you have a very limited idea of what to expect. We’ve all seen the hour-long remodelling magic on TV, and many times when I start working with a client, they already have a picture of that instant transformation in their head for their own renovation. Though the media makes us think a renovation is that fast and easy, let me assure you, it does not happen that fast! Renovation takes time, a lot planning, good ongoing communication, a willingness to expect the unexpected, an extreme amount of personal inconvenience, and did I say, a lot of time. If you follow the steps and take the time to plan well in advance, you will achieve that dream makeover within your own renovation! In the following sections, I will walk you through the process of a typical renovation through an accumulation of several scenarios, to give you an indication of what to expect. WHEN WE FIRST MEET
It’s always wonderful to meet a new customer for the first time. We love learning about a client’s lifestyle, as well as their renovation goals. This

meeting can last anywhere from 1.5 to 3 hours, depending on the scope of the renovation. Typically, what is discussed during the initial meeting will include: 1. The extent of the renovation. 2. We will ask for the client’s wants, needs and biggest priorities for the space will be. 3. What will be the concept of the space? If the client brings me inspiration photos from magazines or blogs, we’ll have a better sense of what they enjoy. 4. When the client expects the renovation will begin. 5. Taking measurements of the given space. This is one of the most essential aspects of the initial meeting, and it generally takes the longest. The new plan will be compromised if the measurements are inaccurate. Due to the importance of accurate measures, give the designer plenty of time to take measurements! 6. We will take photos of what is existing in your space! This allows us to remember the space and all of its unique qualities. 7. We like to know how much of the work will be delegated to a contractor and how much they intend to complete themselves. 8. At this point, we recommend starting to look for a contractor. It will take plenty of time and communication to find one that you
feel comfortable with and meets your budget. 9. Budget. Clients shy away from this discussion, but it is so important to know the budget. If we have an idea of your budget, we can determine where to save and where to splurge on details, materials, lighting and plumbing. PUT IT ON PAPER
The next step is for the designer to take the measurements of the space and put them to a scale. (Scale is an exact measure of the space reduced in size – e.g. ¼” on the drawing would represent 1 foot of the actual size.) The designer then develops the plan using all the information from the first meeting. At this stage, designers usually like to keep the plan fairly loose, or will even develop two concepts. This allows the client to approve the direction the designer is going, before too much time is spent developing the floor plan. MEETING OF THE MINDS: CONCEPT DRAWINGS
The next meeting is when we present the concept for the design. The clients are walked through the plan and ideas for the renovation. The client usually informs the designer at this step if we have grasped their concept and can proceed with the plan as is, or whether the plan does not work for them and the drawing needs to be updated. nexthome.ca 39
The clients may have had some additional suggestions that they would like to incorporate into the design at this time. In any case, this meeting is a presentation of ideas and concepts that either affirm or must be modified to satisfy the client’s demands and desires. During this time, the client will be asked to choose any appliances, electronic gadgets, or mechanical equipment (e.g. TVs, fireplaces, plumbing fixtures). This is very important to do as early in the design process as possible to ensure the drawings include the correct sizes of the pieces you choose to purchase. BACK TO THE DRAWING BOARD
The designer then takes the concept plan and makes the necessary changes. The plan drawings may be returned to the client for revisions as many times as needed. Once the client is happy with the concept, the designer will have the client sign the final plans after they are completed. Let’s Elevate the Situation Now is when we begin the elevations of the walls! These elevations will allow you to see what the details will look like. Elevations are a critical part of the design process as they give a greater representation of what the space will feel and look like, so they do involve a fair amount of time! THE MATERIAL WORLD
The designer may start researching materials at this point, if they feel the concept has been well developed. At this point, we often invite the client to visit a few places to get a sense of what they prefer in terms of cabinet styles and stains, lighting styles and finishes, flooring, and wall treatments. This is a step in which you are truly educating yourself! There’s a lot out there, and we all have different preferences.
As a designer, we are there to guide you in the right path, help you expand your understanding of materials and their many combinations or we can select everything for you. It’s up to you to determine how much help you want from your designer.

SHEDDING LIGHT ON THE SUBJECT
At this point, the designer will begin a lighting plan once the concept plan has been finalized. The designer will discuss the type of lighting that is required with you. It is critical to talk to your designer about your lifestyle, so they know your needs. There may be some on-site changes, but whatever time you invest in making sure the plan reflects your lighting needs, the less it will cost you in revisions when the renovation is in progress. Please keep in mind, that in renovation, if recessed lighting is to be used, the plan will reflect where the designer would like the pot lights, but the structural integrity of your space, such as the placement of the joists, will determine whether they can actually end up in the desired spot! FINALLY FINALIZE!
There will be changes to your plan. Unforeseen building limitations,
budget overruns, and prolonged product delivery schedules may occur. As a result, your designer will ask you to review the options offered and make modifications. It will be so much easier to make those revisions because your designer will have worked with you to recognize your style and what your design preferences are by this point. The best advice I can give you is to have all your products and materials selected, your plans and all necessary permits in place, and alternate living spaces selected before starting the renovation. CHOOSING A CONTRACTOR
It’s crucial to remember the rule of three. Before making a decision, seek three references from renovators. It’s critical to double-check those references. Remember that the lowest quote does not always imply the best quality of work or service. It is very important that you feel comfortable with your contractor and that you feel you can communicate. It is also a good idea for your designer to meet with the contractor you choose before you begin to establish communication structures. That way both can work together and provide you with the smoothest renovation process possible. This article only takes you to the beginning of the renovation. The real work begins when the demolition starts. Just remember, the effort you put into the planning stages will benefit you during the renovation, both in time and cost overruns. When you hit a bump in the road during your renovation, it is important to remember that once all of the chaos and dust will come to an end, you will finally be living in the reality of the renovation you have been dreaming about!

Aside from being the hub of all the action and the home’s showpiece, the kitchen has so many interconnected functional elements that work together to make life run smoothly – or not. And when it’s not quite working out for you, a renovation is costly, inconvenient and all-consuming. This is not something you want to do every few years. If you’re pondering or planning a kitchen reno, here are some tips to give your space more longevity, better functionality and style.
Go neutral “Neutral” doesn’t necessarily mean bland or boring. White is the ultimate neutral, and white kitchens have been ontrend for several years and are among our most requested renovations. The idea behind this principle is that the big-ticket items – flooring, countertops, backsplash and cabinets – should be neutral, and thus unlikely to go out of style anytime soon. From there, you can add interest and trend-appeal to your kitchen via lighting, hardware, small appliances and accessories.

Add some personality I’ll admit that an all-white kitchen can look “washed out” if it doesn’t have the right punctuation points. The trendy trio you’ll want to focus on is hardware, lighting and accessories. Lighting provides function to a kitchen, but it can also dress it up. From pot lights and pendants to a chandelier above the kitchen table, there are lots of options available to you. I recommend adding all of them! A good lighting plan needs layers – ambient, task and accent lighting. Each individual “zone” should have a different light, on a separate switch. To help set the ambience for intimate dinners and late-night conversations, ensure your lighting is on dimmers. Hardware is another easy and low-cost way to add personality to a neutral kitchen. Consider mixing knobs and pulls for added interest, and try them in a trendy metal, such as brushed gold or bronze.

Should I build a
Sunroom?

s the pandemic restrictions ease in Manitoba, we find ourselves still evaluating the way we live in our homes and how we utilize our space. All too often, we reach the conclusion that we need more space. I would venture to say that over 50% of the inquiries we received this spring and summer was for a sunroom addition so that more time could be spent at home as required, but also somewhat outside. My first question back is, “would you like a three-season of fourseason sunroom,” which is almost always replied to with, “what’s the difference?” So, let’s discuss this. A three-season sunroom while having its own code requirements and criteria are not nearly as extensive as a four-season sunroom. It can be built on a simpler foundation system, is not required to be insulated, does not need to meet the same structural load requirements or be heated. Materials that can be used range from the simple but effective metal/glass projects you see attached onto the back of homes, right through to projects requiring more extensive construction methods and lumber. For the latter, there are some great products on the market for this type of space. One of my favourites for a three-season is the weather wall window system. It is perfect for this application and something you should check out if you’re considering a three-season sunroom. When we take this project to the next step however, being the four-season sunroom, then you have to look at it as no less than an actual structural addition to your home. You will need a proper foundation system along with piles, depending on what your house was built with and a heated ventilated crawlspace to be created under the sunroom. This usually means that an old basement window will be used to run ductwork and electrical into said crawl space, but if one is not available then a hole must be saw cut into your foundation to allow for these services to your

new sunroom. If your basement is already finished, then some renovation work to the basement space needs to also be taken into consideration. Construction of the sunroom itself must now meet all building code requirements and be insulated, have proper electrical and double or triple pane windows will need to be installed. Also, snow load factors for the roof pitch needs to be considered in the design, which is always a challenge as we try to manage the existing window layout on the back of the house. However, by going through all these extra steps, which obviously has a higher budget range, you can create some amazing spaces to enjoy the outdoors from the inside of your home. Last bit of advice on this. Before investing any monies, it is always wise to check with the city to determine if what you’re thinking of doing will be allowed on your property. Setbacks, density allowances, etc. will all have to be determined in order to know if you have room to build either of these options. Stay well, stay cool and enjoy the rest of this beautiful summer, perhaps from your amazing sunroom! onochromatic spaces are trendy, yet timeless, effortless in their aesthetic, and strategic in their execution. There’s no doubt this chic look requires a thoughtful

approach, and a commitment to see it through. Of course, a few tips from a professional designer will go a long way to mastering this classic look. Here’s how you can add interest to a monochromatic interior, while staying true to this one-hue wonder.
Colour is often an easy way to add personality and warmth to a home. It brings the eye where you want it, and even in small doses, it can have a strong impact. When you’re working with just one colour option within a monochromatic motif, you can create the same effect using contrast and
vibrancy. Crank up the brightness and saturation of your colour of choice and use it to highlight the focal points in the room, and take the eye where you want it to focus. When your colour palette centres around light neutrals or white, add pops of black in small but powerful punches. You can also achieve a different level of contrast using materials and texture. Incorporate wood and stone and other natural elements into your space, with items such as glass and reflective metallics. Each of these is different from the others in terms of texture, but they’re all neutral by style standards, so they won’t compromise your overall monochromatic aesthetic. What about the “soft” elements in your space? Pillows and throws, window treatments, upholstery and the rug beneath your feet can all go a long way in adding warmth and texture to a monochromatic space. Linen, silk, cotton, corduroy,
wool, faux fur, chunky knits and other options bring various tactile experiences into the room. Look for a variety of patterns and textures, but stay true to your colour palette. Lighting also plays a key role in bringing depth and dimension to a space, and should include a combination of ambient, task and accent lighting. Ambient is the general lighting in the room, often in the form of ceiling fixtures, including pot lights or a chandelier. Task lighting is intended to illuminate a specific area, such as a kitchen countertop or desk. Last but not least, accent lighting is decorative and is used to highlight features such as architectural elements, artwork or other focal points. Together, your lighting plan will enhance your home’s function, while adding a sense of warmth and welcome. Monochromatic interiors can get a bad rap for their limited colour
