Stonewood buyers mean business Hugh de Lacy The Chow brothers and their Inno Capital partner Clint Webber were looking for an entry into the new home market even before the receivership of Christchurch-based Stonewood Homes gave them the opportunity, according to David Kelly, the CEO of Registered Master Builders. Webber, and Michael and John Chow looked like white knights to the creditors owed $15 million and the 110 clients left in the lurch with unfinished homes, when they bought Stonewood after the country’s third biggest home-builder went into receivership in February this year. While the timing may have seemed opportunistic, Kelly said the partners were “clearly serious about being a player in the residential construction market”.
Inno Capital is the existing owner of a range of investments that includes commercial property and hotels, and extends to strip clubs. Although Wellington-based, it seems to have its eye particularly on the still-bubbling housing markets of Christchurch and Auckland. Stonewood is the number two home-builder in Christchurch where the master-franchising company is based, and number three nationally, with nearly 6000 completions to its credit. Inno Capital has said it wants to make Stonewood number one nationally. Kelly said that in his dealings with Inno over Stonewood, where all the uncompleted houses were covered by Master Builders’ homeowner’s guarantee insurance, “they’ve been really professional”. “They’ve come in, they’ve been very serious,
they’ve done everything they said they were going to do so far, and they’ve got on with getting the houses back under way.” In the wake of the Inno purchase, three of the 15 Stonewood Homes franchises – the West Coast, New Plymouth and Blenheim – were cancelled, cutting founder Brent Merrick and his wife Sue out of the business. However, Inno has re-hired Stonewood’s highpowered chief executive Warwick Isaacs, recruited barely a year earlier to sort out the company’s troubles. Isaacs was formerly CEO of the post-quake Christchurch Central Development Unit, and will be with the company for at least six months. He was the most prominent of several executives whom Stonewood hired in March of last year to get it out of its deepening crisis.
Master Builders’ Kelly believed that the collapse of the original company was a classic case of it taking on too much work at fixed prices while its costs were going up. “You get in a squeeze where material costs are going up, sub-contractors have plenty of work so they put their prices up, and the killer is that you can’t get the subbies when you need them,” he said. With the market at an 11-year high and nearly 30,000 new homes being built a year in the face of record long-term immigration, Kelly said Stonewood had “put pursuit of market share ahead of business fundamentals of matching output to cashflow”. By contrast, Inno Capital “have strong balance sheets and they have got good cashflow,” Kelly said.
Auckland’s house prices ‘catch breath’ Chris Hutching Latest Quotable Value statistics show Auckland house values down 0.2% over the past three months. Century 21 New Zealand national manager Geoff Barnett says the movement is predictable given Government and Reserve Bank restrictions which came into effect late last year. But he says it is only a slight softening and takes a real estate marketer’s optimistic view from a vendor’s perspective - albeit more young people are being priced out of the market. Overall Auckland’s house values are up nearly 17% on a year ago, he says. “I still believe 2016 will be relatively strong across New Zealand when you consider real estate in many of the regions is performing well, interest rates remain low, and Auckland’s relentless population growth continues. “What we’re now seeing in the Auckland market is actually more sustainable and more realistic. “The real story from QV’s latest average house values is that overall the rest of the country has seen a bit of lift in the last quarter – particularly when you look at the likes of Hamilton, Tauranga, Hawkes Bay, Nelson and Wellington.” “We’re seeing some real excitement in the capital with many properties now selling well over valuation, while Auckland’s more central suburbs are effectively catching their breath.”

New opportunities for manuka health and food benefits Chris Hutching Manuka is increasingly prized for health and food benefits and the industry is now a $250 million a year earner. Local iwi are getting in on the act and so are overseas investors. New Zealand’s second biggest company in the sector after NZX-listed Comvita (selling to more than 18 countries) is Manuka Health which had its main processing and research centre at Te Awamutu. It was set up in 2006 by Kerry Paul supported by several shareholders including private equity investors. Two months ago Manuka Health was taken over by Pacific Health Group, which is owned by overseas investment funds managed by Pacific Equity Partners. The consideration was listed by the Overseas Investment Office as valued at $110 million. The company has assets at Te Awamutu plus offices in Auckland and elsewhere. It exports to more than 45 countries. The takeover ushered in an executive shake up with founder Mr Kerry becoming a director and John Kippenberger being appointed the new chief executive. Manuka Health owns some of its own hives as well as sourcing from various North Island suppliers.
As well as manuka honey, manuka also has anti bacterial properties. The manuka industry is also benefitting from land use change as pine forests being felled Landcorp has announced downscaling its dairy operations in favour of a range of other agricultural ventures including manuka honey production. Growing manuka trees is also part of erosion management properties on hillsides and river edges – reversing long standing trends of wholesale clearance. Manuka Research Partnership is another company which has identified the opportunity to increase the supply of sought-after medical-grade manuka honey. Its shareholders include Landcorp (14%), Hawke’s Bay Regional Council (14%), and other private investors. Its commercial arm is Manuka Farming NZ. Newly appointed commercial manager Allan McPherson says his focus is establishing plantations into apiary areas. He is encouraging hill country landowners to get their hands on high performance manuka seedlings that could see them reaping the benefits of what is expected to be a $1.2 billion industry by 2028. Mr McPherson says the latest high performance seedlings are now able to be ordered for planting in 2017 and will enable economically viable honey production as early as 2020. Landowners interested in establishing manuka plantations to help address erosion are able to
apply for funding through the Ministry for Primary Industries’ Afforestation Grant Scheme with applications open in April 2016 for planting in winter 2017. McPherson says Manuka Farming NZ is set to become the pre-eminent supplier of genetically improved manuka cultivars that have been field tested and matched to individual sites. He says more than 1000ha of trial sites throughout New Zealand have been testing a range of manuka varieties, with 400ha being more closely monitored to gather knowledge of the plants’ performance in different environments. This includes establishment, growth, nectar production and quality, floral traits and apiary performance. There has also been other corporate activity in the industry in recent weeks. In December 2015 South Island iwi Ngai Tahu bought 50% of Masterton honey firm Watson & Son, and a new chief executive was being sought in the aftermath of the deal. Unconfirmed reports put the value of the half share at $40 million for the company which gleans about $30 million a year in sales from 25,000 hives. Another iwi player is East Coast’s Ngati Porou Miere Partnership owned by Ngati Porou landowners. They have been coordinating efforts to supply apiarists in the area and want to recruit more property owners to the industry.
Office tower Bleak outlook for dairy prices part of Cuba St building spree Hugh de Lacy
Chris Hutching Wellington’s upper Cuba St area is seeing a renewed building spree. Under construction is a commercial development which is being marketed even before it is completed. The attraction is long lease commitments to well known tenants. It comes in the face of rising vacancies levels in the office sector, although most of the empty space is in old buildings. The new development is near the corner of Cuba and Dixon Streets and the building will be occupied in early 2018. It is fully leased with a government-funded tenant - the Whitireia WelTec Strategic Partnership - taking a 21-year lease across the six levels of commercial space and three nation retailers taking seven and eight year leases on the ground floor retail spaces. Barkers Clothing has taken a seven-year lease on the corner unit, Cotton On Clothing (New Zealand) has taken an eight year lease on units two, three and four, and a communications company has agreed terms for an eight year lease on unit five. Developed by Willis Bond & Co, designed by Athfield Architects and constructed by LT McGuinness, the new six-storey mixed-use building is one of a handful of new commercial buildings in the Wellington market. Meanwhile, the latest CBRE Wellington report reveals an overall vacancy rate of about 14%, while the level for top grade (prime) buildings is 3.8%. The larger vacancies in C and D-grade buildings is the highest since the early 1990’s and concentrated in lower quality buildings approaching obsolescence, CBRE says. New buildings have reached higher benchmarks while rents in older buildings have been reducing (1.4% overall as a result of incentives rather than lower face rentals) as landlords entice tenants to stay.
Westland Milk Products’ departing chief executive Rod Quin says there’s not much difference between fellow-cooperative Fonterra’s and his outlook on the struggling dairy industry, but it certainly sounds bleaker. Quin, fresh back from a fact-finding tour of the key European milk-producing nations, sees no substantial recovery in prices until at least the 2019-2020 season. Fonterra has suggested an imminent recovery in export prices for New Zealand’s most important agricultural commodity, suggesting the benchmark milk powder sector will hit $2500/tonne by December this year, but Quin is distinctly less confident. “We wouldn’t necessarily disagree with that,” Quin told Business North, “but when you couple that with the surplus milk still coming out of Ireland, and what is still a very high New Zealand dollar, it still means a relatively low payout to farmers. “I’m not suggesting a $4 [per kilogram of milkfats] payout, but I’m guessing it’s not going to be $6,” Quin said.
Fonterra, the country’s biggest company, has cut its payout forecast for the season to $3.90kg, and Westland has lately indicated its payout will be in the $3.90-$4 range. Quin said that what he saw on his visit was “a lot less economic rationale for producing milk by European farmers from what we had anticipated. “This idea that European farmers were going to slow down because of the lower milk prices on the table at the moment was not what we heard directly from farmers and processors. “I’m sure in time it will be true but it wasn’t sufficient to slow things down, and you can see intervention stocks” – when further European subsidies kick in – “have already reached 109,000 tonnes for milk powder, and there’s a proposal to double the intervention volumes. “That’s helpful because it’s a bit of price support, but that stock has got to come back into the market at some point, it does mean you’ve got a dampener on future price increases.” While his and Fonterra’s outlooks are “not horribly apart,” Quin said that New Zealand dairyfarmers are not going to have attractive-looking payouts in the immediate future “unless the NZ dollar falls really substantially – and sometime soon”.
Rotorua CBD looking healthier Chris Hutching The Rotorua central business district is looking healthier than it has for a couple of years. But there are still 82 vacant shops, which equates to a 15.4% vacancy rate, down from 16.2 about a year ago, according to a survey by Telfer Young valuers. Twenty three of the vacant shops are in the Hinemoa Arcade building underneath the Royal Court Apartments between Hinemoa and Pukuatua Streets. The majority have been vacant since they were re-developed in 2011. The vacancies equate to 13,212sqm compared with 18,773sqm in 2014 and 19,918sqm vacant in 2013.
One of the big contributors to the decrease is the leasing of three large tenancies - the ex Bond and Bond store at Rotorua Central, the ex-Homeworld store on Fenton St, and the ex ANZ bank premise on the corner of Hinemoa and Amohia Streets. There is also 1760sqm available to lease in various small tenancies in the Hinemoa Arcade. The Rotorua Central Mall and Tutanekai Street are the hottest shopping areas in Rotorua, with the highest pedestrian counts in central Rotorua. Low vacancy rates are common in those areas and Rotorua Central Mall is fully occupied. But vacancies in the main Tutanekai St strip shopping area have increased considerably since 2011. Lowest vacancy rates are in the Rotorua Central Mall, Eat St at the northern end of Tutanekai St and surrounding the Rotorua Tourism Centre on Fenton Street.

Meet the `Mother of Brewing’ Jo Bailey If you’re a beer drinker, chances are you’ve enjoyed a drop brewed by Tracy Banner, who is New Zealand’s most experienced and celebrated female brewer. The petite English born brewer, affectionately known as “the Mother of Brewing”, has been in the industry for more than 30 years and is one of a number of brewers who in the mid to late 90s was instrumental in the rise of craft brewing in New Zealand. These days Tracy and her husband Ken own and run the hugely successful Sprig & Fern Brewery in Nelson, which is one of the country’s most awarded, taking a haul of 12 medals at last year’s Brewers Guild of New Zealand awards. Sprig & Fern was named Runner-Up Champion New Zealand brewery in 2012, with the Milton Street Sprig & Fern Tavern, also owned by Tracy and Ken, winning the Hospitality New Zealand Bar of the Year award a couple of months later. “We’ve done all right,” Tracy says modestly. Her impressive pedigree over the last 20-plus years she has spent in New Zealand includes stints as head brewer at Nelson’s Mac’s Brewery, and being the first female in history to take on the dual role of brewery manager and head brewer for Speights Brewery. “It was a big thing for a five-foot-four Englishwoman to go into Southern Man territory and lead a big iconic brewery. But I had confidence in my experience and ability to do the job,” she says. Tracy’s story as a brewer began in the UK in the mid 80s, when as a 16 year old straight out of school she started work as a lab technician for giant brewers Greenalls. “I did really well in science at school, and the brewery wanted me to further my education. “So I ended up working for three days in the laboratory, studying for two days from 9am until 9pm, and then when I turned 18 I started working four nights a week behind the bar at a local pub in addition to my brewery job and study. I loved the idea of selling the beer as well as making it.” A self-confessed workaholic, Tracy stuck to her punishing schedule for four years. It was during this period she came across the only real chauvinism she has experienced during her career, in what remains a largely male dominated industry. “I had to roll barrels more than twice my weight and upend them to take beer samples. A row of guys would stand and watch me with their hands in their pockets and have a bit of a laugh. I had to just grit my teeth and get on with it.” Tracy says her scientific background and those early years spent analysing beer set her up for her career as a successful brewer. “I developed a great understanding of malts, colours, alcohol, bitterness, head retention and acidity, and the sorts of ingredients it takes to make good beer.” After stints with the product improvement team at Bass Brewers and as quality manager at Cains in the UK, Tracy and Ken, who were keen to start a

They arrived in Auckland in 1994, where Tracy took up a job with Lion Breweries. “We’d only been in the country a couple of days when we went to a liquor store in Newmarket and bought some Rheineck and Double Brown. It was our first introduction to Kiwi beers. I remember thinking, ‘my goodness’ as there were so many more styles available in the UK.” Not long after, Tracy saw an ad for a brewer’s job at McCashin’s (Mac’s) Brewery in Nelson. She got the job, and quickly moved through the ranks at Mac’s to become head brewer and operations manager. She was also the face of the operation, with her name on every beer label. This period in the late 90s was a watershed for the craft brewing movement in New Zealand, with Mac’s, along with other brewers such as Emersons, Harringtons, and later Tuatara, starting to introduce the different styles of craft beer which would change the face of the industry. “It was a really exciting time,” says Tracy. As well as being a pioneer of New Zealand’s craft beer scene, Tracy also found time to become a mum to three children, now aged 18, 15 and 12. It was as a young mum in her late 30s that she became the first woman at the helm of the Speights Brewery. “Lion had been trying to get me to go back to work for them in Auckland or go over to Australia,

Then they said, have we got the job for you.” It was a big call for Tracy to leave her high profile role with Mac’s, but she was drawn to the history of the Speights brand and opportunity to be its first female head brewer. “The nine storey brewery was like a rabbit warren, and reminded me of the old breweries back in England. Speights also brewed some craft beers and used wooden kauri vats which interested me.” Although she loved her time in Dunedin at Speights, nearly two years to the day after she started, Tracy left the role to return to Nelson and take up a specially created role of national quality manager back at Mac’s. “We really wanted to settle back in Nelson where all our kids had been born. But not long after we relocated, Mac’s closed the brewery down.” Tracy spent some time enjoying being a mum, until 2009 when she and Ken bought into Tasman Brewing Co which supplied three independently owned Sprig & Fern Taverns with craft products. This led to the development of the Sprig & Fern

Brewery, now owned solely by the Banners. There are now nine Sprig & Fern Taverns operating throughout Nelson and Wellington, selling the company’s range of 17 core beers, ciders and a non-alcoholic ginger beer. Tracy heads the “small, enthusiastic” brewing team, and is not afraid to introduce new and innovative tastes to beer drinkers. New beers are created harnessing her scientific background, and ability to taste and smell ideas in her head. “I’m proud of our team and can confidently say we’ve never failed to deliver one keg or rigger of our product to any of our customers.” Tracy now has a global reputation and garners huge respect among brewers. She judges internationally, is a table captain in the judging room, and also helps to train judges. Many brewers have also been mentored by Tracy over the years, “I’ve enjoyed being part of the craft beer evolution in New Zealand, and it’s great to be involved in such an exciting industry that continues to evolve and grow.”

Opua Marina extension on track Karen Phelps The extension of the Opua Marina in the Bay of Islands is proceeding smoothly, although it has not been without its challenges says lead contractor for the project, Total Marine Services. Chief among these has been providing safe separation between the construction site and the existing marina, which is still being used by the public, recreational boaties, commercial operators and the berth holders, says TMS project manager, Jess Cherrington. “We have limited space and providing a safety barrier between all of the above and our construction crew is a full-time job.” TMS is the prime contractor for the Stage II extension project after winning the tender for both the civil works and marina structures contracts. The existing Opua marina was built about 15 years ago and the extension project will provide an increased number of monohull and larger catamaran berths and other facilities. Client Far North Holdings Ltd (FNHL) manages the existing Opua marina facility and Jess says that TMS has had a long relationship with FNHL, previously having completed a number of construction projects on its behalf. The civil works contract involves the construction of a 300-metre long sea wall, 30,000 cubic metres of seabed dredging and the creation of a 9375 square metre reclamation site. Jess says dredging the new marina site will provide safer access for the larger vessels that will utilise the marina facility. All of the dredging spoil from the seabed will be deposited behind the new sea wall and form the foundation of the new reclamation site. This reclamation will house a new full-length boardwalk, landscaped esplanade, retail outlets, residential apartments, additional car parking and expanded hardstand for the boat yard. The marina structures contract involves the design and construction of up to 170 new marina berths. A 270-metre floating breakwater is included in the new marina to protect all the new berths and a large number of concrete pontoons, piers and fingers will be manufactured by Total Floating Systems Ltd, a subsidiary company within the Total Group. All of the onsite engineering and fabrication work will be completed by Total Engineering Services Ltd, another subsidiary company based in Opua.
The marina extension involves the design and construction of up to 170 new marina berths, while the civil works will see the construction of a 300-metre long sea wall, 30,000 cubic metres of seabed dredging and the creation of a 9375 square metre reclamation site. Jess says because Opua is a small residential community with a growing marine industry TMS has had to meet strict consent conditions relating to hours of operation, noise limitations and environmental monitoring. Due to the nature of the project Jess says the company also has to be extremely mindful of safety and environmental issues. “There are a number of regulatory bodies involved in this type of project - Department of Labour, Site Safe, Northland Regional Council and the Maritime Safety Authority - who we have to work with.

“For example all our studs are 2.7 metres so the room has more volume and space,” he explains. “There is a level transition from the inside to the outside, all hallways are 1.2 metres wide and doors are mobility friendly. “Showers are 1200mm wide and 1500mm long and the bathrooms are fully tiled. Called Pebble Beach, the 16-house development is aimed at empty nesters, people seeking quality products and finish with the ability to lock up and leave their homes safely, says Paradise Building Developments owner Aaron Paku. “Pebble Beach has been about creating a little community within the larger Palm Springs community,” he says. “Paradise Building Developments has put its unique design flair on Pebble Beach to facilitate a sense of community and link the homes together visually.” Based in the Bay of Plenty, Paradise Building Developments was started in the early 1990’s by Aaron and wife Sarah, the creative forces behind the company’s home design, build process, interior design and furnishings. Ecostar range targets sustainability Karen Phelps Response has been “phenomenal” to New Zealand’s first 10 Homestar rated home, says Paul Chapman, senior quantity surveyor for The Belvedere Group, which designed and built the home. The showhome, located at 85 Palm Springs Boulevard, Papamoa, opened in August: “We thought it would appeal but we didn’t realise how much and to how many people. We’ve had such a range of people interested from first home buyers to retirees,” says Paul. The Belvedere Group showhome at Papamoa represents the company’s new brand – Ecostar Homes – which offers a range of cost-effective, healthy, sustainable home plans to New Zealanders developed around the Homestar rating system. Launched in 2010 Homestar is an independent system that rates the health, comfort and efficiency of New Zealand homes, on a scale of 1-10. Paul says the aim is to make sustainable homes with lower running costs accessible to all New Zealanders. Each plan in the Ecostar Homes range is rated from 7 Homestar to 10 Homestar and has been developed to minimise waste and maximise passive design, in order to arrive at a cost effective product that is both energy efficient and sustainable. In fact the range is typically priced at about the same price point as comparable products on the market, which do not include these ecofriendly features, says Paul. The company has estimated that the starting point for the Ecostar range, a 7 Homestar Designrated house, will save the average four-person Tauranga family around $1833.59 per year. The 10 Homestar home in the range would save $3198.68 per year. He says that Ecostar Homes specifications exceed the current requirements of the New Zealand Building Code with seven features that come as standard in all Ecostar Homes including slab edge insulation (because BRANZ research suggests that of all heat escaping the floor slab of the building 80% is through the edge of uninsulated concrete slabs) and 140mm wide exterior framing. “Traditional frames are only 90mm. This extra width allows us to install insulation with a higher thermal value without compressing the insulation and reducing its efficiency,” explains Paul.

Wood burners offer good heat New Zealand owned company The Fireman specialises in the latest range of environmentally friendly wood burners and outdoor fires from entry level to designer models. Company owner Peter Hansen says that contrary to popular belief wood burners can be more environmentally friendly and effective than other heating alternatives. “Wood is an environmentally friendly fuel because when burnt, the carbon dioxide released into the atmosphere is about the same as that absorbed by the tree during growth. It is also a renewable resource,” explains Peter. The New Zealand Government’s Clean Air design standards for wood burners require that all wood burners installed on properties less than two hectares must have discharge of less than 1.5 grams of particulate for each kilogram of dry wood burnt and a thermal efficiency of at least 65 per cent. All of the wood burners supplied by The Fireman meet these standards, says Peter. A good example of one of the company’s products which combines designer looks with energy efficiency is the Stovax Riva Studio 2, which was recently installed for Belvedere Group in their new Ecostar show home at Palm Springs, Papamoa which has been awarded the first perfect 10 Homestar Design Rating and a 5 Star Lifemark certification. The Stovax Riva Studio 2 offers up to 8kW of heating capacity as well as superb views of the flames, says Peter. Based in the Bay Of Plenty with branches in Mount Maunganui and Rotorua, The Fireman supplies a wide range of wood burners and outdoor fires from many leading manufacturers to cater for all situations and requirements including freestanding, insert fires, convection and radiant fires. Ecostar Homes make sustainability accessible • from page 14 Based in Tauranga, The Belvedere Group has been around for nearly two decades, focusing primarily on commercial construction. This is the company’s first foray into the residential market. Since Ecostar Homes was launched around 11 months ago interest has been significant and the company has already sold over 30 homes. Many are being built at Palm Springs and The Lakes subdivisions where Ecostar Homes is offering house and land packages. The company is presently offering eight houseand-land packages at Pikau Retreat, a cul-de-sac in Palm Springs. Each home has been architecturally designed and offers three or four bedrooms with a floorprint of 190-220 square metres and double garage on a 450sqm section. Interestingly Paul says that the company didn’t realise that there was no other home in New Zealand which had achieved a perfect 10 Homestar rating when it started designing its show home. He admits it wasn’t easy to achieve a perfect rating as the Homestar rating system also takes into account factors such as the site the build is situated on, the local area including links to transport and nearby recreational areas and the general build process. For example on an Ecostar Homes build a strict waste management plan and a recycling
programme is adhered to in order to reduce the amount of waste sent to landfill. The Belvedere Group is currently talking to clients about Ecostar Homes builds in Auckland and is looking at how it can move the brand into other parts of the New Zealand. Other features of the Ecostar Homes 10 Homestar show home include: • A ‘hydronic’ underfloor heating system. Pipes under the driveway absorb passive heat and pump hot water to the underfloor heating system. • Photovoltaic (PV) energy systems and solar hot water. Any excess solar energy is used to heat the tank that supplies underfloor heating. • All paints and materials meet the strict Homestar health criteria and everything is VOC free. For example the timber used has an environmental certification label, like the Environmental Choice, FSC or one of the ISO 14001 standards. • Skylights that have automatic openers via sensors - when the house reaches a certain temperature level they open or close automatically. • A roof pitched at 30 degrees, as this is the best angle for both the solar panels and solar hot water system. • Fully landscaped gardens featuring native planting along with fruit trees and raised beds for vegetables. • A Lifemark 5 star rating for safety and accessibility, ‘future-proofing’ the home.

Build meets client’s expectations Karen Phelps Although the general construction of the new Coca-Cola Amatil factory in Mangere, Auckland, was fairly straightforward, it was the extensive services the project required that provided the real challenge, says Arrow International project manager Dean Turner. “It was about being forward thinking and proactive to identify and remedy any issues, quickly coming up with appropriate solutions and working in collaboration with everybody involved,” he says. The company completed the base build for client Auckland International Airport and the fit-out for Coca-Cola Amatil which is leasing the premises.
Located at The Landing Business Park the 10,500 square metre warehouse was constructed from precast concrete panels and long-run roofing. Inside a large number of floor drains were installed meaning the floor was not flat to encourage liquid to drain where necessary. A specialised switchboard room was constructed for the factory electrical equipment and there were three transformers in the footprint to supply power. The project also involved the construction and fit out of a compressor and boiler room, two dangerous goods storage rooms, a cool room and batching process plant area. Arrow International commenced the project in June 2015 and it was completed in February this year.

Bob Foster wanted to focus specifically on the interests of their customers. Their company was started in Dunedin in a basement office on Clark Street, with $250 worth of second hand furniture and a $200 typewriter. From humble beginnings the company now has nine branches or area offices in New Zealand, an office in Australia and undertakes over $400m worth of projects a year across Australasia and the Pacific. • to page 21

The company founders are well known for their passion for the outdoors and over the years this has been translated into a unique company culture. Instead of a boardroom meeting or a corporate lunch, clients are instead sometimes taken on a tramping adventure, or to shoot a deer or catch a fish just to get to know one another. Arrow has Tertiary Level accreditation from Accident Compensation New Zealand (ACC.) and Tier 3 accreditation from Site Safe – the highest level in the Construction Safety Charter Accreditation programme. Arrow International is one of only three construction companies in New Zealand to achieve this status. The company is an active member of the
Canterbury Leaders Safety Group, and a signatory of the Canterbury Rebuild Safety Charter. Another project in Auckland that Arrow International recently delivered was the $2.5 million Cunningham building refurbishment for Plant and Food Research at its Mt Albert Auckland Campus. Phil says that stripping the many small offices in the Cunningham building to reveal the building’s art deco shell was highly complex. The internal and external demolition required the Arrow team to follow strict procedures as it removed asbestos contaminated material. Arrow is still in the midst of completing another project for Plant and Food the $30 million
Hamilton building, which remains fully operational during its refurbishment works with the Arrow team having access to only two floors at a time. The 5000sqm 7-storey Hamilton building is being fully refurbished from the top-down, including extensive removal of asbestos, full roof replacement and complete replacement of the front façade. Completion is scheduled for October 2016. Arrow International is also currently working on the Timberly Spec warehouse project located next door to the Coca-Cola Amatil factory for Auckland International Airport. The project consists of four tenancies on one footprint of 8500sqm.

Green Star status is awarded by the New Zealand Green Building Council and to achieve this recognition stringent design and construction methodologies must be followed. The administration facility contains a lift, glazed stairway and balcony with airy open plan offices, along with its own recycling room. The building’s LED lights are controlled individually around the building’s perimeter in relationship to the natural light conditions outside, creating optimum lighting conditions for staff and cost savings long-term.

“This is a very intelligent building with systems designed to monitor and adjust to various environmental conditions,” says Andrew. “It is lined with precast concrete which has high thermal stability, keeping the interior cool in summer and warm in winter.” Extended overhangs also afford significant shade at the hottest time of the year aided by heatreflective glass coatings. A-Line Construction takes a holistic approach to its engagement with clients as Andrew explains. “We find out as much as we can about what our clients require and our strength lies in the quality of engagement early on. Not only does this result in the best possible design outcomes and subsequent construction process but it makes for high level cost-effectiveness.” At present another project, a complete design and build of the Northland College in Kaikohe, is occupying Andrew’s attention. It’s a project he sees as having far-reaching implications for not only learning outcomes but also the sense of morale at the school. The project involves constructing a pool-change
building, a trades block, gymnasium along with a 4200sqm structure open building which will be home to a variety of modern learning environments and teaching spaces, including self-directed learning hubs. For the Kaikohe township having a new school will be significant in further boosting engagement between the school and the wider community. “The school and community already share strong links and for the Ministry of Education to invest $12million into this project is a powerful statement about the importance it places on the quality of the learning environment,” says Andrew. “In small towns like Kaikohe it is likely that a high proportion of parents and grandparents once attended this school.” The project is due to be signed off April next year and where possible local subbies will be employed on the project. Andrew says it is one of A-Line Construction’s founding working principles to engage locals in projects whenever it is feasible. It is a way of investing in the area they work in during the construction phase.

Local connections go a long way Karen Phelps Building is a very personal affair in the Far North of New Zealand. Graeme Carter (better known as Toejoe), owner of Opononi-based company GN Carter Builders Limited was born and bred in the region. “We’re local and people know our family because my father, John, also owned a building company here,” says Graeme. “People remember me from when I was young and there is nearly always a personal connection of some sort or other between our family and our customer when we go to do a job,” he says. Because of this chatting to customers and getting to know them better is an important part of the job. Graeme combines this personal approach with a very professional business, which offers clients significant international expertise within its team. After completing his apprenticeship in New Zealand he worked in the United Kingdom for 10 years running his own small carpentry company before returning to New Zealand in 2010 to start GN Carter Builders. Other members of his team, which includes builders, brother Garry and uncle Graham, and Hoani Naera, a qualified roofer, have experience building in Australia and the United Kingdom. “We pool all our building experience from around the world, and our team offers in excess of 120 years experience combined, to get the job done for the customer. “We can often do things a little bit differently to make the job special from how it might normally be done because of our extensive international experience,” he says. Although work in the small settlement of Opononi typically keeps the company busy Graeme says it is a case of “have van, will travel”. The company has acted as property and construction consultancy partners for client Relianz Holdings Limited on the St James Suites apartment project. Located in Queen Street, Auckland, the residential tower of 300 freehold apartments will

stand 134 metres tall and become the fifth tallest building in Auckland. The 1928-era St James Theatre, which sits adjacent to the new development and was bought by Relianz Holdings as part of the site, is being restored by the developer as part of the overall project. Mike Gibbon, one of the directors of ECS, says that since Relianz Holdings settled the land at the end of October 2014, ECS has been busy working on the project management and quantity surveying for the project. It has now almost completed the building
consent documentation for the St James Suites. ECS has also been working on the long-term ownership structure for the St James Theatre, called St James Holdings Limited, which will involve Auckland Notable Properties, Relianz Holdings and Auckland Council. “Relianz recognised early on that public funding was needed for the restoration of the theatre and so the goal was always to work with Auckland Notable Properties and Auckland Council to this end,” explains Mike. Mike says that the works on the St James Theatre, which will include seismic upgrading to
the foundations and structure as a key focus, are scheduled to commence in mid March. The St James Suites will also reflect its historic neighbour in aspects of the design, says Mike. Key heritage areas, such as the façade of the St James Theatre, will be protected when other existing buildings on the site are demolished. “ECS has been working closely with Auckland Council to ensure protection and restoration is in keeping with the historic nature of the St James Theatre,” says Mike.

Iconic project incorporating heritage of old theatre • from page 26 “The lower levels of the St James Suites were also carefully designed in conjunction with Council to consider specific heritage aspects of the theatre,” says Mike. “The client also wanted to pay homage to the theatre in the very name of the project – St James Suites.” The apartment project, which is earmarked for completion in late 2018, has already virtually sold out. ECS was started in 2009 by Jason Smith, a quantity surveyor, who set up the company’s Hamilton office. Mike, who comes from a background in building and quantity surveying, joined the business in 2012 and established the Auckland office. Both bring extensive international experience, particularly with regards to historic buildings, which has been particularly valuable on the St James Suites and St James Theatre project, says Mike. The key services ECS offer include total project management from concept design and planning to management of the construction process; estimating and cost planning from feasibility throughout the design development process to final account; participation and leadership in the value management process and building contract and procurement advice. Services also include management of Local Authority requirements, development feasibility studies and design management. As Jason is also a registered bank quantity surveyor ECS is also familiar with the bank funding requirements, says Mike. Past projects completed by ECS in Hamilton include Portland Park and the redevelopment of North Mall and in Auckland a three tower high rise residential development on Union Street and the refurbishment of a multistory building at 401 Queen Street.

Complex builds all in a day’s work Karen Phelps Mather Builders Limited is nearing the completion of a home that has been a nearly a two year project for the company. It’s typical of the complex highly detailed type of architecturally designed homes the company builds, says Mather Builders director Brian Mather. Located at Tapeka Point, the project involves demolishing an existing house and replacing it with a two level home: block basement with a timber and steel framed upper level. The 325sqm home designed by Geoff Richards Architects, comprises three bedrooms and a bunkroom, three bathrooms and an open plan living/dining/kitchen area leading to two spacious covered decks with outdoor fire and covered barbeque so the clients can enjoy shelter from the wind and chase the sun. The home has been made from natural looking masonry blocks with feature cedar louvers at the entranceway to the home. One glance is all it takes to see this is a challenging build, which includes masonry block basement retaining walls, pre-cast first floor panels and structural steel portals and beams framing walls and the clerestory roof. “The walls of the home are typically not square. “This requires a great deal of cutting of the masonry block and craftsmanship, something Mather Construction has built a reputation for over the years,” says Brian. “The site is also tight and located on a hillside so we had to cut into the side of the hill before we could even start.” Mather Builders obtained the project by word of mouth and has had between three and five staff dedicated to the build at various stages. Brian, a Licensed Building Practitioner, has been building in the Bay of Islands region for over 20 years and Mather Builders has been in existence since 2009. Prior to that Brian was involved as codirector of David Mather Builders Limited, which undertook the construction, maintenance, and renovation of high quality architecturally designed homes in the Bay of Islands. Firm thrives on complex projects • from page 29 Other past projects the company has undertaken which demonstrate its skill include a holiday home built at Rawhiti from 2010-2013. Designed by Studio Pacific Architecture the project was undertaken in two parts: a bach and a sleep out. “The holiday home had to fit the client’s family with a sleep out for grown up children and grandchildren as well as the bach for the client and other family members,” explains Brian. The sleep-out was completed first and consists of two bedrooms with ensuites, a bunkroom and living area/bedroom with kitchen facilities. The main challenging feature of this build was the construction of the in-situ concrete walls and ceiling and the green roof built into the hillside, says Brian. “Extensive excavation was required and once the concrete walls and roof had been constructed and waterproofed the excavation was backfilled. Due to the steepness of the hillside the backfill required craning in,” he says. The design has a natural look fitting in with the landscape. The in-situ concrete finish of the build is off the form rough sawn timber in either horizontal or vertical layout. Exterior joinery is stained sliding timber joinery leading out to individual room decks. Inside the design includes curved light wells at either end of the corridor that links the bedrooms with a central skylight adding additional natural light. The concrete ceiling is sloped with a curved soffit at the front and a curved bulkhead to the skylight. The floor is polished concrete and internal walls are lined with vertical stained cedar boards. The second part of the project was the bach itself. The project involved removing an existing bach and replacing with the new three level bach. In situ concrete walls were once again a feature as well as an in situ concrete chimney. The large opening and space required to give access to the basement/boat shed involved steel beam supports.
The main challenging feature of the sleep-out was the construction of the in-situ concrete walls and ceiling and the green roof built into the hillside. Other challenges of the build included a curved wall, sloped first floor ceiling and fascias and curved loft roof structure. Brian says there is a heavy emphasis on natural wood in the design including French oak timber flooring, Tasmanian oak ceiling and wall linings and Purple Heart decking, pergola and balustrading to the first floor cantilevered decks. Brian says that clients typically have a great deal of input into the projects the company works on. “If everyone – owner, architect and builder – is working well together you end up with a great result. It’s a collaborative process and we aim to establish open lines of communication between all parties. “We aim to continue to keep focusing on building complex architecturally designed homes. “From a building perspective architecturally designed homes are exciting to build as they are one-offs and challenging. “The designs really make you think and they look stunning when completed. “When you start with seeing the client’s and architect’s vision on a piece of paper to completing the build it’s very rewarding.”

The Metro Homes method Karen Phelps Auckland based building company Metro Homes has been extremely busy with the most challenging barrier to growth being the shortage of skilled staff available in the region. Owned by Mark Harris, better known as ‘Snow’ in the trade, Metro Homes has been working on a variety of projects in the central and east Auckland areas. Mark cites his company’s point of difference as honest, straight up advice. “Building is about talking with the client and giving them options. It’s about working out the best way to approach their particular project both from a design and practical point of view. I am straight up with people from the get go. I try and give people as much information as possible, no hidden extras or nasty surprises,” he says. Mark has been working in the building industry since leaving school and was a professional bricklayer for 12 years before qualifying as a carpenter. He started Metro Homes in 2007. The company largely focuses on the east and central Auckland areas and undertakes new home builds, renovation/ addition/alteration projects and labour only contracts. The company obtains most of its work by word of mouth recommendations from satisfied clients, in fact the company has never needed to advertise for work, says Mark.
Another strength of Metro Homes is that Mark personally manages each project and only uses a trusted team of highly qualified subcontractors. As a member of the Certified Builders Association of New Zealand all the clients of Metro Homes can be assured of sound guarantees and best practices at every stage of their project, he says. The company is also a member of Hazardco. Establishing effective communication with clients is a vital aspect of every project. Mark achieves this with a combination of on site meetings and frequent email updates. At present the company has been working on a lot of labour only contracts including two new three storey homes in Glendowie and a large renovations project in Remuera involving recladding, new double glazing and a new interior. The first project in Glendowie is for a developer client. Metro Homes is building a 280 square metre home with four bedrooms, kitchen with butler’s pantry, two bathrooms and ensuite, study, rumpus room and double garage. It is being clad in a combination of Enviro panel, Nu-Wall aluminium and cedar shiplap cladding. The second home in Glendowie, for a different client, is 320 square metres and comprises three bedrooms, two studies, rumpus room, two bathrooms, ensuite and double garage. This home will be clad in cedar shiplap and involved a great deal of structural steel. Mark says there has been a noticeable trend in Auckland towards multi-storey homes due to the rapidly escalating cost and availability of land.
HE Harnett Building Company Limited is now offering the range of Certified Plans to its clients enabling the company to offer a cost-effective new home build service to clients who come to the company without their own plans, says company owner Howard Harnett. The range of 24 Certified Plans, which can only be offered by Certified Builders, gives the public the opportunity to approach a Certified Builder direct and eliminates the need for an architect to be involved if the client does not want to go to this expense. The plans were developed in conjunction with design professionals as well as an advisory group of Certified Builders from around the country and have been specifically designed for New Zealand lifestyle and conditions. The plans have floor areas ranging from 125sqm to 365sqm and different designs cater for all housing needs and lifestyles including coastal, rural and urban areas. Each plan is a template, which can be customised to a certain extent to meet consumers’ specific needs, says Howard. Guarantees for houses built using Certified Plans are mandatory, meaning no builder can use a Certified Plan without providing an agreed guarantee, which is lodged with an independent insurance company. Howard established his business HE Harnett Building Company in 1976 when he and a friend hired themselves out as a two-man labour only gang. Howard took over sole ownership of the business over a decade ago. Based in Whangarei HE Harnett Building Company builds high-end houses in addition to alterations and light commercial work and completes the build from start to finish including
interior and landscaping. The company completes work mainly in the Whangarei and Bay of Islands areas, which means a lot of coastal work. Harnett says this brings special challenges, as his staff often have to stay away on jobs. HE Harnett Building Company employs around 19 staff including apprentices, two building managers and an office manager give it the ability to take on multiple projects at a time. “Communication is the key. Staff need to communicate well with each other and we also need to make sure the client knows what is happening every step of the way. “That’s why I focus so hard on creating a tight team. Because if we have a good team that is communicating effectively then the client wins as the finished product is always better.” Spin off from the Auckland market has started to hit the region and Howard has seen the pace picking up recently with strong levels of enquiry. The company has just started a major alteration near Whangarei and new home builds at Langs Beach and Kerikeri. It has also been completing ongoing work to expand the Kamo Wildlife Sanctuary further demonstrating its eclectic capabilities. Howard is a passionate member of the Certified Builders Association of New Zealand, New Zealand’s largest association of trade-qualified builders in terms of membership, which is mostly comprised of smaller building companies. Howard says he is pleased to be able to offer his clients the new range of Certified Plans which he expects will be popular as they have already around the country. “Certified Builders has he most comprehensive independent guarantee of any building association. When you combine the guarantee with the solid template a Certified Plan provides, as well as direct interaction with builders, input into the design and potential cost savings, the whole package is very compelling for consumers.”

The $9.5m Whangarei Quest Apartments contains 34 studios - one bedroom and two bedroom serviced apartments - and five retail stores. The 3400sqm, $9.5 million complex was built over four floors and contains 34 studios - one bedroom and two bedroom serviced apartments and five retail stores. A reception area is located on the ground floor and 13 car parks. Walter says ARCO Group was involved in the project at the very early stages including design and value engineering services at the preconstruction stage. “We came up with solutions to help the client cut costs and make the overall project more economical,” says Walter.
Another recent project was the Mid North Honda building in Waipapa, Kerikeri. The design and build project comprised 415sqm of showroom and offices and 225sqm of workshop. ARCO Group managed every aspect of the project, including the design, in-house. It worked closely with the Far North District Council and completed the site works with ARCO Group’s in-house builders ensuring building was completed to a high standard and within the requested time frame. ARCO Group also completed the interior fit-out and final sign writing.
“Because Mid North Honda had the peace of mind that ARCO Group was taking the project from start to finish they continued to operate from their existing building – focusing on their primary business – which helped them financially in their new project and took the stress of building away from them,” explains Walter. Other recent projects completed include the Trailequip premises in Dargaville and the refurbishment of Tapia School for the Ministry of Education. ARCO Group employs around 30 staff and at
present the company is working on two design and build projects - the Kerikeri Union Parish Church and a New Zealand Post building. Steel at the heart of firm’s success Sue Russell When Saint Whatuira built a brand new home in Tauranga he made sure he’d done his research. He knew all about the benefits that come from living in a steel-framed home and he wanted this for his family. Now as general manager of Golden Homes in the Bay of Plenty, the only home building business in the region that constructs homes exclusively using steel framing, the journey has come full circle. “There are so many clear benefits to be gained from using steel-framing systems that I can directly attest to,” Saint says. “A significant benefit for me and my family was the improved health that came from living in a mould-free environment, particularly when it came to eczema and asthma issues with our children,” he says. Golden Homes uses ZOG steel framing made from 100% New Zealand made Axxis steel for framing which has gained the official tick of approval from the Asthmatic Foundation’s Sensitive Choice programme. Unlike timber framing that can, over time become susceptible to mould in certain conditions, steel does not attract or harbour allergens. Saint also points out that the steel frame building footprint is 100% recyclable with minimal wastage. Once the home has been built any surplus steel members on the site are simply recycled. “Builders find steel a great material to construct the bones of the house with. Everything fits together perfectly. “An entire house-lot can be brought to the site on a trailer and the light weight frames make assembling the framing a pleasure compared to the task of lugging lengths of timber around a building site.’ He says that an added bonus is that, because steel does not absorb moisture, there are no issues around wet weather when constructing the house framing. This makes an enormous difference to the scheduling of allied trades and processes and significantly speeds up the framing completion. “We know once we start erecting the framing we can continue the build regardless of the weather and get the roof on so that the rest of the construction can continue uninterrupted. “That makes for huge building efficiencies and consequent costing benefits.”

Saint says the company has a significant number of repeat clients, some of whom he describes as ‘next generationers’, building their own family home with the same company that built the home they grew up in. Golden Homes has acquired a large number of sections as they are released by the developer of The Lakes sub-division. The Lakes show home at 262 Lakes Boulevard is open seven days a week. New showhome is set to impress Karen Phelps Landmark Homes BOP has opened a new twostory five-bedroom showhome The plan for the custom designed and built showhome, which is called Boulevard, has now been included in the company’s range of around 100 plans. Located in Bethlehem Heights, the showhome was designed to suit the needs of a large family. “It’s a substantial 300qsm home with a relatively small footprint. The Boulevard offers large living spaces and the board and batten exterior gives a rustic country feel,” explains Landmark Homes franchisor Debbie Clarke. Debbie and husband Paul started Landmark Homes 38 years ago, which has now evolved into a national operation with 14 franchises around the country. “Initially we ran a building company in Tauranga, and then were asked for our designs outside the region in the Coromandel. Then we were asked to build a Landmark Home in Palmerston North, then Wanaka, all completed by virtual remote control,” says Debbie. “By the end of 2006 we had finished the documentation of our systems and opened the first franchise outside Tauranga in Counties, South Auckland.”
The Tauranga franchise is now owned by business partners Dean Haggie and Anna Zandstra. Anna has over 20 years experience with Landmark. Dean’s background is as a Landmark Homes project manager. Aside from its extensive range of plans, Landmark Homes offers design and build, remove and rebuild (where the company will remove an existing home then build a new one in its place) and house and land packages. Tony comes full circle in Long Bay Karen Phelps When director of G.J.Gardner Homes North Shore, Tony Houston, was a lad he remembers summers at Long Bay in the family bach. Now decades later G.J.Gardner Homes North Shore is heavily involved in building homes in the new subdivision at Long Bay and Tony says it is nice to have come full circle. “The memories I have of this area are very important to me. Showhome gets positive feedback Karen Phelps A new showhome, which opened in September, has been received very positively by the public, says Tony Hawker, one of the directors of Tauranga Homes. Located in The Lakes Tauranga the showhome has been designed using the company’s Sandown plan. Comprising 197 square metres on a 600sqm site, the show home includes three bedrooms, two living areas, bathroom, ensuite and double garage. Tony describes the show home as a “traditional home with flair” suited to a variety of clients. He says a 3D walk through of the show home on the company’s website has generated a lot of interest as people can virtually see the show home before they physically visit the site. Tauranga Homes is a recent addition to the new home market. The company was started in February 2015 by Tony and business partner Johnny Calley. Both bring considerable experience to the company. Tony, who originally hails from the UK, has 25 years’ experience as managing director/owner of a number of successful companies associated within the construction industry. He originally started his career as a site engineer leading onto project management for major UK construction companies. Johnny, a Licensed Building Practitioner, entered the building industry in 1998 and since then he has been responsible for the delivery of hundreds of projects throughout New Zealand and the UK. He is the current president of the Bay of Plenty Master Builders Association. Tony says their partnership has proved a recipe for success with Johnny taking on the role of overseeing the builds while Tony specializes in project management and the financial side of the business. Tauranga Homes specialises in house and land packages and also builds on other people’s land if clients have already purchased a site. The company offers a range of plans ranging from 130-220 square metres as well as a design and build option utilizing the services of local architects. “We’re not a franchise,” stresses Tony. “This means we have more freedom, for example we can purchase any type and brand of products the client requires. Therefore, before you finalise them, you need to ensure you have watertight clauses to protect your needs,” explains Brierley. “It pays to do this, rather than giving it to your solicitor after signing – often when it is too late to rectify any issues.” Before entering into an agreement, a contractor must provide clients with a thorough checklist including: a written contract for residential building work that is likely to cost $30,000 (including GST) or more; a written disclosure statement outlining their qualifications and licensing status, and insurance or guarantees they offer. There is also a new 12-month ‘defect repair period’ where the contractor must fix any defects they are told about – unless they prove the problem is not as a result of defective building work. Dreamcube offers more flexibility Karen Phelps The desire to offer the portable building market a better option than the traditional offering has led Hamilton man Dave Etchells to invent the Dreamcube. The innovative design aims to modernise traditional portable buildings with contemporary design and construction methods for improved use of space. The Dreamcube buildings can be stacked side by side or even on top of each other to create a new flexibility in portable space solutions, says Dave who admits designing the product challenged all involved – fabricators, engineers and component suppliers. He says the Dreamcube aims to address the problems typically associated with portable buildings such as narrow inefficient use of space, corrosion problems, small windows and noise amplification issues. Dave says that at just under three metres internal width, the interior space is the widest currently being offered in a portable building in New Zealand. Other specific features include use of aluminium and galvanised steel with no welded painted steel minimising corrosion, reduced step in height making the design more ergonomic and therefore safer, 2.6m ceiling height for a feeling of greater space, Duotough toughened double insulated windows for insulation and vandal resistance, Polar heat pump air conditioning and LED lighting for maximum energy efficiency. A Trizone roof ceiling system, profiled roofing, high-grade thermal insulation and use of acoustic ceiling material result in a quieter work environment and superior water tightness. Cube Innovations is also an agent for the Italian desgined Polar Monobloc heat pump system, a slim line product with no outdoor unit, which helps to maintain the aesthetics of the Dreamcube. Dave says Monobloc systems are easy to install with no pipework needed and no additional refrigeration gas required. Monobloc heat pumps can be supplied stand alone but come as standard with the company’s range of Dreamcube buildings.
The Dreamcube comes in three designs, all of which can be personalised with graphics, claddings to suit the use. The Dreamcube was released on the market about 18 months ago and has proved extremely popular, says Dave. A plumber/gas fitter by trade, Dave started Cube Innovations in 2006. He had previously owned a plumbing and portable toilet hire business and got the idea for Cube Innovations after identifying a gap in the market for a better product and a professional supply service. Cube Innovations supplies a standard range of more traditional portable buildings including portable offices, lunch rooms, changing rooms, ablution facilities and disabled bathrooms. The portable buildings are complemented by additional products such as potable water supply tanks from 5000 to 20,000 litres, electric pressure pumps and site pipe reticulation. The company also offers CUBE Container Shelters, a solution for bulk storage offering complete weather protection and a totally clear span interior with large height clearance. All buildings are custom-designed and manufactured with New Zealand-wide delivery and installation options. Options for either purchase or hire are available. Buildings come with a 10-year guarantee. Cube Innovations has customers across New Zealand including large and small, private, public and commercial clients. Projects completed by the company include a 260sqm building in Ashburton for the Ministry of Social Development. This structure took six weeks from design to completion when WINZ urgently needed new premises. Cube Innovations also completed the radio and commentary buildings for the Cricket World Cup at the Bay Oval in Tauranga, an administration block for Auckland Regional Council at the QBE Stadium and ablutions building for Mt Smart Stadium. Dave says the aim is to maintain the company’s position as the market leader of portable spaces in New Zealand and to keep releasing new innovations such as the Dreamcube.

Smart solutions to construction issues Karen Phelps Gibson O’Connor has worked closely with consultants and the client to come up with smart solutions on a warehouse project located in Mount Wellington, Auckland, says company construction manager and director Michael Powell. Located in Bell Avenue, the tendered project has been designed by JWA Architects for client Waytemore Investments. The project involves the construction of two new warehouse and office units comprising 1700sqm each. Michael says the main challenge of the project was soil contamination issues as the site was previously home to a freezing works. Contaminants were identified and carefully removed from the site for safe disposal prior to construction with the assistance of geotechnical consultants. Michael says the construction itself, which is presently taking place, is fairly straightforward - structural steel frame with precast panels and metal wall cladding. Spoil from drainage has been stockpiled and used on site to help cut project costs. Gibson O’Connor is also responsible for completing office fit-outs. With one tenancy already let Gibson O’Connor has had to assist in the redesign of this space including a mezzanine floor warehouse to accommodate the specific requirements of the tenant. Michael says that some structural work will also have to be changed. The project, which is due for completion in June, demonstrates the company’s ability to remain flexible, even when faced with challenging technical issues, he says.

Gibson O’Connor was started in 1957 and over the years the company has built some of this country’s most iconic buildings including The Beehive, The Terraces at Eden Park, Auckland’s Customhouse, the Central Institute of Technology in Heretaunga, Wellington, Waikato Hospital’s Clinical Services Block and Christchurch Hospital and Christchurch Postal Centre. Gibson O’Connor is directed by Michael, Don Savage, Gavin Brannigan and Chris Martin. Michael and Chris bought into the company at the beginning of 2015. Michael started working at Gibson O’Connor 13 years ago while completing a Bachelor of Construction Management. He worked his way up the ranks to project manager. Chris, a quantity surveyor, also started as a cadet with the company many years ago and brings extensive experience to the team of directors. Gibson O’Connor employs around 30 staff and most of the work the company completes is in
Auckland favouring significant commercial buildings for the public sector. Michael says that Gibson O’Connor doesn’t just focus on the job but rather on forming close relationships with clients. “We are negotiating more of our work now than we have in the past. “We recognise that building is about people rather than just the nuts and bolts of the job.” At present Gibson O’Connor is completing a 15,000sqm warehouse at Wiri and a 5000sqm warehouse close to the airport for Kirkpatrick Group. The company is also undertaking retail and industrial projects in Albany for Kea Properties and four-storey office building, also in Albany. It is also completing the third stage of an accommodation refurbishment project at the Devonport Naval Base. Michael says that the market continues to be strong: “We enjoy building good quality buildings that will be there for the long term. “We like constructing buildings that will essentially make people’s lives better. “We see ourselves less as people who put up buildings and more as being responsible for building our community.”

Detailed planning and stringent project management has been required on the Koru Primary School redevelopment project being undertaken by Watts & Hughes Construction in Auckland. Located in Mangere, the project is being rolled out in five stages for client the Ministry of Education. Watts & Hughes Construction is presently working on stage one, the construction of a new two-storey classroom block 100 metres long and 20m wide. Started in December last year this is expected to be completed by January 2017, says Watts & Hughes Construction contracts manager Dennis Saunders. The project will also involve demolition of relocatable classrooms, an existing administration block, library and hall as well as construction of a new administration block, library, hall, site works, drainage, playing fields and soft and hard landscaping on the site. Dennis says that the main challenge of the project is working around a live school environment. This has involved intensive pre-planning of aspects of the project such as truck movements, deliveries, dust and environmental controls. “For example when we started the classroom block we had to drive approximately 100 piles so we programmed this over the school holidays to minimise disruption to students from noise and vibration,” Dennis says. Watts & Hughes Construction has a full time project manager and site manager working on the Koru School re-development. At peak Dennis estimates up to 100 contractors will be working on site. The entire project is scheduled for completion in January 2018. This is just one of the significant projects which the company is working on in Auckland. Watts & Hughes Construction has just completed working on the $40m Manuaku Precinct project for the Ministry of Justice. Late last year the company completed a major new addition and refurbishment to the Court further demonstrating the company’s ability to work on projects requiring sophisticated project management in and around live building environments says Dennis. The project comprised a new four level building adjacent to the existing court as well as significant refurbishment and upgrading to the existing building. It included a basement level underground car park for 24 vehicles, plant rooms and custodial areas.

The ground and first floors include courtrooms, circulation areas, interview suites, offices, exhibit stores, toilets, kitchens, jury rooms and ancillary spaces. A judicial circulation walkway on the exterior of the building allows judges to travel securely from the existing building to the new facility. The new addition is connected to the existing building at each level by a number of walkways providing public access. Watts & Hughes Construction Limited is part of Watts Group. Tauranga franchise grows rapidly Karen Phelps Trident Homes Tauranga franchise owner Wayne Minnell believes that a builder is the best person to operate a building company: “We are builders by trade. Being builders means we know how to build a home from the foundation up so we can make the right decisions when undertaking projects for our customers. “In my opinion a trade qualified builder is the only logical choice to run a house building company,” he says. It is this point of difference, which he says has led to the rapid growth of the Tauranga based Trident Homes franchise, which Wayne and wife Glenis took on after operating a Placemakers for 20 years. The franchise covers the Bay of Plenty region and is a family business, which is owned and operated with Wayne’s brother Keith and his wife Allison. Wayne says a driving force in starting the business was to assist first home buyers into a home. “We’d seen how difficult it was as we have our own children wanting to build houses so we wanted to help the next generation,” he says. “It can be difficult to get the chance to buy into a good group housing company so we saw an opportunity to get in from the ground up and help mould the new business.” He says he has seen distinct advantages in terms of group buying power, infrastructure and systems compared with running an independent building company. He sees housing companies as the future of home building in New Zealand because of these reasons. Trident Homes is a New Zealand owned and operated housing company started in 2015 by Neil Hawker. Neil, a qualified builder, was previously a franchisee for another large housing company for a number of years, so brings a great deal of experience to the operation, says Wayne. As a New Zealand owned and operated company Wayne believes Trident Homes has a good understanding of the market and what clients want. “In today’s world people generally like a functional open plan home. “So at Trident Homes we have tried very hard to make good use of the space in our homes. “You don’t have to have a large floor plan to have a nicely flowing house if it’s designed properly,” he says. Personal service the key to success Sue Russell With a second birthday tucked under its belt in February this year Navigation Homes Far North has enjoyed a busy time establishing itself culminating with a new mono-pitched show-home in Kerikeri. Director Neil Simpson describes this pioneering time as hard and satisfying work. “Even though I had been building in this district for twenty years I was keen to establish a business of my own that would take me off the tools and in control of the company. “I was drawn to Navigation Homes because of the quality of their systems, their design range and the initial support they gave us,” Neil says. Taking up business ownership also gave Neil the opportunity to learn all aspects of running a company, beyond the ‘40-plus years on the tools’ building skills he already held. Neil describes the new 290sqm show-home at 18 Pathways Drive as a great design, separating master bedroom with ensuite and walk-in wardrobe from two other double bedrooms at the opposite end making the home really versatile offering options for a range of household situations. “With a kitchen and living room located centrally opening on to a deck and with a separate lounge space there is a sense of plenty of space. Carrying years of building, seeing good and not so good processes unfold has really held Neil and the business in good stead. “I am really really fussy as a builder and getting things right from the start is my priority. “As far as the team of contractors I use to build the homes I only use builders who have a proven track-record of building to the standards I expect and working systematically, laying the framing out well and finishing off one part of the build before starting another. It’s the way I was taught and I stand by that.” Looking ahead Neil plans to employ builders
once demand is such that he can guarantee them consistency of work and with up to six houses on the go at this time he suspects it won’t be long before that next business development phase has been reached. “The administration and selling side was all new to me so these two years have been very valuable. “When you are dealing with strangers initially that you have never met before you grow as a person over time to be more outgoing and engaging and that has been such a great thing for me.”

Creating stunning homes in Pauanui Kelly Deeks According to property developers Gordon and Marilyn Finlay, they have the best job in the world, and why not? Building stunning million dollar plus homes at one of the world’s best waterways developments, Pauanui Waterways on the beautiful Coromandel coastline, the Finlays often sell these homes before construction has finished and sometimes before it has even started. Pauanui Waterways is a comprehensively planned residential canal development encompassing prestige and opulence and enabling its water enthusiast residents to go about their daily boating and water activities with ease and access. Gordon and Marilyn’s business Inspired Property creates turn-key homes, custom designed for each site with the priority of providing unique and interesting living spaces. About half the company’s work is for private clients, while the other half is built speculatively. He works with Marilyn and their two builder sons Nathan and Jarrod, although Jarrod has recently left for a couple of years’ building in Fiji. Nathan owns Hamilton building company Anthem Homes, and helps Inspired Property and its clients with design. Marilyn has a flair for design and presents Inspired Property show homes 11/10. “My wife is very good with her input, she makes sure there are plenty of cupboards and she buys all the furniture. “The places are immaculate, and sometimes we go on to sell them with the furniture already in them.” Gordon sells all the homes himself, and hosts the open homes. This has helped Inspired Property with its design as he listens to what people like and what they don’t. “We keep on improving,” he says. “We take out what they don’t like and keep improving on what they do.” Gordon loves and believes in what Inspired Property produces and as such, the selling is an easy task. “I very often trade people’s old bach or even their boat. I’m very much the front line person and I can make a decision on the spot.” Inspired Property advertises its showhomes on Trade Me. “People get to know when our show homes are going to be ready, and in summer time they’ll last about a week before someone puts their name on

The airborne paramedics first saved him after he suffered a heart attack during an open home, then again in 2014 after he crashed into a pine tree at speed in his high performance race car. He put his hobby behind him and his mangled 1984 Toyota Sprinter up for auction, along with his 1969 Mark II Ford Escort. The two cars brought in about $30,000 which was donated to Coromandel Rescue Helicopter. This year, the proceeds from the Pauanui Launch & Wine Trail on February 13 will also be donated to Coromandel Rescue Helicopter.

It was a specialised and technical build. “It’s a lot more than an ordinary house,” says Lance. “It has a hangar to store my aeroplane. One of the key things for us was we wanted a big, open plan living area with indoor outdoor flow. “One of the difficulties they had with this was to
also fit in the 12m clear span door for the hangar. “It posed some challenges for their engineers, but we got a very good result.” He says if there were any issues during the build, at least he could talk to Gordon and Marilyn. “I was over there once during the build and said we will have to move this wall to fit my new lounge suite in. “They pulled it down and rebuilt it right in front of me.”

Variety is the spice of life for Matt Karen Phelps Tims Construction sets itself apart in the Hawke’s Bay market by offering customers a comprehensive range of unique services, says company owner Matt Tims. For example the company employs certified asbestos removers and re-pilers meaning it can undertake this specialised work for customers. It’s been a busy couple of years since Matt started his building company in April 2014. Previously he worked for another builder and now Matt, a Licensed Building Practitioner and member of the Registered Master Builders Association of New Zealand, brings nearly two decades of experience to his clients at Tims Construction. Tims Construction’s services include new homes, alterations and renovations, maintenance, re-roofing, re-piling and asbestos removal. The company also offers general building and construction services such as pergolas, decks, fences, kitchens, bathrooms etc. “We can do the smaller jobs that other companies don’t want to do,” he says with a smile. For larger projects, such as new home builds, clients typically come with their own plans. But Matt can also put clients in touch with an appropriate architect if required. At present the company is undertaking a project in Hastings involving renovating a bathroom for wheelchair access, adding a sunroom, laundry and new deck and re-roofing. It is also finishing a new kitchen in Taradale and building a compressor room in side of a water plant in Napier. Other current projects include converting a garage to a sleep out complete with ensuite and a pergola outside and a smoko room and toilet amenities upgrade in a factory. Matt says his team enjoy the variety of jobs the company undertakes. Tims Construction employs seven staff rather than relying on contractors. Matt says this gives him better control over quality and timing of projects. The company employs three staff with COC Restricted tickets, allowing them to undertake any type of asbestos removal work. According to David Thomas, owner of Auckland based Oakwood Treecare & Consultancy Ltd, regular maintenance of trees can avoid costly repairs when things go wrong. Trees planted in the wrong location can cause damage to surrounding concrete work, paths, car parks, building foundations or perimeter fences. Koromiko Engineering makes a lot of custom-build trailers for transport companies throughout the country.
Koromiko stays ahead of the pack Sue Russell The trailer manufacturing industry is a competitive one and for Derek Haywood, managing director of Mt Maunganui’s Koromiko Engineering, finding the best level to operate has been significant to the company’s longevity and success. Koromiko Engineering started 35 years ago, founded by partner Shane Valois’s father Ron but Derek knows the company inside out, having worked in all parts of the company through the last 30 years. “You know we don’t really want to get any bigger,” says Derek. “It’s a competitive industry and there are certainly bigger companies operating in our area but we have got an excellent work culture with our staff and I think we’ve definitely got our niche and it is working well,” says Derek. Building logging truck trailers has been the main-stay for the company for the past seven years or so and having that core work certainly played its part in minimising the effect of the financial crisis on the company. “We really didn’t experience it as much as many other company’s did and there was enough work to keep the staff busy.” Koromiko Engineering employs six workshop staff along with an office administrator, leaving Derek free to concentrate on pricing, quoting and doing the trailer design work he most enjoys. For the past twelve years or so the manufacture of trailers has changed significantly,
from ‘right from scratch’ production and construction of all the parts to what now occurs today, where a design is produced and then sent off to specialised profilers to construct the pieces. “The parts come back to us here to be assembled by my team. “This is common practice and has meant that the manufacture time per trailer unit has been significantly reduced to an average 3 – 4 weeks,” Derek explains. Thinking about what has contributed to the really positive working culture, Derek says the fact that those within the company’s hierarchy are still hands-on in the workshop with the rest of the team has a significant effect. “I think it has also come about because most of the staff have been with us a long time. Things are very stable as a result. “We know each other well and the individual skill-sets each employee has are used to greatest effect.” Helping the next generation of trailer engineers to cut their teeth and develop solid working skills is important to Derek who currently employs fulltime apprentice Troy Scott. To be in the comfortable position of having four to five months of work booked ahead is a direct consequence of the reputation the company has established for itself, something Derek is very proud of. “We do a lot of custom builds. I enjoy this for the design challenges that it presents. “With the new 50-tonne maximum tare-weight rules we’re now building trailers with five axles

Mega Pacific takes firm to next level Mt Maunganui transport hydraulic component supply specialists CC Hydraulics has changed its name to Mega Pacific NZ Pty Ltd. CC Hydraulics has been serving the needs of the transport industry throughout New Zealand for the past 12 years, the name change to Mega Pacific NZ Pty Ltd will link the business to Australian based parent company Mega Pacific which acquired the company in 2012. While a name change and re-branding has changed the look, the company’s core values of service second to none will remain the cornerstone of its operation. NZ General Manager Mike Saunders says strategically it was a significant step when Mega Pacific purchased the business. “While still retaining our core suppliers, it meant that we could tap into all their supplier resources and offer our customers here even more product options and improve the delivery service on products not stocked from 5 to 10 days out of Europe to 24 hours from Australia.” He says at the time of the purchase, the business was poised to go to the next level and Mega Pacific’s timing has proven to be spot on. “Our stock levels have substantially increased and we almost doubled our turnover in the last 3 years,” says Mike. Having started a full time External Sales Rep in January this year, consideration is now being given to taking on additional staff, particularly customer service people to cover extra incoming inquiry and sales. There has been significant efficiency gains recently with an overhaul of the stores and workshop, and a new computer system expected soon will mean that the New Zealand branch is working with the same data base as those in Australia making acquisition of product and availability of technical information even easier for the team. Mike says a key reason for recent growth is directly connected to the increased range of available product. Items such as Split Shaft PTO units, increased range of multi-stage truck hoists,

Firm has transport needs covered Karen Phelps With over 40 years of history Transport Maintenance is now one of the longest serving transport maintenance companies in the Bay of Plenty region. “We complete a wide variety of repairs and pride ourselves on looking outside the square to come up with the most cost-effective solution for the client. We have a very experienced team of loyal staff and there is not much we can’t do for our customers,” says Transport Maintenance owner John Bickers. The company was started in 1973 and today completes mechanical servicing, repairs and maintenance on vehicles, motorhomes, trucks, farm and agricultural machinery and stand by generators. The company’s services include wheel alignment and Warrant of Fitness (WOF) and Certificate of Fitness (COF) checks. The comprehensive COF service includes completing the pre COF check, delivering the truck for its COF, picking it up again, bringing it back for repairs after approval and having it ready for when the customer comes to pick up. Transport Maintenance is a Motor Trade Association member, which John says gives customers the assurance of a professional high quality service. All team members are trained to the high standards set by the NZ Heavy Transport Wheel Aligners Association. “This ensures the alignment, wheel balancing and servicing needs are completed with the highest regard to safety and efficiency,” he says. “A full maintenance schedule can also be organised for the customer’s machinery or equipment if required.” Transport Maintenance also has a mobile machinery mechanic on call in the greater Tauranga and Bay of Plenty regions and the company carries a large range of machinery parts to ensure jobs can be completed in a timely manner. John says that Transport Maintenance offers special expertise in truck mounted cranes, scissor lifts and elevated work platforms both servicing and hiring the equipment. The company has CPIB qualified technicians to carry out 6M safety inspections and five year rebuilds for Elevated Work Platforms and scissor lifts. Transport Maintenance is also certified to carry out 12M safety inspections on Palfinger, Hiab, Tadano and UNIC truck mounted cranes. It also has a staff member qualified to manufacture the fibre optic cable used in the controls of the equipment. John says this enables Transport Maintenance to complete repairs quickly and efficiently. Transport Maintenance’s range of services also extends to the sale of Mahindra tractors and Club

Investment in equipment pays off Karen Phelps Significant investment in specialised equipment has seen Tauranga’s Kale Print attracting nationwide work to the region creating opportunities for local growth. Kale Print general manager Warren Airey says that the company’s ability to offer A1 sheet size printing is just one example of how the company has sought to develop unique business advantages. “We probably have one of the biggest offset printing presses between the Bombays and Wellington meaning other companies from around New Zealand outsource this specialised work to us,” he explains. He admits it was a huge investment for a family owned printing company based in Tauranga to make when the machine was initially purchased ten years ago but it has enabled Kale Print to maintain complete control over production. This has been another point of difference for
the company – it’s ability to focus on quality and service. He points to the company’s iGen digital machine as a good example of where investment in technology combined with the right advice gives the client the best result. The machine runs a larger sheet size than normal and can therefore print three A4s to a sheet compared with the usual two A4s. Kale Print is the only company in the region to offer the technology to bring clients the most economical solution for their print job. The company’s investment in technology has also extended to printing wide format material up to 1.5 metres wide by as long as is necessary on synthetic stock, canvas or rigid board for example to offer another point of difference. “We also back up our service personally,” says Warren. “For example if I tell a client the job will be completed on a certain day I’ll personally make sure it’s done for them. We’ve got the ability to work 24/7 if necessary.

“A lot of the work we do is time critical so this is another important aspect of our service,” says Warren. “We have a lot of experience in our team so when we talk to a client we can correctly advise them as to the most cost effective and efficient way of achieving the result for them.” The company’s in-house graphic design team also works alongside local agencies, particularly on larger branding projects, to offer clients a complete solution. This enables the client to simply deal with Kale Print and have all their branding requirements met. Warren says that although the print industry is often considered bad for the environment in reality the reverse is true. “We use certified sustainable paper stock. So for every tree that is cut down another is planted to replace it. “All our inks are vegetable based and our printing plates and paper waste is recycled. “When you consider the plastic, glass etc that goes into making a computer for example this
makes print more environmentally friendly than say sending an email.” He also says that statistics have shown that a greater response rate is achieved using printed material as opposed to email marketing. Surprisingly he says it is also often cheaper to produce printed material compared with the cost of advertising on the internet. To make things easy for customers they can also order online giving discounts. Kale Print also offers customer accounts so when customers order online they can login, utilise specific templates, for example a business card, and type in the details required and then order. This means no artwork charge, guaranteed turnaround time and set pricing. Kale Print is not only a significant local employer but also supports local events and groups. Warren says it is just another way the company aims to give back to the region in which the successful business operates.

Hubands Energy has been awarded the Best Small Solar PV Business award at the 2015 Sustainability Electricity Association of New Zealand annual industry excellence awards. It’s a coup for the small Northland familyowned business as the award reflects the high levels of professionalism in all aspects of the company, says Hubands Energy sales and marketing manager Sarah Blithe. “The win proves we are operating the business at a very high level. It’s definitely generated profile and established Hubands Energy as one of the top providers in the Northland market,” she says. Hubands Energy was started in Dargaville in 1982 by Sarah’s parents Warren and Joanne. The company originally operated as an electrical contractor before branching into the retail of electronics and appliances. In 2010 the move was made to focus solely on heat pumps and solar. Hubands Energy also provides ventilation systems, heaters and central vacuum systems. According to Sarah key points of difference for the company include individually tailored quotes for each customer involving a site visit in order to find the best solution as the energy requirements for each client are different. All installers are employed by the company in-house and are fully accredited for greater control over quality and timing of projects. The company takes care of all the sometimes-cumbersome paperwork that
can be required to install a solar system including Code of Compliance and warranty details. The aim, says Sarah, is to completely eliminate hassle for the customer. Products supplied by the company are all of the highest quality. Hubands Energy only deals with Mitsubishi Electric solar panels. With regards to heat pumps Hubands Energy supplies four trusted brands – Mitsubishi Electric, Panasonic, Fujitsu and Daikin. Hubands Energy’s service also extends beyond the sale as the company personally applies to power companies on behalf of the client to find the best deal for any surplus power generated that the client can sell back. The company also offers a maintenance/servicing division. “Not many people realise but a solar system should be serviced every 12 months. We follow this up with customers, sending them a reminder, to ensure their system is always operating at peak levels,” explains Sarah. The company has doubled in size in the past year and now employs 22 staff. Sarah says it has been challenging to keep up with the demand for solar systems in Northland. Hubands Energy covers Rodney to Kaitaia. “Due to the high energy prices up here people are sometimes seeing payback of a solar system in as little as five years and after that time their power is essentially free and they may also make money by selling surplus power back to the energy companies. In fact some local schools are seeing it as a way to generate income. Installing a solar system in Northland is a no brainer.”

Founded in March 2013 CSI Ltd has grown from ‘a team’ of 2 to a team of 13 fabulous, dynamic and intelligent staff. The Co-Director (Michael Roach) has long had an interest in the diagnostic testing of concrete and steel structures and started scanning in 2009 working ‘after hours’. Concrete Structure Investigations Ltd (CSI Ltd) assess, evaluate and report to Professional Consulting Engineers, Building Owners, Councils and Government Institutions on areas of existing reinforcement. CSI Ltd can determine reinforcing bar size, cover and location of the steel within concrete structures. Other diagnostic testing includes: pile integrity tests, concrete core sampling, reinforcing yield strength tests, crack monitoring, void detection, carbonation of concrete and rebar corrosion determination and control. CSI Ltd also assist Construction Companies and Sub Trades with hit prevention. CSI Ltd started their diagnostic testing using Hilti scanners. The extent to which CSI has been able to utilise the capabilities of the Ferroscan and Ground Penetrating Radar has all been self-driven and meets ‘American Standards for Testing and Materials’ (ASTM) standards. The engineers interpret the data and compile the information in comprehensive reports for clients. CSI Ltd believe they have developed this science beyond the capability of any other company in New Zealand.Just buying a scanner is not nearly enough; what counts is being able to maximise their capacity and interpret the data to the highest level. CSI Ltd are the only company in New Zealand to offer Pile Integrity Tests. Research and development is a large part of the investment at CSI and will continue to be going forward. The philosophy is that there are plenty of areas within non-destructive diagnostic testing of concrete and steel structures that require development, and could be of great value to the assessment industries (i.e engineers, governments and government agencies, infrastructure contractors, construction industry and building owners), not only for seismic upgrades but also for general assessments.

With this in mind, CSI has not only developed existing ‘science’ in terms of scanning and PIT testing to be useful diagnostic tools for clients; they are always looking for new technologies and techniques to research and develop to further boost the assessments available for the aforementioned concerned industries. In the longer term CSI are keen to offer their services overseas. These opportunities became particularly apparent at recent conferences where the team had the opportunity to talk with Australian Engineers in the seismic field. CSI are also presently tendering for work in China albeit very cautiously at this stage!
