Avocado growers feeling good Karen Phelps Avocado growers across the Bay of Plenty, Far North and Whangarei are gathering under one roof to toast a successful third season under Avoco at the company’s conference later this month. The event at the Waipuna Hotel and Conference Centre on June 25 is an opportunity for growers to enjoy each other’s company and hear from the industry’s leading technical experts from New Zealand and overseas. They’ll also hear Avoco’s marketing team outline their export plan for 2016-17 – a season that’s shaping up to be a record-breaker for New Zealand growers. It’s estimated the national export avocado crop will be 5 million trays plus, exceeding the record 4.5 million trays that went offshore in 2104-15, with conference attendees set to hear how Avoco will handle its share of the massive projected volume. The full-day programme will culminate with dinner, entertainment and the presentation of the Avoco Grower Awards. These are awards of excellence and public recognition for growers who operate at the top of their game. Avoco director John Carroll says the conference will be an opportunity for growers to learn from experts in their field as well as celebrate with their peers an industry that’s going from strength to strength. “Growers are feeling excited about their future but, like Avoco, they’re aware that success only comes from a lot of hard work and careful planning. “The conference will arm growers with the technical information they need to make sound decisions in their own orchards as well as hear our latest plans for market development. “At the same time, it’s also important to recognise our very best growers and congratulate them for an outstanding season.” This month’s conference comes during a period of renewed interest in New Zealand’s avocado industry. Demand for new trees has hit an all time due to new orchard developments in the Far North and Wellsford as well as a desire among growers to replace their older, less productive trees with clonal rootstock. The “avocado orchard renaissance” is partly in

Worldwide, the demand for avocados is outstripping supply. Statistics reveal global consumption is growing at 10 percent a year and world production is only increasing by 3 percent a year. Even our closest neighbours can’t get enough of the fruit. While Australia’s domestic production has more than doubled in the past 10 years, consumption last year rose by 30%. Avoco, a partnership between Bay of Plentybased Southern Produce and Auckland-based Primor Produce, has enjoyed enormous success in its first three years.

“The conference will arm growers with the technical information they need to make sound decisions in their own orchards....” Last season was a low volume year nationally, with Avoco exporting over 61% of the 2.5 million trays exported. A little more than 80 percent of shipments went to Australia while the remainder was sent to mostly Asian markets through Avanza. Avoco director Alistair Young says Asia would

be a critical part of their marketing plan next season as exporters worked to maximise the value of New Zealand avocados sent to Australia at key times. “Avocado is the world’s, most popular super fruit right now and Avoco growers are well positioned to take advantage of this surge in demand.”

Radical makeover for leisure centre Karen Phelps Stanmore Bay Pool and Leisure Centre is undergoing a radical transformation to make the facility more functional to meet increasing community needs, says Auckland Council project manager for the leisure centre Pauline Dillon-Lai. On the first floor of the building, physiotherapy and massage rooms and a yoga and pilates studio are being refurbished. Downstairs, four existing squash courts are being converted into a new fitness centre. This will replace the small existing fitness centre and when finished will offer clients a dedicated larger and better equipped space, says Pauline. The ventilation system in the main pool area is being upgraded to give more capacity. A new spa and sauna is also being built and will be connected to the main pool area by way of a new extension to the building. An additional toilet will be built giving the stadium side of the facility a total of three toilet blocks. The gym members’ changing rooms will also be refreshed. New LED lighting will be added to one of the stadiums. The project also involves general maintenance work to address weather tightness issues at the complex, says Pauline. The Stanmore Bay Pool and Leisure Centre already offers two indoor heated pools (a lane pool and learners’ pool). Stanmore Bay Pool and Leisure Centre is part of Auckland Council Pools and Leisure, which offers 43 centres around Auckland. Of these centres, 23 are operated by council and the other 20 are managed by partners YMCA, CLM, Belgravia and Olympic. Work at Stanmore Bay Pool and Leisure Centre started at the end of January and are due for completion in September. project is being undertaken in stages with areas closed off as required to minimise disruption to users and centre staff, says Pauline. “The project team coordinates closely with the centre management to identify a project programme that will work in with the centre’s schedule so we can close off areas for work to be completed at convenient times. “Cape Limited has been very flexible and accommodating as has the centre management so we have a really good team on board.” She says the project is progressing well with studio rooms already completed and the changing room upgrade almost finished. Currently underway is the construction of the spa and sauna, plant upgrade and the new fitness centre.

Investing in staff wellbeing Auckland Council is offering employers the chance to invest in the physical and mental health of their employees by taking preventive measures to encourage a healthier workforce. The council has initiated a range of corporate wellness programmes available through its leisure centres Auckland wide, including Stanmore Bay Pool and Leisure Centre. Auckland Council corporate relationship manager Michelle Olds says that the programmes give employers a unique opportunity to improve the health and wellness of their staff, improve worker performance and reduce sick leave. She says the benefits

are significant to the company bottom line.“Exercise New Zealand has found that an estimated 40 per cent of workplace sick days in New Zealand are due to work-related stress. Our whole philosophy is to get Auckland more active and our corporate wellness programmes give employers an easy option to improve the health and wellness of their staff.” She says that research has shown that the average return on investment for wellness programmes is about 3:1 over a 36-month period or for every $1 invested the average employer can expect to save about $3 on healthcare costs and absenteeism.

Major milestone reached in project Karen Phelps A major milestone for the Hereford Residences project has been reached with roof demolition complete. This will allow structural teams to begin work on site, says Naylor Love project manager Darragh Gillane. He says the project is commencing well with steel erection completed between levels 15 and 17 and precast panels finished for level 16. Desk spaces have been created up to level 14 and aluminium joinery is on going. The building is approximately 50 percent glazed on level 11 and window inserts for level 12 are being installed. External painting has commenced on some of the lower level decks and internal works are also progressing well, says Darragh. The former 15-storey Telecom headquarters on

the corner of Hereford Street, Auckland, is being transformed into a 20-level, high-end residential block by New Zealand-owned firm Tawera Group. Tawera Group marketing manager Annabel Claudatos says that the response from buyers has been extremely positive. “We were one of the first to the market and it could only be described as a frenzy. Buyers had been waiting for a luxury development with a great city fringe location.’ “The main difference with Hereford Residences is the generous sized floor plans and harbour and cityscape views that are fully protected by Western Park and the historically listed Auckland Girls Grammar.� It’s not the first project, which Naylor Love has worked on for Tawera Group. Darragh says part of the reason, which Naylor Love was successful in securing the contract, was the fact that the company shared similar values of family and teamwork with Tawera Group.

The Hereford residences project demonstrates the ability of Naylor Love to work closely with clients and stakeholders. Early contractor involvement allowed Naylor Love to meet with the design team to add value to the project from a buildability perspective from the outset to develop methodologies, which would add considerable value to the project. Darragh says early contractor involved is the company’s preferred method of approaching contracts for this reason. “Naylor Love’s work is around 70% negotiated contracts and with over 10 years experience in early contractor involvement, we see a lot of value in getting involved upfront,� he says. Naylor Love was engaged to undertake the

project in April 2015 and, after a team was assembled, Naylor Love liaised closely with Tawera Group at all stages of the process, says Darragh. Construction commenced on May 4 and the project is earmarked for completion by November. Naylor Love has 11 full time staff and 125 subcontractors on site. The Hereford Residences will include 124 freehold dwellings including one, two and threebedroom units and a four-bedroom penthouse suite. • to page 9

Darragh says a major challenge of the project has been the fact that the build is taking place on a site currently occupied by tenants. “It has boiled down to having robust methodologies on site. We have one dedicated service area for deliveries etc. “This project showcases our diversity and capabilities working in difficult and challenging environments. This again comes down to early contractor involvement as we were able to discuss early on potential impacts on nearby buildings and people,” he says. A more recent challenge has been the decision by the developer to add two additional floors to the building (originally Hereford Residences was supposed to be 18 levels). “This has changed the structure of the building from level 15 up. We’ve had to work hard to adjust to the new schedule. “For example, structural steel works are currently being manufactured for levels 18 and 19 to keep in front of the programme.” Darragh says the Hereford residences project demonstrates the ability of Naylor Love to work closely with clients and stakeholders to identify key requirements then work collaboratively towards these goals. “A large proportion of our work at Naylor Love is from return clients, which reflects our collaborative approach.” Naylor Love is one of the largest national construction companies in New Zealand with approximately 300 staff nationwide spread over five regional divisions. Ponsonby pilot for multi-use sites Karen Phelps The newly opened Cider Building development on the former DYC Vinegar site on Crummer Road, Pollen Street and Williamson Avenue in Auckland is something entirely different for Countdown, says Adrian Walker, Countdown’s General Manager Property. Whereas normally the company builds supermarkets the rising cost of land couple with the sheer difficulty of accessing vacant lots in metropolitan areas means that the company has its sights set on developing multiuse sites, which include a supermarket. Countdown purchased the site that was at the time an unsightly hole, which had been created by a previous developer. The site was subdivided into two parts – The Cider Building development and 31 individually titled lots, which were sold off to private buyers for a mix of residential and commercial builds. Ebert Construction is the main contractor on the $95m Cider Building project, which will be

home to 14,000sqm of Countdown supermarket and specialty retail and office space. Ebert Construction has been on site since early August 2014 undertaking preparatory works for the Cider Building, which will consist of three levels of office space totalling 8000sqm above the 4000sqm Countdown supermarket and 12 retail outlets fronting Williamson Avenue and Pollen Street. There will be five levels of car parking below the Cider Building, including 220 dedicated car parks for Countdown shoppers. Foundation works commenced on site in December 2013 and focused on preparing the Vinegar Lane side of the site (Crummer Road/ Pollen Street) for subdivision. These works were completed in mid 2015; at which time the individual lots were available for construction by their respective owners. Adrian says that 11 of the 12 speciality retail shops have been filled and Fairfax has leased 4000sqm of office space. Adrian says that Countdown is in negotiation with several tenants over the remaining space.

So what can customers expect from the new Countdown supermarket? A premium fitout with a larger range of products than normal, says Adrian. The new store boasts a deli section with cut and wrapped cheeses, a focus on loose organic produce, along with specialist food and wine experts on hand to offer tips and advice. There are also 450 new products in the health foods and wellness section alone, reflecting the local customer base increasingly looking for health and wellness at the supermarket, says Adrian. “There are over 2000 additional product lines offered than are normally stocked in a Countdown to reflect the unique demographic of this location,” says Adrian. “It’s part of our focus to develop localised supermarkets that relate more closely to the catchment area they are serving,” he says. Countdown serves more than 2.7 million customers every week and Adrian says that

Working with Ebert Construction at the new car parking building for Progressive Enterprises has seen the company supply and install about 165sqm of Sika car park ramp waterproofing system on level four, and 450sqm of Sika intermediate car park deck waterproofing system on level five. Remedial works to the floor were also undertaken to repair the substrate and apply epoxy screed in preparation of the substrate for the coating system.

Revamp for Mt Eden Countdown Karen Phelps Over a decade of previous experience working for Progressive Enterprises has been a valuable asset for the Mt Eden Countdown project being undertaken by Legacy Construction. “These types of projects are always challenging as the supermarket has to remain open and also supermarkets are very heavily based around mechanical services so it’s fortunate that we have a very good knowledge of working for Progressive Enterprises,” says Legacy Construction director Shane Hartner. The company is constructing an approximately 1000sqm extension at the rear of the building as well as updating the interior to meet current Countdown specifications. Project challenges so far have included the amount of rock that has needed to be removed for the extension to be built. The company will remove around 500cu m of rock in total. To ensure the supermarket remains operational throughout the build Legacy Construction has had to program and project manage the build meticulously to cause the least disruption to the supermarket and its customers. The company has a full-time site manager and foreman plus a contracts manager and quantity surveyor on the job. “For example Countdown has established a temporary bakery offsite so it’s critical that we meet our deadlines for various parts of the project,” explains Shane. Other Countdown projects recently completed by the company include a Countdown in Kensington, Whangarei and Dargaville – both new builds. The company is currently painting the interior of Countdown Botany. “We offer a lot of knowledge and experience in the company. For example all the company’s on site waste paper is sent to a paper reclaimer. On larger sites, site rubbish is separated into various bins for recycling and on smaller sites the company uses its own truck to take metals to recycling locations and dispose of other rubbish appropriately. New look will improve offering Karen Phelps A refurbishment and 1000 square metre extension to the Mt Eden Countdown will bring a premium offering to the area, says Adrian Walker, Countdown’s General Manager Property. “Simply put – we wanted to improve our offering to our customers. The premium store will be of a similar quality to the store we have just opened in Ponsonby to localise our offering and meet the demographic of the area,” he explains. The most challenging aspect of the extensive refurbishment has been to keep the store operational the entire time while causing the least disruption to customers, he says. The project, being undertaken by Legacy Construction, will also add 87 new car parks to the existing 360 spaces. The Countdown Mt Eden project is scheduled for completion at the end of this year. Mt Eden Countdown also offers Countdown’s recently extended online Click & Collect service, which has now been taken nationwide reflecting the growth in online shopping. Adrian says the service is popular with time challenged people and expects it to be popular with the Mt Eden catchment area. Click & Collect allows customers to buy groceries online with Countdown, have them picked and packed by a personal shopper, and then collect their shopping in-store at a time that suits them or have them delivered to their home. “People can customise the service in a way to suit them, says Adrian. “For example they might like to order their regular items online to be ready for them when the visit the store then handpick some additional items. It’s about saving time but also having choice.”

The Mt Eden Countdown project is scheduled for completion at the end of this year. He says that one of the key advantages and a huge time-saver is that customers can retrieve their personal shopping history and favourite products when for when they come back to re-order. Other popular features of the online service include access to recipes for meal inspiration and a ‘useful lists’ section with prepared shopping lists for specific occasions. Countdown also offers a shopping app for iPhone and Android users that allows customers to access their local Countdown supermarket from the palm of their hand. The free app combines a digital shopping list with barcode scanning capability, prices, tailored specials and recipes, and can also connect to the customer’s online shopping account via the mobile site to complete the transaction. Countdown has offered online shopping since

1996 and online sales, including Click & Collect, are set to match the equivalent of several bricks and mortar Countdown stores by mid-2016. Adrian says that Countdown is the only supermarket retailer to offer Click & Collect at every one of its stores nationwide including those in the largest cities to the smallest rural towns. More than 80,000 Kiwis, equal to approximately the population of Palmerston North, are regular online shoppers with Countdown and Countdown’s national online manager Tony Petrie says this number is expected to grow significantly with

the introduction of new innovations and services in the online shopping space such as improved online delivery times and taking Click & Collect nationwide. Tony says the move to take Click & Collect national is about making life easier for consumers. “Countdown has a strong heritage in online shopping spanning 20 years, and we’re continuing to innovate and strengthen our offering. We want to make things easy for our customers and having Click & Collect available in every single one of our stores is one of the ways we can do this.”

Refurbishment brings challenges Karen Phelps Refurbishing a leaky building typically comes with unforeseen challenges. Such was the case with the Kingsland Apartment complex in Auckland. “It was certainly a challenging project because once we opened up the structure we discovered a host of things, which meant the project scope expanded considerably,” says Naylor Love project manager Roger Marshman. Kingsland Apartments consists of four blocks

totalling 35 apartments. Naylor Love started the project, which was split into three stages, for the body corporate of the apartment complex in December 2014. The project involved timber replacement, new facades, bespoke flashings and details, as well as changes to the roof to provide a soffit for weather protection at the roof to wall junctions. Once the cladding was removed, the amount of water damage was more extensive than originally thought, says Roger. “To give some idea of how much this project expanded we were originally supposed to replace

around 30 percent of the timber in block A but ended up replacing nearly all of it,” he says. Also during the project, Naylor Love discovered parts of the original building that needed remediating to comply with current building codes. For example, walls were not always straight or plumb, concrete work sometimes didn’t align and flitch beans were not always fully supported, says Roger. The project was not only challenging for Naylor Love but also the body corp and tenants. Originally, one part of the project was scheduled for completion before the next began. But due to the increased scope of the work

multiple stages overlapped. Rogers says that having work underway on three blocks simultaneously, all at different stages of construction, has been logistically challenging. The project also involved work on the internal fit out, the scope of which was also affected by the extent of the water damage in the structure. Naylor Love also undertook kitchen and bathroom replacement, exterior window replacement and interior painting as required. “We’ve had curve balls thrown at us throughout the project,” says Roger. • to page 20

Centre a global hub of innovation Karen Phelps Partnering with innovative companies and aligning with the latest technology has been a key aspect of the development of the New Zealand International Convention Centre (NZICC) in Auckland. NZICC general manager Simon Jamieson says the vision for the $471 million centre is to be a global hub of innovation and knowledge exchange and this process started with how the design of the project was approached, says Simon. “One of the NZICC’s points of difference is the collaborative way in which it has been designed delivering a unique and integrated centre. “We’re very proud of our partnerships with

He points to the design of the NZICC as a good example. Rather than appoint a single architect, NZICC approached the best talent in the Southern Hemisphere to form a group of architects to design the project. Warren and Mahoney were selected for their specialist expertise in civic architecture. Woods Bagot has designed a multitude of

convention centres around the world and brought the specialist knowledge and international flair to the project. Moller Architects brought local knowledge and terms of how to integrate the project successfully into the city landscape, explains Simon. The Barrier Free New Zealand Trust, which helps facilitate the creation of built environments that are accessible and usable by everyone in the community including people with disabilities, was also consulted.

Canvassing potential end user groups ensured current and future needs could be considered in the design. Simon says a good example, which resulted from this process, was the need for user groups to understand the centre and what it offered. NZICC commissioned innovative local company Buildmedia to build an architecturally accurate interactive experience of the New Zealand International Convention Centre something Simon says is a world first with regards to convention centres. Options for booking areas in the centre are displayed in a flat-screen dining-table sized digital device aimed at conference organisers to display how various areas of the new centre can be used.

Creating an urban identity for NZICC Working on the New Zealand International Convention Centre (NZICC) was a milestone project for environmental planning and design consultancy Boffa Miskell. The company led the urban design aspect of the project in collaboration with client SKYCITY and the architectural practices of Warren and Mahoney and Woods Bagot. Due to the unique nature of the project for Auckland and New Zealand, Boffa Miskell’s Urban Design team had never previously had the opportunity to lead on a building of this scale, says Boffa Miskell technical leader of design, Rachel de Lambert, urban design project lead for the NZICC project. "The typology of the NZICC is new and different being a fully ‘urban’ convention centre set in an embedded central city location. It has been a great collaboration amongst the whole team. SKYCITY was very focused on making this a great project and we all pushed each other to do the best that we could,” she says. Rachel de Lambert and Stuart Houghton from Boffa Miskell provided the urban design framework, assessment and input into the master planning. The company also undertook the landscape architectural design of surrounding streets and urban public spaces, led by Michael Hawes. Boffa Miskell worked closely with Auckland Council and Auckland Transport to create a world class civic/public realm for the city. Rachel says that a key driver was to improve the pedestrian experience and ensure that the NZICC contributed positively to the experience of that part of the city. Part of achieving this was to create great street frontage on three sides of the building, she says, for example by minimising the impact of functional servicing elements, which are necessarily large for this type of facility, by managing these within the basement levels of the building.

The landscape design response is integrated with the public realm of the greater central city. Because Boffa Miskell has been undertaking public realm / streetscape projects in the city for a decade this experience proved a real asset to the NZICC project, says Rachel. Other projects previously completed by Boffa Miskell include St Patricks Square, and the ANZ Plaza, Bledisloe Lane, and shared spaces in the Fort Street area, O'Connell Street, Elliott and Darby Streets, and Federal Street. Rachel says the overriding aim of the project was to humanise Hobson, Nelson and Wellesley Streets and connect the city to the Victoria Quarter to the west: "We wanted to create a place that has a real urban identity and character through the design and use of the surrounding public realm including a new lane and plaza spaces as well as the adjoining streets. This combined with the outward facing design of the NZICC building and the nature of the activity it will attract will be transformational for this part of Auckland," she says. Boffa Miskell was established by Frank Boffa in 1972 and today works with a wide range of local and international private and public sector clients in the areas of planning, urban design, landscape architecture, landscape planning, ecology, cultural heritage, graphic design, visualisation and GIS / mapping. Rachel says that over the past four decades the company has built a reputation for integrity, professionalism, innovation and excellence after being associated with a significant number of projects that have led changes in shaping New Zealand’s environment. Rachel says the NZICC project has broken new ground for the company: “The nature of projects such as these is very challenging. Convention centre to be a global hub of innovation • from page 21 “This technology we have invested in enables someone intending to bring a conference to New Zealand to see exactly what the centre will be like, giving them more confidence in terms of buying decision. It will enable conferences to potentially be booked before the NZICC is even built,” says Simon. The NZICC is being built in the southern half of a full block in Auckland’s CBD bordered by Nelson, Wellesley and Hobson streets. Skycity is building the centre through an agreement with the New Zealand Government and investing more than $470 million in the facility, plus an additional $73 million into the adjacent laneway and car parking facilities. Fletcher Construction is building the project and construction is well under way with the centre is due to open in mid-2019. Once complete, the NZICC will offer large flexible functional spaces, which can be used for a wide range of events with a convention capacity

for 3150 and the ability to cater for one-off events for up to 4000 people. Once completed, the NZICC has been estimated to bring 33,000 new visitors each year to New Zealand generating $90m. “The New Zealand brand is strong internationally and people want to come here but there have been no facilities in New Zealand to cater for conferences of this size up to now. “We believe there is latent demand and strong interest in bringing events to New Zealand and we are currently fielding enquiries. “We believe the NZICC is a great opportunity for New Zealand to be competing globally in the conference centre market. “It puts us on the world stage for encouraging professional organisations to come to New Zealand. “Some of these will end up wanting to do business with us; others might want to bring their families to visit or even move to live here. This means that the value of the NZICC goes far beyond conferences.”

The design of the NZ International Convention Centre is in response to a fiercely competitive market for the international meeting calendar.

Auckland project ‘world leading’ The New Zealand International Convention Centre (NZICC) will break new ground in terms of international convention centre design, says Gavin Kain, principal of Woods Bagot Australia. “Typically, convention centres are mundane buildings located in the suburbs with lots of car parking around them which equates to empty space most of the time. The NZICC is very urban in context and integrated into the city landscape, making it something that the community and city engages with, a building that says something about the place in which it is located. It will be meaningful for Auckland and also in the world in terms of convention centres. What we are doing here is not just local, it’s globally significant.” He says the design, which has also focused on offering adaptable, flexible spaces, is in response to a fiercely competitive market for the international meeting calendar, which is driving a new business model for convention centres globally. “We are witnessing a dramatic revolution in the business cases underpinning the development of new convention centres globally. The key driver for this innovation is the fiercely competitive market for the international meeting calendar requiring financial models built on higher utilisation rates through a generation of flexible buildings adaptable to a wider range of uses and sizes. The maturing of the industry has seen delegates seek out new and more authentic experiences. The challenge is to offer something unique, to stand out from the crowd,” he says. With international experience in convention centre design, Woods Bagot has worked on projects such as the Christchurch Convention Centre, Melbourne Convention and Exhibition Centre, Adelaide Convention Centre redevelopment, Bhubaneswar Convention and Trade Centre in India and the Shijiazhuang International Convention and Exhibition Centre in China. Gavin says the NZICC project is also significant for the company in terms of the evolution of convention centre design, citing factors such as the bespoke nature of the project and its connection with the place and the people who will use it. “For example, due to its connection to local streets and laneways, the NZICC will really connect to the local community. It will be a place where people can attend a variety of events intertwining it with the life of the city,” he says.

“We’re here in New Zealand because it’s an exciting place to be.” The 120m long gallery, which will be the largest public space in Auckland, and nearby laneway are key aspects of linking the building to the city. Gavin says that the gallery will be space where people will circulate to access other spaces in the building. “By linking to the laneway, this will encourage interaction between delegates and locals by way of the nearby local restaurants and cafes resulting in an authentic local experience for visitors. Urban spaces become convention venues with cafes and bars serving as small break out tutorial rooms easily accessed from the main meeting room venues,” he says. The central city location of the project was also one of its key design challenges: How to integrate a large civic building into a central city. The solution was to stack the programme or build the spaces on top of each other, which proved a significant engineering and design challenge, says Gavin. Woods Bagot has offices internationally and is the sixth largest architectural firm in the world. The company has been working in New Zealand for over a decade, involved in projects such as the blueprint of the rebuild of Christchurch and has recently established a dedicated office in Auckland. Gavin says that Woods Bagot brings a particular methodology and science to design particularly with regards to space and how people move around that space the result of the company’s vast experience dealing with large complex buildings combined with data and technology. Gavin says the company is a little unique in that it seeks collaborative projects and also brings in team members from all over the world as required. “Especially on large complex projects we believe having the best minds in the room is the best way to approach such projects. That may be members of our own company or by collaborating with other architectural practices. We’re here in New Zealand because it’s an exciting place to be” and the projects, such as the NZICC, are genuinely world leading.”

She says that as the pressure for more housing in the area and the city is now sprawling into the outer lying suburbs, Stonewood Homes have been forward thinking in securing sections in the popular Pokeno Village Estate and Ryman Estate in Pukekohe. Pokeno Village Estate has been developed by Dines Group and Stonewood Homes has already completed several homes for customers. Growing from strength to strength Karen Phelps Pokeno Village Estate is surging in popularity as house prices in Auckland continue to rise, says Luke Gillies, one of the owners of Cowlrick Gillies Construction. He cites factors such as the fact that Pokeno is strategically located at the crossroads of state highways 1 and 2 giving good access to the north and south, the Coromandel, Bay of Plenty and West Coast beaches. It is also located less than an hour from Hamilton and Auckland CBDs. Cowlrick Gillies Construction has been busy building in Pokeno Village Estate, a development which is planned to cover 400 hectares and will include residential sections, an employment zone, recreational parks and sports grounds, school facilities, neighbourhood walkways and a market square. Cowlrick Gillies Construction has already built 20 homes in the development with two spec homes currently available for sale. Both are single level four-bedroom homes with two bathrooms and internal access garage. One home is clad in brick with a floor plan of 190sqm; the other is clad in weatherboard and offers a floor plan of 170sqm. Luke says the development has proved so popular homes are typically selling straight off the plans. “It’s an affordable development with good proximity to Auckland. A lot of purchasers are people moving from Auckland to Pokeno,” says Luke. Luke and business partner Chad Cowlrick, both qualified builders started Cowlrick Gillies Construction in 2008. Each had been operating their own separate building business and decided to join forces after successfully working on projects together. When the company started it was just the two of them but now the company employs 16 staff. Luke says customers have appreciated dealing directly with the owners of the company. Luke and Chad are both on site daily and, when they get the opportunity, love to get back on tools. “Customers deal with us from the start right through the whole process. It gives continuity and more personal service,” says Luke. Cowlrick Gillies Construction focuses on new home builds offering a design and build

We have short daily, longer weekly on site and monthly meetings, where we concentrate on skill development and presentations, focused on health and safety. It’s a very important part of the business,” he explains. The company is also very focused on training apprentices as Luke says this enables the company to keep standards high. All current staff

have trained with the company as apprentices and there are currently eight apprentices in the process of training with the company. “We take great pride in our work and this carries through all facets of the business,” says Luke. “It’s how we’ve managed to be so successful so quickly growing from a two-man band to a strong building company in a short time.”

“Pokeno is still an affordable part of Auckland and there is a lot of infrastructure and commercial development happening in the area,” says Platinum Homes Manukau Counties sales manager Murray Taylor. Affordable option for home buyers Karen Phelps A series of 16 house and land packages being offered by Generation Homes Auckland South in the McLennan development have already all but sold, with the final two under contract. All the homes were pre-designed by Housing New Zealand and offered four different floor plans ranging in size from 126sqm to 141sqm. The homes offer two or three bedrooms and garage. Sections range in size from 208sqm to 267sqm. Earthworks have started and Generation Homes South Auckland is beginning construction. Jess Lalich, who owns Generation Homes South Auckland with husband Rod, says the development, offers stretched Auckland buyers an affordable option, which has accounted for the popularity of McLennan. The Laliches purchased Generation Homes South Auckland in 2008 after they and family had previously built homes with Generation Homes. Rod has more than 15 years experience in the building industry, having worked as an architectural draftsman for large-scale housing developments in both New Zealand and Australia. Jess has a background in real estate management, managing two busy Auckland offices for several years prior to Generation Homes. A point of difference is that Generation Homes is not a franchise system - all Generation Homes businesses are owned in a 50 percent partnership by the local owner/operator and Generation Homes New Zealand. Generation Homes was started in 1997 by Tauranga electrician Graham Hockly and builder-business partner David Mansel. It’s about bringing affordable land and home packages to the area, something Auckland desperately needs,” says Penny Homes managing director John Penny. Good quality homes, great price Karen Phelps No matter what the project, Platinum Homes Manukau Counties focuses on quality, says franchise owner David Watt.

A good example is the company’s work on the McLennan development where it is currently building five houses. David says that the development has been designed to attract a mix of families to the community. To create

more opportunities for first home buyers in the Auckland market, the development also includes 90 affordable homes available to purchasers who qualify under the Government’s HomeStart grant and Platinum Homes Manukau Counties is building some of these. “We’ve gone a little bit further in terms of quality and internal fittings on these builds. My philosophy is that if we build the first home well the customer will come back and build with us again,” says David.

It was a love of building quality homes at an affordable price that led David to start Platinum Homes Manukau Counties. New science block for Otahuhu Karen Phelps A new $7 million science block at Otahuhu College, which was officially opened on April 8 by Prime Minister John Key, aims to meet a growing demand in the community for science education. “There is the need to have more of our students going on to degree level study in STEM (science, technology, engineering and maths) subjects,” says Otahuhu College principal Neil Watson. “Our new facility will spark the interest and intellectual curiosity of our students and ensure Otahuhu College students are well-equipped to take advantage of exciting opportunities.” The project was undertaken for client the Ministry of Education by Naylor Love in three stages. The first stage of the project was a small refurbishment of one of the teaching blocks completed in March 2015. Stage two included demolishing some existing changing rooms in the swimming pool area and building new ones along with both hard and soft landscaping. This stage was completed in September 2015. According to John, it was the final stage, the construction of the new science block, which presented the most challenges. This stage comprised of one large classroom, teachers area, prep room for science laboratories and the construction of nine new science labs. When Naylor Love began the earthworks, preexisting foundations were discovered on the site so extensive ground works were required to obtain the right building platform, says John. This aspect of the project was hampered by the fact the site had a high water table. The science block is three stories tall and measures approximately 50m long by 20m wide. The structure required around 165 piles, some of which were 8m deep, due to the ground conditions. Construction commenced on the new science block in January 2015 and was completed by December that year. John says that site access during the entire three stages of the project was challenging because the project was geographically spread over different areas of the campus. To minimise disruption, Naylor Love devised

of time and effort to this project and really focused on it to ensure we met the client’s expectations, time frame and budget,” says John. John says that quality assurance was particular focus on the Otahuhu College project: “The basic principle which all of our quality initiatives are based upon is the client receiving a facility constructed to the agreed standards, without fault and handed over within the agreed time. Our internal quality goal on this project was to see this achieved while causing the least disruption to the client both now and into the future,” he explains. “Our performance on all major contracts is benchmarked against national standards. Performance is measured both against internal key performance indicators and externally through ratings derived from client interviews. This programme is backed up by our Best Practise team which develops and promotes the use of management tools designed to overcome identified weaknesses.” He says adopting strong health and safety protocols was also a priority considering the fact the project was undertaken while the school’s 1200 students were on site. Naylor Love has had an active accident and

injury prevention programme in place since 1993, and in 1995, Naylor Love was the first commercial construction company in New Zealand to selfmanage injury and rehabilitation under the ACCaccredited employer programme. “We currently work under the ACC WSMP programme with tertiary accreditation. In addition to our own accident and injury prevention programme, we have adopted the Sitesafe (NZ) Passport Scheme. All personnel on our sites, except escorted guests, are required to hold passports. In addition, all of our foreman hold Site Safe Gold Cards.” Naylor Love was started in 1910 by Hugh Naylor and James Love and is now one of the largest construction companies in New Zealand. With operating bases in Dunedin, Queenstown, Christchurch, Wellington and Auckland, Naylor Love works throughout the country. Building part of innovative complex Karen Phelps Work is progressing on Innovation 5A at Wynyard Quarter in Auckland with the whole basement area for the new building excavated and the basement concrete floor slab poured. The pre-cast panels that line the basement walls are continuing to be put into place and the structural construction of basement level 1 has commenced, says Terry Buchan, Hawkins Construction Auckland regional manager. Innovation 5A is part of a number of council owned development sites in Wynyard Quarter bordered by Beaumont, Pakenham Street West, Halsey and Madden streets. Panuku Development Auckland, as the landowner and master planner on behalf of Auckland Council, is overseeing the development, which is being delivered by partners Precinct Properties (commercial) and Willis Bond Ltd (residential). The development will eventually be the location for 500 new homes and 48,000sqm of commercial space. Innovation 5A will be a new office block with two levels underground and five upper levels. The building will form part of an innovation precinct in the development referred to as GridAKL, an Auckland Tourism, Events and Economic Development initiative with support from Waterfront Auckland. GridAKL aims to bring established innovative businesses and start-ups together into one technology precinct. Approximately half of the commercial buildings will consist of workings space as part of the GridAKL hub. In addition to Innovation 5A another major commercial building project is currently underway at Wynyard Quarter, a redevelopment of the Mason Brothers/Southern Spas building by Precinct and NZ Strong for new offices. Excavation commenced on the Innovation 5A site in January with bulk excavation of basement depth being below the water table /incoming tide throwing up additional challenges for the Hawkins team. By February all 88 building piles were complete, marking a major milestone for the project, says Terry. Pile caps and site concrete are now complete in Area 1 (the northern part of the site adjacent

Terry says that the hydroshield tanking system will prevent any residual contamination from entering the buildings basement from below as well as stop any water ingress into the basement. The product has been imported from the United States and Innovation 5A is the first project it will be used on in New Zealand, he says. He says challenges so far on Innovation 5A have included contaminated ground by high levels of asbestos. Asbestos was removed from existing buildings on the site in November followed by demolition.

Hawkins Construction is no stranger to landmark projects in the city. NZ Strong rises to the challenge Karen Phelps Working on an historic building is always challenging. But when combined with the fact that the work is taking place on a building located on an inner city site with multiple other projects being undertaken in close proximity the usual challenges are amplified. The Mason Brothers refurbishment is situated at the heart of Wynyard Quarter Innovation Precinct and when complete will offer a modern five-star office building. NZ Strong is completing the construction contract and when the project commenced in October last year the first stage was removing asbestos and the existing roof, as well as demolition of the office mezzanine and various internal elements. Some items of the old building were carefully and methodically removed so they could be incorporated back into the newly refurbished building including re-use of the old bricks as well as various main structural elements retained and incorporated into the new structure, assisting NZ Strong in achieving a Green Star rating for the project. Paint has been stripped back to expose the old brick that will form a key part of the new building façade. The adjacent Annex building has also been demolished, which proved challenging as the two buildings shared a wall. Internally extensive re-piling has been undertaken as well as structural steel to support two new floors. NZ Strong director Chris Hunter says that effectively a new building is being built inside the original Mason Brothers building shell, which he likens to a ship being built inside a bottle. “Because we are having to build inside an existing building this brings space restrictions and limits the type of equipment we can use and how we can use it. “For example, when re-piling we had to use different methods and techniques to overcome the height and space restrictions of working within the interior of an existing building. “When erecting the new levels of floors we had to retain the purlins and roof structure meaning we had to work from the ground up. None of this is a speedy thing and we also have a tight project time frame in general,” he explains.

The Mason Brothers refurbishment, being done by NZ Strong, is situated at the heart of Wynyard Quarter Innovation Precinct in Auckland. NZ Strong is also undertaking the integrated internal fit out contract for the project. As Precinct Properties has signed on tenants, this has added to the complexity as changes to the base build and fitout have been required, says Chris. Site restrictions have also been challenging outside the building. With so many live sites at Wynyard Quarter and with various roads being upgraded as part of the overall projects logistics have been challenging. For example, at present an upgrade is being undertaken of Pakenham Street, which until now has been the main access road to the sites. Chris says the project has required a tight wellplanned delivery programme in liaison with other builders working at Wynyard Quarter.

Chris says a key point of difference on this project has been the hands-on involvement of the client with regards to health and safety. “Rather than just sign a piece of paper and let the contractor take over from there Precinct Properties monitors, advises and assists on a dayto-day basis in terms of health and safety. “We see this as the way of the future given the changes to the Health and Safety Act.” Based in Auckland, NZ Strong, which was started in 2004 by Chris and Jamie Vallance, today employs around 55 management staff and an average of 400-500 subcontractors. Unique blasting system A unique blasting system combined with a skilled team has set company MEC Blasting apart in the market. “Our blasting system technology EcoQuip - is vapour based, not sand or water based, which ultimately means a cleaner and more efficient blasting process. “EcoQuip employs its own patentpending GRX Flow Dynamics technology, which optimises the air, water and media ratio. The result is a fine mist with a blast that is powerful like the dry method, but with up to 92 per cent less airborne dust,” explains MEC Blasting director Mitch Campbell. It was these advantages that saw the company recently subcontracting to NZ Strong Construction to remove paint from 1000 m² of walls from a building located in Auckland, which is being converted into commercial premises and apartments. A key focus of the blasting project was to ensure the original look of the blocks was maintained. MEC Blasting conducted several test blasts so the architect and client could select the level of blasting to suit their requirements. By using EcoQuip savings were made on clean up and disposal costs, says Mitch. There were also other advantages: “Unlike conventional wet blasting the mist expelled by EcoQuip quickly evaporates, meaning that there are no pools of water left behind and the system is much quieter to work around.

Because EcoQuip uses significantly less media than wet blasting clean up is minimal. The result is a cleaner, bettercontained process that gives the best solution for our clients,” explains Mitch. Based in Auckland, the MEC Group, which also includes MEC Marine and MEC Marine Services, has been in operation for nearly a decade. MEC Blasting was started about 18 months ago to meet client needs and offer a complete service. MEC Blasting employs a core team plus contractors as required giving the company the ability to tackle a wide range of projects including marine, industrial, home and outdoor, restoration and graffiti removal. Typical blasting work includes removal of paint, marine antifouling, roadway marking, rust and corrosion, industrial coating and lining and general metal, stone and wood cleaning. The company also regularly undertakes building and site maintenance, monument and artefact restoration and architectural stripping and cleaning. “We can blast almost anything,” says Mitch, “from stripping old existing paint and rust from fertiliser spreaders and hoppers, to more delicate blasting needed for car panels and helicopter parts. Mansion plays tribute to timber Kelly Deeks Timber processor Marty Verry has brought his work home with him with the conversion of two historic New York State barn frames into a beautiful new modern mansion, paying tribute to the different timbers he loves. Marty is an owner of Red Stag Timber, an independent, privately owned timber company based in Rotorua. He is not from a traditional wood processing background, but put himself through university by hay carting and shearing in the Hawke’s Bay, played professional rugby in France, and worked in IT and banking in London. He and his father Phil bought Red Stag Timber in 2003 when the company

was in receivership, and have worked with their management to turn the business around. It is now New Zealand’s largest sawmill and focuses on producing high quality timber products for the residential construction markets in New Zealand, Australia, and the Pacific Islands. Marty and his wife Morella imported the 18th century American barn frames through heritagebarns.com to use as a decorative base for their new home on a rural site on the outskirts of Auckland. “We loved the rustic feel of the barns and as these ones are more than 200 years old, they came to us with a history which you can’t find in any New Zealand buildings,” Marty says. His research into his barns showed the original wood framing is from two huge barns built 230

years ago in the Mohawk Valley in New York State. The project to build what could be considered New Zealand’s oldest buildings caught the eye of Grand Designs New Zealand and featured in the programme’s first season finale episode in November last year. “Being on Grand Designs was an ideal showcase for the longevity and environmental benefits of timer as a construction material,” Marty says. “Our new home will stand for another 230 years, and the fact that wood is made from CO2 drawn from the atmosphere is something people are starting to appreciate.” As well as the barn frames, Marty and Morella also needed to ship over a team of American experts to raise the barns using traditional 18th century building techniques.

“This project used a combination of two completely different technologies from two different eras,” Marty says. The hand-hewn beams of the barn arrive on site complete with character, with some of the oak rafters retaining the curved form of the original tree branch, providing a challenge for the construction team. Two hundred and thirty years ago, the original barn builders carved Roman numerals into the beams and posts to ensure the right bits get matched back up in the right places. Although some of the timbers expanded during their biosecurity heat treatment, they all came together with a bit of chipping and hacking. Grand Designs New Zealand viewers had the pleasure of watching the team of builders swinging mallets to hammer home thick pegs or trunnels into the timbers, rather than firing nail guns. The smaller barn, which is now Marty and Morella’s guest house, was completed first, so the family could live there while the large barn for the main house was raised. “As the framing went up, the sheer size of this barn was overwhelming,” Marty says. “Structural engineering requirements meant it needed new framing, so the old barn now sits inside a new Red Stag timber framework braced with steel, with its beautiful timbers fully exposed.” The timbers are eastern hemlock and eastern white pine, softwood conifers from the north east of the United States. “They need to be protected from the weather, so where we wanted to do things on the outside of the barns we used ironbark, an Australian eucalypt which is very durable and ideal for outdoor posts and beams.” The exterior is clad with random-width vertical boards of eastern red cedar, while on the interior, the main bedroom features a recycled rimu sarking ceiling that follows the roofline, and timber is also used to visually soften the bathrooms. “We love the way the timber adds a nice texture and calming feel to our home,” Marty says. A massive schist stone fireplace and chimney and internal garden are more examples of the natural and raw features of this 650sqm project. Marty is impressed by the sheer scale of his family’s home, big barns with big timbers, big fireplace, big internal garden. He says with these features, combined with posts that are split where they hold beams and look a lot like trees, it feels quite ‘foresty’.


Schist adds an extra dimension A beautiful batch of schist stone has brought something special to an historic barn resurrection project, which the public was invited to watch, in the recent season finale of Grand Designs New Zealand. Rotorua timber merchant Marty Verry and his wife Morella Lascurain imported two 18th Century American barn frames to their rural site on the outskirts of Auckland, intending them to become part of their new home, and act as a tribute to the different timbers Marty loves. Vertebeam is manufactured by folding two halves of steel plate and welding them together to form a box. The beam itself is tapered in shape, using only the amount of steel its design requires. As a result the total amount of steel used across a total build is less, resulting in consequent cost savings without affecting structural integrity. As Vertebeam is a sealed hollow section it is also bird and vermin

resistant, providing no surfaces for birds to roost or vermin to run along, when purlins are embedded. Seeing positive effects of building Sue Russell For the last 28 years Covenant Homes, operating as Covenant Homes and Joinery, has had a presence in the eastern Bay of Plenty constructing a range of building projects, from low-cost housing to high, upper-end architecturally designed residences to alterations and additions, light commercial work and many joinery and kitchen projects. Covenant Homes and Joinery is a family business and its desire has been to create that atmosphere with staff, suppliers, subbies and clients over the years. Another long-standing relationship spanning 15 years as preferred contractor for insurance company Vero brings anything from minor damage to complete new home builds. “We also pick up many projects by word of mouth, by building strong relationships with clients and the fact that we have been here in this community so long.” Elaine describes as a fundamental strength of the company the working philosophy that ‘We will take on anything’. That diversification means that the highs and lows of consumer demand for building are mitigated to a large degree. While the down-turn in the economy of a few years ago impacted strongly in the region, Elaine has observed a real lift in the building industry with a marked boost in confidence with potential clients at a level she has not seen for some time. “I think finally we are feeling the positive effects of the major building that is occurring in the Bay of Plenty.”

Good systems secret to success Sue Rusell After working 13 years overseas, Craig Cogan returned to these shores in 2007 and set up his building company in Bream Bay, 1 1/2 hours drive from the North Shore. He stepped in to operating his building company very much with the attitude that success would come with good systems and communication, a good team and plenty of hard work. “I really believe if you can achieve those three things, you are 80 percent there in probably most businesses,” Craig says. That attitude certainly bore fruit because now Craig has a team of 12 carpenters who are mainly experienced contractors and employees working full-time undertaking projects over an area extending south of Whangarei to Mangawai. As business evolved so too has the company to the point that most of the residential builds now undertaken are in the medium to high-end bracket. “At this time, I am comfortable with where we are focussing and with the size of the company. We enjoy working in the one-off custom builds where most of our clients like to be involved in the decision making. Our online client access system really helps with this and keeps them involved even when they don’t live near the project,” says Craig. Craig and the team are based near the impressive Marsden Cove canal waterways, which has recently taken off, offering water front lifestyle 30 minutes south of Whangarei. Stage Four is about to begin and the company has already completed four custom homes with two more scheduled to get underway soon. It has also built a show home in One Tree Point

The show home is available for viewing by appointment.” Three apprentices are on the company’s books and Craig says having a mix of older more experienced carpenters who ‘have been there, done that’ along with employees starting out on their building journey makes for a happy and productive mix. As for the busy owner/operator most days are spent on a combination of sales and project management and to assist with the latter Craig has created another position which is a mix of project management and quoting. Balancing the residential new builds Craig Cogan Builder also undertakes renovations and reclads along with smaller jobs such as decks and bathrooms. It’s a balance that works well for the company

and the smaller jobs can help provide good fill in work and keep the customer base higher than it would otherwise be. “There is definitely the odd leaky or ‘tired clad’ home up this way. We encourage owners whose homes have been built with expired cladding which will create a problem in time to reclad before major damage occurs,” says Craig. Belonging to Certified Builders has been a very positive thing, when it comes to the support received to deal with the growth in compliance and the increasingly demanding regulatory environment. “Certified Builders are the strongest building organisation out there in terms of giving member’s direct support and tools to use such as contracts, insurance and guarantees. “ Their member road-shows which highlight the latest law changes are very useful.”

A month early and under budget Kelly Deeks When an Auckland developer took a gamble on a young building company to design and build the new purpose-built PlaceMakers Takanini facility, he got a project delivered a month early and under budget, thanks to Cribtex Group and its team of subcontractors. Cribtex Group was set up two years ago when Nick Lawson teamed up with developer Arthur Adams. As a construction professional with more than 15 years’ experience in commercial and residential construction, the PlaceMakers project wasn’t new type of development to Nick, but to Cribtex, it was the company’s biggest job yet. “While I’ve worked on developments like this in the past, I’ve never done it with my own company, so this was a good milestone for Cribtex Group in its infancy to design, build, and hand over a project of this nature has been fantastic,” Nick says. “We’ve had a lot of help to achieve this, from the client who took a gamble on us, and the project’s civil works contractor Midland Construction, who was integral to delivering this job in the way it’s been delivered. “This project has been a credit to them as much as to us and our working relationship has grown.” In April last year, Cribtex Group started the design work for the development with PlaceMakers and consultants in attendance at fortnightly design meetings, to piece together a building package to lodge into council. Enabling works began in August, and building consent was granted by November. The 8000sqm site of PlaceMakers Takanini was a palm tree farm when Cribtex Group arrived on site, so the first task was the relocation of about 1000 palm trees both within the site and off site, then a large demolition and clean up job before work could begin. The next challenge was building a 3500sqm store on top of Takanini’s peaty top soil. “The soil conditions in Takanini aren’t that flash,” Nick says.

The 8000sqm site of PlaceMakers Takanini was a palm tree farm when Cribtex Group arrived on site, so the first task was the relocation of about 1000 palm trees, both within the site and off site. “Well they’re good for farming, but not so much for building. “We had to put 1100, 450mm piles under the building, and each of those had to be cut off at -10mm so that was a challenge.

“While I’ve worked on developments like this in the past, I’ve never done it with my own company, so this was a good milestone.”

“We had to go to quite extensive methods to excavate and fill to provide the appropriate design sub-base in which to construct the building.” The new PlaceMakers store started filling up with stock as Cribtex Group began widening a section of the main road as a condition of the resource consent, which also includes relocating a water main which feeds Takanini and Manurewa. This part of the development had Cribtex liaising

with Watercare Services, Veolia, and Auckland Transport, among others to gain consent before the widening could begin. Cribtex Group hopes to remain building on the site where plans are underway for the PlaceMakers store to soon be complemented by a retail development, with medical centre, garden centre, and café, proposed for the balance of site development.

‘Million Dollar Hovel’ transformed Kelly Deeks The decrepit Grey Lynn villa known as the ‘Million Dollar Hovel’ due to its unliveable condition and $1.075 million sale price now needs a new name since Evoke Developments transformed it into an elegant and luxurious family home. The property gained a lot of attention in late 2014 when Evoke Developments directors Thomas Rowe, Simon Watson, and Rhys Hancock saw potential for development and snapped up the 120-year-old settlers’ cottage. “It became so well-known and closely followed because it was in such a derelict state when we purchased it,” says Thomas. “Maintenance had been neglected, and people suggested it needed to be bowled over, but that’s not really our thing.” He says as a development and renovation company, Evoke Developments looks for properties with character to bring them back to more than what they were, rather than flattening them. “It’s important to retain that heritage. If we knocked it over, you’d never get that back.” He says even though derelict, the property had some positives. Its location right in the heart of Grey Lynn was a plus, the section’s aspect to the north allowed for living areas to be well oriented towards the sun, and the size of the section was perfect for the type of home Evoke Developments wanted to create. They chose their architect friend AJ Sutton, of MA Studio, to design the renovation, then the trio and their team of three builders worked on the old, 70sqm, two-bedroom villa for about 12 months,

turning it into a spacious, sophisticated, fourbedroom, 2.5-bathroom home, centred around a courtyard. The old villa was lifted and moved back 1.7m

on site to make room for two off street car parks behind a remote controlled picket fence. Of the original cottage, only the front wall and the roof framing were retained, and also strengthened to modern building code requirements. Inside the front door, the central hall with its American oak floor leads to three double bedrooms. Former bathroom designer Thomas’s work can be seen in the main bathroom, where he specified a standalone egg-shaped bath and floor to ceiling tiles. The central courtyard features an outdoor fireplace. To the left is the cosy living and media room, which can be closed off with cavity sliders. To the right of the courtyard is a bank of glazing with timber joinery.

A flight of American oak stairs leads to the upper level which captures views across the city. There is a mezzanine study area overlooking the dining room, and leading to the master bedroom Downstairs, the Carrara marble kitchen with butler’s pantry completes the open plan living area. Rear doors open out to an outdoor living area with built in seating, designed by another friend of the Evoke team, landscape architect Allen Nicholson of Inside Out Landscapes. The Grey Lynn home is Evoke Developments’ second renovation, with its first project a bungalow renovation in Westmere when the company was started in 2013. Thomas says Evoke Developments will soon be on the lookout for another renovation project in a good location, a flat section, and a home with plenty of character.

Building company sees strong growth Sue Russell Bay of Plenty-based Form Building and Developments Ltd was established in October 2007 when Moyle Construction and Eaton Developments merged and in the past two years has undergone a revolution in growth, according to commercial manager Craig McVicar. “With the building boom we have been experiencing in the Bay we have expanded the company to include two new branches, one servicing Auckland, the other in the Waikato,” says Craig. “The growth we’ve experience in the past 24 months is unrivalled and is testament to our project and leadership teams Craig says. Fale a ‘unique & interesting’ job Kelly Deeks Auckland building company Haydn and Rollett recently had a rare opportunity to add to its construction experience when it was contracted to build a traditional Samoan fale, or meeting house, on a busy Auckland intersection. The fale has been built in Mangere, South Auckland, as part of a new multi-million dollar complex belonging to the Government of Samoa. Haydn and Rollett project manager Brad Monaghan says behind the scenes of the new build, all is not as it looks from the outside. “A fale and its distinctive curved roof are traditionally made out of wood with timber posts, and while that’s what this is made to look like, it’s got a structural steel frame supporting all

the timber work, kauri cladding to structural members to help keep the appearance of an all wood construction and traditional lashings cover the junctions to add to the visual impact,” says Brad. The fale has its associated malae, or open ground gathering place, immediately outside. It will be used for official meetings and functions, as well as being a hub for the local Samoan community, and available for hire to community groups. Also on the site, and built by Haydn and Rollett, is a contemporary three-storey retail, apartment, and consulate-general office building, with some interesting architectural features of its own. The consulate area boasts exposed beams, decorative ceiling panels, and a custom-made reception desk.

The Litecrete precast panels include a cultural moulding and the full-length curtain wall glazing give the structure an eye-catching street scape presence. Brad says since its inception 70 years ago, Haydn and Rollett has completed many commercial projects and residential builds, but building a fale was a unique and interesting experience for everyone involved.

The company immediately made a name for itself in the residential market when demand for housing in Auckland spiked after World War II. Haydn and Rollett also started out in commercial construction, with its first factory built on Barrys Point Road in 1950, and its first shop on Queen Street in 1953. As demand for housing eased in the 1960s, Haydn and Rollett moved into high-quality shop, bank, and office fit outs. During the 1980s, the company expended into commercial construction and industrial developments, building Diana Court and Wairau Park Estate during this time. The company also fitted out many prestigious hotels and banks around Auckland, including the new Sheraton, and completed renovations of landmark heritage buildings such as the Old Custom House. The new century brought a new focus, and Haydn and Rollett expanded into large-scale projects, beginning with the world-acclaimed Kauri Cliffs golf resort in Kerikeri.

Botanica work starts in earnest Karen Phelps Haydn & Rollett has begun work on the Botanica Apartment complex in Mt Eden, Auckland. The company has already excavated around 10,000cu m of rock from the site with the assistance of McKenzie & Parma and is now working on the foundations for the development. As the building covers nearly the entire site Haydn & Rollett project manager Neville McAnnalley is expecting the logistics of getting materials onto site to be one of the main challenges once the company starts construction. It is expected there will be around 70 to 80 people on site at the peak of the project on any given day. Botanica is a joint venture between Haydn & Rollett and developer McDougall Reidy & Co. Located near the summit of Mt Eden, the complex has been designed by architectural practice Peddle Thorp and has a natural feel featuring timber, textured concrete and organic finishes. The development also includes extensive landscaping in the form of seasonal planting, gardens and private courtyards. Botanica will comprise a selection of 67 one, two and three-bedroom apartments and 15 dual level homes with private courtyards. The apartments sold out within six weeks of a public launch. Botanica also includes retail and commercial spaces on the ground floor. Haydn & Rollett has also seismically upgraded a heritage building on the site and is converting it into luxury apartments. Constructed from structural steel, concrete sheer wall panels and precast concrete cladding panels and flooring, Neville says variations in the interior design of the apartments will make the build more challenging than usual. Haydn & Rollett has had to undertake extensive pre-planning to ensure compliance with regulatory requirements in terms of safety and noise as the complex is located near to a mix of residential apartments, offices, retail and a car park building. Haydn & Rollett started work on Botanica in December 2015 and the project is earmarked for completion in April 2017. Builders George Haydn and George Rollett, founded Haydn & Rollett on Auckland’s North Shore in 1946.

Botanica will comprise a selection of 67 one, two and three-bedroom apartments and 15 dual level homes with private courtyards. The apartments sold out within six weeks of a public launch. The company quickly made a name for itself in the residential housing market before moving into commercial construction. Seminal projects completed by the company include Diana Court and Wairau Park Estate and renovations of landmark heritage buildings such as the Old Custom House. In the 2000s the company expanded into largescale projects completing Kauri Cliffs golf resort in Kerikeri, an 8000sqm distribution centre for Carter Holt Harvey and a 50,000sqm warehouse for Fonterra in addition to retail developments in Whakatane and Hamilton. Today, Haydn & Rollett is operated by five directors and completes development, construction

and design/build projects. The company also offers a joinery factory and a property services division taking care of property maintenance for clients. Commercial construction remains the foundation of the business. While the majority of the company’s work comes from repeat clients, it also actively tenders for commercial construction projects. Haydn & Rollett is presently working on a 10 storey apartment complex at the Viaduct for developer Willis Bond & Co; terraced housing and heritage homes at Hobsonville Point; stages four, five and six of Greenwich Gardens retirement village for Metlifecare and the Government of Samoa consulate building in Mangere. The company is also

completing a large warehouse for Sistema. Neville says that Haydn & Rollett endeavours to work closely with clients, gaining a sound understanding of their needs and requirements then working hard to deliver. Shane started his career as a lawyer, practicing family law and civil litigation in Hamilton. Hawes Building Solutions is providing a significant renovation and extension to the Oropi Memorial Hall, which includes moving and enlarging the stage, a new meeting room and new toilets.

Hall a ‘community achievement’ Kelly Deeks The redevelopment of Oropi Memorial Hall into a multi-use community centre to serve residents of the expanding rural district well into the future has been a real community achievement. Having served the community well for more than 60 years, Oropi Memorial Hall was in need of some major maintenance, and five years ago the seed was sown at a committee meeting that perhaps it was time to give some serious thought to the hall’s future. The committee set to work consulting with local residents and the hall’s current users for their suggestions on what should be done with the hall to ensure it could provide a social centre for the residents of Oropi for the next sixty years. The ideas came in and once the working

drawings were completed, they were issued to three selected builders for competitive tendering. “The completed scheme was going to cost over two million dollars, a huge amount of money to raise,” says Oropi Memorial Hall committee chairman Richard Somerfield. “We asked all the builders to go back and sharpen their pencils, and see if they could reduce their price. Hawes Building Solutions came back to us with some cost effective, practical building options and a price of $1.3 million was achieved for stage one and two of the project.” Hawes Building Solutions is providing a significant renovation and extension to the hall, which includes moving and enlarging the stage, a new meeting room, new toilets, a new commercial style kitchen, a bar, extensive covered and uncovered decking, and a new, self-contained playgroup facility.

The entire building has new cladding, aluminium joinery, insulation, interior linings, and overall improvements to a level to exceed the current building code requirements. Stage three of the project will begin once the funds have been raised to continue, and includes a multi-purpose fitness room with full bathroom facilities and two indoor squash courts, which the committee has discovered will be able to fund the centre into the future. The committee has worked hard over the past five years to fundraise for the project. A former Oropi resident kindly donated $100,000 which got the ball rolling, then Tauranga Energy Community Trust (TECT) granted the project $250,000. “With that we had a third of the funding, so we could then approach Lotto,” Richard says. “We went to see them in Wellington, and

they gave us $500,000. The Lion Foundation has given us $100,000, NZ Community Trust gave us $130,000, and Pub Charity gave us $44,000 which has paid for all the kitchen benches and bar tops. “When we had to spend $11,000 on moving a power pole, we wrote to Transpower to ask for help and they gave us $50,000. Recently, Grassroots Trust from Hamilton has donated $10,000 which will pay for the lift fort lifting wheelchairs onto the stage, and TECT donated a further $100,000 to get the project across the line.” So far the fundraising has brought in $1.5 million, and all of the generous benefactors will be invited to the new hall’s opening day. With the first two stages of the redevelopment underway, Richard says about another $750,000 will need to be raised to finish.

Matt Hartland heads up a strong building team and has more than 20 years of building experience. He cut his teeth building on the hills in Wellington, restoring old villas and constructing new houses, working closely with engineers and architects on the complex challenges of the landscape. He then spent some years building luxury lodges in Taupo before moving the Havelock North in 2009, building up his team, a great reputation, and fine houses ever since. Harland Construction’s specialisation in tennis court construction soon led Matt to look into adding complementary services. Studio2 Architects was formed by Paul Clarke and Brett Gerrard out of architectural studio Crosson Clarke Carnachan Architects. Both bring decades of experience to the company. “The philosophy shared by our team is a simple one,” says Paul, “that the practice of architecture can sometimes be too remote and removed from client expectations”. “We share a common belief that the best architecture is achieved through transparency and teamwork between clients, architects, builders, consultants and suppliers.” Studio2 Architects mainly focuses on residential projects, as well as commercial interiors. In 2015, four houses Paul and Brett had worked on won at the New Zealand Architecture Awards. One of the award winning projects – entitled The Crossing – is a good example of the company’s innovative thinking, says Paul. The private home was built by Steve Haycock Construction, on the original cattle tablelands overlooking Pakiri Beach and was made from concrete, blue steel and oiled cedar. It is the sculptural form of the house that is immediately striking and reflects the traditional rural steel farm buildings of the area as well as the local landscape – an important focus for the practice.

“This particular client wanted to live in a piece of sculpture and requested to be ‘pushed’ in terms of their comfort zones with regards to the design. “The challenge for us was to integrate this into the landscape, designing a building that could be lived in yet still gave a very sculptural experience,” explains Paul. Another award winning project for the company in 2015 was a project called the Hahei House. The building design also evolved from the idea of sculpture, building and the existing land forms of both the site and surrounding area. The house has been designed to fit around a natural sand dune on the site to create a family retreat with warmth and softness. Design is a collaborative process at Studio2 Architects and its highly talented team, says Paul, a member of the New Zealand Institute of Architects. Paul was awarded a Fellowship of the New Zealand Institute of Architects in 2008 recognition of his contribution to the profession and also sits on the New Zealand Registered Architects Board. “We take a real interest in our clients. We want to know the way they live, what’s important to them, their hopes, dreams and desires. “That way we and the client can both get a feel for what’s possible and we can then customize their project to have particular meaning to them and the way they live,” he explains.

The project, for client Tasman Cook, involves the construction of a five-level building with parking and two retail units on the ground floor and 52 residential units above. The main structure of the building is complete, including the roof and work is commencing on the internal linings and services, says Kalmar Construction project manager Colin Rundle. He says the most challenging part of the project to date has been the large retaining wall, measuring approximately 10m high by 30m long, and a secant wall, both of which had to be constructed before the building structure could commence. Bordering a neighbouring property, building the secant wall required strict vibration monitoring as piles were dug around 18m deep and into the base rock. The Pines is being constructed from precast concrete block walls and structural steel. It will be clad in a combination of Shadowclad plywood and aluminium composite panels. Colin says it has assisted the project that Kalmar Construction has previously worked with

Tasman Cook on a number of projects including Norfolk Apartments, 5 Whitaker Place, Merchant Quarter Tower, the Waldorf Celestion Apartment Hotel and Hobsonville Point Brickworks apartments. “We have developed a good, on-going working relationship with free and open discussion by both parties. A high level of trust has being established as we have worked together on numerous projects now,” says Colin. Established in 2001, Kalmar Construction is a New Zealand owned company with directors Peter Kay and Bert Denee personally involved on every project. Kalmar Construction works across the commercial, industrial, civic, residential and design build sectors and offers a complete start to finish service from first consultation to final opening. Tytan Developments was established by licensed building practitioners Nathan Te Miha and Quincy Tangiau, after Nathan’s company NT Construction took on Quincy’s company Strong Hold Builders to run the build of 65 two-bedroom homes for Housing New Zealand. The project was successful and Nathan and Quincy realised they had a similar way of working, and with each having different strengths, could grow a business together better than they could alone. “We’re taking it slow but we’re progressing as we go, and at the same time we’re enjoying what we do,” Nathan says. “We’re having fun, meeting new people, and talking to our clients.” The pair have recently brought another business partner on board with businessman and former Warrior Awen Guttenbeil joining the team as business development manager. “We needed someone with his skills and he’s doing a wonderful job,” Nathan says. “Between the three of us, we tick the majority of the boxes and can build the company strategically and sustainably.” Nathan and Quincy are bucking the current trend of building companies to contract out their work

“We’re taking it slow but we’re progressing as we go, and at the same time we’re enjoying what we do.” and thus avoid liability, with Nathan saying this can cause issues for the company, the builder, and the client. Tytan Developments’ 10 new foremen are doing a wonderful job looking after the projects they’re working on, and are implementing Nathan and Quincy’s business plan on site every day. They will be joined later this year as employees of Tytan Developments by eight apprentices and about five hammer hands. Tytan Developments is a big supporter of upskilling the younger generation, and is in regular contact with training institutions to offer opportunities to students close to graduation. “We’ll meet with them to see if the industry is right for them and let them know what we can provide for them in terms of moving forward in their careers,” Nathan says. “The construction industry in New Zealand is experiencing a massive shortage so for us, even if it takes us three or four years, if we can take the younger guys, upskill them and train them with the builders in our own company, they’ll show loyalty to us and we’ll show loyalty to them.”

When Jason Nicholls of Pauanui residential building company Fivestone Homes was seven years old his builder father presented him with his very own custom-made builder’s apron. It was a pointer to teh future. After leaving school Jason completed an apprenticeship with his father then moved in to construction management in Shire Homes, the family business. Then in 2005 Jason established his on company Fivestone Homes. Wife Amy and Jason own and operate the business. Guiding their decision to set up Fivestone Homes was the desire to own and operate a family business that would serve its clients well and be a real part of the local community. Another catalyst for creating Fivestone Homes was the direct experience of elderly friends of the couple who found themselves ‘left short’ and disappointed by their experience with a group building company. “They discovered that a lot of the paper-work and aspects like the landscaping and the driveway were left with them to organise and what should have been an exciting positive experience ended up being anything but,” Jason says. With this in mind the Nicholls evolved an ‘all inclusive’ culture and standard about the services they offer their clients. “Our vision is very much about being able to offer clients packages that included everything.” While the early years were very slow with the impact of the global financial crisis affecting

property development in coastal regions particularly the couple are satisfied with what they have achieved in the last decade, not wishing to grow substantially bigger than their current group of contract builders and sub-trades and their two apprentices. “I’ve really noticed a significant increase in building here on the Coromandel kicking in since last summer.” The couple have built their own home, which acts as a show-home and business base in the beautiful Pauanui Lakes Resort, five minutes from Pauanui township. According to Jason, the very much underrated and understated area is a ‘hidden little paradise’ with its own infrastructures and unique features such as the lagoon pool, heated lap pool and rec centre. Fivestone Homes has developed a portfolio of 10 plans designed to provide inspiration for potential owners to stamp with their own design mark. “There certainly are a lot more people looking at the sections available at Pauanui Lakes Resort and it is good to see homes being built.” With Jason on the tools training up the young builders Amy runs everything to do with the administration and client liaison responsibilities. “Amy has a very analytical brain so we work together well as a team because I like the practical hands-on aspect teaching the next generation of builders what I have learnt.” An additional full landscaping and design implementation service in collaboration with a qualified landscape designer is another string to the company’s bow.

as the bathroom award and the Supreme Auckland House of the Year Award. The client had purchased land with a halffinished home at Sandspit. Richard Wilcock Builder pulled down the existing structure and built a 400sqm home working around existing trees on the site. The small steep site meant that materials had to be taken in as needed. Richard says that in order to maintain the highest levels of quality possible the company generally focuses on one project at a time. At present, the company is undertaking a large alteration project in Warkworth adding two bedrooms, a dining/lounge and an outdoor entertainment area with an outdoor fireplace. The project was started at the beginning of March and will be completed by the end of July.

Reputation growing steadily Sue Russell Dave Wade and son Michael head family owned firm, Warkworth Builders, supplying building services from Auckland north to Mangawhai. Like many builders operating in this area life is very busy. Dave says key to the company’s reputation and success is the team of dedicated contractors, including one apprentice he has gathered around him. “I really enjoy building and seeing projects consistently completed on time, to budget and to the exceptionally high standards I demand of every build,” Dave says. He understands that a great project begins with a firm relationship and excellent communication between himself and clients and that begins with having good listening skills. “Without good understandings in place right from the start, particularly when tackling renovations/additions it can be frustrating because issues do arise in any build of this nature and the client may have a clear idea in their mind as to what they want but some flexibility is at times needed. I have learnt to appreciate and observe body language as an indication of whether we are on the same track,” Dave says. Though originally carrying his mechanics tickets Dave is proud that he has worked for himself his whole life and when the opportunity came up to get in to building approximately 30 years ago, an interest he had always had, he jumped at it. Currently Warkworth Builders is involved in a several projects. The first, a new house near Matakana towards the coast which will be completed in June, and the other, a leaky home reclad and reinstatement in Omaha, with four

carpenters working on it full-time. “It is a total reclad with new joinery and as well the roof is being repitched so it will look very different and is a big but satisfying project.” Like many experienced builders, Dave harbours some concerns about the apprenticeship pathway as it now operates under BCITO and especially worries about new apprentices not gaining access to learn a broad range of building skills early on in their career. “We do a lot of renovation work where we are marrying the old with the new. It is great for young apprentices to work with the old materials using traditional building methods. For some who work for large residential housing companies who mainly do new builds they are not being well equipped with a solid skill-set.” Dave has recently responded to a BCITO survey taking the opportunity to express his concerns at the practise of several apprentices being employed by one qualified builder. He says it highlights a weakness in the systems controlling how apprentices are trained and feels that BCITO have a role to play in addressing these matters. “My apprentice receives a visit every three months or so from his supervisor from BCITO which means that the system places a lot of emphasis on the ability of foreman’s and experienced qualified builders on site to oversee and upskill. I don’t see how this is possible if one Licensed Building Practitioner, for instance, has several apprentices under his wing,” Dave says. Dave and the team specialise in renovations and alterations, building new homes, decking and landscaping properties. “That’s enough to keep us busy and happy. We pride ourselves on our reputation which has grown by word of mouth.”

Trevor and Katie Jull are pleased with what they have achieved in the decade since founding 3D Builders based in Martins Bay, Mahurangi East. The busy residential building company extends its work area from Mangawhai through to the Hibiscus Coast north of Auckland and Trevor says there is plenty of work in this rapidly expanding area of the country. “It is not uncommon for us to have up to five projects at various stages of completion on at any one time and we can manage to achieve this with consistently high standards of work by working with a mix of employed staff and on-call qualified and experienced contractors,” Trevor says. Currently the team of eight builders are working on a substantial renovation and addition in Warkworth, an extension and remodelling at Pakiri and a new build at Scott’s Landing, with another new home starting in the same area soon. While Trevor has stepped back somewhat from being totally on the tools to a project management and overseeing role on the various sites, Katie brings additional added value to the business by organising the client quotations, and all aspects of the office and accounts. Working with experienced contractors to undertake the builds has brought with it some

positive outcomes for the couple, giving Trevor time away from the tools to concentrate on project management to make sure everything runs as smoothly as possible. “Our guys take a real ownership and pride in each build they undertake because they are independent operators. It is a win-win situation for both our business and themselves,” Trevor says. With plenty of work on the books, plans are to increase the labour units by another team of building contractors, building more capacity for Trevor and Katie to keep up with demand for their services. With relatively few companies in the area interested in doing remodelling projects, the couple are pleased that one of their contractors has a passion for this form of building in particular. Those skills and that of several of the builders have been put to great use over the past year as 3D Builders have taken on a substantial series of projects on an impressive property at Pakiri, including building a huge new 240sqm garage, remodelling an existing garage in to a gym, renovating the flat and cottage, building a pool room complete with a wet and dry sauna shower room and bathrooms. The project also includes major retaining walls and earthworks to create an orchard around the property.

Since April 2012 Beau Edwards has stepped out on his own running a successful building company servicing the Rodney District. While acknowledging having plenty of work on his books is an excellent situation to be in Beau also says it comes at times with some stresses attached balancing working on the tools and running the business arm of his life. “I try to be on the tools just as much as I can and set aside usually half a day off on Wednesdays. It is not unusual at this time with so much work on to be working through the weekends,” Beau says. With over fifteen years building experience Edwards Building concentrates on new homes, renovations and additions. Beau is a Licensed Building Practitioner and has developed strong ongoing relationships with a selected group of local building contractors who step in and support when work demands. Beau says the transition from working with someone else to running the company has been helped enormously by wife Nicki who assists with numerous tasks such as contracts, health and safety compliances, applying for CCC, wages and anything else she can help with along the way. “Anything to do with paperwork was initially challenging but I am really pleased with what has been achieved over the past few years. “Especially for my apprentices the scope of work I undertake means they are given opportunities to evolve a wide scope of carpentry skills which will stand them in good stead.”

Building firm continues to evolve Sue Russell In 2008, Wayde McMahon made the decision to step out on his own, forming his own building business. From small beginnings, working on his own initially for a couple of years, McMahon Builders has continued to evolve and grow in size. Nowadays , the team working for him, all qualified contract builders apart from two apprentices on his books, has grown to 15 full-timers. For Wayde this growth has brought additional challenges as his own role in the company has necessarily adapted. “Just in the last year I have put one of my main builders on as another project manager which has freed me to concentrate more on doing the necessary administration, such as invoicing, quoting for new clients and overseeing the project manager.” Wayde says he is especially enjoying learning the Xero business system which he has been using since the beginning of the financial year in April. Currently on the books, the busy building company has five projects, four new builds and a major renovation, coming to an end and three about to commence. For Wayde with the numbers he has in his team, five projects at any one time is a good number. “Renovations are great as you get the before and after scenario and it is especially good learning for my two apprentices, two who should be entering their final year, while another has just started,” says Wayde. Reflecting on the current apprenticeship pathway, Wayde says he has some questions about its structure. “It is definitely more on the apprentices back to learn and to rely on the foreman or owner. We don’t see the BCITO supervisor that often so when you do there is a lot of going back over all the units they have already done.” He also points out that it is not uncommon for the roles of supervisor to change, often creating the potential for a lack of consistency. The geography McMahon Builders operates in extends from Hatfield Beach through to Omaha, Leigh and Kaipara.

Establishing a building business takes hard work and Wayde acknowledges there was a time when he was working seven days a week with building and paper work, something he now realises is unsustainable. “It took a holiday with my brother to realise I was actually working myself in to the ground. That was a good experience and I’ve learnt from that so I feel we are now operating with a good

work/life balance for me and all the team, all bar one of whom are locals.” When it comes to design and build projects Wayde recommends three architects who have a good understanding of the lay of the land houses are built on. Wayde says the process of establishing and growing a building company in a competitive environment has provided him with some

essential learnings. His advice to other builders stems from this. “If you are going to go out on your own, best not to be too greedy. It is essential to establish good relationships through the work you achieve and then the repeat work will come. In this area the fly-by-nighters tend to get weeded out. The other advice as a boss is to be good to your team because you can’t do without them.”

Open communication is the key Sue Russell Erik Graamans began his professional life training to be an architect but felt compelled to become a builder instead. His first taste of building large residential and light commercial projects in Auckland in the 1990’s sowed the seed for building and renovating high quality homes in the Rodney district. Having gained his carpentry qualifications, Erik spent five years building on multi-million pound projects in some of London’s most fashionable suburbs. When he returned to New Zealand, he decided to settle in the North, seeing the opportunities this burgeoning locality offered. While homebase is at Point Wells, Graamans Building Ltd covers an area from Orewa to Leigh inland.

“There is plenty of work here and it will continue to grow due to how attractive the area is and also the motorway eventually being extended through to Warkworth,” Erik says. Demand for builders has created longer leadin times than in the past, something Erik says he is becoming increasingly aware of. “Start and completion dates are being pushed out due to the limited number of top quality builders such as ourselves. “Instead of trying to meet the demand and risking a drop in quality, I would far rather stay positioned in the industry where I am, knowing my team and I work to the highest possible standards consistently,” Erik says. While still on the tools 70-80 per cent of the time, Erik’s team has fluctuated from at its peak eight to its current four self-employed contractors.

He says that while each restoration, particularly those working on ‘heritage’ homes comes with tremendous challenges, the work is extremely satisfying and the end result always speaks for itself. “You get enormous satisfaction from working with the timber and materials originally sourced to bring a villa back to life. “It’s painstaking work at times and difficult as there is always an element of doubt as to what you will find once you expose the original structure. “We find our clients on these projects carry a great deal of trust and faith in our abilities, and that’s of real value to us.” Alongside the villa restorations, GBL has a

wide range of residential projects on its books, including a substantial architecturally designed luxury home in Matakana, a new-generation eco-friendly residence in Tawharanui, and a completely new villa. Work has even taken Erik and his team off-shore to Kawau Island just off the Northland Coast. “When you go to a small island the immediate issue is there is no Timberworld down the road so smart planning, scheduling, and ordering is vital,” says Erik. Looking back on the journey to date, Erik says some fundamental factors have supported the business to thrive, including establishing good client relationships with open communication, anticipating and dealing with issues fast, making sure clients are happy with how the build is proceeding, and attention to detail including the small things like always leaving a tidy site. “When you hand the keys over to an excited client, it is always very satisfying knowing that they appreciate our high standards of workmanship, and what has been achieved.”

Since establishing Durabuild in 2012, it has been a case of good steady growth in business for Warkworth-based Licensed Building Practitioner Mike Bronkhorst. “When I started out on my own I had been building for 10 years. “There was only myself and Dave to start with and I had a challenging time initially getting the business on a sound footing,” Mike says. “I didn’t realise how hard the business world could be but I learnt from those experiences.” To help get a firm footing Mike supplemented his own client work by helping on site for a group housing company but gradually he shifted his attention to constructing higher-end new homes, along with renovations, concrete and decking work. These days, Mike has a team of nine carpenters and builders contracting full-time to his company. He cut his teeth on project management while working for another builder.

Having the business at the size it is now means he can work on several projects at once, but he is careful not to over extend his commitments. “It’s a good number to have on board because we can split in to gangs of different sizes depending on the number and nature of the jobs we have at any one time. “I make sure I visit every site we’re working on frequently but I have absolute confidence in each foreman on the project,” says Mike. Durabuild Construction Ltd also undertakes commercial projects directly or by contracting to larger construction firms as was the case recently when it worked on redeveloping the old BNZ Bank in Warkworth. This project led to an invitation to tender for further work with the same construction company, this time working on a block of shops and Doctors surgery in Whangaparoa. With plenty of work on, Mike can see the potential to double the number of builders working for him. “I have three apprentices on my books and I

encourage them to work together and help each other out. In fact we all chip in and help each other out.” The apprenticeships are through BCITO, the same organisation Mike did his apprenticeship through. He holds concerns that not enough builders are willing to take on apprentices and sees this resulting in the future in a shortage of skilled operators. Balancing his time 50 percent on and 50% off the tools his plans are to remain on the tools for at least four more years before evolving the company further. Servicing the Rodney area, a part of the country where building is booming, Mike says the price of land and building materials is skyrocketing. One substantial build, the Bowers House in Omaha, occupied Mike’s attention for 12

months. He describes the home as a great project to have been involved with, a really good challenge which tested all of his team’s array of skills. “It is clad in cedar weatherboard, a material I love building with. “The standard of finish is excellent and the clients were really good people and it was great to be part of the house-warming celebrations. “We were all really pleased with the end result.” One of the positives Mike enjoys in operating a busy building company is the diversity of jobs that come across his desk to price, including an architecturally designed toilet block in Whenderholm Reserve. It is with a deep appreciation of his team and the constant support and real help of his wife Hannah that Mike looks back on a very positive building journey to date.

A passion for restoring old villas Sue Russell Returning from a seven year OE stint based in England and settling in Dairy Flat near Silverdale, Daniel Glasgow was keen to establish his own residential building business servicing North Auckland and Auckland and has carved a niche for himself restoring villas back to their former glory. For the busy builder there are compelling reasons that have drawn him to this speciality. “I just enjoy the fact that they are so run down and badly maintained and we can bring them back to like brand new but with all the latest technologies and comforts built in unobtrusively,” Daniel explains. Daniel he and his team have been working on a heritage rated villa in Ponsonby built in 1905. That status demands stringent attention by council throughout the build to ensure that outer look of the home remains true to its original footprint. “We work in closely with council inspectors on these sorts of projects and have also established sound relationships with specialised companies that deal in sourcing the original materials. A lot of these are one-offs,” says Daniel. Work on the Ponsonby home is due to be finished by the end of June, then the Big Wave Builders team of Daniel plus five other carpenters will take on a very different project when it reinstates and reclads a leaky four-storey, six townhouse apartment block. While working in England, Daniel completed several multi-million pound projects renovating high-end homes and apartments in districts such as Chelsea and Sloane Square. He discovered in the process a passion for challenging restorative work. Daniel also feels an obligation to help the next generation of builder acquire the skill-set that will stand them in good stead and currently has two apprentices on board; one nearly qualified, the other in his second year. “You know renovation work is really the pinnacle because it demands an imagination and ability to

He cites one company where a single Licensed Building Practitioner was responsible for signing off 30 new homes in a year.

“You can’t tell me that it is possible for one LBP to be able to have checked that all the standards of construction have been adhered to when he has so many homes on the go at once,” says Daniel He thinks the issue is serious enough that the government needs to step in and regulate much stricter internal controls to ensure the integrity of each and every build signed off by a Licensed Building Practitioner. This, he says, is about

When not busy on the tools, project managing and planning for new building projects Daniel spends quality time in the weekends with his sports-mad family of five children. “It is important to have a work/home balance. It’s something I make sure my team also have. We’re better builders for it.”

Proud to be doing things differently Karen Phelps It was just a few years ago that Te Puke based pack house and cool store business Trevelyan’s was facing hard times. The PSA crisis had hit the kiwifruit industry hard and Trevelyan’s significant volumes were lost almost overnight. Now just five years later, the company is struggling to keep up with demand for its services and has been heavily investing in infrastructure. According to company managing director James Trevelyan much of the increase in demand can be attributed to the G3 gold kiwifruit variety, which replaced the previous Hort16a. “G3 crops so much more than the old gold. It’s been the saviour of the industry. “From being on our knees from 2010 to 2012, we are now packing five million trays of G3 per year as volumes continue to grow,” he says. Trevelyan’s has had to significantly increase its pack house and cool store capacity in order to cope with the huge growth of the industry. In 2014, the first new cool store was built and in the following year another five were added. The company is currently building an additional three cool stores, two of which will offer the capacity to store 1.5 million trays and a smaller one with space for 800,000 trays. The company uses multi-room cool stores, which James says gives the ability to greater control power and storage temperatures.

This allows us to operate the business in an efficient and sustainable manner,” he says. Craig McCullough, construction director of Form Building & Developments, the company which undertook the overall management of the construction for the latest project at Trevelyan’s, says that the biggest challenge with these types of projects for the kiwifruit industry is the tight time frames: “This means we have to undertake the construction in an accelerated manner so a coolstore is generally completed in a 12-week time frame, including refrigeration and commissioning, and a packhouse in a 20-week time frame, including grader installation. We have to put in the work up front with detailed programming and get buy in from subcontractors to meet tight deadlines for the industry. Form has worked with Trevelyan’s for many years and the relationship we’ve formed also plays an important part of getting these types of jobs done quickly – we know what is expected of us and staff and subcontractors pull out all the stops to get the job done.” Trevelyan’s operates four export packhouses and 32 state-of-the-art coolstores on a 20ha site in Te Puke. The facilities enable the company to provide static storage capacity of 8.6 million trays plus an extensive canopy area to store fruit in optimal conditions. James says that having everything located on one site creates many advantages. “It enables us to achieve greater continuity across all our daily operations, and management can deal first-hand with any problems that might arise. Logistics and communications are also much

easier because all staff work in the same location,” he explains. Sound business systems based on LEAN, a well-recognised management philosophy that was originally developed by Toyota in Japan were introduced to Trevelyan’s in 2008. James says that the aim is to focus on continuous improvement, which has enabled the company to deliver more value to its customers. This is complemented by a flat business structure resulting in enhanced communication and faster problem solving, he says. It is this which James credits with assisting the company in managing the huge growth it has been experiencing. “As long as your communication and processes are strong, when you add more volume to the business it can grow,” he explains. The company has been providing services to kiwifruit and avocado growers across the Bay of Plenty for nearly 40 years. It was in 1965 that James’ parents, John and Elizabeth Trevelyan, bought a 10 acre block of land and began converting the property, planting their first kiwifruit vines. The family built its first packhouse in 1976 and as the business grew the decision to expand into cool storage was made in 1983. In addition to kiwifruit and avocados, the company now also packs feijoas and limes, and is involved in a partnership to mill and supply high quality local pollen for supplementary pollination. Even though the company has increased rapidly over the past few years and now employs 14001500 staff in peak season, James says Trevelyan’s continues to operate like a family with a firm focus on taking care of each another, the environment, wider community and the business. “We are proud to do things differently and our inventive, sustainable approach is at the very heart of our success,” he says. “Four years ago we were not sure where things would head. I never dreamed we’d be in the position we are now in coping with such huge growth.”

New ferries set to join Fullers’ fleet Sue Russell Two brand new ferries will shortly be delivering thousands of commuters and tourists across the water to Waiheke Island in greater comfort and speed. After three years of planning and research Fullers has committed to paying $16 million to create a faster and more frequent service, replacing two of its aged vessels, including the ‘Quickcat’ which has been plying the waters of the Hauraki Gulf for 30 years. Fullers’ chief executive Douglas Hudson says the timing is right given Fullers’ commitment to invest in service reliability. “It is about delivering top serviced not only with the frequency of sailings increasing but also ensuring the standard of service on both vessels is consistent,” says Douglas. The purchase of the two ferries, each capable of comfortably carrying 400 passengers running at half hour intervals through the summer period, follows on from the acquisition of Te Kotuku in September 2014. Customer feedback regarding the vessel’s spacious interior cabins with larger windows convinced Fullers that rather than refurbishing the existing Waiheke fleet it made much better sense to invest in new craft. “With the Te Kotuku we improved the sailing experience for our commuters with a new coffee facility, new food options and different seating configuration giving more space.” The new yet-to-be-be named ferries will have further provision for prams.

The new ferries are being built by Whanganui company Q West, with the first due in November. Larger upper decks will be furnished with allweather seating and both vessels will be capable of consistently operating at 26 knots in ideal weather conditions. The first of the two new ferries is due for delivery in November followed by the second vessel in May 2017. While some consideration was given to possibly purchasing the ferries off-shore Douglas says

the directors and shareholders of Fuller Ferries very much wanted to utilise local boat building businesses and settled on Whanganui company Q-West who built Te Kotuku. “We just went straight back to them for these new commissions as the company has a fine reputation for out of the box thinking and excellent quality.” The impact the new ferries will have on the

already high demand by tourists to visit and sample the many delights Waiheke Island has to offer will be significant. Already cruising the harbour and stepping foot on the islands are among the top two priorities for visitors from within New Zealand and overseas. The company is constantly finding opportunities to add value to their core services. Numbers of visitors to Waiheke Island, intent on sampling the vineyards, fine food offerings and beaches continue to grow each year. There has been significant growth in visitors to Rangitoto Island along with providing school students with opportunities to visit Tiritiri Matangi and Rotoroa Islands where bird and wildlife conservation programmes create great outdoor education experiences. Other ferries in the Fullers fleet are available for charter bookings, as spectator vessels, for harbour cruises, corporate party cruises and dinner cruises. “We think the Waiheke market alone has grown by at least 15% and Rangitoto by a similar figure so as a company we are increasingly turning our attention to adding value that will create employment opportunities for locals and contribute substantial sums to the local economy.” The company is also redefining its digital marketing. Soon regular travellers will be able to download the Native App will will enhance their experience with Fullers by having access to paperless tickets and push notification for travel alerts. “We’ll be able to push out notifications to our commuters literally as they are walking down the street.”

New era dawns for Uxbridge arts Kelly Deeks A $6 million redevelopment project at Howick’s Uxbridge Arts & Culture, funded through the Howick Local Board, is giving the centre a huge opportunity to extend the range of programmes and events it offers to the local community. Uxbridge Arts & Culture has been part of Howick for the past 35 years. It first opened in 1981, when the former Howick Borough Council purchased the Uxbridge Presbyterian Church and associated buildings, and established Uxbridge Community Projects, an incorporated society, to operate the facilities for the community, providing the immediate Howick area with a range of art and cultural classes, performances, events, and exhibitions. Uxbridge Arts & Culture centre director Vickie Bowers says today the organisation has a far

wider reach and offers art and culture events and activities to about 120,000 people a year from Howick, Flatbush, Botany, East Tamaki, Pakuranga, and beyond. “We had a building that really wasn’t fit for purpose anymore,” she says. “This project has been on the council’s drawing board for many years, and the work finally started in June last year. “At the end of the development, we will have a fit-for-purpose art and culture centre with a brand new art gallery, and a theatre properly

equipped with comfortable theatre seating and sound and lighting systems. “This redevelopment is a huge opportunity for us to extend our programmes and offerings to the local community.” Uxbridge Arts & Culture has remained open throughout the redevelopment. Stage one of the redevelopment, which is due to open this month, will include three art studios, a meeting room, new cafe, a large, open concourse, and an upgrade of the existing hall and adjacent rooms.

In addition, the brand new contemporary public art gallery, the Malcolm Smith Gallery, will open with its inaugural exhibition, Soft Architecture. A host of other performers will join in music and dance to celebrate the occasion. For the next generation of artists, there will be a range of art and culture activities to experience, from face painting, to jugglers, dance, and mime. Stage two of the redevelopment is the revamped Uxbridge theatre, opening in October with a full programme of performances showcasing music, dance, comedy, film, and theatre from emerging performers, globetrotting bands, and headlining acts.
