Giving style with affordability Karen Phelps Milestone Homes is positioning itself to be prepared for the current housing climate. With rising house and land prices in New Zealand, it is becoming even more important for consumers to get value for money when building, says Milestone Homes’ business development manager Dave Wilson. “Milestone is the smarter choice for a new home. We aim to make new homes attainable because we believe building a new home should be within the reach of New Zealanders,” he says. Milestone Homes has therefore focused it brand on offering consumers smart design, which brings a host of benefits yet at the same time keeps costs affordable. “We have designed our range of plans with clever design as the core philosophy to keep price at a smart level. “It means building a brand new home can be a very viable option as opposed to purchasing an existing older home.” For example in Milestone plans hallway space is often minimised through smart design to maximise the floor space. Materials are optimised to reduce wastage. Plans come with upgrade options providing additional choices. For example an ‘al fresco’ upgrade adds an outdoor living space to the home. Because each home needs to be specifically suited to its particular section and needs of the client a certain degree of natural flexibility is also included in the design process. For example each design comes with a choice of different facade options.

DVS® are proud to support Milestone Homes For a healthier, drier, warmer and

“A brand new home will be much more efficient in every way than buying an existing older home. Homeowners get the immediate benefits of a healthier, drier home.” Wilson says that at Milestone Homes the focus is clearly on being smarter in everything the company does – not just price and the options provided. “It’s also about being smarter in how we think and act. “A new home is a big investment so we have to ensure that everything we do is customer centric establishing great communication and exceeding their expectations so that the wonderful adventure of building a new home is looked back on with delight. “The time is ripe for the brand with government recognising there is an issue around home affordability. “The Milestone Homes proposition meets this need perfectly – well designed, good quality homes at an attainable price for New Zealanders.” Milestone Homes is currently looking for the right franchisees to further expand the brand into the market www.milestonehomes. co.nz

Wilson says Milestone Homes fully supports the principles of Future-Proof Building, for healthy homes that are better to live in today and will be worth more tomorrow. “All our homes include cozy insulation, double glazing and energy-efficient lighting to keep people warmer and to help decrease their monthly bills. They are all designed with sensible space management in mind, for maximum comfort,” he says. Wilson says smart design means adding value doesn’t have to add to cost. For example homes are positioned on the site and designed to maximise free resources such as the sun. Designer elements such as thermal mass can help store the heat from the sun during the day to be released during the cooler nights. Milestone Homes has built a large number of homes around the country and has developed a range of plans suited to the New Zealand environment, says Wilson. “Building a brand new home is a smart choice. There is less life cycle cost, it’s maintenance free and it’s built to suit the needs of the client.

“We aim to make new homes attainable because we believe building a new home should be within the reach of New Zealanders.”

Milestone Homes has developed a range of house plans suited to the New Zealand environment.

Efficiency and style Window and door joinery may be the architectural jewellery of a home but undertaken correctly it also brings many practical benefits.

The company designs and powdercoats aluminium extrusions then distributes the metal lengths to a network of fabricators throughout New Zealand for manufacture.

The range of systems offered by Aluminium Systems not only look good but also help increase the thermal qualities of a home.

The company’s joinery brands are Elite Windows & Doors and Fairview Windows & Doors.

“At Aluminium Systems we design safe, secure and environmentally friendly solutions for our customers. Our solutions are energy efficient and help improve the heating and cooling costs of residential and architectural homes,” says Mark Fisher.

Aluminium Systems concentrates on designing, developing and marketing aluminium windows and doors to builders, architects, specifiers and consumers. The complete product range includes standard residential joinery, architectural joinery for larger houses and designer joinery together with an entire range of commercial joinery.

The company has a commitment to innovation and this can be seen in the latest range. The new residential flat range by Aluminium Systems gives architects and builders the ability to provide an attractive flat flush finish for clients. The new range can be utilized with any cladding type making it versatile and giving an architectural aesthetic to a home at a very attractive price point. Other innovations by the company include Timberclad, a designer series thermally broken composite product not offered by anyone else in the industry. The product has natural timber detail on the inside of the building and aluminium joinery on the outside. The clever design markedly reduces condensation. Aluminium Systems NZ Ltd is a system supplier for the New Zealand window and door market and has been operating in New Zealand for over 40 years.

From thermal efficiency, sound control and ventilation, to space management, security and custom design – Fairview & Elite Windows and Doors will open your eyes to a world of new possibilities.

Fisher says a key innovation of the company is that products have been designed so that they can easily be mixed and matched throughout a house. “For example colder rooms may require thermally broken products, while warmer rooms may be better suited to our flat faced range. Rather than just offer blanket solutions we professionally assess a home so we can make the best recommendations for products suited to each particular part of the house to ensure the customer ends up with a truly energy efficient solution for a comfortable home.” “Because we use the same aesthetic over the different ranges products can easily be matched to keep the look consistent throughout the home.” Another innovation recently released by the company is a new extended powder coat warranty of 15 years making it the longest powder coat warranty on the market.

Out to impress with brand new showhome Jo Bailey A brand new showhome will be an “excellent tool” to showcase the level of quality, service and value for money offered by Milestone Home South Canterbury, says manager Matt McKeown. “This is our branch’s first showhome. We’ve been looking for the right section for it for around three years, so it’s great it is finally happening.” The showhome, on a prime site on the Hilton Highway on the northern approach

into Timaru, is nearing the end of the construction process. “We hope to have it open by early November and should achieve a lot of exposure on this site.” The Milestone Homes South Canterbury team will shift offices from their current location into the garage of the showhome, to enable them to provide on the spot attention to potential clients, says McKeown. “It will be great to have our staff and product on display in one location.”

Laser leads the way With a team of more than 70 professional staff; a combined Laser Plumbing & Electrical branch in Ashburton, as well as Electrical branches in Rolleston, Geraldine and Temuka, directors Brent and Megan Christie really do have Canterbury covered. Their successful group of award-winning businesses was originally established as Christie Electrical in 1980 by Brent’s father Les. In 2003 they joined the Laser Group franchise, which provided them with access to a “strong knowledge base, better buying power and the ability to provide superior products and services at competitive prices”, says Megan Christie. Laser Electrical is a preferred supplier to Milestone Homes nationwide, with the Geraldine branch providing electrical installations for their homes throughout South Canterbury. Megan says Laser Electrical is focused on making the process as simple and enjoyable as possible for clients. “We offer a total package of residential services, including plumbing and electrical installation, heat pumps, wood and diesel fires, home automation and security. We also have a separate lighting division that provides free consultations and lighting plans to suit people’s budgets and tastes when they are building or renovating.” Megan manages the lighting division, and says the current trend is towards LED lighting. “We are working with a lot of LED products for lighting the home, which look great and save people money.”

Megan enjoys working closely with clients and helping them achieve their dream home. “We have a fantastic lighting and heating showroom in Ashburton and a soon to be built workshop and show room in Rolleston which will have plenty of displays to give our clients ideas when building or renovating.” Also under the Laser Electrical umbrella is a specialist Rural and Dairy division that has won an award for being Best Rural Service Provider as well as a large Commercial & Industrial Division. These divisions are backed by a full 24 hour service response to ensure their clients can get help when they need it. “It is great to have so much capability within the group. We can also leverage staff between the branches for bigger projects when the need arises.” Brent Christie is general manager of the four branches. His strong expertise and skills in PLC programming are also highly sought after. Megan says their “fantastic team” is kept up to date and trained in the latest technology and innovations across the company’s range of services. “We focus very much on giving honest, friendly service and providing our customers with an enjoyable experience when they deal with us.” This philosophy has paid dividends with the Christie’s group winning numerous Ashburton Business Association awards, as well as being named the New Zealand Laser Electrical Franchise of the Year in 2007, 2009 and 2010; and winning the International Peter Bassett Laser Business of the Year in 2010.

The team at Trends Kitchens are happy to educate local home owners about the wide variety of building materials on the market, so they can make informed decisions about the products they bring into their homes. Unfortunately, not every product out there carries the kind of safety certifications we might expect. One product we’re very happy to endorse is TriStone 100% acrylic solid surface bench tops. We’ve been installing TriStone tops into Kiwi homes for years now, and we’re proud to stand behind them as a product. TriStone has become a standard in luxury, installed in homes and businesses around the world, but many Kiwi home owners are unaware this great product is even available to them. Trends Kitchens was one of the first companies in New Zealand to embrace TriStone, but it will soon be available from kitchen manufacturers and joiners nationwide. TriStone is one of the highest quality bench top products on the market, with it’s amazing versatility, food safety certifications and great range of colours. Typically bench tops are the most expensive part of a kitchen, but TriStone comes at a surprisingly affordable price. There’s no excuse to take risks when the health and safety of your family comes into question. While some products on the market may have dubious hygiene qualities, TriStone is independently certified by NSF for safe food preparation.

NSF is an international food safety organisation, they conduct extensive product testing, material analysis and unannounced plant inspections to ensure quality. When designing your new kitchen, think about the safety of your family. Be sure to check you’re getting the real certified product. TriStone isn’t just a safe bench top material, it comes in a beautiful range of colours, and can be fabricated to suit any size or shape you can imagine. TriStone bench tops are installed in show homes South Island wide, and we have some great examples on display in our show kitchens. New home to show off possibilities • From page 4 “It means we can open the showhome any time Monday to Friday, also by appointment, and possibly on Saturdays for a few hours as well. This will give people plenty of options to come and view.” The new showhome is one of Milestone Homes’ most popular standard plans called Jadestone C. The substantial four bedroom home has brick cladding, mixed with feature palliside weather boards to add more interest to the exterior. Two open-plan living areas provide home owners with plenty of options for entertaining, and lots of room for adults, children and their guests. The central galley kitchen and living areas flow seamlessly to a deck area situated on the sunny, sheltered side of the house. The four double bedrooms include a Master with ensuite and walk-in wardrobe. A double car garage and metal tile Gerrard roof are other features of the home. McKeown says the house will be futureproofed, with pre-wiring for solar power. Solar tubes for natural lighting are being incorporated in some of the darker areas of the home. “The home is also well insulated with fairly extensive heating, including multiple heat pumps.” The Jadestone plan comes in three different versions, with each have a slightly different facade.

The new showhome is one of Milestone Homes’ most popular standard plans called Jadestone C.

“It is a really popular design. We’re currently building another Jadestone C home in Geraldine and are about to start building a home off the Jadestone A plan in Woodbury in a few weeks.” McKeown says the Milestone Homes South Canterbury team is “absolutely flat

Milestone Canterbury delivers for couple Jo Bailey Building their first home is a major milestone for young Cantabrians Jon and Laura Craig, so it seems fitting they chose Milestone Homes Canterbury to deliver their project. Jon Craig says once the couple looked around the company’s impressive 220 square metre four-bedroom Jadestone show home at Sovereign Palms in Kaiapoi, and had a chat to the friendly sales team, they were sold on the Milestone product and service. “The showhome was exactly the sort of house we were looking for. In fact our new house is pretty much a mirror image of it, with only a few minor colour changes. “However the biggest thing for us was how open and honest the Milestone Homes Canterbury team were. “We had found some of the other building companies quite vague when we asked them questions, but Milestone was really up front, which was great.” He says being able to see all the products on offer in the show home was another advantage. “It’s much easier than trying to visualise how the house will look from plans.” The Craigs had originally thought about buying a house in Canterbury, but with prices skyrocketing found they could afford a bigger, brand new home instead, for only a slightly larger investment. They decided to stick with the Sovereign Palms subdivision in Kaiapoi, where the foundations for their new home went down in early September. “It’s been a brilliant process - really easy. Milestone has quickly arranged quotes for anything we’ve wanted to change and have

tried to help us out with a few suggestions. We’re doing this for the first time so their input is great.” Milestone Homes Canterbury construction manager Grant Lues says the Jadestone home is one example of many designs in the Milestone Homes range that suits first home buyers like Jon and Laura Craig, looking to get “the best bang for their buck”. “We can offer real value for money, particularly when clients choose from our set plans ranging from just 60sqm right up to over 300sqm. This really speeds up the building process, and saves clients construction costs, without compromising on quality. We only use top quality products from reputable Kiwi suppliers, so our homes are right up there with any other new homes under construction.” Milestone Homes Canterbury currently has two new show homes under construction - a second Jadestone home at Sovereign Palms, and another new home at Wigram Skies. “These homes are progressing well. We plan to move the Milestone Homes Canterbury offices to the new Wigram show home once it is complete in early November.” Grant Lues says the company uses the same team of reputable sub-trades it has used “for years”, and that Milestone Homes can also pool labour and expertise with parent company Jennian Homes when required. Jon Craig says he and Laura are looking forward to moving into their new Milestone home early next year. “It is such an exciting process, especially now the build has started and we are seeing the house take shape. We can’t wait.”

Quality finish: the Dunedin home is positioned to capture the sun.

Milestone Otago a winner Jo Bailey The Milestone Homes Otago team was delighted when a Dunedin home built to its popular Peterstone design won a gold award and was overall winner in the Homes under $250,000 category at the Southern Region Master Builders House of the Year awards. “This home is a great example of what can be achieved with a smaller footprint, and shows that although Milestone homes are designed to be cost-effective, there is definitely no compromise on quality,” says director Debbie Payne. The company had started to develop the award-winning home as part of a house and land package on a small 565sqm section in Dunedin’s Concord suburb. When it was under construction local couple Dennis and Karen Lobb saw the home and decided it was perfect for their needs. “It was great to have Dennis and Karen’s involvement from an early stage as they were able to add their own touches, including upgraded flooring, feature wallpaper and even a spa bath.” The three-bedroom home has an ensuite, open plan living areas with a covered patio off the dining area, and double garage. A textured charcoal metal tile roof and striking, almost white bricks bring the exterior to life. “The Peterstone design really suited the smaller, tricky site, with a shared driveway

running along the south side of the house. We swapped some of the bigger windows to the west wall to make the best use of the sun.” Karen Lobb says they are “very happy” with their new home and the service delivered by Milestone Homes Otago. “They made the process very easy. We would never have built a house from scratch ourselves but to have the plans done and the house already started made it so much easier. The Milestone team was brilliant to deal with and we are very proud of our home.” She says they hardly have to switch on the heating because the well insulated home with double glazing has been perfectly positioned to capture the sun. Debbie Payne and business partner Hayden Davies took over the Jennian Homes Otago franchise in 2010, which also encompasses the Milestone Homes Otago franchise. “We run the two brands together but do distinguish between the ranges and find they really complement each other.” Milestone Homes offer a large selection of practical designs, ranging from the 50sqm two bedroom Greenstone, to the 279sqm Bondstone design with four bedrooms and triple garaging. “Our extensive range of designs combined with competitive pricing means we can meet most expectations and budgets.” The Lobb’s home is now a gold reserve finalist at the National Master Builders Awards to be held in Auckland in November.

Nelson Bays franchise showing the way Kelly Deeks Widely recognised as New Zealand’s leading Milestone Homes franchise, Milestone Homes Nelson Bays continues to grow its market share in a difficult market, offering clients expertise and quality workmanship. Company director Simon Collett bought Nelson Bay’s Jennian Homes franchise 12 years ago, and is now holder of the coveted title of Nelson’s most awarded builder. A further indicator of his success is that Jennian Homes Nelson Bays is the most awarded business in the Nelson at Chamber of Commerce Business Awards. For the past six years, Collett has owned Nelson Bay’s Milestone Homes franchise as well. Run so efficiently, his franchise has been selected by Milestone Homes as a benchmark for the way the company should operate throughout New Zealand. Collett has been working in the building industry since leaving school, and at the tender age of 21 started his first building company. “I was building 20 houses a year, and I saw

Jennian Homes as an opportunity to move myself off the tools, but still be involved in the trade I dearly love, and develop my skills as a businessman,” he says. “My building expertise has been a huge advantage and a major factor in Milestone Homes’ success.” “I run the two companies completely separately, with separate sales staff with two different skill bases for the sales process,” he says. “For Jennian Homes we tailor make people’s homes. “Our clients can choose from a vast range of options and we dedicate a huge amount of time to offering a complete design and build service.” For Milestone Homes, the smart design that makes the homes so cost-effective to build, means options and alterations are fewer. “Windows are a good example of how we keep Milestone Homes’ price point extremely sharp,” Collett says. “When we design a house from scratch, there could be up to 30% waste of aluminium on the windows due to shape and client driven design.

The Milestone Homes range combines smart design with a quality finish.

“With Milestone Homes we’ve gone to our window suppliers and asked for the ultimate in window sizes which won’t create any waste, and that is what they manufacture for us every time.” Milestone Homes Nelson Bays completed its showhome at Mako Street in Richmond just prior to Christmas. It is one of the popular Jadestone plans, a good family home with four double bedrooms, separate dining, living, and family

rooms, and a galley kitchen perfect for entertaining. “At $269,000 fully carpeted, she’s right up there as one of the best showhomes,” Collett says. “It is extremely competitive in this market, all this house for that price. “The Jadestone is a very good, costeffective plan, which offers very comfortable living and ticks so many boxes for a second or third home buyer.”

Milestone looks to expand franchise group Karen Phelps Milestone Homes is focused on growing its nationwide group of franchisees and offers prospective business owners a smart, comprehensive franchise support package, says Milestone Homes business development manager Dave Wilson. “The New Zealand psyche is perfectly suited to a franchised residential building business. “New Zealanders prefer to buy local and build with a locally owned business and the Milestone franchise model gives our clients the benefits and peace of mind of a national brand while dealing with a local owner operator. We like to refer to it as ‘think national, act local’,” he says. For those considering ownership of a residential building business, Wilson says the Milestone franchise model provides national support to franchisees enabling them to be more successful than they could be as sole operators. “By offering franchisees national brand recognition, substantial marketing, media presence, a centralised support office and comprehensive systems and processes, they are equipped with everything they need to operate a successful residential building business. “By providing a smart comprehensive package, our franchisees can concentrate on doing what they do best, selling and building great homes,” explains Wilson. He says that many years of experience and expertise sits behind the Milestone Homes brand and this is channelled through the national support office in Tauranga. Around 25 staff make up the support office team with the sole purpose of providing support services to the franchisee group. These services include draughting and estimating, accounting, marketing, PR and operational support. He says that because buying power and consistency of quality supply are paramount to a successful building business, Milestone Homes’ franchisees enjoy the benefits of a

Milestone Homes requires all of its franchisees to be a member of the Registered Master Builders Federation. national New Zealand based supplier network, which includes well-known quality brands such as Gib, Pink Batts, Clearlite and Fisher & Paykel. Wilson says that this means that all products and materials used in the construction of Milestone Homes houses are supported by applicable supplier backup, support and warranties.

The franchisees also work with specialist local suppliers such as Craftstone schist cladding and stone veneer in the Northland region. Milestone Homes requires all of its franchisees to be a member of the Registered Master Builders Federation providing benefits and protection for franchisees and clients alike. “By partnering with an independent organisation such as Master Builders, our franchisees have access to the best residential building contracts in the building industry as well as the ability to offer a 10-year

Masterbuild Guarantee with every home they build.” Wilson says Milestone Homes is looking to expand the national franchise base by welcoming new owners into the group. “If you have a background in the building industry, want to work hard on your own business, enjoy the challenge of a dynamic industry, recognise the power of a national brand, and want to grow your business and build an asset then we’d like to talk to you. “Throw in a passion for great customer service and you might just be the smart operator we’re looking for.”

Kingscourt expansion Kingscourt Interiors has moved to a much larger, stunning new showroom at 310 Kerikeri Road, Kerikeri. The additional space has allowed Kingscourt to expand its extensive soft furnishing range and to set up large displays of flooring so that customers can get a better idea of how the finished product will look. Kingscourt Interiors has been operating for over 40 years in Kerikeri and the Bay of Islands and locals know that it is the place to go when they want to redecorate their home or business. The company offers a complete service including fabrics, floorings, furniture and interior design meaning customers can have all their interior design needs met in one place. “We have the largest selection of fabrics and soft furnishing samples north of Auckland,” says one of the company owners Raewyn Williams. Kingscourt Interiors was first established in Paihia in the Bay of Islands in 1974 and soon became known as the leader in home soft furnishings in Northland. Later the company relocated to Kerikeri and in 2009 became part of Flooring Xtra giving customers the benefit of a national buy rate and access to an even greater range of flooring products. Both trained interior designers, Raewyn and business partner Penny Fewkes bought the

business seven years ago. Penny has worked in the business for 20 years and is the soft furnishings expert while Raewyn specialises in flooring. The third designer in the business is Kim Vokes who offers expertise on furniture and upholstery. The three women work together on projects. They offer free measure and quotes on flooring and window treatments and if the project adds up to over $2000 the interior design service is complementary. The company covers the entire Kerikeri and Bay of Islands region and works with any budget from rental property owners wanting to attract the best tenants through to top end designer homes. Kingscourt Interiors has completed projects from Paihia and Russell across to the Hokianga and up to the Cape Reinga.

We supply and install all the top brands of carpet, cork, pvc planking, laminate and wooden flooring, blinds, shutters, curtains, window treatments and wallpaper. We carry the largest range of fabrics and soft furnishing sampling North of Auckland. So whether you need help with a single room, or want a total interior design concept for your home, holiday home or business, we can help you to achieve the look you are after.

The company offers special pricing for builders. “Being in a smaller town our customers are not just customers – they are friends. It’s our goal to ensure they are happy and their home is exactly how they want it to be,” says Raewyn. “Whether people need help with a single room, or want a total interior design concept for their home, holiday home or business, we can help them to achieve the look they are after. “With so many choices, our customers benefit from in-house consultants with decades of industry experience and a truly knowledgeable team to assist with their decisions.”

Smart and simple says it all for Milestone Karen Phelps Milestone Homes’ simple and smart proven house plans were the reason that client Lutz Hartge chose the company when seeking to build an investment property. “It was about simplicity, effectiveness and bang for buck,” he says. Based on the company’s Flagstone plan, the resulting 110sqm home in Mt Roskill had a smart design to comfortably fit four bedrooms and two bathrooms without feeling tight for space. Lutz says he also wanted a home that was well insulated and felt homely and comfortable for his tenants to live in. The fact that the brick veneer and metal tile roof was low maintenance was an added bonus. Milestone Homes new home consultant Wayne Rhode who worked on the project says that careful use of product has ensured a home with longevity for the client, which is important in an investment property that will be used by tenants. “This has minimised his involvement in his investment as well as maximised his returns,” says Rhode. Milestone Homes has a single franchise for the whole of Auckland operated by Stuart Munro as general manager. Munro says that by having a single franchise to represent all of Auckland it gives clients a single point of contact. This enables the company to keep overheads to a minimum which results in

savings which can then be passed onto the client. Milestone Homes has a reputation for building good quality cost effective homes from low maintenance materials. House plans are created by the company’s handpicked team of designers, who craft each new home using the latest colour trends and styles. House plans range from small classic house designs to larger contemporary-style homes. “It’s a consistent model and we only use quality New Zealand based suppliers,” says Munro. Milestone Homes’ customers benefit from local personalised service but with the national backing of a larger company. Milestone Homes is a member of the Registered Master Builders Federation. This means that all Milestone Homes are backed by a Masterbuild guarantee. “This means that the home has been constructed from the best materials available and has quality workmanship behind it. Customers can also rest assured that their new home meets the strict New Zealand building standards. “The Registered Master Builders Federation represents New Zealand’s premier building and construction companies, who pride themselves on delivering the highest quality houses and buildings,” says Munro. The Auckland franchise employs a team of six including salary based supervisors to take care of the builds.

Milestone Homes house plans range from small classic house designs to larger contemporary-style homes.

The company is currently building or designing around 12 homes in the Auckland region. Munro says the company’s offering is well suited to the proposed unitary plan changes that will take Auckland into the future. “We offer a good price point, which is vital as the cost of land in Auckland has escalated,” he says.

‘Fantastic brand’ caters to wide market Kelly Deeks Successful Wairarapa and Hutt City builder Gareth Norris has recently taken over Milestone Homes’ Wellington and Wairarapa franchises. Norris is a licensed building practitioner who has many years’ experience in residential construction, working his way up to project manager, quantity surveying, and general manager for a residential construction company. For the past seven years he has held the Wairarapa and Hutt City franchise for a highend residential group construction company, and has also taken over the Wellington franchise for the same company as well. Norris says the Milestone Homes group is like “one big family” that helps its franchisees to grow their business, and offers a product that delivers on its promises and fulfils people’s dreams. “When people move into a new house, it changes their life,” he says. “Now we can offer Milestone Homes as well, we’re providing the solution for more people, and giving people more good quality options. “Milestone Homes strengthens my business, as I can appeal to a wider range of people. It’s a fantastic brand, we can build good quality smart homes that a lot of people want.” One of the reasons why Milestone Homes managed to prosper and grow through the global recession is the way the group manages boom and bust cycles within the industry. “The New Zealand construction industry has a $12 billion annual turnover, so housing needs grow by the day, and the industry needs strong brands such as Milestone Homes to service the market,” Norris says. The Milestone Homes brand offers a smart and simple way of constructing a home, compared with other residential housing company’s complex design and build process. “Milestone Homes is about smarter specifications,” he says. “We are still using good quality, New Zealand manufactured products, but entry level or second tier up rather than high spec products. The quality is the same, but we’ve looked at smarter ways of constructing a home.” He says all Milestone Homes plans have been designed after researching and

Gareth Norris says smarter specifications are at the heart of the success of the Milestone Homes brand. developing the most cost-effective way of completing each stage of the build. “We’ve worked out the most cost-effective way of putting a roof on, and that’s the way it is done for every Milestone Homes plan,” he says. “We’ve taken some of the complexity out of building a house and made it simpler to understand for the home purchaser that’s never built before.” Milestone’s proven house designs have been created by an in-house draughting and estimating team, with careful thought put into every single aspect of each home design, so that the homes are affordable, comfortable, durable, and practical. • To page 14

Milestone caters to wide range of buyers • From page 13 Milestone homes are constructed with the best materials available, sourced from the company’s reputable industry partners. Homes are built out of Monier Brick or James Hardie weatherboard, with Gerard metal roof tiles for low maintenance. Other premier building suppliers the company uses include Carters, Pink Batts, Norman Ellison and Plumbing World. “Our standardised designs and longstanding relationships with our suppliers, partners, and tradesmen enable us to negotiate great rates we can pass on to our customers,” Norris says. The customer is king for Milestone Homes and Norris says the company’s success has been driven by the fact it knows what its market wants, and it ensures those needs are met. Both the Wellington and Wairarapa Milestone Homes branches have recently completed plans popular with young families and great for entertaining with a galley kitchen looking out onto the outdoor living area. In Wellington, the four double-bedroom, two living area home was built for a young couple who added their own personal touch with some tweaks to the plan and their own, personally designed kitchen as a special feature. “They are absolutely rapt with it,” Norris says. “They were so happy they delayed moving in and let us use it for three weeks as a showhome. We showed a variety of people through the home.” In the Wairarapa a similar home was constructed using the Milestone 02 plan again, for a young couple with two children building their first home. “They wanted a home that would fit into their lifestyle and raising their kids,” Norris says. “They added a little computer area and put in a really nice kitchen.

This Wairarapa house - from the Milestone 02 plan - was a Gold Award and category award winner in the PlaceMakers New Homes $250,000 - $350,000 Category. “The house is perfect for them and they’re so impressed at how warm it is.” Insulation was one of the couple’s priorities when they were trying to decide whether to build or buy. “With two young children they could move into a brand new, warm, dry house,” Norris says. “They upgraded the ceiling batts and the house is fully insulated, even down to the water pipes.” Milestone Homes Wellington and Wairarapa has recently sold its Carterton show home, and will begin construction of another in Whitby later next year.

Award-winning firm has flooring covered Long established family owned and operated company Flair Flooring is proud to provide a range of carpets, vinyl, and timber flooring for Milestone Homes, as well as an extensive collection of flooring solutions to suit all types of lifestyles in the Wairarapa and Hutt Valley. With locations in Carterton and Upper Hutt, Flair Flooring is the Flooring Xtra franchise for those regions, putting a local face and local expertise to the brand. Flair Flooring is an award-winning dealership with a strong focus on customer service and prides itself on offering the very best quality flooring solutions, from basic products through to the very best available in New Zealand. Established more than 27 years ago, the company is owned and operated by Tom Delaney, who manages the Upper Hutt branch, and David Wills, who manages the Carterton branch. Both locations offer modern showrooms which have been refurbished in the past two years, and clients are able to use each show room to select their flooring products and receive samples and professional advice from the experienced Flair Flooring staff. Tom Delaney says business has been on the increase in Wellington and the Wairarapa

over the past six months, with a lot more housing projects keeping Flair Flooring Xtra busy. “There has been a pick-up in business overall, in carpet, vinyl, and timber flooring,” he says. “We’ve also found there has been an increase in people buying synthetic carpets, with young families finding them to be more serviceable than 100% wool carpets, and easier to maintain.” Tom says every flooring product has its pros and cons, and Flair Flooring likes to offer a balanced point of view on its products to its clients, so they can make a decision that best suits their lifestyle. With such an extensive range of wool and synthetic carpets, vinyl, laminate, timber and custom flooring available, Flair Flooring can help its clients to showcase their rooms with their own personal style. Exclusive lines of flooring products can be sourced through the Flooring Xtra brand. One of these is the new carpet called Softee Cinnamon, made from 100% recycled soft drink bottles, making it as soft on our planet as it is on our feet. With a casual, deep twisted pile, Softee carpet will take almost anything a family home can throw at it and includes a comprehensive 15-year warranty for fade resistance, stain resistance, and wear.

Milestone Homes Gisborne l SPRING2013

Milestone Homes

The range of Milestone Homes is aimed to be low maintenance for easy living.

Milestone offers affordable, quality homes Kelly Deeks Award-winning Gisborne builder Dylan Callaghan now has a new offering to appeal to a broader range of clients with the establishment of the Milestone Homes brand in Eastland, running side by side with long established housing company Jennian Homes Gisborne. Milestone Homes builds affordable, low maintenance, quality homes, backed by a Master Build guarantee. Callaghan says Milestone Homes is dedicated to building affordable quality homes. “When it comes to building materials, we use top quality products from reputable New Zealand suppliers, made to withstand New Zealand conditions,” he says. “Milestone Homes are exceptional value for money. Our standardised house designs and optimised measurements let us secure great rates from our supply partners and tradespeople, which we pass on to you.” The extensive range of Milestone Homes plans are convenient, simple, smart, and proven, and have been created by a

handpicked team of designers using the latest colour trends and styles. All Milestone Homes are low maintenance, for easy living. The majority are constructed from Monier brick or James Hardie weatherboard, with Gerard metal roof tiles. Callaghan is also the Jennian Homes franchisee for Gisborne, and runs the two businesses side by side. While in larger centres, the Jennian Homes and Milestone Homes brands are run as individual companies as they each require a different set of sales skills, Callaghan says there is not the capacity in Gisborne to do that, and the two could not survive in competition with each other. As Milestone Homes is a relatively new brand, a lot of its business in Gisborne evolves from enquiries to Jennian Homes. “A lot of our Milestone Homes clients may have initially been looking at the Jennian Homes brand,” Callaghan says. “Once they’ve explained what they are looking for, their requirements are suited to a Milestone Home instead. “There is a difference, and it’s to do with the level of specifications and not the quality of the build.”

Jennian Homes and Milestone Homes Gisborne use the same builders and subcontractors on their builds. Callaghan employs his own builders and has built long standing relationships with local subcontractors who have been working with him on Jennian Homes projects for the past 10 years. “That’s key,” Callaghan says. “Our team has helped us to succeed and in 2010, we built the top property in the region, winning the supreme accolade in the regional Registered Master Builders House of the Year Awards, and the new homes $350,000-450,000 gold award and category winner, the heart of the home kitchen award, and a lifestyle award for bathroom excellence.”

The winning home’s stunning courtyard and living spaces provide a relaxing private urban living environment which impressed the competition’s judges. It also features good flow through the family, dining and lounge areas, which works well for both entertaining and day-to-day living. River stone columns are a strong feature of the home, and lead into a living area with unique, sloping ceilings. Judges also said the bathroom and kitchen are well-appointed and well designed, and demonstrate good quality workmanship. In this year’s Registered Master Builders House of the Year Awards, Jennian Homes Gisborne won a gold award in the New Homes $350,000 to $450,000 category.
