Small home proves a winner on all fronts Sue Russell Sam Bain has owned Landmark Homes Gisborne just a year but it has been a busy time for the builder, including winning two awards at this year’s East Coast region Registered Master Builders Awards in July. While Bain is relatively new to franchise ownership, his history as a builder extends back further. He spent several years working in the London building industry and his construction business Bain Construction has been operating in the Gisborne area for seven years. While Bain Construction is his mainstay, having received recognition by the industry of the quality and design features of the award winning board and batten effect home in its semi-rural location is something Bain is happy about. “Landmark offers a nice home and while they are a little bit dearer they are, in my opinion, the closest thing you will get to an architecturally designed home,” he says. He points to features such as higher studs, the way patio areas are designed, pitched roofs and custom-make elements as evidence that Landmark designs are a cut above the majority. “It’s like the difference between buying a Ferrari and a Ford to my way of thinking and I have been struggling a little to get that point of view across to clients, so now having the home we’ve recently completed receive the awards is a good thing.” The two-bedroom home won the New Homes Under $250,000 gold and category awards. Judges described the home as cleverly designed where both practicality and comfort came together with little fuss. “The home is only a small house and really suits the surrounds. I love it when the client is happy. She nearly broke down and cried when we won,” says bain. “In a way I think it is easier for the builder in these competitions when they enter the higher priced categories. When you’re dealing with the price-bracket we worked to, then building in great quality with distinction is more challenging.’ Landmark Homes Gisborne is currently building the Maori Battalion’s C Company Museum in Stout Street, next to the

existing museum, basing the design from an existing Landmark house plan. “It has grown into nothing like a house though,” says Bain, who says the build will take about seven months to complete. The company employs four full-time carpenters and Bain takes care of his staff. They don’t work weekends, though this is the time when Bain does his pricing and is out looking at work. Ten years down the track Bain hopes to be a little more hands-off and so building the right team of workers he can trust, is something very important to him. In his spare time, Bain’s interests include, scuba diving, hunting and fishing. He acknowledges he’s in one of the best areas in New Zealand to pursue these passions.

The Gisborne born- and -red lad says that for him the process doesn’t end when you’ve handed the key to the owner. He makes a point of driving past and calling in on clients when they’ve settled to talk about what, if anything, they would have done differently. “That’s a really important thing to do. I’m learning all the time from the builds I have completed,” adds Bain. Probably the only aspect to living in the area that Bain finds a small negative is the isolation factor and he says it is important to not get stuck in your ways as can

Livingstone excels in commercial projects Sue Russell Construction company Livingstone Building NZ Ltd received an impressive number of awards at this years Registered Master Builders Commercial Projects Awards. Glen Larsen, a senior quantity surveyor at Livingstone Building NZ Ltd based in Hamilton sees these awards as a tribute to the company’s integrity and attention to flawless standards. The awards straddle three very different projects and reflect the diversity of builds the company takes on. An impressive and highly imaginative head office for packaging company PACT Group in Hamilton was rewarded with a silver medal; an expansion of an existing building to accommodate new technology at Hamilton Laser Eye Centre in the centre of Hamilton also received a silver medal and a purposebuilt museum and information centre in Raglan scooped a bronze award. “The vision for the PACT Group building was for it to look like a package. The front of the building has rebates that create a barcode effect, in keeping with the company’s connection with packaging and I think the design by Steve King of Archimedia was brilliant,” Larsen says. The buildings commitment to environmental sustainability was noted as a key strength by the competition judges. James Cullen, Livingstone’s Sundry team manager says the Laser Eye Centre in Thackeray Street, Hamilton was designed to put patients at ease. “It is just a unique look for an eye surgery clinic and has relaxed feel to it that you wouldn’t find in most clinics,” says Cullen. “Visually the building makes a strong statement, with very clean lines and a modern look. Peter Chibnall from Chibnall Buckell Marovic Team Architects did an excellent job, A feature of the centre is its dramatic use of cedar in the reception and waiting areas creating an open light and naturally inviting feel. With its positioning right on Raglan’s water’s-edge the museum and information centre’s polished concrete floors, loftiness, extensive use of macrocarpa inside and

bamboo ceiling panels came together beautifully to reflect a sympathy to the environment and in keeping with the community it serves. Larsen says the choice of materials was “fitting” for the purposes the building was intended. “Ground conditions at the outset were challenging but the project went exceptionally well. We brought in an archaeologist to begin with to assess the land the museum would be built on” Livingstone Building has grown immeasurably in a short time since its founding as Cavanagh Brothers Ltd in 1947. Fast forward to the present and Livingstone is now known as one of the largest and well respected building contractors within the North Island with an ever growing national presence. The three company directors brothers David and Mike Livingstone along with Peter Clarke take a very active role at the day-today level, something Larsen thinks is a real strength of the company as evidenced by numerous industry awards over the years. The company specialise in commercial projects which are managed from their Hamilton based head office while the sundry team handle many of the smaller extension/ renovation-type projects based out of the Te Awamutu office. The company prides itself on providing clients with a hassle free project period, delivering projects on time, to budget and to outstandingly high standards. Dedication to quality brings more gold Karen Phelps Urban Residential Developments has once again taken home gold awards at the annual Registered Master Builders House of the Year awards in the Waikato region. Company owner Daniel Klinkenberg says it is a dedication to maintaining top quality that leads the company to enter the awards year after year. “We want to showcase our consistent achievement of quality. Between 2010-2013 we have won at least a gold and a category award each year for new homes and renovations. “This clearly shows that we are consistently raising the bar,” says Klinkenberg. In the 2013 awards Urban Residential Developments won a gold regional award in the category of new homes $250,000 - $300,000 and new homes $600,000 - $1m. The home that won the first award in Horsham Downs, Hamilton was designed by Urban Residential Developments and built on a tricky corner site. Klinkenberg says the home clearly demonstrates that it doesn't have to cost the earth to build a great looking home. “We pride ourselves on maintaining an extremely high level of quality no matter what the budget. “I won't let a house be handed over to a client unless I have personally looked through it first,” says Klinkenberg. The second home was built in Tauwhare on a rural block and was based on the design of the company's showhome. The large 270sqm four-bedroom home has a colonial, timeless look capturing all day sun with multiple outdoor living spaces. “This is a strongly contested category in the Waikato region and we were up against some strong competition so to win gold and the overall category was a real achievement,” says Klinkenberg. Started by Daniel and wife Bronwyn, the company has been building high quality homes and alterations in the Waikato since 2004. Klinkenberg says that he developed a keen eye for detail, strong project management skills and a passion for high quality workmanship early in his career as a team leader during the building of the five-star Sheraton Bora Bora Nui Resort in Tahiti. Distinctive home impresses the judges Karen Phelps Award-winning builders in the Waikato, Karl Kampenhout Builders Limited has taken out another raft of awards at the regional 2013 Registered Master Builders House of the Year awards. The company won a gold regional award in the New Homes $1 million -$2 million category and the Sustainable Home Lifestyle award in the Waikato region. The home which won the awards was the Tait residence in Lake Road, Horsham Downs, Hamilton. The four-bedroom home, which overlooks Lake Kainui and the Hakarimata Hills, has three distinctive draped curved roofs link together the master bedroom wing, guest wing and central living room. Another challenging aspect of the design was the steel curved portals in the main kitchen/living/dining area, which formed the main structure of the home and an underground wine cellar, which

required special construction to ensure it remained at the right temperature. Kampenhout says he specialises in providing creative and alternative ideas during the building process. “It’s about delivering alternatives to a client along the way when necessary. “For example in the Tait residence we suggested mirroring the curve of the roof in the timber decking to enhance the design which has worked out beautifully,” says Kampenhout. The company focuses on sustainable building and worked on Hamilton House, New Zealand’s first fully sustainable urban home. Kampenhout says that he likes to give clients all options so that they can make informed choices when building their home. “It’s about enlightening clients to the possibilities that are out there such as passive solar design, thermally broken joinery, insulation options etc,” he says.

“We supply the information then it is up to the customer what they choose to do,” says Kampenhout. “Clients are increasingly willing to invest in products that will make their home more sustainable and cheaper to run and maintain in the long term.” Orientation to the site is always a key consideration to capture maximum sun as is selecting the right insulation. This emphasis on sustainable building is reflected in the Tait residence, which uses recycled rimu timber flooring and matai slabs form the kitchen island benchtop. Bandsawn cedar cladding complemented by stunning stone pillars helps to give the home a rustic look. Kampenhout started the company in 1998 after completing his apprenticeship for a commercial firm then working for a high end residential builder. Top team delivering positive outcomes Sue Russell With a string of building awards under its belt, Warkworth-based Steve Haycock Construction Ltd has established an enviable reputation in the region for building high-end, beautifully crafted homes for its clients. 25 years ago for the current owners, was substantially altered and extended. “The bach had a real beachy, boaty, outdoor feel to it which the owners wanted retained and reflected in the new structures,” says Haycock. “An interesting plan which involved adding space on the existing bach by building another floor then linking it by a large deck area to a separate new garage with upstairs guest accommodation. “It was a difficult build, certainly not a simple bach to start with and full credit to Phil that he managed to marry the different structures together so well.” Haycock’s philosophy is to very much leave the day to day running of the jobs to his foremen. Over the years he has come to understand the skills and aptitudes that go into making a first-rate foreman.

“You go into a project with basically a concept of what you are going to do, then take one step at a time. “There are so many decisions you make along the way you need to have a person who is a really good problem solver who can look at an issue and not get flustered.” The ability to think ahead as the building blocks of the project are worked through, along with highly tuned communication skills are two more traits Haycock says are integral to being a good foreman. “Having the foresight to pick what is going to happen next; it comes from experience and there’s also the responsibility to keep up to speed with what is going on in the building world generally.” Running a small building firm entails a lot of man-management. There are always small staff issues to deal with, and there is a critical period of time at

Reward for ‘remarkable’ transformation Sue Russell “Brilliant” is Mt Maunganui builder Todd Grey’s reaction to taking out a much coveted National Award in the 2013 Registered Master Builders House of the Year awards. Grey picked up the award in the renovation category for an inspirationally transformed home he built in Papamoa. “I was quite hesitant when it came to the national awards because I figured the judges would prefer a renovation that retained the original character of the home. Our entry certainly did not do this,” Grey explains. The remarkably transformed home Grey is talking about, also earned him a Gold Reserve, the Regional Supreme and Overall Outdoor Living award at the national event held at Waiaraki Resort in August this year. The home bears little resemblance to its original 1990’s presentation. Looking at the before and after photos of the property on Todd Grey Builder’s website, it is hard to believe one home could have emerged from the other. What is even more remarkable is that the amazing project, spanning some 8 months, happened with the owners living in the property. Project architect Brendon Gordon was an absolute delight to work with, according to Grey. “Normally I’m quite critical when I get plans through from architects, but in this case, when I saw the plans, including 3D imaging I just loved it.” It was actually on Grey’s recommendation that the owners went to Gordon to discuss the idea of renovating their 1990’s stylish home into something very different. Rusticated cedar weather boards painted white dramatically contrast with the black vertical shiplap cedar weather boards and really make a statement.

The stunningly transformed home bears little resemblance to its original 1990’s presentation.

The home’s original terracotta roof tiles were sprayed charcoal to complement the colour, just in the same way the choice of black aluminium joinery off-sets the white interior. The house has many stand-out features and the impeccable attention to detail throughout its many technically challenging aspects is what set the home apart from other regional category winners.

A scullery kitchen filled with more appliances than most homes would boast is a favourite ‘hideaway’ part in the home for the owners, while louvered roof covering the deck allows for year-round outside dining. To complete the project off Todd Grey Builders also took care of the landscaping work surrounding the home. Even though the owners remained living in the house throughout, the project went off without a hitch. Todd Grey Builders picked up four awards at the regional Master Builders Home of the Year competition, so all in all Grey says it’s been a fabulous year. Next year is looking really good as well with two more renovations ahead; a 1970’s home the owners want to see retain its original character and an extensive renovation in Matua. “With the Matua project we’re pulling down half the house and rebuilding it. “I’m looking forward to both builds which are very different from each other,” Grey explains.

No looking back since Rob’s career change Sue Russell What started with an interest in A1 Homes kitset builds has grown over time into ownership of A1 Homes Hawkes Bay and Gisborne and into a thriving business for Rob and Sue Fargher. As an indicator of its ongoing success the company won a gold and a bronze award in the New Homes Under $250-$350,000 section in the East Coast Registered Master Builders’ 2013 House of the Year Awards. A change in career was the instrumental first step in that journey some 10 years ago, when Rob Fargher decided to leave his former national sales manager position which took him away from home too often. “I was gone Monday to Friday so we decided that it was time for a change and set up a development company. “That’s when I first came into the A1 Homes relationship; firstly I bought kitset homes then after time became a shareholder of the company. “Finally I took the company over and we haven’t looked back since.” That final move to full ownership of A1 Homes servicing the Hawkes Bay and Gisborne areas happened in March 2011. Growth has been exponential since then. At the time the couple took full control of the company the business was building about 12 houses a year. In the 30 months since 85 houses have been constructed. “Sales are doubling thanks to the efforts of my sales manager Pete. Holly is in the Gisborne office and I catch up with her about every six weeks or so. “Word of mouth is huge in this industry and the national advertising A1 does leads most clients to our website where really solid information is readily available.” Fargher has discovered that by the time potential clients have accessed the website and made contact they have already done their research and have specific ideas forming as to the features they are most wanting in the home. While kitsets are the traditional A1 Homes design, 90% of the projects A1 Homes Hawkes Bay and Gisborne do are full builds. The company employs 10 full-time builders along with three contract teams to keep up with demand. Each client has a designated builder who is also the project manager, seeing the construction through from start to finish. “We get a much better quality building by having a dedicated builder all the way through, carrying the history of the project

A1 Homes Hawkes Bay and Gisborne does mainly full builds to date and communicating ongoing with the clients.” As for the future, Fargher says the company has the capacity to grow to another level in the next five years. “We have a mentor in the form of an accountant who is a life-time friend and we do our strategic planning supported with his input. We do this planning when we’re on holiday and have the time and space to think about the future and it works very well.” One thing Fargher is clear about is that the best way to operate a large and busy construction company is to create a relaxed atmosphere and to put aside time to strategise for the future. “I think this attention we give to setting aside time to plan ahead is a point of distinction for us.

“Sometimes it can be over a cup of coffee but we do put energy into planning because it is important to have a goal to work toward.” To help achieve that goal of sustainable growth a ‘cloud-based’ project management programme, called Rave Build, has been purchased, allowing for much better connection and flow of information between

all the parts of the sum that go into a complete build. “It’s a sophisticated programme which acts as a data base for us as well as a highlytuned management tool. My team can access the information wherever they are and know exactly where things are at with the build they are on,” says Fargher.

Young company with reputation for quality Sue Russell Turangi building company Knight Building has established an enviable reputation in the Southern Lake Taupo district for constructing top quality homes. Owned and operated by husband-and-wife team Kieron and Sharon Knight, who founded Knight Building Ltd in 2008, this year the company took out two prestigious awards in the regional Registered Master Builders House of the Year awards. “It was the first time we had entered the awards and to receive two awards was wonderful,” Kieron Knight says. The gold was awarded in the NuLook New Homes section for houses priced between $600,000 - $1,000,000. The large Motuoapa house, a combination of two and single-storey design, impressed the judges with its attention to detail and exemplary quality throughout. The house boasts an outdoor fire and Knight describes it as the sort of home you can relax in. Knight Building also received the lifestyle section’s Heart of the Home Kitchen award for the same home’s impressive, beautifully appointed and spacious kitchen. The dramatic red, white and black colour pallet used throughout the kitchen accentuated the crisp clean lines and sense of open space as well as the extensive bench and utility areas. Open shelving is a feature of the kitchen and the materials used give an overall glossy and classy look. It is not surprising Knight is such a successful builder. He is the third generation in his family to swing a hammer with his late father and uncle King Country builders and their father a builder before that. “I did my apprenticeship with my father and I now employ my nephew. Dad was quite a craftsman. He had two choices of work back in his day, to become a farmer or a builder and he chose building so I have always been in and around building,” Knight says. Knight acknowledges his company has been very fortunate throughout the years with the clients they have had. He’s also seen an increase over the years in the amount of paper-work that comes with building, something he puts down to

Knight Building is currently involved in constructing a 270sqm metre cedar weather board home in Motuoapa expected to be completed early next year. The ease of working with timber is something Knight and his team really enjoy. Before establishing his own company some 15 years ago Knight had spent several years overseas, working in Euro-Disney, Berlin, Frankfurt, London, Madrid and Ireland. One of the things about building that Knight most enjoys is that it becomes very personal. “Sometimes you spend a year of your life working on a particular project and so the relationships forged become strong. A great deal of trust is established and everything we do we have a say in because they rely on our professional expertise and judgment..”

Challenging hill project comes up trumps Sue Russell It’s been a bumper year for award-winning Wellington construction company Planit Construction Ltd. The company received top honours at the 2013 Wellington/Wairarapa regional Master Builders House of Year Awards receiving a Gold Award in the $1-2million New Homes category for a technically challenging build on a steep section at Francis Bell Grove. Along with that accolade the project also picked up the Craftsmanship Award, Local Supreme Aware and a National Gold Reserve Award. “We were delighted to have all three of the projects we entered this year pick up Gold awards and then later all three put forward for the national finals,” says the company’s operations manager, Rowan Hannah. “These awards are the best acknowledgement of all the hard work that went into these projects.” The Parsonson Architects designed home had a minimalist theme to it. The materials chosen inside along with an amazing kitchen, a feature staircase and a sun screened ingenious exterior finishing set the house apart and won the judges over. “This was an incredibly difficult site to build on and the builder should be given full credit for what he has managed to achieve,” were among the accolades from the judges. Tracking back since 2010, Planit Construction Ltd has received 16 regionallevel awards in the Registered Master Builders House of the Year competition. Renovation experience leads to success Sue Russell Impeccable attention to detail, a high level of craftsmanship coupled with exemplary client communication has resulted in Hamiltonbased building company Glenn Diffey Builders receiving top honours in the Waikato region Registered Master Builders House of the Year Awards. The company won the supreme award in the renovation category for its stunning upgrade of a home near Hamilton’s western boundary. “The project took us two to three months and was characterised by a high level of communication between us and the owners,” says Glenn Diffey. “It really was their project and we spent a good deal of time talking about what they wanted.” His company does a lot of renovations and extensions and Diffey says it is the type of work he and his team of carpenters really enjoy. “When you’re dealing with existing spaces and the vision of owners who have lived in the home it throws up a whole lot of demands and expectations and requires a particular set of skills. “I spend a lot of time in the pricing phase and once the build is underway it’s important to maintain on-going dialogue with the client.” The company has been operating for more than 15 years, employs five carpenters and one apprentice, and is a team operation. Glenn’s wife Pauline is very much part of the business keeping the administration ticking over. “The guys are all exceptional in different ways, and are the company’s greatest asset. Will Johnston manages the jobs and has taken up a share in the business,” he says. Renovations and alterations have become a specialty for the company. Diffey says he realised a number of years ago that he liked doing them, for the challenges they present. “There’s a lot of problem-solving when you have a set space and a set funding limit to achieve the best outcome for the client. “Matching new materials to existing forms without losing integrity is often a challenge in itself. We enjoy that challenge and our attitude is very much to involve the team in problem solving.” Diffey’s father Max was a big influence when the company first formed. He taught him how important it was to approach pricing in a very methodical way, a practice he has maintained through all the years. “Labour can be tricky to price. We backcost once the job is finished, to ensure the

Underpinning Diffey’s business and working philosophy is a strong Christian faith. He says that faith has provided him with the foundation for his approach to engaging with his staff and with clients. “I decided to write a business philosophy. We haven’t gone at our work with the primary goal to make profit, instead our main goal has been to try to honour God and to conduct ourselves accordingly. It was a good thing to write this vision down. It sits there quietly guiding my decisions,” Diffey explains. Nowadays he says he is more inclined to take heed of his gut instinct, something he has learnt to trust in as the business has matured. He is also the first one to recognise the great team he has working with him.

Sentinel Homes style scoops more awards Karen Phelps Sentinel Homes has taken out several awards at the 2013 Registered Master Builders House of the Year competition. The company won a gold reserve and a gold award in the new homes $350,000$450,000 and $250,000-$350,000 categories. It also won silver awards in the $600,000$1m and $450,000-$650,000 categories. It is the third time the company has entered the awards after taking home gold in the 2009 and 2011 awards. “Over the last decade Sentinel Homes has built 18 award-winning homes,” says company director Stuart Shutt. “This demonstrates to our clients that no matter what their budget they will always get a high quality home,” he says. A builder by trade, Shutt's career saw him hold senior management positions for large residential building companies before starting Investor Homes in 2006, building wholesale homes for developers and firsttime homebuilders. Matamata-based Gudsell Designer Homes began in 2010 after father-and-son building team Peter and Matt Gudsell saw an opportunity in the local market to create employment and focus on high quality homes. “The business was based on us being on the tools, price point and quality,” explains Peter. In the 2013 Registered Master Builders House of the Year competition the company won a silver award for the Waikato region in the new homes $450,000-$600,000 category and a gold regional and national reserve award in the new homes $350,000-$450,000 category.
