Editor’s

Firstly, I have to thank you so much for all of the amazing responses that we have received from fellow Waterfront Residents, following the launch of the magazine and website last month. These comments reiterate just how much the area wants and needs this initiative to flourish. Talking about flourishing, I would also sincerely like to thank all of our brand partners, who have eagerly jumped on board and supported our rapid and continuing growth. Our future plans are reliant on these partnerships and local commerce has reacted in just the way that we had hoped. In addition to local commerce, I am delighted that the University has immediately found ways to support us and to such an extent that ‘Student Life’ has now evolved (see page 22). Please continue to feedback your comments and questions to info@waterfrontlife.co Best wishes for a fantastic 2017. Richard Stewart Chair of IWRA & Editor

WATERFRONT Residential

2017

looks like a promising year for

NEW BUILDS WRITTEN BY NICK GOLDING Despite a year of uncertainty; with a successful Brexit vote, the introduction of new housing legislation and Donald Trump’s successful bid to become President of the United States, the UK property market has enjoyed an extremely positive year, and this has certainly been felt within the local area. In fact, the East Anglia region is thriving in the aftermath of the Brexit vote, in terms of new property developments. 2016 has proven to be a big year for the region, leading to a sense of excitement amongst those living and working in the region for 2017. With people’s lives getting ever busier, buyers are looking for properties with minimal work to be done, and with efficiency ensured, new builds make sense in terms of people’s needs. East Anglia has seen several projects underway to support the growth and development of new properties. Last month, Princess Anne officially opened a £3.1million affordable housing project in Bury St Edmunds. The release of new green fields available for development in the North of Ipswich, as well as surrounding villages such as Martlesham, has provided new opportunities for local businesses and property developers. An equally exciting opportunity is the impending development of the ‘Winerack’ project on the Ipswich Waterfront which is 4 • J A NUA RY 2017 • WAT ERF RO NT LIF E

set to be ready within the next two years. The Ipswich Waterfront has become an increasingly popular hotspot for property developers and local businesses with new restaurants and retailers being introduced all the time. With prices seemingly pushing people from the capital, East Anglia and similar areas have had the opportunity to fulfil their undoubted potential. This has no doubt had a direct effect on the success of the region’s housing market, and has made it possible for local businesses directly involved with property in the region to capitalise. At Nicholas Estates, we have certainly enjoyed this new emphasis on property development. We are one of the most recognised estate agents in Ipswich and the surrounding area. With three branches, we pride ourselves on our knowledge of the local area, helping first-time buyers, families and older buyers look for a property to retire in. We also work closely with developers, providing new builds for buyers and landlords across the county, which has helped to ensure the demand from property developers has remained high. This trend looks set to continue into 2017 with interest in new builds high already. If you’re a developer or a buyer looking to discuss developments on the local property scene, why not pop into Nicholas Estates branches in Felixstowe, Ipswich town centre and on the Ipswich Waterfront? MOTOR GROUP

Doubles Up At Crane Boulevard MARSHALL JAGUAR IPSWICH & MARSHALL LAND ROVER IPSWICH: OPEN FOR BUSINESS WRITTEN BY PHILIP J. DEACON On Thursday 17th November, Top 10 Motor Retail Group, Marshall Motor Group, opened a new flagship Jaguar and Land Rover dealership on Crane Boulevard, in Ipswich. The new Jaguar Land Rover retail concept showcases both brands operating sideby-side from the same location serving customers across Ipswich and beyond. The new Dual Arch Facility includes increased customer parking, a state-of-theart workshop and a 100 display car area. As with all new Jaguar Land Rover sites, the interior is characterised by the use of luxurious materials and high-end furniture. Adrian Wallington, Marshall Jaguar Land Rover Franchise Director, said: “On the back of record sales and critically acclaimed product launches, Jaguar Land Rover is continuing to roll out its updated corporate identity showrooms, with the newest being Marshall Ipswich. The opening of this stunning facility represents another step in our growth and investment strategy for the Jaguar and Land Rover brands. Both brands 10 • J A N UARY 2017 • WAT ER F RO NT LIF E

This brand new facility will enhance both the customer and our colleagues’ experiences.” Marshall Land Rover Halesworth Sales will relocate plus all longstanding Sales colleagues will transfer to the new business in Ipswich. The Halesworth location will now operate as an Authorised Repairer. All colleagues from the existing Marshall Ipswich Jaguar site on West End Road will transfer to the new facility on Crane Boulevard. MYSTERY SHOP REPORT

“The whole venue will be a major asset to the WATERFRONT”

VENUE FOOD FOR THOUGHT TIMING WEEKDAY LUNCHTIME FIRST IMPRESSIONS The church building is both imposing and elegant and although not yet that well signposted, is well known locally. Inside, the café area occupies an open plan section of the ground floor, with the service area itself, unexpectedly fitting in to its surroundings quite well. SCORE 4/5 AMBIENCE & GREETING The renovation of the interior of the building has been beautifully managed and I was taken aback at how the size of the internal space has been so well utilised, so as to create a feel of warmth that is not generally associated with the building materials used to construct churches. As the building is primarily used as a Wellbeing centre by Suffolk Mind, there is a reception area just inside the glass entrance doors, which in turn are just beyond the giant, wooden main door. I was acknowledged as soon as I walked in, but nice and informally. SCORE 4.5/5 MENU A typical small café menu is on offer at Food for Thought. Sandwiches, cakes and the usual drinks. However, the sandwich fillings available are pleasantly different... Crayfish, Lime & Guacamole for example 12 • J A N UARY 2017 • WAT ER F RO NT LIF E

You would have had to have driven around the waterfront one-way system with your eyes closed (not endorsed by Ed’!!) over recent months, not to have seen the scale of the renovation of St Mary at the Quay church. Now known as Quay Place and hosting an independently run café, our seasoned mystery diner – Claire – checked out Food for Thought.

and there is a wonderful choice of breads….. pretzel roll, walnut bread, focaccia & gluten free are all stocked. There are also a range of ‘garnish pots’ to accompany your choice. A chalk board style sign for ‘Soup & Pitta’ was clearly displayed on the counter. There were not any menus on the tables, so I deduced that ordering straight away at the service area is preferred. SCORE 4/5 SERVICE Having walked up to the café’s service area, I had to initiate a conversation with the young man serving, who was not particularly forthcoming. He was polite, but didn’t go above and beyond in any way. SCORE 3/5 FOOD I decided to try the soup and I also opted for a sweet chilli chicken & spring onion focaccia, with the cucumber and pea shoot garnish pot. Having asked what flavour the soup was and having been told “tomato and red pepper,” I was slightly taken aback at how spicy the end result was. The taste was very good and personally I like spice,

TOILETS I visited the ladies, which was located on the ground floor. The single toilet is unisex, with an adjacent disabled facility. The unisex area was very clean and tidy. SCORE 4.5/5

but staff should make it clear to customers if a menu item is going to be spicy. The accompanying pitta could have been a bit warmer. The sandwich filling was very nice, but the amount was a bit sparse and this resulted in the focaccia looking a little, well….flat! SCORE 4/5

STANDARDS & DÉCOR Having only opened in November, I didn’t expect anything less than a very clean & tidy appearance and this is exactly what I got. The tables & chairs are a bit of a mismatch, but this helps endear the venue. Some of the tables are school-desk-like and it appears as though local school children have drawn designs on them. A wonderful idea and very engaging. SCORE 5/5

Food for Thought fits nicely with the whole feel of Quay Place and the area of the ground floor that the café occupies is unobtrusive. I felt that I could work/study/relax in the café and that I would experience a calm that is generally associated with a church and is definitely the ambience that an organisation like Suffolk Mind will want to continue to foster. With a few minor tweaks and through getting the word out to locals & visitors alike, this whole venue will be a major asset to the Waterfront.

Waterfront Life tries out a dance class at Dance East With my experience of dance being limited to after a few Jagerbombs, naturally I jumped at the chance to get involved with experiencing & reviewing a Hip Hop class at DanceEast.

? y s a E E DANC

WRITTEN BY DANIELLE ROBERTS

The building that houses the Waterfront’s dance studios is very industrial-chic; with exposed pipes, funky lighting and modern seating in reception. I was greeted by friendly receptionists and pointed in the direction of the Wellbeing Studio, where I was met by Baanji Muteto. It turns out that Baanji is an expert in his field, with a plethora of awards under his belt for hip hop and contemporary dance. The class started off with a light warm up and stretching session, before Baanji went on to teaching me and eight others the steps for a short hip hop based dance routine. The routine was broken down into eighths to ease the beginners in and each section was repeated several times to ensure that everyone could keep up and get it spot on. With Baanji introducing a bit of Bruno Mars into the mix, I was soon working up a sweat and trying to keep in time with the rhythm, especially with some difficult and complex moves involved. 15 • J A NUARY 2017 • WAT ER F RO NT LIF E

The atmosphere of the class was relaxed but pumped; you could feel the energy radiating from everyone giving it their all. Despite the ‘open’ ability rating the class is given, my fellow attendees appeared to be regulars, but it didn’t feel like an intimidating environment. In fact, everyone was very friendly and nobody was scared to ask questions. We ran through the entire routine a few times towards the end of the class, before time then ran out. It was clear that Baanji is an excellent teacher, so massive credit to DanceEast in sourcing only the best dance teachers around (in fact, I learned that Baanji lives in Southampton and travels to deliver his classes!).

I wouldn’t hesitate to recommend trying out a class at DanceEast; whether you’re a seasoned ballerina, or a first-timer like me, it’s an enjoyable experience and isn’t it always fun to learn something new!?

Divorce

THE BASICS WRITTEN BY STEPHEN WILLIAMS Christmas and New Year is a time of family celebrations but can often be a time when relationship tensions come to a head, causing couples to cogitate separation and divorce. The process is at first glance bewildering. However there is one ground for divorce, this being that a marriage has irretrievably broken down, the reason for this being based on one of five facts: 1. Adultery 2. Unreasonable behaviour 3. Desertion for at least 2 years before the proceedings are started 4. That parties have lived apart for a continuous period of two years, and there is agreement there should be a divorce 5. That parties have lived apart for a continuous period of 5 years by the time the proceedings start. To explain the most used grounds: Adultery occurs when one party to the marriage has sexual intercourse with a person of the opposite sex. It is unnecessary (and almost unheard of) to name the “third party”. Civil partners and couples in same sex marriages cannot use this reason. ‘Unreasonable behaviour’ can be used as a ground where one party has behaved in such a way that the other cannot reasonably be

expected to live with the other. More often than not “Unreasonable Behaviour” is not what the title suggests - for instance discrete problems such that the parties no longer share any common interests, lead separate lives and no longer show any love or affection for each other. In cases where couples decide to separate before cogitating divorce proceedings, they can, once they have been separated for a continuous period of two years, use this as a reason, provided they agree. Some other points are: • Divorce proceedings cannot be started until you have been married a year; • The legal process is the same whichever ground you use; and • It is usual to agree the basis of a divorce before the court process begins.

HEALTH Matters WRITTEN BY CAROLE THAIN

The Ipswich waterfront area has a new Heritage and Wellbeing Centre, Quay Place – the result of a partnership between Suffolk Mind and The Churches Conservation Trust. Quay Place is open to the public offering a café, room hire and a range of different heritage and wellbeing activities. Our vision for Quay Place is for people to meet here, perhaps discover something they didn’t know – either about themselves or about the story of the church and the Ipswich waterfront – and maybe connect with something old or new.

QUAY PLACE

We all have an emotional need for community and feeling part of something bigger than ourselves. At Quay Place we have used the heritage of the building, the surrounding area and the people that pepper the history of the church, to come up with various ways to meet the emotional needs that we all have. We hope you will visit to find out what’s going on, take part in the activities, and learn more about emotional needs and the link between heritage and wellbeing. www.quayplace.co.uk

The installation of the long awaited toucan crossing between Regatta Quay and the central island adjacent to the Premier Inn is still to be resolved. The administrators for City Living Developments are continuing the necessary negotiations. These negotiations also affect the completion of the car park boundary at Regatta Quay.

NOT SO FYNE…

Greene King – owner of Loch Fyne – has put the restaurant up for sale. Since taking over Loch Fyne in 2007, Greene King has enjoyed mixed success at the venue in Duke Street. Rental offers are being sought by Fleurets in Cambridge.

A ROUGH TIME… The number of people sleeping rough in Ipswich has hit its highest level for at least five years. Latest figures show that there were 16 people regularly living on the streets, compared to just five in 2013. 18 • J A N U A RY 2017 • WAT ER F RO NT LIF E

How

TOLERANT ARE WE?

WRITTEN BY BEN STEWART

As someone who’s had to deal with food intolerance for over 15 years, I know what it’s like to go through the struggles of daily life when you don’t know what’s happening to your body. Thankfully, I’ve also been able to learn how it affects you, and more importantly how to control it and even overcome it. With rates of food intolerance, IBS, allergies and similar at their highest ever, you have to wonder why in only the last few decades these conditions have suddenly become a problem? Did we just not have the science to understand them back then? Are we

only now taking notice of our nutrition and health because of the increase in obesity, disease and other illnesses? One thing I believe to be true is that with the ever-increasing consumption of processed and genetically-altered food, we as humans are putting ourselves at risk by allowing unnatural chemicals and products to enter our system. This is something our bodies were not designed to cope with, and consequently over time they have weakened as we continue to consume without knowing any better, or being able to deal efficiently with the issue. The good news for people with food intolerance is that there is a wide range of different foods that will provide your body with everything it needs, without you having to suffer any of the side effects of your intolerance. You can also do this by choosing natural ingredients at the supermarket, thereby avoiding any processed foods that will only have a negative effect on you too. If you’d like to learn more about how you can take control of your intolerance and general well-being, contact me now to discuss how you can change your health, and life, for the better - permanently.
