On-trend design ideas for your kitchen renovation

or most homes, there’s one room that serves as the hub of all activity. From preparing mouthwatering meals to entertaining a house full of guests to grabbing a few minutes to relax with a mug of steaming coffee, the kitchen is the place where it all happens. That’s why such careful planning is necessary when you set out to redesign this essential living space. Layout Arguably the most important decision is the overall layout of the kitchen, defining which appliances will go where and what architectural details - such as windows and doors need to be integrated into the plans. Determining how many and what kind of cabinets you need can be even more complex, and contemporary design can help open up plenty of options. In the past, cabinetry was fairly straightforward. Lower cabinets were topped with a counter, then a backsplash and a matching set of cabinets above. These days, design is

far less predictable, and introducing variety through the cabinetry is a savvy designer’s trick to grab attention. The comprehensive product lines from Wellborn Cabinet, Inc. make it easy to mix diverse finishes, door styles and wood species to blend different design techniques while achieving an eclectic but cohesive feel. For example, you could pair complementary styles and colors for the upper and lower cabinets, or create some contrast between the perimeter and island to capture an on-trend, eye-catching look that is anything but boring. You can also rely on varying heights and sizes to create

more visual variety. Color A more eclectic kitchen style brings plenty of character on its own, so a color palette that lets the architectural and structural details really shine is more appropriate than bold splashes of vibrant color. That said, there’s still plenty of room to create visual interest and integrate multiple hues to give the room extra depth and charm. Subtle shades of gray may be just the ticket. Gray cabinetry has grown in popularity in recent years. In fact, more than two-thirds of designers believe gray is the fastest growing color trend in cabinetry, according to data from RICKI Research. The Nature Collection from Wellborn Cabinet is one way to achieve this look. The line of gray paints and stains is available in one stain option and two paint options, allowing for nearly endless possibilities, especially when you consider integrating a standout color to make a feature like an island countertop really pop. Function While the exterior of the cabinets

is what you (and your guests) will appreciate when they first enter the room, it’s what lies hidden behind doors that makes a good kitchen truly great. After spending so much time creating the perfect look, your kitchen demands the right tools and enhancements to make it functional. The trick is to look for unexpected ways to add practical performance. For example, a shallow drawer is an ideal location for kitchen knives so you can free up counter space from a bulky butcher block. A slotted wood knife drawer is the perfect solution to securely hold each of your knives and help prevent dull blades and cut fingers. If you’re stuck with an awkward space, look for creative ways to make it work for you. For example, a narrow gap could be closed with a unique pull-out cabinet, which holds three small, one medium and three large containers. The quart containers are included with this canister organizer when ordered direct from the company.

Storage Keeping what’s inside your cabinets organized only adds to a newly redesigned kitchen’s enhanced function. One often-overlooked solution is using drawers for pots and pans. The ability to store each pot with its corresponding lid eliminates the jumbled stacks and hard-to-reach pieces common in many kitchens. Extra-deep drawers, paired with drawer storage options provide sectioned, adjustable options depending upon size of pots and pans. Another option: an adjustable wood board peg system that lets you customize the peg locations to fit your pots and pans just right. Going Gray Gray may be neutral, but today’s designers know that the subtle hue is anything but dull. Follow these tips to help make the most of this versatile shade. 1. Although a sleek and modern design may be the first look you envision with gray, you can also create warm, cozy spaces by using materials like wood and rich tones such as red,

yellow and orange. 2. Avoid overdoing bold accent colors, which can overpower the gray and make a room seem busy. Rely on lighting and white accents, such as countertops and backsplashes, to add some brightness to the room. 3. If the idea of going all gray is overwhelming, opt instead to do a statement piece in gray, such as an island or other feature element you want to showcase. Save Money Through Energy Efficiency

A

s much as half of the average homeowner’s monthly utility expenses go toward cooling and heating, according to the U.S. Department of Energy (DOE). For many households, that makes energy the largest homerelated expense each month, next to a mortgage payment. Fortunately, numerous technological advances are making it easier than ever to manage home energy use. In fact, the DOE estimates you can save as much as 10 percent a year on energy costs by simply adjusting the temperature up or down when you’re away during the day. Installing a programmable thermostat that never forgets to adjust on a busy morning and kicks back on before you arrive home can help you earn these savings and reduce energy consumption. Home Automation Newer smart, programmable thermostats can be controlled remotely by internet-connected devices, such as tablets and smartphones. Some models can also monitor your energy usage and system efficiency, providing data to help you make further adjustments to how you operate your HVAC system.

Lighting is another major energy challenge. However, smart light bulbs let you adjust your home’s ambiance (and energy usage) with just a couple of quick taps. Paired with motion sensors that detect movement (or a lack thereof) and adjust lighting accordingly, smart bulbs can help reduce the waste of energy caused by lighting unused rooms. Similarly, smartphone applications that connect to other appliances, utilities and home features offer the best of personalized comfort and convenience while providing tools to help minimize your home’s energy consumption. Zoned Climate Control If you’re like most homeowners, there are parts of your house that simply don’t get much use or only get used during certain times of the day. Maintaining the temperature in those uninhabited areas can be costly and wasteful. As an alternative, an option such as zoned climate control allows you to stay comfortable in the rooms you use without spending a fortune on energy bills. While a zoned system is generally considered a premium home feature,

it isn’t unattainable and actually offers long-term savings, due to its energyefficient operation. The home is divided into zones, designated by floors, rooms or areas - however the homeowner chooses - which eliminates the “all on” feature of traditional air conditioners. A system like Mitsubishi Electric Cooling & Heating’s Zoned Comfort Solutions offers a true zoningsystem with convenient controls and automation, along with whisper-quiet operation. Both ducted and nonducted units are available depending on the space and occupant needs. Additionally, some models have advanced filtration features to help eliminate allergens, contributing to improved air quality. For a new build, installing a zoned system from the outset is relatively simple. However, zoned systems are also a possible solution for replacing your home’s HVAC system or rectifying a problem with a single uncomfortable room. Pairing the system with sensors or remote app controls can bring operating costs even lower through computerized automation. Renewable Energy

Another option to offset some of your home’s energy and utility costs is generating your own renewable energy through solar or wind power systems. Installation depends on many variables, such as how much energy you use, local codes and standards, and whether the house and surrounding terrain are situated to allow you to capture adequate natural power. For a home under construction, your builder should be able to offer guidance; for an existing home, contacting a local renewable energy organization or state office is a smart first step. Cost Control A state-of-the-art zoned climate control system can be configured to your specific needs, but all the

customization options can make it tricky to predict how much your installation might cost. Taking into account these variables can give you a better sense of how much you’ll be spending. New equipment. Each system includes an outdoor unit, indoor unit(s), controls and parts including the refrigerant lineset, wiring and electrical accessories. Conditioning one room or zone comes at a significantly different price than cooling and heating a home with eight or more zones. Generally, new

equipment comes in between $3,000$15,000, depending on the number of zones and size of the home. Labor. This is what you will pay a licensed HVAC contractor to install the system (and remove your old one, if necessary). Contractors’ labor prices vary widely, but expect to spend an amount roughly equal to your equipment cost, depending on your geographic location and the complexity of the installation. Additional costs. Depending on your

existing system, you may incur costs for items such as electrical work to install a new 240V outlet ($200-$1,000, or more if your electrical panel requires a new circuit); an equipment pad, stand or brackets for the outdoor unit ($50$300); ductwork (prices vary greatly depending on the home); and controller options (approximately $200-$300 each). Unique situations. Some homes, such as older homes, high-performance homes and homes in extreme cold-weather regions, often require auxiliary heat or specialized designs or equipment,

all of which can impact the cost of the system. However, with Mitsubishi Electric’s Zoned Comfort Solutions, 100 percent heating down to a 5 F outdoor temperature can be attained. Rebates. Some states offer rebates for the installation of more energy-efficient appliances, including HVAC systems. These rebates can help offset some of the upfront costs associated with installing zoned systems. Consider speaking with a professional or researching available rebates in your region before purchasing a new system. (Family Features & Mitsubishi Electric Cooling & Heating)

Just the thought of the changing seasons, brings a feeling of dread to our thoughts because we know shoveling snow, scraping windshields, higher fuel bills and the possibility of breakdowns are just around the corner. As a homeowner or a renter, there are certain steps we can take to lessen the sting of winter. Let’s look at plumbing first. One of the first things we need to do is to

unhook all garden hoses from the hose bibs. You may say, “Wait a minute, I was told I have frost-free hose bibs that I can actually use in the winter.” Well, that is partially true. Let’s look at what causes freeze-proof hose bibs to freeze. Frost-free or freeze-proof hose bibs come in a variety of lengths. You select the length based on how thick your exterior wall is. An 8” wall would take an 8” hose bib. That would put the actual water shut off point inside the house where it is warm. The design requires that the hose connection be open so excess water can freely drain from the 8” tube and out the

hose connection. If the hose is not disconnected, the water left in the tube will freeze and split the hose bib. The really bad part is, you do not know it is split until you use the hose bib in the spring and water is pouring into your basement while you hose down your sidewalks. The leak is not visible from the exterior of the house so damage could be occurring inside without your knowledge. Taking 30 seconds to unhook the hoses is certainly worth the effort. Another common service call in the winter is frozen pipes. There are a few simple steps you can take to avoid frozen pipes and the damage that can be caused when they split apart. Pipes that are accessible and prone to freezing can be heat traced with electric heat cable. Before you panic, I am

not talking about the heat tapes from years ago that were a fire hazard. The new cable systems are very safe and are equipped with a thermostat that prevents over heating. The integral thermostat will not allow the cable to be energized if the temperature is above freezing. You can leave the cable plugged in all year long, and the only time it will operate is when it senses near freezing temperatures. Installing pipe insulation on piping that is located in a cold space does help but is not a sure fire cure. Over the years, I have seen many frozen and broken water lines that had adequate insulation on the piping. Pipe insulation will slow down the rate that heat escapes the water in the pipe. Insulation does not generate or store heat. Eventually,

line that is broken, you will get a very surprising and unwanted shower when the ice lets loose. It’s easy to drop your torch and cause severe burns and great property damage. Here is the safe way to address frozen pipes: First, turn the water off at the meter or well tank. This will eliminate the possibility of that unwanted shower. Next, turn your thermostat up a few degrees. The extra heat will often speed up the thawing process. If you have a good idea where the line if frozen, use a hair dryer set on low heat and direct it toward the frozen line. Typically you will hear a short rush of water when it thaws. This process takes time but is the safest way to thaw frozen pipes. Let’s take a look at how the homeowner can prepare their heating system for winter. I will start off by saying, when it comes to your heating system — some things need to be left up to the professionals. I strongly recommend annual service, which will reduce the chances of a failure during the heating season. First I want to address a condition that takes many lives every year. The condition I am talking about is carbon monoxide poisoning due to a blocked flue or a faulty heat exchanger. A few years ago I was called out for a boiler that was making loud noises during a call for heat. A 90-year-old lady greeted me at the door. She explained that one of her zones was not heating and the boiler was making loud noises. I could immedi-

the cold temperatures will overcome the insulation and freeze the water line. Insulation is helpful but not a guarantee against freezing or burst pipes. Pipes behind walls are more difficult to protect from freezing. I have found that in older homes, that have a second-floor bathroom, the water supply piping that runs from the basement to the second floor is often installed on an exterior wall. The plank framing and a lack of insulation make these pipes prone to freezing. In this case, when the forecast is calling for extremely cold and windy weather, simply go to the bathroom or fixture that has a history of freezing and crack open the hot and cold on the faucet. A tiny flow of water will prevent the water lines from freezing. If you are certain that your lines travel up through a wall in the kitchen that has cabinetry, open the cabinet doors. This simple action could be the difference between freezing and not. If one morning you wake up to find you have no water at the sink in the bathroom due to a frozen water line there are some things you safely do to thaw the water lines. First, let’s cover what you should never do. Never use a propane torch to thaw frozen lines. I say this for two reasons. First is obvious, you can catch the house on fire. Open flames can burn cobwebs, which can float to a space you cannot see, and start a fire. Second, when a pipe freezes, the water molecules expand as they freeze. This expansion is what swells and in some cases splits the piping. If you are in a confined space with a torch and you thaw a water

MECHANICAL ately feel something was very wrong in the house. As I worked my way downstairs, the feeling got worse. By the time I reached the boiler, I could feel the excess heat in the room. I immediately shut off the boiler and removed the inspection cap on the boiler flue pipe. I shined my light back to the chimney base and found it completely plugged with soot and brick chips. I turned on my CO detector, and the alarm went off immediately. I have it set to alarm at 30 ppm (parts per million), which is well within the danger zone. I opened up the home to vent the poison gas out of the home. The CO levels returned to normal with in an hour. I corrected the issue with the blocked flue and gave her a price to install a liner in the chimney, so this issue can never happen again. By now her grandson, who resides with her, was home. I asked them if they had been experiencing headaches or flu like symptoms and they both looked at each other realized what I was saying. They both thought they were getting colds, when in fact they were experiencing early symptoms of CO poisoning. I recommended they call their family doctor and follow his advice. 30 ppm is not a life threatening reading on the scale, but it is high enough to make the occupants sick. The scariest part of this is, the boiler had a blocked flue sensor that had failed to sense the blockage. This was a perfect storm that could have been avoided if someone checked the chimney base.

I mentioned another possible cause for CO poisoning was a cracked heat exchanger. This does not apply to boilers only warm air furnaces. Gas furnaces installed in the last 15 years are equipped with a sensor that will shut off the furnace in the event of a blocked flue. Gas furnaces older than 15 years old and all oil furnaces need to be checked by a professional annually. Installing a CO detector near your heating equipment is a sure fire way to protect you and your family if there is any malfunction. Another service the average homeowner can do is change air filters. These are so often over looked but are a critical part of system efficiency. Clean filters allow better airflow through the home. A dirty filter can ruin a steel heat exchanger. Lack of proper airflow across the heat exchanger can cause them to over heat and burn through. I recommend changing air filters every four weeks. The cheap dollar variety air filters work just fine. Stay away from the newer HEPA type of filters. They tend to be so dense that they will impede airflow with just a little dust on them. This four-week interval also applies to the cooling season. On the more technical side, there are new Wi-Fi thermostats on the market that are incredible. They learn your schedule and develop a set back schedule based on your daily activity. Some are equipped with CO sensors and smoke sensors. Most models give you both indoor temperature and hu-

stretch to 25. There are a few reasons I am making this recommendation. Here are the reasons for each type of heating unit. Gas: First and foremost 20 years is old for a furnace. Normal run time over that many years takes its toll on all parts of a gas furnace. The chances of having a major issue in the middle of the season go up with every year of use. You are beyond any warranty, so you are on your own. Next is the efficiency level. Older furnaces may operate at 60 percent to 75 percent. New condensing gas furnaces reach up to 97 percent AFUE. (Annual fuel utilization efficiency) What this means in simple terms, for every dollar you spend to heat your home, only 3 cents is wasted through the PVC exhaust

midity and outdoor conditions as well. I am a tech freak, so I had to purchase one. They are very easy to install and commission. My model is Wi-Fi, so I have full access to it from my iPhone. The site for remote access is very user-friendly. The model I purchased will send me an alert, via email, if the temperature drops to 50 degrees. At 50 degrees, I know I have a heating issue. These thermostats can be locked so settings can’t be changed without your approval. The manufacturer claims you could see up to 20 percent savings on your fuel bills. I feel 10 percent is a more realistic expectation. My last recommendation is to replace gas furnaces, oil furnaces and heat pumps that are over 20 years old. Boilers you can

MECHANICAL vent. With these types of efficiencies, the unit will pay for itself in a short period. By upgrading, you are also doing your part for our environment by reducing your carbon footprint. Oil furnaces: Again 20 years is old for any furnace but probably more so for oil. The temperatures inside the heat exchanger often exceed 500 degrees. The continuous heating up and cooling down of the steel heat exchanger will cause metal fatigue and failure. I have seen many oil furnaces that have burned through their target wall and flames were coming out through the tin jacket. A heat exchanger cannot be checked

for integrity, so we need to estimate how long it normally takes for failures to occur. The school of thought throughout the industry is between 15 and 20 years. As for efficiency, you won’t see the big gains like you can with natural gas. Gas is simply a more efficient fuel than oil. Older oil units will test between 70 to 75 percent efficiency. A new oil furnace around 85 percent. Boilers/gas: Boilers play by a different set of rules than furnaces. Typically they are constructed of either cast iron or plate steel. Efficiency is the biggest reason to upgrade. Don’t get me wrong; I have seen gas boilers leak and burners fail so we do have to

keep that in mind when deciding whether to upgrade or not. Gas boilers have made huge efficiency gains in the last decade. You have three different efficiency levels to choose from; all have a different price point. The low end is near the minimum allowed by law at 83 percent with the high side at 97 percent. The mid efficiency units land around 88 percent Boilers/oil: As previously stated, you can stretch boilers to 25 years because of their construction. The average oil boiler that is 20 plus years old is starting to fatigue on many levels from the fiber target walls to the controls and burner parts in general. Efficiency gains are not close to what gas units provide, but you could expect a gain of 10 percent by updating to a new boiler.

Heat pumps: Like anything else mechanical, heat pumps wear out. 20 years is very old for a heat pump. Compressors, motors, and components are well beyond their service life. The gains in efficiency (SEER ratings) over the last 20 years have been huge. The newer systems offer very high SEER rating and variable speed operation. The variable speed equipment will ramp up and down depending on the heating and cooling load for that day. I hope these tips help you get through this heating season as safely and as efficiently as possible. Remember, if you feel something is off with your heating system, don’t hesitate to call a service professional to come and check it out. When it comes to the safety or our families, we can’t be too cautious.

ust because you rent or live in small quarters doesn’t mean you can’t have ample storage space. It means you just have to be a bit more creative in figuring out where to put things, even when it seems hopeless to get a handle on organization and clutter under control. The first rule is to purge and keep only what you need or simply love. It’s a good idea to review your possessions at least every six months to filter out any items that have lost their luster or accumulated over time. Of course, you can make this chore easier by disciplining yourself to be vigilant about not bringing unnecessary things into your living space. However, even with the most diligent effort, you’ll still have essentials and other items you can’t or won’t part with. That’s where creativity can make it easier to find ample storage space. Seek inspiration. Search online for solutions to everyday storage problems, as sites like Pinterest and Houzz can be great resources. Pinterest reports that 93 percent of its users shop the platform for new ideas and 87 percent have made purchases based on things they have seen on the site. Organizational issues, especially small or non-existent closet space, are common and many creative solutions, such as using nontraditional means to store seasonal items like clothes outside of the bedroom, can be found online. Embrace unique ideas. Typical storage places and containers are obvious choices, but you can also maximize your usable

Room-by-Room Renovations

Small changes that add up to a big impact

I

f your favorite room is outdated and dingy, a renovation may be all you need to make the old feel new and to fall in love with your home all over again. Upgrading your home can be a big job, and unless it’s part of a pre-move-in plan, few homeowners find it practical (or even possible, from a budget standpoint) to execute a large-scale project. However, tackling the updates one room at a time and focusing on small changes that bring big returns can put those overdue enhancements well within reach. Kitchen It’s the heart of the home, and it’s where many homeowners sink big money to make upgrades. Kitchen renovations don’t have to require a second mortgage though. Re-facing rather than replacing cabinetry can bring about a whole new look for a whole lot less money. This is a good option when the existing cabinets are still in good working condition and you’re just looking for an aesthetic change. Other small-scale options include swapping out the countertop and sink, changing the lighting fixtures and updating tired floors with contemporary wood or tile. Bathroom When plumbing is involved, project costs can skyrocket, but there are some relatively simple ways you can give your bathroom a facelift on a modest budget. For starters,

swap out all the fixtures from lighting to faucets. A new vanity is another instant upgrade, whether you opt for an updated version of the original or select a whole new style for a completely fresh look. Also consider upgrades that can increase natural light and fresh air without compromising privacy, such as the addition of skylights to your ceiling, or “fifth wall,” which can completely change the lighting dynamic of the room. In addition to balanced, natural light, skylights like those from Velux can open to help refresh your space and keep it odor- and moisture-free. For extra style and light control, consider complementing the room’s decor with skylights featuring colored blinds, which are available in more than 100 colors and styles, and also offer remote control operation for convenience in raising and lowering the blinds and opening skylights to let in fresh air. Living Room A common space where the family gathers is likely to sustain the greatest wear and tear, and because you spend so much time there, it’s also a room where you’re likely to find a list of things that irk you. Creating a new color scheme is a simple fix that transforms the space, but changing the palette of the walls is just the beginning. Also consider taking your redesign to the ceiling with vibrant colors, creative wallpapers or even exposed beams. Round

out the room by swapping out lampshades, adding vibrant throw pillows, replacing old curtains or blinds, or tying the color scheme together with a new area rug. Bedroom In your private sanctuary, all the typical options for updates apply for sure. However, this is a space where the furnishings can be an especially impactful way to influence the ambiance, especially if a construction project in the room where you sleep is impractical. Changing out the style of the bed frame and complementary pieces creates a whole new vibe for the room. Then bring in a new collection of textiles for the bedding and drapery to help round out the pseudo-renovation. Laundry Room

Solar-powered skylights rely on the sun’s energy to open and bring both air and natural light into your home. Some models, such as those offered by Velux, feature a rain sensor that automatically closes the skylight at the first sign of precipitation. They’re also easy to operate with a touch-screen remote control. Electric skylights are wired into your home electrical system and open and close via a radio frequency, touch-screen remote control. Manual skylights open with a hand lever; a control rod is generally available for outof-reach installations.

Fixed An economical choice for visually expanding areas such as hallways, stairwells and other closed-in, dark spaces, these static skylights are intended to fill a room with natural light. Energy Performance Adding a solar blind to a skylight results in more savings via potential tax credits as well as reduced energy usage. The blind functions to block heat penetration when closed, but during cooler weather it can stay open to allow warm, sunny rays to supplement the home’s climate control system. aforementioned conditions. How can I prevent CO poisoning? Even those people who do not lose their lives to moderate or severe CO poisoning can suffer long-term health consequences, including an increased risk of heart disease, as a result of their exposure. So it behooves everyone to take steps to prevent CO poisoning from occurring. • Do not run a motor vehicle, generator, pressure washer or any gasoline-powered engine within 20 feet of an open window, door or vent. The exhaust from such items can vent into enclosed areas, increasing the risk of CO exposure. • Do not leave motor vehicles running in enclosed or partially enclosed spaces, such as a garage. • Do not run generators, pressure washers or gasoline-powered inside basements, garages or other enclosed structures, even if windows are open. • Do not operate charcoal grills, hibachis, lanterns or portable camping stoves indoors or insides tents or campers. CO poisoning can cause very serious consequences, including death. Fortunately, all instances of CO poisoning can be prevented.

any people are aware of the threat posed by carbon monoxide, or CO. According to the U.S. Centers for Disease Control and Prevention, at least 430 people die from accidental CO poisoning in the United States each year, while the Canada Safety Council notes that carbon monoxide is the leading cause of fatal poisonings throughout North America. The CDC points out that instances of CO poisoning are entirely preventable, which might surprise many of the estimated tens of thousands of people in the United States who visit emergency rooms to be treated for CO poisoning each year. Learning to recognize signs of CO poisoning and how to prevent it can help people avoid its harmful effects and potentially save lives. Recognizing CO poisoning The National Center for Environmental Health says that breathing CO can cause a variety of symptoms, including headache, dizziness, vomiting, or nausea. Infants, the elderly and people with chronic heart disease, anemia, or breathing problems are more likely to get sick from CO exposure than children, adults and people without the

Fall Lawn Care Tips

S

pring and summer may be the seasons most often associated with landscaping and lawn care, but tending to lawns and gardens is a year-round job. If lawn and garden responsibilities dip considerably in winter, then fall is the last significant chance before the New Year that homeowners will have to address the landscaping around their homes. Fall lawn care differs from spring and summer lawn care, even if the warm temperatures of summer linger into autumn. Homeowners who want their lawns to thrive year-round can take advantage of the welcoming weather of fall to address any existing or potential issues. • Keep mowing, but adjust how you mow. It’s important that homeowners continue to mow their lawns so long as grass is growing. But as fall transitions into winter, lower the blades so the grass is cut shorter while remaining mindful that no blade of grass should ever be trimmed by more than onethird. Lowering the blades will allow more sunlight to reach the grass in the months ahead. • Remove leaves as they fall. Much like apple-picking and foliage, raking leaves is synonymous with fall. Some

homeowners may wait to pick up a rake until all of the trees on their properties are bare. However, allowing fallen leaves to sit on the ground for extended periods of time can have an adverse effect on grass. Leaves left to sit on the lawn may ultimately suffocate the grass by forming an impenetrable wall that deprives the lawn of sunlight and oxygen. The result is dead grass and possibly even fungal disease. Leaves may not need to be raked every day, but homeowners should periodically rake and remove leaves from their grass, even if there are plenty left to fall still hanging on the trees.

of fertilizer and water to a lawn’s roots. While many homeowners, and particularly those who take pride in tending to their own lawns, can successfully aerate their own turf, it’s best to first have soil tested so you know which amendments to add after the ground has been aerated. Gardening centers and home improvement stores sell soil testing kits that measure the pH of soil, but homeowners who want to test for nutrients or heavy metals in their soil may need to send their samples to a lab for further testing. Fall lawn care provides a great reason to spend some time in the yard before the arrival of winter.

• Repair bald spots. Summer exacts a toll on lawns in various ways, and even homeowners with green thumbs may end up with a lawn filled with bald spots come September. Autumn is a great time to repair these bald spots. Lawn repair mixes like Scotts® PatchMaster contain mulch, seed and fertilizer to repair bald spots, which can begin to recover in as little as seven days. Before applying such products, remove dead grass and loosen the top few inches of soil. Follow any additional manufacturer instructions as well. • Aerate the turf. Create More Closet Space Without Major Renovations

C

loset space is at a premium in many homes and apartments. Many older homes were not built to accommodate large wardrobes, while rental properties are often designed to maximize living space at the expense of storage. Closets vary depending on the size of the home, but many tend to be a minimum of 24 inches deep so they can store garments without the clothes brushing against the walls. Bedroom and hallway closets can be four feet in length or more. Walk-in closets are the largest options, but such spaces tend to only be available in modern homes or custom-built properties. It is not always practical or possible to undergo renovations to create more closet space. Apart from moving to a new residence, homeowners or renters must evaluate the space they have and make some more efficient choices in how they utilize available areas. Clear out clutter The first step to more closet space is to eliminate unused items. Clothing that no longer fits or items that can be stored elsewhere should be

removed from the closet. Donate as much as possible. Some organizations will even pick up donations at your convenience. Upgrade hangers and rods Replace existing hangers with slimmer, more uniform alternatives that more easily fit into your closet. In addition, remove empty hangers, which are likely just taking up space. Consider dual closet rods if space will allow them. Hang the second rod below an area reserved for shorter clothing to achieve a two-tiered

Chimney Maintenance A Part of Home Safety

A

s temperatures drop and thoughts once again turn to lighting fires and sitting down with a good book, it’s important to revisit chimney maintenance. Even though chimneys do not require daily upkeep, regular maintenance efforts help chimneys operate safely and prevent deaths and injuries while protecting homes from fire. Various problems can arise when chimneys are not well maintained. Such problems include chimney fires, carbon monoxide poisoning and early failure of the chimney and heating sources that the chimney vents. Carbon monoxide can be scary, as it is virtually invisible without a proper detector. The National Vital Statistics System says that, in 2015, 393 deaths resulted from unintentional carbon monoxide poisoning in the United States. When carbon monoxide is breathed in, it builds up quickly and combines with the blood, reducing the blood’s ability to carry oxygen. The Canada Safety Council says that body tissue and cells can’t function without

oxygen. Chimney fires are another potential byproduct of poor chimney maintenance. The Chimney Safety Institute of America notes that chimneys expel the byproducts of combustion, including smoke, water vapor, gases, unburned wood particles, hydrocarbon, tar fog, and assorted minerals, which can condense on the inside of the chimney flue. The residue, called creosote, is highly combustible. With the right conditions, a chimney fire can occur. To avoid chimney fires and other risks, take these precautions, courtesy of CSIA, HomeAdvisor and Popular Mechanics. • Have chimneys inspected annually and properly cleaned by a professional

• Keep fires small; otherwise, the intense heat may damage bricks and mortar in the chimney. Repair any damage promptly before lighting another fire. • Open the damper and fireplace doors so that air supply flows freely and can vent the smoke promptly, reducing residence time in the flue; otherwise, creosote can form. • Install smoke and carbon monoxide alarms throughout the home and routinely check the batteries. chimney technician. • Make sure tree branches and other obstacles are cleared away from the top of the chimney. • Use seasoned hardwoods that have been split for several months to a year. “Green” wood creates more creosote. • The top-down method of building a fire produces less smoke. This means using larger pieces of wood on the bottom and the smallest twigs and kindling at the top. iming can be everything, especially when it comes to planning an outdoor living space. By getting a jump-start on planning, you can afford yourself time to complete the process with maximum creativity and minimal stress. Try these expert tips and tricks of the trade to help make your dream deck a reality. Lay a Solid Foundation Don’t skimp on the substructure. Often overlooked, the substructure can have tremendous impact on performance and appearance. For maximum strength and stability, opt for steel framing over wood in order to achieve a consistently flat decking surface. Wooden substructures can split, warp and shift over time, leading to an uneven surface in the deck boards. Dimensionally stable steel offers durability benefits over wood, plus greater design flexibility, sustainability, safety and fire resistance. Get the Right Tools In addition to magazines, TV shows and social platforms offer outdoor living ideas and inspiration. There are also a number of online tools designed to help guide you through the planning process, such as the Trex Deck Starter, which can help anyone at the outset of their deck building adventures. It provides a user-friendly way to experiment with various deck configurations and design combinations. In three simple steps, the tool can help you

choose the right materials for your project and design a customized outdoor living space before ever raising a hammer. Choose the Right Materials When selecting materials, invest in decking that can hold up against the harshest weather and messiest cookouts. High-performance, low-maintenance composite decking offers superior durability and long-lasting looks. It can also outperform both wood and PVC alternatives over time. With a wood deck, the cost of regular sanding, staining and painting compound considerably over time. Over the life of a composite deck, the reduced maintenance costs of simple soap and water cleanings can add up to a greater return on investment - not to mention the value of all the time spent enjoying your

you want your deck to become. For example, you might envision your deck as a spacious place to host family and friends with room to mingle, while others may prefer a small, quiet space for reading a book or enjoying the peace of the outdoors. Different sizes, shapes, colors and other factors can all have an outsized impact on the final look of your deck, so take all factors into account before getting started. Try these starting points for the ultimate deck design: Choose a Deck Plan From classic rectangle to beveled-edge to scenic overlook, an online tool like the Trex Deck Starter features a library of proven, ready-to-build deck designs. For a space that defies pre-made plans, you can also opt to create a custom deck plan to fit the layout of your home. Choose Your Color The right decking color can enhance your yard’s scenery, complement your home or make your deck stand out. Match your surroundings with natural tones, blend in with your home’s exterior by matching the trim or consider bold colors like a spicy red for a deck color that pops. Frame Your Space The right railings can pair with your decking to safely frame your space, enhance your view and open even more design possibilities. Based on your decking color, the experts at Trex can help make it easier by offering designer- curated decking and railing duos. You can also customize your railing, making the design your own from start to finish. (Family Features & Trex)

deck rather than maintaining it. Add Safety and Style with Railings Railings can be one of the most visible parts of any deck so it should be considered at the same time as the deck boards. A good rule of thumb is to use the “three C’s,” which are: coordinate, contrast, customize. For example, crisp white posts and black aluminum balusters coordinate beautifully with gray deck boards, delivering an elegant look and feel. For a beachy vibe, opt for a contrasting look with all-white railings. Or go completely custom with sleek, black aluminum railings to create a space that’s both modern and inviting. Incorporate Personal Touches with Accessories Have fun exploring the many design elements that are available for customizing your deck. Things like built-in seating, planters and storage, as well as add-ons such as a pergola or outdoor furniture, which can add comfort, character and convenience to your outdoor living space. Further personalize your space with a variety of deck and landscape lighting fixtures. Set up path lights to brighten walkways and use spotlights to showcase trees and architectural features. Easy to install and energy efficient, an option like Trex Landscape Lighting can help keep your outdoor enjoyment going long after the sun goes down. Designing your outdoor space Before any work can get done on the deck of your dreams, designing comes first. It’s important to have a plan in mind before diving in so that you have a vision of what

onserving energy is a great way to protect the planet and save money. While energy bills might be highest in summer thanks to air conditioning units, certain factors around a house can make winter more wasteful and costly than it needs to be. Energy bills are influenced by a variety of factors, including

geography and how energy-efficient a home is. For example, according to data from the U.S. Energy Information Administration, the average monthly utility bill in Connecticut in 2015 was $153.13, while New Mexico residents paid slightly more than half that amount ($79.23) on average. Homeowners cannot control winter weather, which can greatly affect how much

energy homeowners consume between December and March. However, there are other ways for homeowners to curtail their energy consumption and save money throughout winter. • Address any leaks or drafts. Drafty windows and doorways can make the air inside homes feel warmer in the summer and colder in the winter. As autumn weather grows colder, homeowners can perform simple inspections around windows and doorways to determine if they have any leaks.

On a cold and/or windy day, place a hand near all windows and doors to feel if there are any leaks. Use caulk or another type of sealant to address leaks so you can keep cold air out and set your thermostat to a reasonable, eco-friendly temperature. • Inspect air vents, faucets and plumbing fixtures. Air vents, faucets and plumbing fixtures attached to exterior walls should be inspected for leaks. Such inspections might need to be conducted from outside the home, which can make it more

programmable thermostats can be very difficult to use effectively, making it far too difficult if not impossible for homeowners to set their thermostats for various temperatures in a single day. Wi-fi enabled programmable thermostats that allow homeowners to control their heating and cooling systems via their smartphones can be more user-friendly than many other programmable thermostats, ensuring homeowners are saving money and not wasting energy heating empty homes. Winter utility bills can be costly, but homeowners can reduce their cold weather energy consumption in various ways without sacrificing comfort.

difficult to detect if cold air is entering the home. Look for gaps in the insulation around these areas, filling in those gaps as necessary. • Inspect heating systems at the start of each new season. According to EnergyStar.gov, heating systems account for 29 percent of the average homeowner’s energy expenditures. Inspect your heating or HVAC system before the start of winter, making sure all gas or oil connections are operating properly. EnergyStar.gov notes that dirty burners and cracked heat exchangers can cause heating units to operate less efficiently and may even pose a safety risk. Inspect the air filter of the heating system at least once per month, as filters can quickly become dirty during a heavy-use season like winter. Dirty filters cause the system to work harder to keep a home warm, unnecessarily wasting energy as a result. • Install a Wi-fi enabled programmable thermostat. Some

tools can make DIY projects that much easier and more rewarding. Establish a place for everything Nothing can be more frustrating than wanting to begin a project only to spend precious time looking for tools. Almost as important as the investment in tools is the investment in tool storage. Hardwood or metal tool chests feature various drawers and cabinets

that can house tools of different sizes. By keeping tools in a chest, they’re easy to find and more likely to stay sharp and in good condition. Metal tools should be stored in a cool, dry area, as dust and moisture can cause rusting issues on metal tools. One way to alleviate rust is to spray metal tools with a product like WD-40 to serve as a moisture barrier, then store them in closed drawers or containers. All tools do not necessarily have to be stored in a garage or work shed.

Many homeowners like to keep smaller tools in the house so that frequently used items are within reach. A hammer, wrench, pliers, and a few screwdrivers are handy tools to have around inside the house. Put tools back Remember to return tools to their proper storage spots when you finish using them so they can be easily found the next time they’re needed. This saves time and even increases personal safety. Tools that are left

Hang garden tools Whether garden tools are kept in a shed or inside the home, hang them so they don’t crowd the floor. Moisture can creep up from concrete or dirt floors and eventually compromise the tools. Keep cords neatly wound and secured as well. Rely on original cases Power tools typically are packaged

in hard plastic cases. This keeps the tools secure and often is the best method of storage. Original cases also help protect tools from humidity. Label each case so tools are easily identifiable when stacked on a shelf or in a cabinet. Clean tools after use Hand tools and gardening tools usually can be cleaned with rags. If these tools are especially dirty, give them a wash with soap and water. Just be sure to dry the tools thoroughly

after washing them. LifeHacker advises wiping down wooden handles on tools with linseed oil to keep them in good repair. Power tools may benefit from compressed air being blown into smaller crevices to dislodge sawdust and other debris. Lubricate any moving parts with a product recommended by the manufacturer. Keeping tools clean and in good repair goes a long way toward safer, more efficient home improvement projects.

Antimicrobial Tiles Help Create Sanitary Spaces

T

ile can be a worthy addition to rooms with potential moisture issues or areas in a home that may routinely necessitate quick cleanup. Because they are not damaged by constant contact with water, tiled floors and walls are often found in bathrooms, kitchens, laundry rooms, and entryways. Although tile is resilient, it is not impervious to the microorganisms that tend to proliferate in areas where moisture and humidity are commonplace. Microbes can grow rapidly in warm areas, especially if food is present. Mold or mildew issues also can become problematic seemingly over-

night. But certain modifications can help homeowners alleviate the proliferation of microorganisms. Various manufacturers have developed their own innovative tile that contributes to cleaner, and sometimes more eco-friendly, home environments. The application of certain treatments can make ceramic tiles even more impervious to water and moisture. Some tile may help reduce the spread of certain strains of bacteria, such as E. coli and staph, without requiring the application of potentially harsh chemical detergents. Others treatments may protect against yeast,

molds and fungi that can cause stains and odors and result in the degradation of tile. Antimicrobial products inhibit the growth of microorganisms and suppress their reproduction. For example, tiles with Microban® protection employ an antimicrobial agent built into the product during the manufacturing process. When microbes touch the product surface, the agent penetrates the cell wall of the microorganism. Other tiles are treated with micrometric particles of titanium dioxide (TiO2), which is activated by sunlight or artificial light. This causes a photocatalysis process, which is responsible for the product’s antipollution and bactericidal properties. Examples of TiO2-treated tiles include Active Clean Air & Antibacterial Ceramic™. Antimicrobial ceramic tile can be advan-

tageous in rooms where sanitation and hygiene are an utmost priority. This includes not only public places, but private residences. Worktops and floors where microbes can be transferred are particularly beneficial areas to install antimicrobial tile. A potential side effect of antimicrobial tile is a reduction in reliance on harsh cleaning products. Although regular washing is recommended, residents may not need to use odoriferous or strong chemical cleaners to sanitize their homes. This helps improve indoor air quality and reduce the potential contamination of the environment from chemical runoff. Homeowners thinking of installing antimicrobial tile in their homes should discuss their options with a tile retailer or contractor during the planning stages.

lenty of things heat up when the temperature drops, including the risk for fire hazards. Fireplaces, stoves, heating systems, candles, and even electric lights are used more often during the winter than any other time of year, so it makes sense that the risk of home fires increases when the mercury drops. The U.S. Fire Administration says 905 people die in winter home fires each year. Cooking is the leading cause of all home fires and contributes to around $2 billion in property loss each year. Understanding potential risks and exercising caution can help homeowners protect themselves, their families and their homes from fire. Cooking Home heating fires peak between the hours of 6 p.m. and 8 p.m., when many people are home preparing dinner. The following steps, courtesy of the American Red Cross, can improve safety in the kitchen and reduce the likelihood of a home fire. • Never leave cooking food unattended, as it can take just seconds for fires to ignite. • Keep anything that can catch fire away from the stove or other appliances that generate heat.

cracked. Do not run cords under carpets or place them in high-traffic areas. • Use extension cords only on a temporary basis. • Make sure light bulbs are the proper wattage for fixtures. • Install ground fault circuit interrupters in kitchens, baths, laundry rooms, and elsewhere, making sure to test them regularly. • Check periodically for loose wall receptacles and loose wires. Ease Up on Energy Consumption Home upgrades that reduce energy reliance

E

nhancing your home’s energyefficient features is a savvy way to make the space more livable while also making a smaller impact on the environment and your bank account. The U.S. Department of Energy estimates that the average American homeowner spends about $2,000 a year on energy for heating, cooling and other power needs throughout the house. However, inefficiencies caused by poorly operating systems, drafts and other energy drains may account for as much as 10-20 percent of wasted money each year. Whether your motivation is reducing home energy expenses, creating a more earth-conscious lifestyle or both, there are numerous ways you can make a significant impact on your home’s energy efficiency. Windows Faulty seals and cracks are responsible for as much as 20 percent of air infiltration into or out of the home, according to U.S. Department of Energy data. Windows are a major culprit for these types of leaks. If a complete window replacement is out of your budget, there are still numerous ways you can improve the energy efficiency of existing windows. The U.S. Department of Energy estimates that adding storm windows can reduce the amount of heat lost through windows by as much as 25-50 percent. Caulking and adding weather stripping around windows can also make a noticeable difference, as can window coverings such as blinds or drapes that minimize the transfer of heat and cold through window panes.

If you add new windows, there are several variables to consider. Generally, the goal is to optimize heat gain during colder months and reduce heat gain in the summer. Energy performance ratings can help you understand how particular windows transfer heat and light so you can make the best choices for your home’s location, including the climate and orientation to the sun. Doors Like windows, doors, and especially their perimeters, are a common source of lost energy. Poor insulation due to faulty installation or simply wear over time can contribute to energy loss. Aside from ensuring a properly installed, insulated and sealed doorway, the door itself can also make a difference when it comes to energy efficiency. For example, foam insulated entry doors offer greater energy conservation than wooden alternatives. Also remember that proper sealing and installation applies to all access points,

remote control operation for convenience in raising and lowering the blinds and even opening skylights to let in fresh air. HVAC System Climate control accounts for as much as half of the average home’s annual energy costs, so while it’s a behind-the-scenes home feature, it’s an important one. An outdated heating, ventilation and air conditioning (HVAC) system, or a system that isn’t big enough or strong enough for your home’s footprint, will draw more energy than necessary to maintain a desirable temperature. Regular service can help keep systems operating smoothly, but eventually all HVAC systems need replacing. A consultation with a certified technician can help you determine the right system for your home, as well as supplemental heating and cooling options like attic fans that can reduce your overall energy reliance. Other Vulnerabilities Keep in mind that leaks and cracks represent a substantial volume of lost energy, and even after windows and doors are sealed there are still plenty of places for air leaks to occur. Common problem spots include attics and crawl spaces, as well as fireplaces and ductwork or ventilation systems. Eliminate drafts and add insulation to reduce energy loss through these sources. Optimize Energy Usage If you’re uncertain about where improvements may be necessary to increase your home’s energy efficiency, an energy audit is a good place to start. Learn more about how to evaluate your home, including which assessments you can tackle alone and what areas may require expert advice, at energy.gov. (Family Features & Velux)

including garage doors. For doors with large glass panes, such as patio doors, look for options that include a thermal break and multiple layers of glass to reduce energy transfer. Fifth Wall (a.k.a., the Ceiling) An often overlooked home element, but one homeowners and interior designers are increasingly turning attention to, is the ceiling, affectionately dubbed the “fifth wall.” Not only does this surface offer a blank slate for introducing new style to a room, it’s also an ideal space to integrate energy-efficient features such as skylights. “Skylights bring much more than natural light into a space. They give occupants the feeling of being outdoors with elements like a sky view, gentle breezes and the smell of fresh air,” said Ross Vandermark, national product manager for Velux America. Skylights engage all of the senses while providing balanced, natural light that reduces reliance on powered light and ventilation fixtures. In addition, skylights can work in concert with vertical windows to create the “chimney effect” where cool, fresh air enters through vertical windows and warm, stale air escapes from the skylights, cooling your home without using electricity. Some models like the Velux No Leak Solar Powered Fresh Air skylights, which along with installation costs are eligible for a 30 percent federal tax credit, are powered by solar energy, making them even more efficient. Additional features can further enhance the energy-saving benefits of installing skylights. For example, for added flare and light control, homeowners can add blinds to skylights, choosing from more than 100 colors and styles. Many models also offer
