Preparing our Mechanical Systems For Winter By Stephen Noviello
T
he cooler temperature and shorter days remind us that winter is just around the corner. Just the thought of the changing seasons, brings a feeling of dread to our thoughts because we know shoveling snow, scraping windshields, higher fuel bills and the possibility of breakdowns are just around the corner. As a homeowner or a renter, there are certain steps we can take to lessen the sting of winter. Let’s look at plumbing first. One of the first things we need to do is to
unhook all garden hoses from the hose bibs. You may say, “Wait a minute, I was told I have frost-free hose bibs that I can actually use in the winter.” Well, that is partially true. Let’s look at what causes freeze-proof hose bibs to freeze. Frost-free or freeze-proof hose bibs come in a variety of lengths. You select the length based on how thick your exterior wall is. An 8” wall would take an 8” hose bib. That would put the actual water shut off point inside the house where it is warm. The design requires that the hose connection be open so excess water can freely drain from the 8” tube and out the
hose connection. If the hose is not disconnected, the water left in the tube will freeze and split the hose bib. The really bad part is, you do not know it is split until you use the hose bib in the spring and water is pouring into your basement while you hose down your sidewalks. The leak is not visible from the exterior of the house so damage could be occurring inside without your knowledge. Taking 30 seconds to unhook the hoses is certainly worth the effort. Another common service call in the winter is frozen pipes. There are a few simple steps you can take to avoid frozen pipes and the damage that can be caused when they split apart. Pipes that are accessible and prone to freezing can be heat traced with electric heat cable. Before you panic, I am
not talking about the heat tapes from years ago that were a fire hazard. The new cable systems are very safe and are equipped with a thermostat that prevents over heating. The integral thermostat will not allow the cable to be energized if the temperature is above freezing. You can leave the cable plugged in all year long, and the only time it will operate is when it senses near freezing temperatures. Installing pipe insulation on piping that is located in a cold space does help but is not a sure fire cure. Over the years, I have seen many frozen and broken water lines that had adequate insulation on the piping. Pipe insulation will slow down the rate that heat escapes the water in the pipe. Insulation does not generate or store heat. Eventually,

line that is broken, you will get a very surprising and unwanted shower when the ice lets loose. It’s easy to drop your torch and cause severe burns and great property damage. Here is the safe way to address frozen pipes: First, turn the water off at the meter or well tank. This will eliminate the possibility of that unwanted shower. Next, turn your thermostat up a few degrees. The extra heat will often speed up the thawing process. If you have a good idea where the line if frozen, use a hair dryer set on low heat and direct it toward the frozen line. Typically you will hear a short rush of water when it thaws. This process takes time but is the safest way to thaw frozen pipes. Let’s take a look at how the homeowner can prepare their heating system for winter. I will start off by saying, when it comes to your heating system — some things need to be left up to the professionals. I strongly recommend annual service, which will reduce the chances of a failure during the heating season. First I want to address a condition that takes many lives every year. The condition I am talking about is carbon monoxide poisoning due to a blocked flue or a faulty heat exchanger. A few years ago I was called out for a boiler that was making loud noises during a call for heat. A 90-year-old lady greeted me at the door. She explained that one of her zones was not heating and the boiler was making loud noises. I could immedi-

the cold temperatures will overcome the insulation and freeze the water line. Insulation is helpful but not a guarantee against freezing or burst pipes. Pipes behind walls are more difficult to protect from freezing. I have found that in older homes, that have a second-floor bathroom, the water supply piping that runs from the basement to the second floor is often installed on an exterior wall. The plank framing and a lack of insulation make these pipes prone to freezing. In this case, when the forecast is calling for extremely cold and windy weather, simply go to the bathroom or fixture that has a history of freezing and crack open the hot and cold on the faucet. A tiny flow of water will prevent the water lines from freezing. If you are certain that your lines travel up through a wall in the kitchen that has cabinetry, open the cabinet doors. This simple action could be the difference between freezing and not. If one morning you wake up to find you have no water at the sink in the bathroom due to a frozen water line there are some things you safely do to thaw the water lines. First, let’s cover what you should never do. Never use a propane torch to thaw frozen lines. I say this for two reasons. First is obvious, you can catch the house on fire. Open flames can burn cobwebs, which can float to a space you cannot see, and start a fire. Second, when a pipe freezes, the water molecules expand as they freeze. This expansion is what swells and in some cases splits the piping. If you are in a confined space with a torch and you thaw a water

MECHANICAL ately feel something was very wrong in the house. As I worked my way downstairs, the feeling got worse. By the time I reached the boiler, I could feel the excess heat in the room. I immediately shut off the boiler and removed the inspection cap on the boiler flue pipe. I shined my light back to the chimney base and found it completely plugged with soot and brick chips. I turned on my CO detector, and the alarm went off immediately. I have it set to alarm at 30 ppm (parts per million), which is well within the danger zone. I opened up the home to vent the poison gas out of the home. The CO levels returned to normal with in an hour. I corrected the issue with the blocked flue and gave her a price to install a liner in the chimney, so this issue can never happen again. By now her grandson, who resides with her, was home. I asked them if they had been experiencing headaches or flu like symptoms and they both looked at each other realized what I was saying. They both thought they were getting colds, when in fact they were experiencing early symptoms of CO poisoning. I recommended they call their family doctor and follow his advice. 30 ppm is not a life threatening reading on the scale, but it is high enough to make the occupants sick. The scariest part of this is, the boiler had a blocked flue sensor that had failed to sense the blockage. This was a perfect storm that could have been avoided if someone checked the chimney base.

I mentioned another possible cause for CO poisoning was a cracked heat exchanger. This does not apply to boilers only warm air furnaces. Gas furnaces installed in the last 15 years are equipped with a sensor that will shut off the furnace in the event of a blocked flue. Gas furnaces older than 15 years old and all oil furnaces need to be checked by a professional annually. Installing a CO detector near your heating equipment is a sure fire way to protect you and your family if there is any malfunction. Another service the average homeowner can do is change air filters. These are so often over looked but are a critical part of system efficiency. Clean filters allow better airflow through the home. A dirty filter can ruin a steel heat exchanger. Lack of proper airflow across the heat exchanger can cause them to over heat and burn through. I recommend changing air filters every four weeks. The cheap dollar variety air filters work just fine. Stay away from the newer HEPA type of filters. They tend to be so dense that they will impede airflow with just a little dust on them. This four-week interval also applies to the cooling season. On the more technical side, there are new Wi-Fi thermostats on the market that are incredible. They learn your schedule and develop a set back schedule based on your daily activity. Some are equipped with CO sensors and smoke sensors. Most models give you both indoor temperature and hu-

The site for remote access is very user-friendly. The model I purchased will send me an alert, via email, if the temperature drops to 50 degrees. At 50 degrees, I know I have a heating issue. These thermostats can be locked so settings can’t be changed without your approval. The manufacturer claims you could see up to 20 percent savings on your fuel bills. I feel 10 percent is a more realistic expectation. My last recommendation is to replace gas furnaces, oil furnaces and heat pumps that are over 20 years old. Boilers you can

MECHANICAL vent. With these types of efficiencies, the unit will pay for itself in a short period. By upgrading, you are also doing your part for our environment by reducing your carbon footprint. Oil furnaces: Again 20 years is old for any furnace but probably more so for oil. The temperatures inside the heat exchanger often exceed 500 degrees. The continuous heating up and cooling down of the steel heat exchanger will cause metal fatigue and failure. I have seen many oil furnaces that have burned through their target wall and flames were coming out through the tin jacket. A heat exchanger cannot be checked
for integrity, so we need to estimate how long it normally takes for failures to occur. The school of thought throughout the industry is between 15 and 20 years. As for efficiency, you won’t see the big gains like you can with natural gas. Gas is simply a more efficient fuel than oil. Older oil units will test between 70 to 75 percent efficiency. A new oil furnace around 85 percent. Boilers/gas: Boilers play by a different set of rules than furnaces. Typically they are constructed of either cast iron or plate steel. Efficiency is the biggest reason to upgrade. Don’t get me wrong; I have seen gas boilers leak and burners fail so we do have to
keep that in mind when deciding whether to upgrade or not. Gas boilers have made huge efficiency gains in the last decade. You have three different efficiency levels to choose from; all have a different price point. The low end is near the minimum allowed by law at 83 percent with the high side at 97 percent. The mid efficiency units land around 88 percent Boilers/oil: As previously stated, you can stretch boilers to 25 years because of their construction. The average oil boiler that is 20 plus years old is starting to fatigue on many levels from the fiber target walls to the controls and burner parts in general. Efficiency gains are not close to what gas units provide, but you could expect a gain of 10 percent by updating to a new boiler.
Heat pumps: Like anything else mechanical, heat pumps wear out. 20 years is very old for a heat pump. Compressors, motors, and components are well beyond their service life. The gains in efficiency (SEER ratings) over the last 20 years have been huge. The newer systems offer very high SEER rating and variable speed operation. The variable speed equipment will ramp up and down depending on the heating and cooling load for that day. I hope these tips help you get through this heating season as safely and as efficiently as possible. Remember, if you feel something is off with your heating system, don’t hesitate to call a service professional to come and check it out. When it comes to the safety or our families, we can’t be too cautious.

loset space is at a premium in many homes and apartments. Many older homes were not built to accommodate large wardrobes, while rental properties are often designed to maximize living space at the expense of storage. Closets vary depending on the size of the home, but many tend to be a minimum of 24 inches deep so they can store garments without the clothes brushing against the walls. Bedroom and hallway closets can be four feet in length or more. Walk-in closets are the largest options, but such spaces tend to only be available in modern homes or custom-built properties. It is not always practical or possible to undergo renovations to create more closet space. Apart from moving to a new residence, homeowners or renters must evaluate the space they have and make some more efficient choices in how they utilize available areas. A
s temperatures drop and thoughts once again turn to lighting fires and sitting down with a good book, it’s important to revisit chimney maintenance. Even though chimneys do not require daily upkeep, regular maintenance efforts help chimneys operate safely and prevent deaths and injuries while protecting homes from fire. Various problems can arise when chimneys are not well maintained. Such problems include chimney fires, carbon monoxide poisoning and early failure of the chimney and heating sources that the chimney vents. Carbon monoxide can be scary, as it is virtually invisible without a proper detector. The National Vital Statistics System says that, in 2015, 393 deaths resulted from unintentional carbon monoxide poisoning in the United States. When carbon monoxide is breathed in, it builds up quickly and combines with the blood, reducing the blood’s ability to carry oxygen. The Canada Safety Council says that body tissue and cells can’t function without
oxygen. Chimney fires are another potential byproduct of poor chimney maintenance. The Chimney Safety Institute of America notes that chimneys expel the byproducts of combustion, including smoke, water vapor, gases, unburned wood particles, hydrocarbon, tar fog, and assorted minerals, which can condense on the inside of the chimney flue. The residue, called creosote, is highly combustible. With the right conditions, a chimney fire can occur. Antimicrobial Tiles Help Create Sanitary Spaces
T
ile can be a worthy addition to rooms with potential moisture issues or areas in a home that may routinely necessitate quick cleanup. Because they are not damaged by constant contact with water, tiled floors and walls are often found in bathrooms, kitchens, laundry rooms, and entryways. Although tile is resilient, it is not impervious to the microorganisms that tend to proliferate in areas where moisture and humidity are commonplace. Microbes can grow rapidly in warm areas, especially if food is present. Mold or mildew issues also can become problematic seemingly over-
night. But certain modifications can help homeowners alleviate the proliferation of microorganisms. Various manufacturers have developed their own innovative tile that contributes to cleaner, and sometimes more eco-friendly, home environments. The application of certain treatments can make ceramic tiles even more impervious to water and moisture. Some tile may help reduce the spread of certain strains of bacteria, such as E. coli and staph, without requiring the application of potentially harsh chemical detergents. Others treatments may protect against yeast,
molds and fungi that can cause stains and odors and result in the degradation of tile. Antimicrobial products inhibit the growth of microorganisms and suppress their reproduction. For example, tiles with Microban® protection employ an antimicrobial agent built into the product during the manufacturing process. When microbes touch the product surface, the agent penetrates the cell wall of the microorganism. Other tiles are treated with micrometric particles of titanium dioxide (TiO2), which is activated by sunlight or artificial light. This causes a photocatalysis process, which is responsible for the product’s antipollution and bactericidal properties. Examples of TiO2-treated tiles include Active Clean Air & Antibacterial Ceramic™. Antimicrobial ceramic tile can be advan-
tageous in rooms where sanitation and hygiene are an utmost priority. This includes not only public places, but private residences. Worktops and floors where microbes can be transferred are particularly beneficial areas to install antimicrobial tile. A potential side effect of antimicrobial tile is a reduction in reliance on harsh cleaning products. Although regular washing is recommended, residents may not need to use odoriferous or strong chemical cleaners to sanitize their homes. This helps improve indoor air quality and reduce the potential contamination of the environment from chemical runoff. Homeowners thinking of installing antimicrobial tile in their homes should discuss their options with a tile retailer or contractor during the planning stages.

The U.S. Fire Administration says 905 people die in winter home fires each year. Cooking is the leading cause of all home fires and contributes to around $2 billion in property loss each year. Understanding potential risks and exercising caution can help homeowners protect themselves, their families and their homes from fire. Cooking Home heating fires peak between the hours of 6 p.m. and 8 p.m., when many people are home preparing dinner. The following steps, courtesy of the American Red Cross, can improve safety in the kitchen and reduce the likelihood of a home fire. • Never leave cooking food unattended, as it can take just seconds for fires to ignite. • Keep anything that can catch fire away from the stove or other appliances that generate heat.

E
nhancing your home’s energyefficient features is a savvy way to make the space more livable while also making a smaller impact on the environment and your bank account. The U.S. Department of Energy estimates that the average American homeowner spends about $2,000 a year on energy for heating, cooling and other power needs throughout the house. However, inefficiencies caused by poorly operating systems, drafts and other energy drains may account for as much as 10-20 percent of wasted money each year. Whether your motivation is reducing home energy expenses, creating a more earth-conscious lifestyle or both, there are numerous ways you can make a significant impact on your home’s energy efficiency. Windows Faulty seals and cracks are responsible for as much as 20 percent of air infiltration into or out of the home, according to U.S. Department of Energy data. Windows are a major culprit for these types of leaks. If a complete window replacement is out of your budget, there are still numerous ways you can improve the energy efficiency of existing windows. The U.S. Department of Energy estimates that adding storm windows can reduce the amount of heat lost through windows by as much as 25-50 percent. Fifth Wall (a.k.a., the Ceiling) An often overlooked home element, but one homeowners and interior designers are increasingly turning attention to, is the ceiling, affectionately dubbed the “fifth wall.” Not only does this surface offer a blank slate for introducing new style to a room, it’s also an ideal space to integrate energy-efficient features such as skylights. “Skylights bring much more than natural light into a space. They give occupants the feeling of being outdoors with elements like a sky view, gentle breezes and the smell of fresh air,” said Ross Vandermark, national product manager for Velux America. Skylights engage all of the senses while providing balanced, natural light that reduces reliance on powered light and ventilation fixtures. In addition, skylights can work in concert with vertical windows to create the “chimney effect” where cool, fresh air enters through vertical windows and warm, stale air escapes from the skylights, cooling your home without using electricity.
