INDONESIAN RACK OF LAMB Ingredients: 6 each half racks of Australian lamb 6 each pineapple rings 6 portions Singapore noodles (see recipe) 6 portions peanut sauce (see recipe) Procedure: Place marinated lamb rack on preheated grill. Grill to desired temperature. Grill pineapple rings. On a large dinner plate, place the Singapore noodles off to the side of the plate. Then lay the rack of lamb leaning on the noodles. Then place the pineapple ring off to the side with the peanut sauce in the middle. Lamb Marinade: 2 each yellow onions 1 Tbs. salt ½ cup satay spice (Trader Vic’s Brand)
1/4 cup frozen lemon juice concentrate 1 lb. honey 1 qt. water Procedure: Blend all ingredients in blender until smooth. Cover lamb and marinate for 24 hours. Singapore Noodles: 1 ½ lbs. diced cooked chicken 12 oz. diced cooked Cha Siu Pork 1 ½ lbs. bay shrimp 6 oz. snow peas 6 oz. diced onion 6 oz. bean sprouts
6 oz. diced bell peppers 6 oz. diced carrots 2 ½ lbs. cooked rice noodles 3 oz. soy sauce 3 oz. sesame oil salt and pepper to taste
Procedure: In a hot sauté pan, sear all vegetables in oil for 30 seconds. Then add noodles, Cha Sui Pork, chicken and soy sauce. Cook for an additional minute until mixture is hot. Season with salt and pepper to taste. Peanut Sauce: 1 Tbs. Worcestershire sauce ¾ lb. peanut butter 1 dash Tabasco sauce 4 oz. Coco Lopez 1 pinch salt ½ oz. lemon juice ½ oz. soy sauce Procedure: Mix all ingredients together. Serves 6.
Have you noticed the resurgence in popularity of rooms dedicated just for the guys? Affectionately monikered as “man caves”, more and more homeowners are planning and designing a room, or suite of rooms, specifically for the man of the house. While family game rooms or media rooms have been in use for decades, the trend has been shifting away from a universal play area for the whole family, to a retreat created specifically with the man’s interests, hobbies and accomplishments in mind...a room that’s all about him. And it’s about time. Anita Lang Mueller, owner and principal designer of Interior Motives, Inc., explains the popularity of men’s retreats. “Often, the man in the house may be willing to ‘give up rights’ in the rest of the home as long as they can have this one special space all to themselves.” Lang Mueller continues, “And the woman of the house seems to count it as a fair trade off – one room for you, 20 for me!” The whole concept of a men’s retreat is to create a getaway where he can escape to pursue his favorite interests, entertain his friends and know that he is the master of his domain. From top-of-the-line offices and libraries for executives, to over-the-top game rooms, men are seeking out a space they can call their own. “Our clients’ interests are the inspiration for every room we’ve helped create”, says Lang Mueller. “Wine cellars, cigar rooms, video game rooms, sports lounges, shooting ranges...you name it, it’s a possibility.” Much of today’s society revolves around playing and having fun. Sports-themed game rooms are often requested. “We have done a room full of collectible sports paraphernalia with multiple plasma TVs, billiards, poker, darts, even foosball and vintage arcade games”, she notes. “Every man I have ever met still has a little boy not so far below the surface – and boys love to play. The more toys the better.” And the type of toys that make most men weak
in the knees? Technological gadgets. “Men’s retreats are the perfect place to integrate the coolest and latest technological innovations. The largest and latest in TVs, an awesome surround-sound system, iPod stations, integrated A/V and home automation systems...these are all standard in many dream rooms,” says Lang Mueller. Ever been in a nightclub that was just so cool? From the ingenious lighting, to the sleek suede furnishings, to the music pounding through killer speakers; that’s often the inspiration for many men. “We can integrate design elements and features that mimic a favorite place. The most unique men’s retreat we’re currently designing is a Bohemian Rhapsody room inspired by The Las Vegas Foundation Room. It’s so tacky, it’s totally cool!” says Lang Mueller. For many men, their dream space doesn’t incorporate loud music and multiple TVs. A quiet place for privacy and creative thinking is the perfect retreat for some. While some men would prefer a trophy cabinet to display their sports accomplishments, others may revel in a room that displays special artwork, favorite moments in history or their business awards and accolades. Perhaps a private entrance, a private bath and a well-stocked refreshment station can round it all out. The number one priority in creating a man’s private space is remembering that the room should capture the essence of him and his personality. These rooms are a form of self-expression telling the world who they are, what they love and what they’ve accomplished. “No matter what the man’s interests may be, we find that a universal request is that the room provides plenty of comfort and convenience,” says Lang Mueller. “Men like to be able to put their feet up, know that no one will be fussing about the cleanliness (or lack thereof) of their room and know that they can escape to their favorite place at a moment’s notice.”

P U ZZLE D BY S HOR T SALE S ? a si mpl i fi ed ov erv i e w The term “short sale” has become familiar to most of us within the last year or so. While many Valley homeowners have heard of the phrase, understanding the intricacies of the process is often a different matter. This article has been compiled to further educate the public on the topic. However, the following are some highlights of a short sale and do not describe all of the scenarios that may be possible. As one can imagine, the experience will vary from case to case. If you have questions on short sales, be sure to consult your Realtor. First American Title Insurance Company, with offices throughout Greater Phoenix, provides a fantastic overview: What is a short sale? A short sale is defined as a transaction where the debt (mortgages, deeds of trust, etc.) owed against the real property, and any closing costs necessary to consummate the sale of the property, exceed the purchase price of the property. The seller will ask the existing lender(s) if they would agree to accept less money than what is due for a FULL release so that the deal can proceed to close. Some things that need to be considered with short sales: • There is no guarantee that the lender
will agree to the short sale. From a seller’s perspective, this may mean a lot of work and preparation only to have the deal fall apart at the last second. On the flipside, buyers may incur costs for appraisals, inspections, etc. and still not be able to purchase the property. • A lender will not consider a short sale unless the homeowner is already behind on the mortgage payments. Most short sales require the seller to make the initial request to their respective lenders. Generally, it is required in writing and the lender will provide a seller with a laundry list of items that they need to provide such as appraisals, financial records, copy of the purchase contract, and an estimated closing statement. • The estimated closing statement must reflect all the charges and be as accurate as possible. It is not always easy to get a lender to say that they will accept the net sale proceeds. Often the lender’s demand will say that they will accept no less than a specific dollar amount and it is usually what is on the closing statement. • The lender might not allow any credits and/or repairs to be done. If this is the case, then these items will be have to be removed or handled outside of the transaction,
which in most cases would make the buyer responsible for these items. • The process for a short sale approval can take as much as 45 days to complete. In addition, the proceeds need to be delivered according to the specifications of the lender – they accept no deviations! This can also add to the time crunch. • Once a closing date has been set, it must be met! To get approval for an extension is a long, drawn out process; and in the meantime, the foreclosure date could occur. • Once the short sale has been agreed upon by the lender and the seller, escrow must have a written demand for the amount they will accept and it should state that a full release will be issued upon payment. • A request to a lender for a short sale does not automatically stop any foreclosure proceedings. That is a separate matter that the seller or their agent needs to deal with to avoid foreclosing in the middle of the short sale process. • The seller also needs to know that even if a short sale is approved and the debt is released, it still may have a negative
impact on their credit. A lender may report to the credit bureau that the loan was paid in full for less than the full balance. The lender may also issue a 1099 to the seller on the loss amount. • If there is a first and second mortgage, the first lender does not have to work with the second lender. Dana Bailey, Branch Manager at First American Title Insurance Company, sums up the most effective way to complete a successful short sale. “If you have a good team – your Realtor, your lender and your escrow officer – communicating well, it can make the process a lot easier.”
