Complete Site Management Service of all Trades and Suppliers required during construction, from the Excavation stage to Certificate of Occupancy Issue and Final Hand Over to the Home Owner as the Builders On Site Representative

Complete Project Management Service is available ( if required ) including Project Estimates, Bill of Quantities, Production Estimating and Ordering of materials. These services are separate to the Site Management Service and as such are priced separately (as required)

HIA Qualified Occupational Health & Safety Officer. Ensuring Trade compliance with Construction Industry Basic Safety Induction (Red Card ), Site Safety Inductions, Safe Work Method Statements, Inspection notices.

Liaison with Local Councils & Building Surveyors – Booking of Compliance Inspections, implementing any rectification work required and confirmation of Approvals.

Consultation with Clients, Architects, Engineers and Draftsmen during construction (where required) to resolve any design issues as they arise.

Sloping Block Specialist with years of experience building complex split level Custom designs on severe sloping house sites.

Complete Landscape Design and Construct service (where required).

Independent Building Consultant Service Available – Hourly Rate charges would apply.

SITE MANAGEMENT AGREEMENT – PAYMENT SUMMARY

Managing Director David Owen formed the business in early 2007 to undertake private development projects. Concurrently he also held a full time role in a Senior Management position with a large Property Developer / Builder as Building Projects Manager.

An agreed Site Management Fixed Fee covering the complete Site Management of the construction phase of each project is invoiced, approved and paid by the Builder on the successful completion of each Construction Stage.

After years working in various site management roles for Builders in the Melbourne housing market, and building projects independently as well, David’s focus is now to operate the business full time and it has now reached a stage where the business needs to grow to meet the needs of its Customers. There is increasing demand for Site Management Services in the current economic climate, on a Project by Project basis to help keep overheads down, increase profitability and reduce the need to employ full time staff.

The agreed Site Management Fixed Fee is divided into five payments to represent the five stages of construction based on an MBAV OR HIA New Homes Contract, these being – Base, Frame, Lock Up, Fix and Completion stages.

The Site Management Fixed Fee is divided into the following standard Stage Claim Percentages.

As a result we are now looking to strengthen our position in the market as a Site Management Specialist, in conjunction with the other facets of the business.

A Qualified Carpenter By Trade – 7 years on the tools.

27 Years experience in the Construction Industry.

20 Years experience in Site Foreman, Construction Supervisor, Site Manager or Building Manager roles.

Has specialized in Melbourne’s Custom and Boutique home market for the past 12 years.

Has personally managed 100% onsite construction of over 160 domestic dwellings in Melbourne.

Individual homes managed during construction ranged in size from 20 square Single Storey dwellings to larger 45 square Triple Storey dwellings.

Collective value of individual dwellings managed during construction – $ 35 million.

Project & Site Management of 2 Townhouse developments and 1 Apartment Development – Collective Value $ 12 million.

13 Years building experience in New Zealand prior to moving to Melbourne in 2000.

Construction Projects managed in New Zealand included Pre Cast Concrete Tilt Panel Factories, New Chain Store Retail Fit Outs, Corporate Office Fit Outs, Commercial & Domestic Joinery Installations, Extensions & Renovations, extensive Restoration work to a fire damaged historic Church, New Housing, University Administration Buildings and School Classrooms. References available at initial Consultation Meeting

A Fee Payment Schedule detailing Stage Payment Amounts is provided prior to construction commencing, and a copy of the signed agreement is retained by both parties. Fees are claimed and invoiced upon the completion of each stage by Urban Lifestyle Solutions Pty Ltd, and upon receipt of each invoice by the Builder, are payable within 7 days via Direct Debit into a Nominated Bank Account. Photographs are submitted with each Invoice, confirming to the Builder that the Stage has reached Completion.

Fees incorporate and make allowance for the following: •

A Qualified Builder with 27 years construction industry experience

Vehicle, Mobile Phone & Administration Expenses

Site Supervision & Scheduling Time

Travel Time

Builder & Client Consultation Time (including Client site meetings)

Sub - Contractor & Supplier Time ( both on & off site when required)

Public Liability, Income Protection, Vehicle & Work Cover Insurance premiums

Superannuation & Income Tax
