During the first quarter of 2014 the average sales price for waterfront homes on Lake Winnipesaukee amounted to $974,658, which involved a total of 20 sales. For the same 3 month period in 2013 the average price amounted to $973,364 involving 11 sales. The average price showed a small increase however the n u m b e r of unit sales showed a considerable

increase over the same period last year. An absolutely spectacular waterfront compound in Wolfeboro closed on 4/30/2014 at a price of $8,975,000. The property included 7.1 acres with 841’ of Winnipesaukee shorefront. This Arts & Crafts style home included 17,300sqft of luxurious living space plus a 3-bay boathouse…a truly remarkable property! During the 12 month period of 2013 there were 113 waterfront mainland home sales; this excludes island sales, condos and

land. This compares to 123 sales for the year 2012, a drop of 10 unit sales. However there were a considerable number of island sales which would bring the waterfront sales up considerably. You can see from the above chart that the average sales prices were up in 4-towns while they dropped in the others. If you count island property sales for the year 2013 there were a total of 134 sales at an average sales price of $947,936. This would compare to 130 sales

in 2012 at an average sales price just a hair over $1 million. There is no question the majority of the closings for 2013 were under the million dollar mark; this is a good trend for buyers out there. For the first time in recent years we’ve seen some excellent values out there on Lake Winnipesaukee. Last S eason For Large Brood S tock Salmon?

CONCORD - This is likely to be the last spring that anglers will be able to fish for large brood stock salmon in central New Hampshire, as the program that was the source of these big fish has been phased out by the U.S. Fish and Wildlife Service. “It’s hard to believe, but this will be the final season of the Atlantic salmon broodstock fishery,” said N.H. Fish and Game Department Fisheries Biologist Matt Carpenter. Since 1993, Fish and Game has stocked Atlantic salmon into the Merrimack and Pemigewasset rivers to provide a fishing experience that would normally require travelling to Canada. Anglers from all over the region have come to New Hampshire each spring to try their luck at the broodstock fishery, which offers the chance to catch salmon that weigh as much as 15 pounds. “The broodstock fishery was never meant to be an end unto itself,” explained Carpenter. “It was a byproduct of the Merrimack River Atlantic Salmon Restoration Project, which ended in September of 2013 because of poor survival and shifting priorities within the U.S. Fish and

Wildlife Service.” Carpenter assures that the Atlantic salmon available for stocking this spring will not disappoint. “At 4 to 5 years of age, they have had plenty of time to grow, with many fish exceeding 10 pounds,” Carpenter says. “We have just under 700 fish to stock this spring, so we should be able to hit all of the usual spots in Bristol, Franklin, Concord, and Hooksett.” The timing of stocking the broodstock fish is always a challenge in the spring, when heavy rains can wash salmon down river and make accessing the river difficult for anglers. Fortunately, trees begin to absorb more water during leaf out, so water levels generally begin to drop a little faster by the middle of May. Fish and Game began by stocking 200 salmon in Bristol on May 12th. “We hope to resume stocking some time next week (the week of May 19), depending on the amount of rain that we get,” said Carpenter. Reading On T he Road by Debby Montague Book Reviewer

Words are the voice of the heart. —Confucius Sure you’ll be bringing some summer reads on your vacation: a best seller for the beach, an old friend for a lazy afternoon on the lake, and the latest installment of your favorite series for late nights on the porch. Your selections could be hardcover or paperback or perhaps you’ve loaded up your Nook or Kindle for the holiday. But if you happen to be driving to your vacation spot and you know the way by heart or your route takes you along one or many boring interstate highways or roads you don’t need to spend your time counting off the miles and minutes. You can get a little reading done with your ears. I resisted audio books for quite a while. (For the record I also resisted electronic books, and I suspect if paperbacks hadn’t been invented before I was born those would have met resistance, too.) Listening to Old Time Radio recordings in the car was okay, but listening to a book…nah. I couldn’t imagine that it would be as good as holding the real thing, feeling the pages in my fingers, seeing the progression from beginning to end. Then one Christmas my husband gave me the audio version of a well-loved Nero Wolfe story. I was skeptical. I wouldn’t like the reader, the story wouldn’t have the same feel, and how would I keep my place? But I gave

it a try, and sure enough I got hooked. I don’t travel too far by car anymore without an audio book on the sound system whether it’s the daily commute or a six hour drive. Along the way I’ve learned that some readers are better than others, that abridged versions don’t cut it for me, and that if I’m near the end of a book when I get to my destination I won’t be getting out of the car until I hear the last word. Audio books make a long drive a lot less boring, they relieve stress, and they can enhance the second reading of a book you loved the first time you read it. Below are four suggestions for your vacation reading on the road: Cara Black’s Aimee Leduc Investigations, Murder In The Marais read by Carine Montbertrand. Aimee is a computer forensic investigator who seems to get caught up in murders as often as she does computer viruses. In Murder In The Marais Aimee is looking for the murderer of an old Jewish woman and the investigation hinges on the murder of another Jewish woman fifty years earlier. Aimee goes undercover as a Neo-Nazi, enlists the aid of a dead man who isn’t, and runs into the ghosts of Paris past and present. This was my first book read by Carine Montbertrand and though I found her pace a bit slow none of the excitement or the suspense of the book was lost, and I think my French pronunciation has improved. for the year 2013. The chart indicates a heavy concentration of sales below the million-dollar mark and there were a limited number of sales at higher price points above $2 million. It was encouraging to see a total of 40 sales that occurred from $1 million to the $2 million price range for the year. It appears to be a very good time to get into the game and acquire a waterfront property. As in previous years the town of Moultonborough led in unit sales with a total of 33 sales including island properties. This is the case in every year when you consider that Moultonborough has a total of 66 miles of shoreline, far exceeding the amount of shorefront the other towns include. Alton is next in line with 33 miles of shorefront. It is interesting to note that all of Lake Winnipesaukee includes an expanse of approximately 240 miles of shoreline. This is pretty amazing when you think that the entire coastline of New Hampshire has roughly 12 miles of shoreline. Add to that, Lake Winnipesaukee is only one of many lakes comprising the Lakes Region. It must be a staggering number of miles of shorefront involving all of the lakes. It gets even more interesting when you think of how many waterfront homes are built on each mile of

That’s a lot of residents and second home owners! 2014 should turn out to be another good year. The numbers so far are indicating sales are up in the state in unit sales and average prices have been climbing slowly. Especially in the lower price ranges where there is a shortage of properties. The Dow Jones Industrial average has surged to new highs and the availability of attractive financing at low rates is still out there. With a strengthening economy and a continued loose monetary policy by central banks around the globe were looking forward to a decent year considering consumer confidence has improved tremendously since 2008. We do know that real estate inventory levels are shrinking around the country, the average days on the market are getting smaller and what was an over-supply of inventory 4-5 years ago has been dwindling rapidly. Some of the more recent articles in business magazines and on the news are pointing to a continued housing rebound. LINCOLN- – Officials at the Hobo and Winnipesaukee Scenic Railroads are advising the public that the rail line between Lincoln, NH and Tilton, NH is once again active for the 2014 season. Various train operations will continue through December, including excursion trains, special tourist trains and other equipment moves. The railroad is reminding the public that precaution should be exercised around moving trains and to always expect a train. Other safety considerations to keep in mind include grade crossing signals, which should always be obeyed. Drivers should stop when they hear whistle signals at grade crossings and never try to beat a train at a crossing. In an effort to promote the message of railroad safety, the Hobo and Winnipesaukee Scenic Railroads have joined forces with Operation Lifesaver, a nationally recognized non-profit organization that works to improve rail-

road safety through engineering, education and enforcement. “People need to be aware of the potential danger around moving rail equipment, even when rail cars and locomotives are moving at slow speeds.” said Benjamin Clark, Vice President of the Railroad. “Safety is our first priority.” For the Hobo Railroad, scenic tourist excursion trains will depart from Hobo Junction in Lincoln, NH on weekends in May and early June before switching to daily operations June 28, 2014 for the summer and into the fall. The one hour and twenty minute round trip train excursions travel along the Pemigewasset River and cross several roadways. The Winnipesaukee Scenic Railroad will also open for weekend operations in May and early June and change to daily operations June 28, 2014 from Meredith and Weirs Beach, NH for one and two hour excursions along the western shore of Lake Winnipesaukee and Paugus Bay. “People love to look at trains and we have a number of events scheduled where they can see and experience rail travel up See railroad on 32

Ingalls Mountain Mount Cabot (T he Other One) & T he Crow ’s Nest

Originally appeared in June 27, 2013 issue of Weirs Times. Just a short time ago I was hiking in the snow and then the following weekend I was sweating bullets in temperatures that reached the 90’s! Since I didn’t have a hiking friend wanting to chase 4,000 footers I decided to visit someplace new to me. I was looking at an old AMC White Mountain Guide’s map and the trails just east of Gorham caught my eye. The old guide’s description read, “Running S and SE from Mt. Success is a range of mountains of diminishing height, comprised of Mts. Ignalls, and Cabot, Crow’s Nest and Hark Hill.” I remembered one of Steve Smith’s blogs, found at mountainwanderer.com, about trails on Ingalls Mountain (elev. 2,242 ft) and Mount Cabot (elev. 1,512 ft) being adopted by the Sherburne Trails Club. Since I didn’t have my new

guide book or map nor internet access, I was hoping that I was remembering correctly as I drove to the Philbrook Farm Inn in Sherburne, NH. I stopped at the Inn and I was given permission to park at the west side of the Inn near the beginning of the trail. (I have since learned that five generations of the Philbrook family have continuously have lived here and operated the inn and guest houses—what a legacy for such a beautiful place!) I shouldered my pack that contained the minimum of what I might need if I were unlucky enough to spend the night in woods, a peanut butter & jelly sandwich, a liter bottle of water and a FRS energy drink. I marched up an old narrow road past a few cottages, hoping I was on the right path. My doubts were erased when I arrived at a fork where a big pine tree was blazed with large red, blue and yellow squares. Just above the blazes was s a little white sign See patenaude on 37

A Visit To The Squam Lakes Science Center

HOLDERNESS -Laughter pealed down the trail as the two girls came into view – “watch this”, said Executive Director Iain Macleod as our group stood watching the coyote, standing not 20 yards from us. The squeals suddenly stopped as the coyote ran at the girls and then stopped at the glass separating them. The girls giggled as Iain told us that for some reason, the now six year old male coyote loves little kids while being somewhat standoffish with adults. While the kids continued the trail walk with their parents, we continued our visit to Squam Lake Science Center. For those of you who have not visited this New Hampshire jewel, you are missing out. Open May 1 to November 1 each year, the Center sees 50,000 visitors per year who roam the Center’s 232 acres, not only hiking the 3 miles of trails but observing over 70 live ambassador animals. The

animals that call the Science Center home include striped skunks, red fox, deer, black bears, horned owls, red-tail hawks and bald eagles, to name a few. A new addition this

year is the coyote. Even though it was a tough winter, the Center managed to continue with their Nature Matters projects. A new and very exciting green step forward for the Center is the new wood burning fuel plant. Would you like to know how many pieces of toast can be made with one pound of hardwood, or how many BTU’s come from a cord of hardwood? This exhibit provides those answers. For the last several years, in order to leave a smaller carbon footprint, the Center has been looking for alternatives to the oil and propane previously used. After researching wood pellets and chips, they decided on a cord wood plant. Burning locally harvested wood available through a five year contract from Burleigh Land Limited Partnership (just two miles down the road), the two GARN boilers provide both radiant and baseboard heat for the five major buildings on the property, and will soon include the See squam on 29

Bears and Human Conflicts A Need For Change

It seems that people in New Hampshire may not be taking the old adage “A Fed Bear Is a Dead Bear” seriously enough these days. Recent events across the state involving the feeding of bears show a trend that has serious consequences for both communities and bears. In 2006, the New Hampshire Fish and Game Department established a rule (FIS 310.01) that prohibits a person from feeding bears, either intentionally or inadvertently, given that doing so causes nuisance situations, results in property damage and can become a human safety concern. Not directly mentioned in the rule language, but of equal importance, is the fact that feeding bears habituates bears to humans and essentially eliminates, or severely alters, the natural behavior and foraging patterns of bears. Since 2006, Fish and Game has addressed a number of intentional bear feeding sites around the state, at some of

which people had been feeding bears for over 20 years. Collectively, staff from the U.S. Department of Agriculture - Wildlife Services, Fish and Game Wildlife Biologists and Conservation Officers have worked hard to identify intentional feeding sites and try to help people who are feeding to understand the serious consequences of this practice. Some have been cooperative, others, less so. People who are feeding bears are initially asked to stop via a formal warning. If they fail to stop, they are then in violation of FIS 310.01 and may be issued a summons. In many instances, a formal warning, coupled with education, has been effective. This year, however, this sensible approach doesn’t seem to be working as well. During the first week of May, Fish and Game discovered four historical feeding sites in New Hampshire where intentional bear feeding has resumed, despite previous formal warnings being issued. One site in particular, located on West Side Road in North Conway, has been particularly challenging for bear

managers. In the area known as Birch Hill, bears highly habituated to human food have been breaking into motor vehicles, garages, sheds, and killing livestock. Fish and Game has been forced to destroy two bears at this location in one week that were destroying property of posing a human safety concern. The scat of these animals has been full of both black oil sunflower seed and cracked corn, suggesting purposeful feeding. This prompted Fish and Game to investigate an historical feed site located within a half mile of the location where the bulk of the conflicts were occurring. The resident had been previously warned to cease feeding, but had resumed the activity in spring of 2014. The decision to kill these animals was not an easy one and not taken lightly. However, there were few other options for these bears, for a variety of reasons. The less developed northern part of the state, where bears are typically released when translocated, is still covered in snow, offering no natural food.

The behavior of these animals and the fact that the conflicts were becoming more severe with time forced a response. Both bears were large adult males, which tend to have strong fidelity to their home range and therefore would likely have returned very quickly if moved. In my opinion, these bears had essentially been “ruined” by intentional feeding and human habituation. They had lost the ability to be wild bears that avoid human-occupied areas.Intentional backyard feeding is not the only problem. A number of locations around the state experience bear/human conflicts each and every year. Most are areas with open or plastic-topped dumpsters (not bear proof), unsecured household garbage, bird feeders or unprotected poultry and livestock. Despite working with these residents year after year, things never seem to change. Why is that? Why are bears so devalued by some members of the public that they refuse to change their own behavior? Take A Sail On The Gundalow Piscataqua

The Piscataqua is owned by the Gundalow Company in Portsmouth. It was started in 2002, to take charge of another gundalow, the Captain Edward H. Adams, which was launched in 1982, four years after the Piscataqua Gundalow Project organized a project to build a replica of the Fanny M. The idea was to reinforce the legacy of the real Captain Adams who was dedicated to the preservation of the Great Bay Estuary which is fed by the tidal waved of the Piscataqua River. Thus, the Captain Edward H. Adams would be used to educate about keeping the waters healthy. The Captain Edward H. Adams served that purpose well for almost three

decades, and still does, except in no longer sails with passengers but is kept dockside where it has given programs to more than 100,000 people since 2002. It was also in 2002 that the Gundalow Company was formed to take on the Adams and be more involved in a broader mission. In 2007, plans were started to build a new gundalow. In 2011, with funding in place, construction began on the Piscataqua. Six professional boat builders worked with 50 volunteers

who contributed over 2,500 hours until the new gundalow was completed. Today the Gundalow Company’s mission is to protect the Piscataqua Region’s maritime heritage and environment through education and action and to connect the local maritime history with contemporary coastal issues such as water quality, habitat restoration, conservation, and stewardship. In addition to one and two hour excursions along the western shores of Lake Winnipesaukee and Paugus Bay, the Winnipesaukee Scenic Railroad offers a series of special Turkey Dinner trains on Saturday evenings in the fall starting September 27th and running through October 18th. Anglers Can Now Report Striped Bass Catch And Effort Online

This time of year, striped bass are starting to arrive in New Hampshire’s coastal waters. Anglers from near and far flock to the state’s coastal rivers, estuaries and ocean waters to pursue this popular sport fish. To help state and federal fisheries biologists assess the status of the striped bass population each year, the New Hampshire Fish and Game Department asks striper anglers to participate in a Striped Bass Volunteer Angler Survey. With Fish and Game’s new on-line survey, it’s easier than ever to take part! Visit theirstriper page at fishnh.com/marine/ striper_survey.html to complete the survey each time you fish for striped bass in New Hampshire waters. Volunteer angler survey participants are asked to measure each fish they catch. The Striped Bass Volunteer Angler Survey is the only method Fish and Game currently has to get length measurements on fish that are released. The annual striped bass survey has been ongoing since 1993. The information collected is used in the annual coast-wide stock assessment for striped bass. To help boost participation in the voluntary survey, the Coastal Conservation Association of New Hampshire (CCANH) has supported the project since 2000 by distributing survey forms to its members, signing up participants at sporting shows, and posting information at access sites and sporting goods stores. Each year, CCA-NH also donates a signed and framed, first-ofstate striped bass print,

“Shadow” by Victor E. Young. Fish and Game raffles off this special print to a lucky Striped Bass Survey volunteer. of the public that Fish and Game should remove or kill the bear, so that people are not inconvenienced by the need to change their behavior? Without support and assistance from the public, Fish and Game lacks the ability to significantly change human behavior and reduce bear/human conflicts. We can’t force restaurant owners to use locking, steel-top dumpsters. We can’t make people put electric fence around their chickens. We can’t force people to stop feeding birds during spring and summer. We can’t mandate the appropriate storage of garbage and other food attractants by homeowners so that they are inaccessible to wildlife. All of these are examples of relatively simple, effective, com-

monsense solutions. We can’t convince people not to selfishly feed bears, despite the detriment to the animal, if we are not informed of the location. We can’t challenge people’s constitutional right to shoot bears that cause property damage, despite the refusal of the landowner to even attempt to

Keep food in a closed-up vehicle or hang food at least 10 feet off the ground and five feet out on a limb that will not support a bear.

mitigate the conflicts. I find this very discouraging, because we are so fortunate to have this magnificent wild animal in our state. Isn’t it worth changing your own behavior just a little, so they can live here, too? We have been trying to get this message out for

many years. Most residents and visitors of New Hampshire are familiar with Fish and Game’s educational campaign “Something’s Bruin in New Hampshire – Learn to Live with Bears.” This campaign began in the mid-1990s and was designed to educate the public on bear behavior and provide proactive steps that the public could follow to avoid conflicts with bears. Essentially, it was hoped that if the public better understood bears, perhaps human tolerance towards bears would increase. One common message from this campaign is the slogan “A Fed Bear is a Dead Bear” -- a straightforward way of saying that allowing bears to become habituated to human environments and dependent on human-related foods has severe, and often fatal negative effects on the animal. This education campaign has helped the public better understand the behavior of bears and has reduced conflicts. However, the recent incidents in which I’ve had to dispatch bears because of stubborn human behavior is making me lose faith. Is the public even listening anymore? Is our society that self-centered

and callous towards the wildlife of our state? The next time you are reviewing a friend’s photos of a sow with cute cubs lying next to a pile of feed in their back yard, think about the consequences for the bear, and her cubs, who are learning behaviors that may result in their future death. When you see a dumpster with muddy paw prints on the side and garbage strewn through the woods, think long and hard about that image. Is that how you picture New Hampshire’s majestic black bear? The next time you hear about Fish and Game biologist climbing to the top of a tree to remove cubs because the sow was shot at an unsecured chicken

pen, ask yourself if that was a reasonable resolution to a conflict. If you find these questions provoking, please lend your support and assistance. Talk to your friends and neighbors and encourage them to be proactive in preventing conflicts with bears. Get active within your community and work for change. Change may be hard but it is not impossible. It’s our own human behavior that creates these conflicts, and therefore it is our own behavior that needs to be modified.

The Blue Trail is straight ahead and leads to the other Mount Cabot, elevation 1,512 feet. The trails to Cabot’s summit, Ingalls Mountain and Crow’s Nest have been adopted by the Sherburne Trails Club. Great views for modest effort are to be found in this beautiful uncrowded area near the New Hampshire and Maine border. patenaude from 19

pointing the way to each of the trails named after the primary color I went straight up the Blue Trail making my way to the summit of Cabot. The trail was enjoyable and the footing very soft since the trail appears to be lightly traveled. Near the top Pink Lady’s Slippers, the NH State official wildflower, were in full bloom all along the trail and a few were growing in the trail. Before the summit a short spur trail on the right led to an open ledge with nice views to the east. On Cabot’s summit there is an old stone foundation and a view loop over more open ledges. I circled back to the summit and indeed it was a short loop with great views. I continued on until I inSee patenaude on 38

tersected with the Scudder Trail and then I followed the orange blazes. The trail went down and then went steeply up. As I climbed higher I finally found a nice cool breeze. I felt like I was in the wilderness much more than I do when I am in the so called designated areas. I wondered when the last person visited this mountain. The trail passes over wonderful ledges with stunning views over the Androscoggin River to the Carters, Madison and Washington. Back in the woods I saw more Lady’s Slippers; pink and some were white too. There is no view from Ignall’s wooded summit. I took my solo photo beneath the summit sign and

decided to continue over a tenth of mile down to see Ray’s Pond, an isolated small mountain tarn. Man oh man, screams from above directed at me by a not so happy hawk made me think I must have interrupted his fishing or maybe mama had a nest close by so I didn’t stick around any longer than it took to snap two photos of the tiny pond. I admired the vast view from Ignall’s ledges while I ate my sandwich and enjoyed the refreshing breeze before I retraced my way and than continued down the Scudder Trail. The trail is mostly an old road and is clear and wide. Unfortunately moose like this grassy path and where the

moose roam wood ticks play. Several times I had to remove these stubborn pests under my pants from my ankles to my knees. Ticks were the reason I wore pants on this hot day but it didn’t seem to deter them. Maybe best to leave this trail for fall hiking. Near the bottom I took a left turn onto the Yellow Trail and followed it back to the Blue Trail. Straight across I saw another tiny sign pointing to Wiggins Rock. So I followed it up the old logging road and past an enormous rocky ledge and then the trail turned a hard left and ended up on top of Wiggins Rock—no view, too many trees. I then followed the Wiggins Rock Trail down to the White Trail.

Since I now found myself on the White Trail I decided I probably should go out and back to the Crow’s Nest. You would have thought I’d had had enough fun with the ticks but I followed the old road that went up gradually until only a short steep pitch was left to reach the top. Red Pines covered the summit and I followed the slightly worn path over to

a small vista and a rock with the words Crow’s Nest painted on it. I was happy to get back to my car and I quenched my thirst with the bottle of water I had left in the car. I changed my clothes and I found a few more wood ticks creepy crawling on me. I think I hiked a total of nine miles and I had a lovely hot day. Have Fun!
