Closing: The Basics What is closing?

The closing is when the parties to a real estate contract come together to finalize the transaction. At closing, documents are explained by the attorney and signed, title to the property is transferred, and funds are collected and disbursed.

What should I bring to closing?

• A valid, non-expired photo ID (driver’s license, passport or other government-issued ID) • H ouse keys, garage door openers and any other items for buyer • Any documents required by the contract or requested by Weissman

Closings rarely take more than an hour.

When and how do I receive my proceeds from the sale of my property? Your proceeds are wired to your bank account using wiring instructions you submit to Weissman through ClosingConnect. The wire is initiated the day of closing. If you prefer, Weissman will provide a check at closing.

Before You Start Packing Gather basic information and documents to provide Weissman via ClosingConnect upon request: •

A copy of your most recent property tax and water bill statement

Your Social Security number (strictly confidential)

Account numbers and contact information (include equity lines) for all mortgages/loans/liens, if any

A copy of your Warranty Deed and Owner’s Title Insurance policy • If any of the original owners: ❍ have filed a property tax appeal – all relevant information ❍ have filed for bankruptcy since purchase of property – bankruptcy documents ❍ are divorced since purchase of property – divorce documents ❍ are deceased – death certificate and probate documentation

Condo or homeowners’ association information

Termite letter/bond, if applicable

Home Warranty, if applicable

Your forwarding address

Wiring instructions for your proceeds

Any other information that you think will be helpful

Helpful Information:

Funds held in your Escrow Account for payment of taxes and insurance are refunded to you by your lender several weeks after your loan has been paid in full at closing. Be sure to give your payoff lender your forwarding address.

Schedule property repairs as soon as possible

Do not draw funds from home equity lines of credit within 30 days of closing

Do not schedule out of town trips during the week of your scheduled closing

The payoff amount of loans on your property includes the remaining principal balance owed to your existing lender, plus accrued interest since your last payment, as well as possible late fees and penalties. If the loan type is FHA, the amount to pay in full includes interest for a full month without regard to the date the loan is paid in full.

PLEASE READ the Wire Fraud Warning carefully. Since wire fraud is on the rise, Weissman asks that you provide your wiring instructions exclusively through ClosingConnect. For your protection, wiring instructions sent through other mediums will be disregarded.

WIRE FRAUD WARNING The real estate industry has seen a substantial increase in fraud attempts including fraudulent emails directing attorneys to send seller funds to an unauthorized third party’s account. Please note that seller wiring instructions should only be submitted to Weissman through ClosingConnect. If Weissman receives an email or a communication from anyone, including an email that purports to come from you or your agent, asking us to redirect seller funds to a different account, we will disregard it and contact you immediately.

Contract to Closing: What to Expect Agent sends contract to Weissman. Seller receives email from Weissman followed by a registration email from ClosingConnect. Seller completes information required for closing in ClosingConnect within 24 hours, including wiring instructions for proceeds. Weissman orders all documentation required for closing including all applicable loan/lien payoff, homeowners association and water letters. Parties schedule closing date, time, and location in consultation with Weissman. Seller receives amount of proceeds from sale, generally three (3) days prior to closing. At least one day prior to closing, visit “Your Closing Details” in ClosingConnect to view your closing time and location. At closing, seller signs documents, title to the property is transferred, and funds are collected and disbursed. Signed ALTA Settlement Statement and other documents are available in ClosingConnect.
