oolwich residents have a new outdoor space to explore. Berkeley Homes recently unveiled the first chunk of Maribor Park at its expansive Royal Arsenal Riverside on the banks of the Thames. Visitors can now access around an acre of parkland – around a quarter of the final space, which will stretch through the whole of the development when complete. Designed by landscape architects Gillespies, Maribor Park traces the path of a waterway intended to evoke six different aspects of a natural stream as it meanders towards the Thames. These include a babbling brook and a stretch with stepping stones before it spreads out as a wide shallow area named The Delta. Intended to guide visitors towards the development’s kilometre of river front replete with cycling and running paths, the park is also an amenity for families looking to entertain their kids or residents seeking a peaceful space to grab some time outdoors. The Delta is surrounded by landscaped terraces that can be used for seating when it is drained to create a performance space, which may be used for outdoor theatre or cinema should conditions allow. For those considering a move to the area, a limited number of two and three-bedroom homes at Berkeley’s Waterfront III building are available with properties located on the edge of the park boasting views of the Thames. Buyers have continued to reserve apartments during lockdown, leaving only a small number still on the market. Prices for the remaining homes, which all feature balconies and are ready to move into, start at £710,000. Elsewhere at Royal Arsenal Riverside, one, two and three-bedroom properties are also available at Navigator Wharf. Prices in this building start at £492,500 with homes qualifying for the Govern-

hile ale has not flowed from the taps of The Sea Witch pub at Morden Wharf since its closure due to bombing in the Second World War, things could be about to change. Should a scheme for this substantial patch of Greenwich be approved, a new establishment will open under the same name on the site of its predecessor. Developer U+I has submitted plans for Morden Wharf, which could see around 1,500 homes built, more than six acres of public open space delivered and hundreds of jobs created along a 275m stretch of the Thames. Comprising 12 residential buildings alongside commercial space, shops and community facilities, the scheme has been designed by Dutch architects the Office For Metropolitan Architecture (OMA) The proposals, which are under consideration by the Royal Borough Of Greenwich, include the creation Morden Park, which will cover more than three acres of the site on the banks of the Thames with views of Canary Wharf and the Isle Of Dogs as well as the Old Royal Naval College. Path – which will be upgraded and widened to six metres to accommodate walkers and cyclists under the proposals, the park will be open to the public with landscaping inspired by the site’s history as a marshland. A public square will also be created where Sea Witch Lane – a road running through the scheme – meets the river, intended as a space to host seasonal events and markets. Of the 1,500 homes, 35% will be affordable housing – a mixture of shared ownership and London Affordable Rent at around half of market value. Located on the south-western corner of Greenwich Peninsula, Morden Wharf is the last significant standalone site in the area awaiting regeneration. U+I’s £770million scheme promises to create around 1,100 permanent jobs in the area by providing space for commercial, retail and community use, including flexible units for small and creative businesses. A series of “maker spaces” will be developed as well as light industrial units that will sit on the part of the site to the north designated as strategic industrial land. U+I chief development officer Richard Upton said: “Morden Wharf will bring together new homes, retail, leisure, employment and an extensive riverfront park, to create a diverse community rooted in the site’s heritage. “Centred on a beautiful park and world-class public realm this scheme is set to transform the area into a distinctive, green, mixed-use development, while driving growth and employment and delivering 1,500 much-needed new homes.” The proposed boathouse The project is likely to create at Morden Wharf with around 2,400 jobs over the course of the development programme

An existing brick warehouse on the original site of The Sea Witch will be retained and modified to house the new pub together with a mix of refurbished workspace for creative businesses. OMA partner in charge of the project Reinier de Graaf, said: “Morden Wharf is designed to foster community and has the right mix of uses to create a successful and vibrant neighbourhood, all stitched together with beautiful public realm. “We have drawn design inspiration from Greenwich Peninsula’s industrial heritage – from the warehouses and silos that once sat on the site, to the iron lattice structure of the gasholders. We have also looked back further, to the original marshland landscape of the peninsula, and in creating the park and public realms we are seeking to return the post-industrial landscape to a more natural and ecologically diverse condition.” While the scheme also contains provision for a nursery and other community space, perhaps the most eye-catching proposal is to create a permanent boat house on an existing jetty designed by architects Carmody Groarke. U+I says this could be used to provide a mooring for Gloriana, the Monarch’s Royal Rowbarge, built to participate in the Queen’s diamond jubilee in 2012. U+I is also looking ahead to the completion of Silvertown Tunnel, which it says will allow nearby Tunnel Avenue to become two-way, facilitating the introduction of bus services to the site. As it stands, transport connections for Morden Wharf are located about 15 minutes’ walk at North Greenwich Tube station, one stop from Canary Wharf on the Jubilee line. Cyclists are also able to access the Wharf easily via the Greenwich Foot Tunnel to the Isle Of Dogs.

he Royal Borough Of Greenwich is turning to modular construction to deliver 750 council properties for affordable rent. The project will see construction company A&E Elkins working with manufacturer Ideal Modular Homes and architects Shedkm to create the new housing within a decade. All the properties built will be designed as carbon positive with the aim of making them better for the environment and cheaper for tenants in a bid to address fuel poverty. The modular homes can be manufactured in four days and installed in eight hours, minimising disruption to the surrounding residents and cutting the delivery programme time by up to 50%. A&E Elkins managing director Ray Elkins, said:
“The company is delighted to be part of the alliance to support the Royal Borough Of Greenwich in their quest to provide high quality, affordable homes. “A&E Elkins believes the council is setting a precedent that should be the standard for all new build homes.” Shedkm director Alex Flint said: “We are very excited to be involved in this important and innovative project. “Working closely with our partners, we aspire to bring the highest quality of homes to the borough. The new homes look to change the perception towards off-site manufacturing, through carefully crafted and long-lasting materials, and considered internal layouts.” Construction on the new properties is expected to be underway by 2022. According to my calculations, the stamp duty holiday announced on the 8th July could save home buyers in England up to £15,000. Previously, movers had to pay Stamp Duty on any homes costing over £125,000, but now that threshold has been raised to £500,000. This means that a buyer of the average home in England, worth around £250,000, would pay no stamp duty at all, saving about £2,460. Someone buying a £500,000 property would save up to £15,000. Homes which cost over £500,000 will have to pay stamp duty, but £15,000 less than before, which is significant. In our area, 65.2% of sales were under £500k in the first quarter of 2020, so under these new rules, a good proportion of local homeowners could pay zero stamp duty.
