hile developers across London are increasingly launching buildto-rent schemes, back in 2012 you’d have probably had to travel outside the to find one. That’s when Fizzy Living launched in anning Town with a simple idea aimed at providing an alternative to the classic model of renting in the capital. ts operation o ers tenants well turned-out apartments with broadband included and on-site property managers called “Bobs” charged with fi ing any problems and generally making residents’ lives easier. arry Downes is a trailblazer. Fizzy Living’s managing director has presided over its rise since creating the business in 2012. The company continues to manage its first ever site in Canning Town and, having grown steadily in the intervening eight years, is now about to expand significantly in the area with 292 homes at the Brunel Street Works development set to hit the market in 2021. “Fizzy Living is really a hospitality business,” he said. “When we set the business up, it was very clear house prices were going up and up and an awful lot of young people didn’t have £100,000 I thought we needed a in the bank for platform that could buy a deposit. So, where were buildings, own them they going to long-term and have live? The development is a joint venture between Fizzy’s co-owner, housing association Metropolitan Thames Valley and Vistry Partnerships. “It’s basically more of the same,” said Harry. “All of our flats are of design guide standard sizes – we don’t have small apart-

Serina Maiolo, Bob at Fizzy Living’s existing Canning Town operation, said: “It’s not just being a property manager – moving people in and out – it’s attending to their other needs as well. “Sometimes I’m a counsellor, sometimes a friend, sometimes a shoulder to cry on. It’s a unique role. We want the tenants to come in and build a relationship with a Bob so they have someone they can trust, which I think is very important, especially somewhere like London, which can sometimes be a lonely place. “They always say that having a friendly face to come home to – someone who cares and will help them out if necessary – is a massive plus-point and they love it.”
Harry Downes set up Fizzy Living in 2012 after spotting a gap in the rental market ments. In the new building we will have some studios, but they are actually nice ones and a good size. “There are a lot of people who are beginning to look at renting in good, well-run buildings. It doesn’t have to be a Rolls Royce. It has to be comfortable, reliable, well looked after and convenient. We view every tenant as a potential ambassador for us – I want them to be happy, I want to look after them and make sure that when they pay their rent, we give them the service they expect. “Around 50% of our tenants are from overseas – 25% from Europe and 25% from the rest of the world – so we offer Skype viewings. People know when they come to us they’re going to be in London, close to a Tube and it’s de-risked. It’s much easier to sign up if people feel comfortable and a lot of other people have said they enjoyed living there.” Both of Fizzy’s Canning Town schemes are located near Canning Town station, which is two stops from Canary Wharf on the Jubilee line.

ave any areas ever fluctuated in their fortunes more than Canary Wharf and the Isle Of Dogs? I think not. Boom, Bust, Boom, Bust could have been written for our great location. Some of us have seen the rise, fall and rise again of property values and therefore the perception of the area change, during numerous economic cycles since the early 1980s. While it feels like we may see Reggie Perrin wade off into the Thames never to be seen again, I have more faith in this part of London than that – certainly more than banks’ surveyors. Canary Wharf and the Isle Of Dogs are destinations with much more life in them than the currently half-empty shiny towers. Galliard Homes is in the midst of completing purchases at Harbour Central’s Maine Tower and despite the employment outlook and the supposed Young people want to reliance on financial live here, whether they services businesses in the Wharf, every single work locally or not – investment-bought flat has been rented. they like the newness, Young people want the cleanliness, the to live here, whether they work locally or fantastic facilities not – they like the David Galman, Galliard Homes newness, the cleanliness, the fantastic social and leisure facilities. erkeley Homes has an extensive track record in regeneration. The firm has already transformed large swathes of Greenwich with Kidbrooke Village and Royal Arsenal Riverside within easy reach of Canary Wharf. Its latest major project, launched last month, is even closer to the estate. TwelveTrees Park is a 3,832-home scheme on former industrial land next to West Ham Tube station. Named after 19th century industrialist and anti-slavery campaigner Harper Twelvetrees, who managed the Imperial Works manufacturing soap powders, Berkeley is set to create a development where more than 50% of the site is dedicated to green space including a substantial park. The plans also feature footbridges including a direct link with the Tube station and improvements to the existing road bridge between Manor Road and Stephenson Street to widen it for easier access. Berkeley will also be constructing a permanent home for the East London Science School on the site, centralising it in one place with facilities including an outdoor lab, a physics garden, a sports hall and a lecture theatre. While Evergreen Point is on sale now, canny buyers will also want to pencil in the early months of 2021 when further releases are expected. At the time of going to press, properties in the block, which includes access to a gym, business lounge and 24-hour concierge service for residents, started at £465,000 for a studio apartment. One two and three-beds are also available. Berkeley Homes operations director Sean Gavin said: “Quite a few of our buildings are under way at the site. We like to think we’ve master-planned this with the experience of some of the other large regeneration schemes we’ve done such as Kidbrooke, Royal Arsenal and Woodberry Down. “The mix has been dictated from planning – there is build-to-rent here, which is a relatively new model for us but one that’s being utilised in an increasing number of developments across London. “Even though the site is barren,
there is a community in the hinterland here and we’re trying to connect to that via the bridges. “We also have a commercial building at the beginning of the second phase and we believe that will mean the site is used during the day, which is important for a scheme of this scale. “There will be a community centre built in the first phase and our site will lead onto the gas holder site which sister division St William is set to develop in future years. “We’re looking at the four phases of TwelveTrees Park as well as another 2,500 units on that neighbouring site, which will then take the development all the way to Bromley-By-Bow. “That’s particularly why the north footbridge has been put in – driven at planning from the community because they wanted to get access to the site in phase one. “For prospective buyers one of the main benefits will be the connectivity. If you look at the site on a map, TwelveTrees more or less bisects the triangle formed by Stratford, Canary Wharf and Bank. “The development will feel a little bit more removed than those closer to the City or Canary Wharf with some larger, established landscaping over 4.5acres of parkland, which will be wi-fi enabled and that’s set out with extensive sections available as soon

as the first phase of development is complete. We will do it sequentially, always delivering more open space relative to the amount of homes we’re building. “For visitors, we’re looking at park-facing restaurants and small businesses to give the development a genuine mixed-use feel, which we believe you need when you’re building something on this scale. “With everything that’s been happening with Covid recently and people looking for certain things in their lifestyle as a result, I think we’re well placed to deliver. “We’ve always made sure we have home office solutions in place – all the apartments at TwelveTrees will be wired for fibre broadband and our rental units will have live-work community areas – lounges that will have a business suite feel during the day and a more relaxed atmosphere in the evening. “As the other phases develop and you get a bigger population, we feel there will be a good opportunity with the commercial units we have in place to get quite a large private gym to come in addition to the residents’ facilities. “We’re delighted to be under way with this development and we’ve been reassured by the interest we’ve had on the sales side, even though that’s been remote via Zoom calls and virtual tours around the models. “We have a fantastic two-bedroom show property, dressed by interior designers Johnson Ribolla, that people can now come and visit by appointment.” Designed by architects Patel Taylor and with grounds created by HTA Landscape Design, TwelveTrees is set to see completions from 2023-2024.
