F
or the countless pairs of eyes that have fallen on the long-vacant patch of land just to the north of Westferry DLR station and brains that have idly wondered what will eventually happen to it, the project to turn it into a hotel and private housing looks just about set to get under way. Developer Rockwell has planning permission for a 30-storey building that will house a 400-bedroom hotel, 66 residential properties and a landscaped roof terrace and a small park. It says the scheme will create up to 200 jobs. The firm recently announced its partnership with Gateway Housing Association, which will take a 250-year lease on 18 of the

homes built as part of the project and designated as affordable. These occupy the lower floors of the building and offer a range of sizes aimed at accommodating people on different rungs of the property ladder. Both the provision of homes available for affordable rent and the number of three-beds exceeds Tower Hamlets Council’s target for new-build schemes. With work starting imminently, completion is expected in the first three months of 2022 at the West India Dock Road location. Rockwell founder Donal Mulryan said: “I’m delighted that we’re partnering with Gateway to bring forward and manage the affordable housing in this landmark development. “Gateway shares our commitment to providing great housing and support, which meets the needs of the people of the borough. “This further ensures that the scheme has a positive and meaningful legacy for the local community.” Gateway chief executive Kate Dodsworth said: “There’s a real need for more homes within Tower Hamlets as the demand continues to greatly outstrip the supply. “We’re thrilled to be working with Rockwell to increase the borough’s provision of affordable homes and look forward to working with them throughout the development process.” Rockwell appears to have a penchant for smartly located sites beside the DLR. The firm is also looking at building a 40-storey structure housing another 400-bedroom hotel and 320 serviced apartments where Quay House currently stands across the dock to the south of Canary Wharf. eston Homes is gearing up to transform a 0.4acre site formerly used as the regional headquarters of HM Revenue And Customs in SouthendOn-Sea into 217 one two and three-bedroom apartments. The developer, which recently purchased the Essex scheme from Mapeley Estates for £60million, will turn Portcullis House into Victoria Central – a series of residential blocks rising to 15 storeys at its highest point. The development will also feature 275sq m of commercial space and a landscaped courtyard. Located about eight minutes from the town’s seafront, Weston Homes said the properties would have open-plan living areas, fully fitted kitchens, and luxury
bathrooms. Journey times from Southend to Canary Wharf take around an hour on public transport or via car. Transport links for Victoria Central also include direct train services into Liverpool Street and Fenchurch Street as well as being located close to the A127 and A13 and London Southend Airport, which offers direct flights to Europe.
