how flexibility should see Aspen rise to success as FEC’s Consort Place gets underway by Jon Massey

F

ar East Consortium’s approach to development is to be admired. The company recently launched Aspen Consort Place – a 65-storey tower that dominates its Isle Of Dogs scheme. The whole development, which includes an educational facility and a 231-room hotel as well as commercial space alongside 495 properties, is a breath of fresh air. Rather than simply stack as much housing on the Marsh Wall site as possible, FEC and architects Pilbrow And Partners have clearly placed significant weight on how the buildings will sit alongside their neighbours and, crucially, how Consort Place will be used by those already working and living in the area. I’ll admit to some bias here – I remember The North Pole pub as a welcome hideaway from the rigours of work when I first came to Canary Wharf. The decision to refurbish it and return a building frequented by Islanders for 160 years should be applauded – as should FEC’s open and flexible attitude to the buildings it is constructing. “The whole idea is that Consort Place is a new destination people come to – it encompasses everything with education, the hotel, a health centre, affordable housing and the residential tower,” said Anglea Walsh, FEC’s director of sales and marketing “We’ve designed it as a courtyard that people can take advantage of and enjoy as an oasis in Canary Wharf. “Buyers can expect a new lifestyle, we’re creating a community feel – it’s a lot more than just living in a tower.” FEC project director Bruno Almeida Santos said: “One of the changes to the original design is that we now have the lobby entrance to the hotel overlooking the square. Having all that activity 24-7, creates a sense of community. “A lot of the work we’ve been doing with the architects to improve the scheme was not just to say we’re going to build a community, but to be sensible and realistic with the design approach.

“We want to be active with the features we could introduce, such as small retail units – we’re talking about delicatessens that have croissants in the morning, for example, which wouldn’t compete with a pub or hotel. “It’s about sincerely creating a community. We want to know what retail units will create a closer place and to ensure that the platform will be flexible because what may be great today may not be in four years’ time. “We have been very cautious about not over-promising, because a community is not dictated by the developer. It would be sheltered at this time of year, but will be opened in the summer. “There’s private dining and a wine tasting room, which will be

catered by the hotel and then, of course, the lounge. We also have a wellness level with a vitality pool this is about relaxing – and a gym. “There’s also a business lounge with partitions it’s ery flexible – and there’s the pantry.” “It’s about people’s needs at that time,” said Angela. “There are so many creative industries coming up and the people working in them are likely to be doing their jobs from, and will have meetings in, these places. “There’s a whole range of how we see the spaces working. The business lounge has moveable walls so it can be opened up if people need the whole space But we’ve designed it in such a way that you could sit and work in there, or you could have a small meeting in there. “With FEC, the attention to detail and the need to get it right is something quite special. We asked a lot of people what facilities were being offered and whether they were being used or not. Our response was to plan communal facilities but in a much more flexible way “People might want to watch a football match or have a business meeting and they don’t want to be enclosed in a little room. But e ually, they might want a children’s party. “My favourite is the Paramount Lounge at the top of Aspen, which is something we have purposely designed, because it’s not going to be just a residents’ bar that is just used in the evening. “We’re designing certain areas within it that can be used as snugs or for Yoga during the day, or working. We’ve worked very closely with the interior designers here to make sure that it can function at all times.” As for the rebirth of The North Pole, that’s a decision partly aimed at pulling people into Consort Place to help invigorate the public spaces. Angela said: “People don’t want to live in a soulless place, they want to live in a place that’s buzzing, that’s lively, that’s welcoming and encouraging. “ ith all the different offerings as well, there’s lots on offer for the many different people who will come here. “The idea is that it will be a good place for meeting, for hosting, for parties and all sorts of things.” Bruno said “I use the term ‘stitching’ because this development ‘stitches’ the Isle Of Dogs to Canary Wharf, and no other scheme does that. “We have the pub in the centre, bringing people from Canary Wharf to Consort Place and from the earliest time in the development we wanted to create a destination. “It’s a three-storey building and

we want to create more openings so that it is connected to the public realm. “The plan is to return it to its original state but to keep our minds open to what the pub of the future will be like.” And it’s that attitude that is being applied across the scheme to ensure FEC delivers the right mixture of ingredients at Consort Place. Angela said: “We feel that if we’re open as a company, we’ll be more successful. You see so many people who will sell now and be very dictatorial on what’s happening – then it will be completely out of date, you’ve promised the wrong things and it’s not what people want. “It’s a balance between showing people that we’re open and that we’ll be doing things properly – that the end product will be very well thought out. “We’ve thought about what buyers want now and about how we see our vision, but we’re not fixing that Go to aspen-canarywharf.com or call 020 3151 3788 for more information about the development

and we’d been talking for a while about buying a place together in London before I proposed,” said Chandan, who works as a cyber security expert. “After buying the ring the excitement and anticipation really began to build. It is such a nerveracking experience. Luckily, I had plenty of encouragement from our friends and family. “I booked us a table at our favourite restaurant and got down on one knee and she said yes. It was a magical evening and I still cannot quite believe it.” Fruzsina said: “It was certainly a surprise – I’m impressed he managed to keep it a secret as

I noticed back in September 2019 that The Office for National Statistics reported house prices across the UK saw a year-on-year rise of 1.3 per cent. Annual growth has declined in the last few years, yet I think the fact that there has been any growth at all nationally during these years of political stagnation is very encouraging. If the trend continues, the average home in the UK will increase in value by over £3,000 in the next year. But what's in store for E14? Over the last decade, local prices have seen a rise of 60.8 per cent, equivalent to £18,550 per year. Terraces tell a different story, having seen a rise of £35,050 per year or 107.1 per cent over the period. As the chart shows, all owners have benefitted from price rises, but some more than others.

The hike in house prices indicates good news for current homeowners, but those hoping to take their first steps on the property ladder will need to familiarise themselves with pros and cons of current schemes. There are several government schemes for first-time buyers: Help to Buy, Shared Ownership, ISA's and Starter Homes. Local area residents thinking of selling their home will be buoyed by the price increases, especially if they have owned their property for a significant amount of time.
