F

riday, February 14 will have slipped by as a relatively normal day for most Wharfers, complicated a little, perhaps, by the feverish activity of securing last-minute chocolates or emergency flowers to satisfy the modern demands of St Valentine. But that date marked the start of a process that heralds great change across Canary Wharf – more than 30 years after a patch of derelict industrial land was earmarked for regeneration, the estate is embarking on a new chapter in its history. Having risen to great heights as a business district, an increasingly important centre of culture in east London and a shopping destination, the arrival of its first residents is a significant evolution of the project and one likely to benefit those working on the estate and already living locally. For the first time, Canary Wharf Group is responsible for serving the needs of people living 24/7 within its borders. Initially that’s through its residential leasing company Vertus, which is in the process of welcoming its first tenants to 10 George Street, a 327-apartment tower designed by Grid Architects at Wood Wharf. It will also look after further properties at nearby 8 Water Street and also Newfoundland, the striking harlequin-clad tower to the west of the estate. Buyers in the first phase of Wood Wharf at One Park Drive and 10 Park Drive are also expected to move in over the course of 2020 – the vanguard of occupiers in what will ultimately add up to 3,600 homes planned for the new part of the estate. Minimum deposit buyers need to use the Government’s Help To Buy Scheme

David has seen the amount of red tape in the industry swell in line with technological change

O

nly five years ago, my completions team at Galliard consisted of one highly efficient lady who revelled in meeting the buyers, working closely with our construction partners, serving legal completion notices, meeting surveyors and moving people into the homes they’d bought – sometimes in huge numbers, always on a Friday. We now have an entire department responsible for reporting and completions. Buyers are advised at the point of exchange who they will be dealing with, each quarter an update on construction is sent, with photographic evidence of progress – then there’s the details of mortgage advisors, letting agents and furniture suppliers to take care of. Surveyors are now furnished with an entire pack, a list of buyers and all sales prices in order to prove the development is not bulk-sold. There’s also the Council Of Mortgage Lenders form, a cladding letter, a fire strategy letter, a warranty form and local authority sign-off – the list is endless. Red tape and bureaucracy have become a way of life in every industry, I am sure. Planning used to be simple – produce a set of sensible plans, present to the planning department and permission was granted.
