how Rockwell’s Westferry and South Quay projects will alter east London’s expanding skyline

s the final pieces of cladding are fixed to the tops of the first crop of truly tall residential towers beyond the fringes of Canary Wharf as well as on the estate itself, the appetite among developers for more, equally lofty schemes is unabated. As the likes of Wardian, Madison, Landmark Pinnacle, One Park Drive, 10 Park Drive, 10 George Street, Newfoundland and Maine Tower join Arena Tower, Pan Peninsula and Dollar Bay as places to live up high, there are plenty of schemes waiting in the wings to incrementally alter the skyline. Berkeley’s South Quay Plaza is already well underway, while Far East Consortium is set to launch plans for Aspen, a 65-storey tower at Manilla Street on the Isle Of Dogs on January 30 and Canary Wharf Group is currently seeking fresh outline planning permission on a flexible master plan for its North Quay site beside the area’s Crossrail Station. Architects Allies & Morrison have created proposals that could see towers of up to 66 storeys built there, with the potential for around 950 new homes. More recently, though, the bulldozers’ movements have heralded the physical arrival of a new force in east London. Contractors working for developer Rockwell have begun work on the construction of its 82 West India Dock Road scheme – a 30-storey building next to Westferry DLR that will house the capital’s tallest Premier Inn as well as 66 homes. Designed by architects SimpsonHaugh, the tower is set for completion in early 2022 with the development also including space for a cafe, gym facilities and a small park. Rockwell founder Donal Mulryan said: “We are immensely proud to break ground on this landmark building, which will be an important asset for the area, providing significant benefits for the local community with the creation of numerous jobs for local people, enhanced public realm and much needed new homes. “We look forward to working

with our contractors John Sisk & Son to deliver this high-quality hotel-led scheme, and look forward to delivering similar highquality schemes in the future.” Whitbread Hotels And Restaurants property acquisitions manager for outer London, Louise Woodru , added: “This is a landmark hotel for us as it will be the tallest Premier Inn in the UK and, aside from our hotels at Gatwick and Heathrow Airports, it will also be our largest in London at 400 bedrooms. “It’s great to see construction begin on such a fantastic development which will make a positive contribution to Tower Hamlets by creating local jobs alongside new public areas and a ordable homes.” Looking to the future, Rockwell – once again working with SimpsonHaugh – has just received planning permission for another tower – this one on South Quay, just across the DLR from Wardian’s two blocks by Ballymore. A joint venture with FirethornTrust, this 0-storey scheme will also house a 400-bedroom hotel as well as 279 serviced apartments,

I’m delighted Tower Hamlets has granted permission. The opportunities for local people and businesses are substantial Donal Mulryan, Rockwell
and dockside commercial space for leisure facilities. The design includes opening up the Quay House site to the public with elements aimed at Parkour practitioners. The project is expected to create 300 jobs during construction, which is slated to start later this year, and 172 full-time roles when the businesses are up and running. Rockwell says the building will contribute £34.2million of visitor spend to the local economy each year and £18.3million in its wider supply chain. to create West Properties in 2003, said: “I’m delighted the London Borough Of Tower Hamlets has granted permission for this exceptional development. “The opportunities for local people and businesses are substantial. Our relationships with local organisations such as Parkour Generations and the London Training Centre will further maximise the benefits. FirethornTrust founding partner Chris Webb added: “We are proud to have received planning permission for the redevelopment of Quay House. “The Borough’s decision is an important one, in that it will facilitate the delivery of much needed jobs and visitor accommodation whilst also providing significant improvements to the public realm. “We are excited about bringing this development forward with Rockwell to deliver a landmark waterfront scheme overlooking Canary Wharf. David wants to see rapid action from the Government to address a range of issues

hat a difference a stonking majority makes. The property market really suffered during the second half of 2019. The Brexit dithering, delays and uncertainty put a stop to almost any investment. The huge majority achieved by Boris has created a feelgood factor into the market. At Galliard we had the best last two weeks of December on record. Sales were agreed across our portfolio with both UK-based buyers purchasing homes to live in vying with domestic investors and buyers from overseas. I am not suggesting the market has recovered, but we can see green shoots in all locations and across the price ranges. Many challenges lie The housing minister ahead. We need a more pragmatic approach and the chancellor have to planning and a lead a big role to play – let’s from the government on building regulations hope that stonking all while being careful majority allows them to not to create a two tier market. act swiftly and sensibly We cannot have David Galman, Galliard Homes a situation where properties that had a perfectly acceptable building control certificate 12 months ago are now proving un-mortgageable. The same applies to the freehold/leasehold, ground rent debate. We need ministers to stop sitting on their hands and to make a decision as to length of lease, level of ground rent and review patterns Again they need to avoid causing problems for owners of a property bought some time ago that now has a defective lease. The housing minister and the chancellor have a big role to play – let’s hope that stonking majority allows them to act swiftly and sensibly. I wish all a happy and a healthy New Year.

he National Landlord Investment Show is set to return to London from 8.30am on March 19 for its 70th event. The day will open with a governmental panel debate chaired by broadcaster Andrew Neil and featuring former shadow chancellor Michael Portillo and property finance professional Paul Mahoney of Nova Financial, who will discuss the latest budget and its impact on UK landlords and the buy-to-let market. With a substantial Conservative majority in Parliament, the Government certainly has the power, if it chooses, to e ect great change. The debate is aimed at giving all attendees fresh insight into where they stand in the wake of Brexit as well as a ording them the opportunity to participate in the discussion via questions from the floor. Held for the 15th time at the London Olympia Conference Centre, the show is expected to attract 5,000 landlords and investors with a focus on how both groups can move forward with their portfolios as a fresh decade gets underway. Attendees will have the opportunity to meet with professionals including tax advisors, property solicitors, mortgage brokers, letting agents and other providers of buy-to-let products and services as well as networking with other landlords and investors. During the course of the show there will also be panel debates on the e ects of prop tech on the buy-to-let market hosted by Paul Shamplina of Landlord Action and a discussion on the success
“
People can expect to meet with companies covering investment opportunities, legal matters, tax and finance all under one roof Steve Hanbury, NLIS
and pitfalls associated with homes of multiple occupancy chaired by Peter Licourinos of Heritage Property Investment Group. In addition to the panels, more than 100 exhibitors are already confirmed for the March event as well as a programme of more than 45 educational seminars from a wide range of industry figures including Joseph Aston of Vantage Finance, Kam Dovedi of Premier Property Education and Tony Gimple of Less Tax 4 Landlords. Founded in 2013 by husband and wife Steve and Tracey Hanbury, the brand has grown from its Croydon roots with events all over the UK. Steve said: “We are landlords ourselves and we have longevity in terms of our family business, which was started by my dad about 40 years ago. “We came up with the idea for the show in 2013 – there was a gap in the market for UK landlords like ourselves to attend an event, to gain knowledge and to help each other on their journeys. “Things were getting a little bit better after the lull of 2007-2008. We were reading the Sunday Telegraph and it was reporting on UK buy-to-let hotspots, so we said: ‘OK, why don’t we create an exhibition to go to those areas with exhibitors from the property industry to help landlords?’. “We decided to have speakers on a di erent range of topics – auctions, legality, investment opportunities, finance and more and we did five shows that year. ““In a nutshell, the ethos behind the show is to really help landlords and people thinking about getting into property as well as accidental landlords who have perhaps inherited property. “They can come to a show – it’s free for them to attend – and meet with various service providers, learn things and sit in on seminars. “They’ll also come away with a booklet filled with nuggets of information that can help them. “People can expect to meet with companies covering investment opportunities, legal matters, tax and finance as well as property trainers all under one roof – it’s a very diverse collection of exhibitors. “Being a landlord can be an isolated game – you’re often out there on your own. Landlords like to network with their peers to get advice, ask questions and to join the community.” The March 19 show runs from 8.30am until 5pm at the venue, which is located next to Kensington Olympia Overground station. Companies interested in exhibiting at the show should call 020 8656 5075 for more information. To register for free tickets go to landlordinvestmentshow.co.uk
