here have been doubters. Some were swayed by the lazy stereotype of Canary Wharf as nothing more than a collection of monolithic towers filled with greedy bankers. That’s a position dated not only by financial services taking up less than 50% of the oorspace in , but also how far the retail and hospitality offering have come in recent years. Others drank deep from the well of prophecy filled to brimming by columnists and commentators predicting the death of the urban environment because Covid had seen some Londoners move to Eastbourne for a bit. ut under their radar, the estate had quietly been making a success of itself as a place to live as well as work. T

hey said the internet would make our lives easier, speed up everything we do and simplify our lives. But has it? Or has it made everything that much more complicated? For the past few months, I have been trying to help one of my daughters deal with the aftermath of a car accident she had in February. The car was on finance (as many are), so the insurers use a different company to deal with the matter. The procedure goes like this. No-one returns a phone call. Emails are met with: “we will endeavour to respond within 5 days’’. Five. Days. They never do. No-one takes responsibility, no-one really cares, most of the people I speak to at the finance company and the insurers are working from home, hobbled by poor Wi-fi. No wonder – Netflix is probably draining the connection. Eventually, after far too many calls and emails, we have a settlement. The finance is paid off and there’s a surplus that will be the deposit on the next car. That won’t be until November, of course, due to the current supply issues. From pay and display to Just Giving, booking flights, theatre tickets or ordering a taxi, the internet is a wonderful tool. But it so often complicates matters. Am I a robot? Can I input a lengthy code perfectly first time? Progress is a wonderful thing, but it can also be difficult to embrace and increasingly complicated for the older generation. I kid you not. So what is my conclusion? We have to embrace change and progress, but please give the old folk a chance and make it easier on them. eveloper Ballymore is set to host a 21st century take on a traditional fete at its London City Island development. ollowing a successful first iteration last year, the Islander Festival 2022 has been inked in the diary for July 23. The event will run from 11am6pm at Hopewell Square with a range of activities that promise to entertain, delight and feed the community. Kids can expect face painting and races alongside balloon modelling and lawn games. There will also be live music performances, exhibitions and fitness classes on offer, although full details of all attractions have yet to be finalised

I

n 2010, then Mayor Of London Boris Johnson considered plans for a 679-home development on a parcel of land bordered by Bidder Street, Newham Way and the River Lea. The Greater London Authority’s response was that those proposals failed to comply with the then London Plan and that, even though certain remedies could be made to address this, Boris remained “unconvinced” that the plot was suitable for residential development at all. In the end, nothing was built and the land continued to be owned by waste management company European Metal Recycling (EMR). Disappointing for some residents and, indeed, to those engaged in the regeneration of Cody Dock as frustratingly, the pathway up the Lea remained blocked, forcing walkers and cyclists to divert through an industrial estate. At the end of 2021, however EMR’s property arm Praedius sold the four-acre site to Barratt Homes, which is now in the process of drawing up a fresh set of plans aimed at convincing current Mayor Of London Sadiq Khan that this riverside plot should be used for housing. The developer says it intends to bring forward plans for the site as a “green and sustainable place that connects existing and future communities and creates somewhere for people of all ages to enjoy”. The company is currently seeking the views of the local community as part of its planning procedure. It is holding two exhibitions on May 26 (4pm-8pm) and May 28 (1pm-5pm) to gather ideas at the Daisy Parsons Room in the Custom House and Canning Town Community Neighbourhood Centre. Increase in the number of people competing to rent properties near Custom House since 2010

A

lthough Elizabeth Line trains have only just started running, the Crossrail project has had a marked impact on property asking prices along its route over the past decade. Before anyone had a chance to experience the increased connectivity the railway delivers, anticipation has driven the market around key stations, according to figures from online portal Rightmove. The biggest rises have been in Newham, with average asking prices for properties near Maryland Station on the eastern branch of Crossrail increasing 108% from £233,500 to £486,200 since 2010. Similarly, Abbey Wood and Stratford rose 103% and 102% to £480,300 and £356,300 respectively. This compares with a London-wide average rise of 55% in the same period. Competition for properties in these locations has also seen a significant rise with the average number of buyers competing for a property in Abbey Wood now nine times higher than it was a decade ago. The Romford suburbs of Gidea Park and Harold Wood have also seen much greater competition with hikes of more than eight and seven times respectively. For renters, prices have also risen, with the largest increases seen along the western stretch of the railway. Asking prices in Slough and Burnham shot up 44% and 43% respectively. The market has also seen much greater competition among tenants as they look to secure homes that are both comparatively cheap but still offer decent commuting options. Custom House in Royal Docks, for example, has seen 33 times (3,270%) more enquiries per property than 10 years ago. Rightmove director of property science Tim Bannister said: “Our unique view of the whole housing market over the last 10 years really shows how many areas near stations that are now either better connected, or have seen their

journey times into central London significantly slashed, have received a lot of new attention from buyers and renters. “As the Elizabeth Line opens, it does so with a backdrop of record rents in London, a rising cost of living and a shortage of available homes. “Areas further out from central London which have lower asking prices or rents but are now more easily commutable, will be attractive to new buyers and tenants in search of somewhere affordable to live near the capital.” While some may feel they have missed the boat regarding these property hotspots, these rises all took place before the service launched. It’s not unreasonable to expect a further boost as the reality of the new connections sets in and people experience the new trains and stations.
