anary Wharf’s life existence as a purely commercial district will, in time, become a distant memory. Its transformation into a place to live as well as work began many years ago and, this month, saw the passing of another milestone on that project with the launch of Newfoundland. Standing at the western edge of the estate, it’s a 58-storey tower, criss-crossed with a harlequin pattern of steel that both sets it apart from its neighbours and helps ma e its slender profile structurally sound. ts contents also differentiate it from the o ce bloc s all around. It’s a landmark because of its position and its design and it’s sustainable because of the way it has been constructed and the way in which it will be lived in. “I’m sure the long-term thinking that has been put into it by everyone involved will make it a joy to rent. “The diamond concept came from a hybrid approach which has enabled us to build a very tall, slender building which is 30% lighter, so it uses less material, 30 taller, so it has more floor area and 10% quicker to build than a traditional tower would have been. “The cladding on the outside follows the line of the structure, so the diagrid you see on the outside has steel underneath. “We spent a great deal of time choosing the colour of the building, picking this very particular silvery grey to reflect the light as the sun moves round the building and changes colour. ousing association Notting Hill Genesis is urging prospective buyers to take advantage of the Government’s stamp duty holiday before it comes to an end on June 30. Up until that date, those looking to purchase a home will pay no tax on the first £500,000 of a property provided the deal is completed by the end of the month. After that date, ministers have decided to stagger the reintroduction of the old rates, which will kick in again in full from October 1. That leaves buyers with a window of opportunity and one Notting Hill Genesis hopes will see them consider homes at its Kiln Works development in Ratcliffe Cross Street near Limehouse DLR station.

igital marketing within the property world is so fast-paced. Yesterday’s popular medium is quickly replaced by the latest new fad. If it’s not paid social, it’s Instagram videos, Snapchat stories, Facebook posts, Google Ad Words and, now, TikTok. I had assumed this latest platform was for kids and bored millennials with too much time on their hands, filming silly pranks played on each other. Online property agents with five minutes’ experience can rock up at a tower block and create a video on their mobile phones called something like: “This is what you can buy for £600,000”. hange is coming to this part of east London as developer St William launches the vanguard in a scheme that will see nearly 3,000 homes built on land beside the River Lea. The company, which is part of the Berkeley Group, is set to start selling the first collection of residential properties at Poplar Riverside on June 5. Spread over 20 acres, the development comprises 2,800 homes – including studios, one, two and three-bedroom apartments – a school, a park, a gym, a crèche, shops, restaurants and cafés. There will also be a 500m riverside walkway, a Sainsbury’s food store and a riverside pub, all housed within the 90,000sq ft of commercial space on site. The park, created by LDA Design, will cover about 2.5 acres of the site and will feature an adventure and nature playground, 227 trees including Black Poplars, thousands of shrubs and tens of thousands of plants. A 10,000sq ft outdoor performance area will also be created. St William said the homes themselves would reflect the character, colours, and textures of the surrounding east London architecture. All apartments will include outdoor space, many offering views of the river, park and London skyline. They will also have large feature windows designed to let in as much natural light as possible. St William will also be building 16,000sq ft of residents’ facilities including The Riverside Club with views over the Lea, a 20m swimming pool, a vitality pool, a salt inhalation room, a steam room and a private treatment room. The development’s business lounge will feature open-plan spaces and meeting rooms. Private hire dining rooms, a cinema and a games room will also be created and operated via a 24-hour concierge service. St William chairman Sean Ellis said: “Poplar Riverside is set to play a major role in the area’s wider regeneration, helping to transform this riverside location

The development is also close to Chrisp Street Market, which is itself undergoing significant regeneration as well as Republic, a pro ect to turn four dreary o ce buildings into a thriving modern business estate, which already boasts two gyms, cafés, food businesses, bars and a restaurant. With the Mayor Of London relocating City Hall to Royal Docks and a wealth of cultural institutions – the V&A, the BBC, Sadler’s Wells and English National Ballet – arriving in the east, there’s a strong case for putting down roots in this part of the capital.
