how Carolina Correia is helping create conditions for community to flourish as Kidbrooke rises By Jon Massey

T

he image of Carolina Correia on this page, a smile playing around her lips, is telling. Imbued with a natural good humour – perhaps born of a life touched by the cultures of Portugal, Brazil, Northern Ireland and the UK – appropriately, she’s the woman tasked with fostering sustainable communities, primarily at Berkeley Homes’ Kidbrooke Village development, but also at Royal Arsenal Riverside in Woolwich. We meet at The Depot – a relatively recent Youngs pub opening at the former – for a natter and it quickly becomes apparent that while Carolina’s smile is never far away, she takes the work she does in Greenwich seriously “My role has a very fancy title – I’m a community development specialist,” she said. “To explain what that is, it’s easiest to explain a bit about my background. “I was working at another regeneration site called Woodberry Down in north London and I was the deputy CEO of a charity that ran the community there called the Manor House Development Trust. “While the scheme was a Berkeley development, the trust was independent and my role was to figure out ways the community there could become sustainable. “That was quite important for Hackney Council, Genesis Housing Association and for Berkeley which were the three big partners. “Based on the success of Woodberry Down, the division of Berkeley working in Greenwich asked for something similar for Kidbrooke Village. “It is one of our biggest regeneration projects and an absolutely crucial one, because as a replacement for the Ferrier Estate it needs a sustainable community and one that celebrates the people who live here. “So they asked MHDT if it could help find someone to lead on community in Greenwich and I volunteered myself for it. That was in October 2017.” Working to ensure the long-term success of a community makes sense for developers seeking to

attract the attention of canny buyers in a crowded London marketplace. Carolina said: “One of the things I learnt at Woodberry Down is that a sustainable organisation that works for the community has to work in partnership with everyone – the voluntary sector, the business sector, faith groups, corporates and the public sector too. “Social organisations, in order to stay afloat for the long term, need to sell themselves as sustainable and a big part of it is being able to guarantee a future that doesn’t have to involve funding applications every three years. “That’s something I’ve taken to Kidbrooke, which is where I focus about 80% of my time at present. “Finding a solution for the future of this area involves creating some sort of community management body – a trust or an organisation – that will then take care of the community, governed and managed locally by a board of trustees drawn from among the residents, local businesses, the housing association here and the council. “For now, Berkeley will be involved but will eventually move out so that when the development finishes the community will stay thriving and supporting each other. “It’s easy to sum up in three words – we want it to be happy, sustainable and resilient. That can obviously be broken down into a lot of things – where people feel like they are happy and they belong, sustainable because it doesn’t rely on public or external funding but actually funds itself and resilient as it doesn’t matter what is thrown at it, the community supports itself no matter what. That’s the vision for the area and my job is to deliver it.”

n addition to organising community events to get to know the people living and working locally, that process is centred around Kidbrooke’s sizeable quantity of green space and the management of its future. Carolina said: “Working in partnership with everyone is key – especially the London Wildlife Trust (LWT) which plays a big part in the development. We have a lot of beautiful green space and this is central to our community. “We’ve been doing a lot of research this year to try to understand what our people value and what’s really important to them and the park came out as one of the biggest things. “So in addition to the LWT and its work to involve people in nature and conservation, we have been talking to the amazing Friends Of Sutcliffe Park. “The area they look after isn’t part of the development but it’s

She said: “Belonging, to me, is so important. Obviously as an investment you can consider loads of things when buying a home, but I will always take whether I feel like I belong in a place as much more important than how big my living room is. “That real community feel where you know your neighbours, where you get to know people and where the businesses actively participate in the community is really important and that’s the point of what we’re building. “I also think it’s about empowerment, feeling like you’ve got a stake in where you live and that your voice is heard. “My job is about making the residents feel like they’ve got a voice in the area if they are not happy about a certain issue – for example, if they want the trains to be more frequent. “I am enabling them to reach out to the right people and to exert pressure to make things work for them. A forum is a great platform for that and by getting together, the residents then have a real voice in the area. “Right now we want to hear from people who have creative ideas and would like to develop programmes in the area for the enefit of the community. “Ultimately there will be organisations created for the communities at both Kidbrooke Village and Royal Aresnal Riverside. “The really exciting thing is they will be run by the people that live and work there – watch this space.” Go to kidbrookevillage.co.uk or call 020 8150 5151 for more informatio
