he first people to live in Canary Wharf will not own the apartments in which they reside – they will be tenants. Much fanfare has been made of the sales properties at ark rive and flagship tower ne ark rive, built in the first phase of Wood Wharf – the estate’s mammoth eastern extension. Meanwhile, Canary Wharf Group has been quietly putting Vertus together, the company that will let and manage its private rental portfolio of 1,137 homes, split between Wood Wharf and the harlequin lattice of Newfoundland to the estate’s western edge. he first building to come on stream will be 10 George Street at the former, scheduled for handover to its managers in January. Its tenants will be Canary harf’s first residents and asked head of Vertus Alastair Mullens what they could expect once they’d moved in? “The tower contains 327 buildto-rent apartments ranging in size from studios to three-beds and a 6,000sq ft community space called Club Vertus for people living there to use,” he said. “That includes a garden terrace adjacent to a lounge, a dining room and bar area called The Parlour, which will have free tea and coffee as well as wine machines that will operate with a Vertus-branded pre-paid card. Several of the areas are bookable for private use by residents. We’re working with wine shop, bar and restaurant Humble Grape on the estate to provide wine for the building – we have a partnership there with them, not just for the machines, but also for hosting events, which obviously will be a key offering to our residents. There will also be a private gym run by Antidote – part of The Health Concierge Group. “Also, one of the most unusual facilities in 10 George Street is the sleep suites, which are two units that are set out like hotel rooms, with a bathroom and a bedroom area. They are for guests of residents and can be booked. “So, if you’re renting a studio, for example, but you want to have friends or family to stay, it’s very convenient.” The 37-storey tower, which

was designed by Grid Architects, features triangular balconies on two sides – shaped to maximise privacy – with Juliet balconies opening out from its other elevations. Judging by Vertus’ suite of show homes, the properties are unusually large, with the studios stretching to the size of some one-bedroom flats found locally. While the dressed apartments come in a tastefully selected palette of neutral greys and blacks, furnished by Camerich and featuring integrated Siemens appliances and 50-inch Samsung TVs, residents will have control over colour schemes and decor. Residents will also have access to a 24-hour concierge service, intended to be a one-stop shop for any issues that need addressing.

ound the corner from 10 George Street sits Eight Water Street, designed by Stanton Williams. Also part of Wood Wharf’s first phase, this is the sister building to residential tower 10 Park Drive – connected to it by a winter garden – and will also be managed by Vertus. A launch date has yet to be finalised, although construction work continues apace and properties are expected to be available in the spring. “Residents of this building will also have access to the private garden shared by 10 and One Park Drive, which is a great feature,” said Alastair. “It’s a really nice building to be in because you get to see the architecture of One Park Drive by Herzog & de Meuron. “The roof of Eight Water Street, which is 14 storeys high, is entirely given over to a private roof terrace for the community of residents living there. “From there, you’ve got lovely views back over Canary Wharf, over the gardens and over the water. It’s a far more intimate building, with only 174 apartments. “You walk in and it’s a much smaller lobby. It’s not as grand as you might get coming into George Street. There’s still a mini-space, which we call The Snug, which is a screening room essentially, where people can escape for a film night, for example. “Again, we’ve got another private dining room area, which is very much given over to people who want to have private parties, and a small lounge area. “Of course, there will also be a wine machine and tea and coffee as before.” Also part of Vertus’ remit will be the properties at Newfoundland, which now towers at the end of West India Middle Dock opposite the main exit to Canary Wharf’s Tube station. Grill at Newfoundland and Jubilee Place favourite Crosstown Doughnuts at Eight Water Street. “Because these two buildings and Newfoundland are completing within a condensed time-frame, what we’ve tried to do is differentiate slightly, to attract a slightly different audience,” said Alastair. “Eight Water Street is probably aimed more at mature tenants, with a high number of studios, which are essentially pied-a-terres. “It has a slightly more intimate nature than the other buildings – it’s our only pet-friendly offering. “With its 6,000sq ft of community space, we feel 10 George Street
will attract a slightly younger, more aspirational crowd, who want to be close to the office, with the ability to get home quickly, so they can have a glass of wine and relax as well as using it as a base to invite their friends back to entertain them. They may not need to rent a two-bedroom apartment to do that – they can rent a studio or one-bed and make use of the facilities downstairs. “We know that, in and around the estate, there are definitely people who require a shorter-term option than buying a property. “It’s almost a ‘try before you buy’ option as we have a link to

that apartment will not be down to Canary Wharf Group, it will be down to that owner.” As for Vertus itself, Alastair gives the impression of a company driven by a singular desire to deliver the best possible experience for its clients. “We’re still in a very young market as far as build-to-rent goes in the UK,” he said. “For me flexibility is key in terms of what we put in our buildings, how we use the amenity spaces, how we furnish apartments and the adaptability of our services. “Much of that will be about getting feedback from our residents and then changing our service, so that, if they do want pastries on Saturday morning in the lounges, then we can make sure that’s done. “With my team, which is growing quite rapidly at the moment, achieving that is ensuring they understand my ethos at Vertus that we are flexible to our customers’ needs and then deliver. “We are always learning. We thought quite hard in all the buildings, for example, about how we manage parcel collection and storage for residents. “I went to the USA in March to see how they’ve had to adjust their buildings – taking a back-of-house area and turning it into parcel storage – it was unbelievable. “So we’ve tried to forward think. We’ve got good storage areas for each concierge for larger deliveries, and, for smaller deliveries, we’ve also got Bring Me boxes in all the buildings. “When a delivery driver arrives, the parcel is placed in one of these, the resident gets a notification that it’s there and a code to open it with so they can retrieve it. “It’s a secure way for parcels to be dropped at the building, but it also takes a bit of pressure operationally off our concierges, otherwise we’d have to have a full-time parcel manager, collecting parcels.” Apartments at 10 George Street start at £1,950 per month. Whoever winds up in charge, the message from the property industry is it’s not all about Brexit
H
ere is a fun idea; suppose the upcoming general election were fought on genuine policies and that Brexit – remain, leave, revoke, crash out deal or no deal – had never happened. What might the property industry expect from Santa Boris or Father Jeremy? Stamp Duty The whisper is that a Conservative administration with a decent working majority are looking to scrap stamp duty altogether. The Labour party are wedded to penalising the more successful, so look out for higher rates at the top end and perhaps a more punitive approach to foreign investors. What are we likely to get? Some sort of fudge – a rise in thresholds and starting points, but not much else. Planning Sorry for repeating myself – however until all political parties find a way of depoliticising planning and employ sensible professionals with no vested interests, then the current planning malaise will get worse. Building Regulations There is no doubt these require a complete overhaul, We need to reignite however it will be housebuilding in this completely unfair to expect developers and country, so why not building owners to incentivise us, make it upgrade old buildings to meet new and easier to build and we existing requirements. Any government will help you needs to act swiftly to David Galman, Galliard Homes make funds available to make sure older buildings are brought up to date. We currently have a two-tier system where some residential developments – built wholly to old standards – are deemed unmortgageable by lenders and surveyors alike. This is wholly unacceptable. Social Housing This one is very simple – tell the developers what’s required, create a level playing field and we will all play ball. The property industry’s message to the political parties ought to be “Don’t forget us, it’s not all about Brexit”. We need to reignite housebuilding in this country, so why not incentivise us, make it easier to build and we will be only too happy to help you.

he opportunity to sit down and hear about a development’s journey from conception to realisation is rare. It’s even more uncommon to be able to take that long view with the people behind its delivery. But recently I had Squire And Partners director Barnaby Johnston, HLM Architects architectural technician Daniel Stokes and L&Q design and technical manager Dinesh Kumar, perched on a sofa in one of the show homes at the housing association’s 26-property Thames Street development. With feasibility studies dating back to 2007, it’s a scheme that had spent some time in the pipeline. “Initially there wasn’t much need to move it quickly,” said Barnaby, whose practice came up with the design for the building and saw it through planning. “Some projects you need to move fast because you’ve just bought the site, you want to get the planning permission in as quickly as possible. “But L&Q wanted to make sure that everything was done appropriately – they were able to talk to local residents and councillors and bring everybody onside before we put in the planning application. “We consulted publicly on it and I think people saw the advantage of bringing more housing to the site and they liked the balance between private sale and affordable properties. “We were brought in because it was quite sensitive – L&Q wanted to provide a lot more housing than was there before – it was a quite a small building historically, with nine dwellings. For a site in this location, which has been built up all the way around – this was an anomaly. It was a bomb site in the distant past, but had obviously been built on since the war. We had to balance up quite a lot of competing factors. “One of the critical ones, believe it or not, was the view from St Paul’s all the way to Greenwich. “The geometry of it required that we needed to drop the rear

of the building and that had lots of advantages from our point of view, in terms of the context around the south of the building, which is very much the local estate buildings that are old, London Corporation brick structures and we wanted to respond to them. “Actually the view meant we had to look at two buildings, really, and their definition helped the scheme develop itself in a way. “The front building was able to go a little bit higher, which made more sense in terms of its views to the river. The rear building fitted much more into its local context with elements linking them including the base, which wraps all the way around.” Squire And Partners used brick to the rear of the building and metal at the front, inspired by historic shots that showed a metalworkers based on the site. “Our aim was to create a building that knitted itself into the local community and was a part of a new riverfront,” said Barnaby. “Apart from the estate, there wasn’t any other residential development when we designed it. “Now there is much more of a community here and it’s great that this is part of it. “I think it has, very much become the building I hoped it would – it does sit very comfortably.” Taking up the baton from Squire And Partners, HLM Architects was

Daniel said: “From our point of view, it was such a great design and such a great material palette that it was something we were really keen to maintain as closely as possible. It was a great piece of work, so we just wanted to carry that through. We picked up this project at the planning development stage, and we submitted the
planning application, then worked with L&Q on the technical package – basically how it was all going to go together, looking at the detail of windows, for example – and also internally as well; how the interiors were going to interact with each other. “We started on site in August 2017, which is where I got involved, working with the construction team, fulfilling the
technical designs and working with the consultants. “The cladding was a big feature, seeing how we could get that as close as possible to the planning requirements, looking at material options to see how we could work best to create the most maintainable but beautiful aesthetic with the options we had. “That was true of the internal specification as well. here was a focus on people’s day-to-day activities within the home and how they use the space – we’ve tried to maximise their views out to the river, making best use of the floor-to-ceiling gla ing. “ he specification of all the materials was driven by L&Q – I think it’s one of their highest spec schemes. It’s great now it’s completed. “Seeing such a project through over such a long, extended period, with the changes quite incremental is a challenge, but when it’s finally completed and everything ties together, it’s great to see it so nicely decorated. “You can just imagine people being in here and living in here straight away, which is really nice. Dinesh said: “My team and I worked very closely with Daniel on delivering this project. “ t’s very good to see it finished, because we’ve resolved all the issues around materials and design. “For example, we found that, four years down the line, materials that we wanted were just not there, so we had to have conversations about that. It was all a challenge. “We can’t deny the attraction and benefits of the location for commuting to places like Canary Wharf, for example. Greenwich has such history and charm as well as its more modern aspects.” Thames Street is located a few minutes’ walk from Cutty Sark DLR station and the mouth of the Greenwich Foot Tunnel. I’ve seen it all when it comes to the E14 property market. People have come and gone, homes have been bought, families have moved in, children have moved out and empty nesters have been born. But one ever present reality in the E14 property market is the relentless march of house price growth, much to the benefit of local residents.
Next, Year is the growing desirability for our beautiful area. House price growth depends on a ‘dynamic equilibrium’ of supply and demand. While there has been some house building, the ever-broadening appeal of the area means that demand still outstrips supply and house price growth looks very sustainable as we go into the next housing market cycle.
The first reason any homeowner in E14 should be excited, is that their home may be worth a lot more than they think. There’s a lot of doom and gloom in the papers at the moment when it comes to the housing market. Yet the hard reality is that average prices here are now 143.2 per cent higher than they were in 2000, and have grown 47.5 per cent just since the credit crunch.
Finally, comes the future. Standing as we are on the cusp of another housing market cycle, house price growth is likely about to ramp up significantly.
