anary Wharf constantly confounds expectations. Sebastian and Daniela Smith – along with their three-year -old daughter – are doing just that. The easy assumption to make about the homes on Wood Wharf, which have been welcoming residents since the summer, is that their appeal is limited in some way to those working on the estate – apartments or financial services pro essionals so they can be close to the o ce ot so the miths The first family to live in Canary Wharf, moved into 10 George Street as soon as it opened its doors in February, having opted to rent a two-bedroom property rather than head for life in one of London’s suburbs. “My partner was shopping in Jubilee Place Mall and came across a stand for Vertus and 10 George Street,” said Sebastian, who works as director o marketing or a firm in the West End. She got talking to the team and was impressed with their o ering and all o the amenities, so we set up a tour and upon viewing decided to take the plunge to embrace life in the city as a young family. “We have lived in London for eight years and, when we first moved here rom ermany Canary Wharf was relatively quiet, but we always liked its big city environment and the rustic nature of the docks. Through the years we have kept coming back and have seen the area evolve, becoming busier and more vibrant. “We moved in at the perfect time, there is so much to do, but there is also a lot close by that is easy to get to, we can get anywhere in London in no time at all. “Now I do the reverse commute into the West End, which may seem strange, but I prefer the balance of living here and travelling into central London, rather than the other way around.” Those amenities include an expansive residents’ lounge, a communal terrace overlooking South Dock, a private dining space, a self-service bar stocked by local wine merchant Humble rape and a private fitness studio

No, I’m referring to the area’s increasing popularity with the British Chinese community. he delays to the opening of Crossrail do not negate the impact it will have when trains finally start running. Is the E14 market really booming?

As an E14 market expert, I'm obsessed with property market data. One of the most fun parts of my job is meeting buyers, sellers, renters and landlords and helping them make fantastic deals. I then love to analyse the data coming through from all our various sources and see how our experience matches wider trends. The amount of positive sentiment I'm picking up from our clients is staggering. The engine for a lot of this market momentum is the pent-up demand from the early Brexit days which has finally been unleashed. More importantly, however, is the feeling that when there’s a lot of uncertainty in the world, property is always good. This is why prices in our area have risen 33.2 per cent since 2010.

I have noticed some changes in what buyers are after. This is particularly true of the demand for open space which is now at a premium. For houses, it’s as simple as ‘the more garden the better’. For flats every extra inch of balcony or terrace adds disproportionately to the desirability of the place. I’ve also noticed a certain amount of increased demand for homes in less densely populated parts of the area we cover. It’s usually at this point I start advising our readers to not let the grass grow under their feet and that now is a fantastic time to make their next move.
