I

f the promise of rapid journeys into London via Crossrail, access across east and southeast London via the DLR and majestic journeys up the river on the Thames Clippers aren’t enough to put Woolwich on your radar, its burgeoning cultural capital should be. Greenwich Council is currently leading a £31million project to redevelop some 15,000sq m of space in fi e historic bui dings at Royal Arsenal Riverside. When complete, Woolwich Works’ infrastructure – to be named The Fireworks Factory, The Academy, The Cartridge Factory, The Carriageworks and The Laboratory after their former uses by the military – will be home to a 1,200-seater venue, an outside performance area playing to audiences of up to fi e rehearsa spaces artist studios and o ces for the likes of theatre company Punchdrunk, Chineke! Orchestra and Protein Dance. Those keen to be ahead of the game – the facility isn’t set to open until 2020 – should consider a visit to the Woolwich Contemporary Print Fair, which is set to take place in The Cartridge Factory from November 7-10. A visit is also an opportunity to see Berkeley Homes’ £1.2billion transformation of Royal Arsenal Riverside with Woolwich Works at its heart. Curated by Brocket Gallery London, the fair is now in its fourth year and features more than 500 artworks for sale including pieces by the likes of Sir Peter Blake, Mat Collishaw and Stephen Chambers. Those into graphic images should look out for top highlight – the second screenprint edition from Margaret Calvert who designed the UK’s road signs. Presented by Jealous Gallery, it’s entitled Bang, Bang. Berkeley Group Holdings sales director Lyndon Nunn said: “The fair has always been well received and it has now transferred over to Greenwich Council’s Historic Buildings, which will ultimately be within the Woolwich Works collection of buildings.

In addition to the exhibition of really high quality prints, they do demonstrations, interactive workshops, artists’ tours and offer ad ice so it’s a very integrated and rounded delivery of art over the course of a week.

If you look at the journey times on the Elizabeth line as it will be called, it breaks the journey to central London in half. “So the two fundamental game changers at Royal Arsenal are Woolwich Works and Crossrail. “And they should get delivered in the next 18 months, which will make the area more and more attractive. “Their arrival will be groundbreaking – it’s what we’ve been

building up to for so long. Berkeley brought Crossrail to the Woolwich, in reality, otherwise it would not have stopped here, and it will add to the already great transport links that there are already. “When people start using it and find out ho eas it is and ho good it is, that’s when perceptions will change. “And alongside that they will be able to experience immersive shows on site from Punchdrunk and that’s when Royal Arsenal becomes a landmark. “People start talking about it and it becomes a web for that area, and with more awareness, ultimately, more people will want to live here. Those keen to do just that should keep a look out for a fresh launch from Berkeley in November, currently known as Building 10. Although details are still under wraps, Lyndon said it “will be the coo est bui ding on site so atch this space. General admission to Woolwich Contemporary Print Fair costs £10. It is open daily from 11am5pm on the Thursday and Friday and 10am-6pm on Saturday and Sunday. There will also be a New Collectors Evening held on the Friday from 6pm-10pm with live music, talks, workshops and demonstrations. The £14 ticket includes a drink. n property sales we work pretty much on a weekly basis. My chairman will often ask: “What’s on the board this week?” It’s very similar to my late father gathering the weekly sales figures from the chain of retail outlets he ran. As developers, we are just happy to keep selling. The last two weeks have been great and with developments coming to fruition I believe things will only get better. The next 12 months in and around Canary Wharf, the Isle Of Dogs, Wapping and Surrey Quays will see many shiny new towers, both residential and commercial, finished and starting to welcome occupiers. The cranes are being replaced by buildings – Wardian, Landmark Pinnacle, One Park Drive, 10 Park Drive, South Quay Plaza, The Madison and our very own Harbour Central. At the latter, the private block of 300 flats in Maine Tower is 95% sold from plan, with only a handful of apartments available for sale, we will start to move new residents in during the first quarter of 2020. Caroline Smith and Jessica Templeton recently moved into a three-bedroom house at Lovell Homes’ Trinity Walk development. Already Woolwich residents, the couple had watched the construction of their future home, with Phase One of the scheme springing up about 500 yards from their former dwelling over the course of the past two years. Lovell’s development comprises 445 apartments in one, two or three-bedroom configurations as well as 13 houses with either three or four bedrooms. Jessica, 39, said: “There were a number of factors that led us to invest in a property here in Woolwich. “Our Trinity Walk townhouse represented very good value for money when we took into account the amount of space on offer so close to key transportation links for our commute. “No other area of London offered us the same amount of space so near to a wide variety of amenities and a proper town centre. “The diversity and vibrancy of the area is also really evident. Greenwich Council supports and celebrates that diversity with a number of community festivals held every year.” Caroline, 43, said: “Woolwich is up and coming. There’s an influx of professional workers moving into the area. “There’s new Government funding promised to invigorate the high street and there is a new creative district called Woolwich Works being built. “The level of new and ongoing investment in the area can only be a good thing.” Jessica added: “We particularly wanted three bedrooms to accommodate a guest room and a study. “We’ve also got a small outdoor space and parking spot, which were on the shopping list as must haves.” The couple’s property, which is close to both Woolwich Arsenal station for national rail services and the DLR and the forthcoming Crossrail station, which could see Elizabeth line services start running in 2020, cost them £590,000. Caroline said: “We can be on the train in 10 minutes of leaving our front door. “Being so close to the station and the Elizabeth line, when it opens, will mean much quicker service to central London and Docklands.

If you ask me, the last house price boom really was something. It created property millionaires, TV celebrities, accidental landlords, an explosion of PropTech companies and one or two red-faces in its aftermath. In 2007, the hottest year, the price of the average UK home rose by £15,900. E14 felt the effect as well, by prices rising by 19.4 per cent or £59,100 in that year alone. We all know things came to a sudden halt in 2008 with the credit crunch, when the availability of mortgage finance evaporated seemingly overnight. Since then the national market has made something of a come back with prices rising more steadily and sales volumes sitting broadly halfway between their highest and lowest point in the period 2000 to 2007.

Year But does the data suggest our area is about to see a house price boom? The numbers show that sales volumes have been a bit slow, as they always are at this point of the housing market cycle, but quieter periods always precede booms. Mortgage lending remains buoyant, and housebuilding levels are not disrupting the balance of supply and demand.

More importantly, however, is the growing appeal of E14. It seems every month we’re seeing more and more people looking for their perfect new home.
