P

roperty is local – I feel very passionately that, before you do anything, you should really sit in the middle of a site for 10 years, watch the seasons come, talk to everyone and then plan your scheme out,” said Richard Upton. “Of course, shareholders would find that slightly irritating and too long a lead-in time – but knowing the history of a place and caring about that is something I encourage very much as a passion in my team.” The chief development officer of U+I may not formally have the luxury of a decade to consider projects in Greenwich. But he starts with the substantial psychological heft of a childhood spent growing up in the borough, surviving a bruising experiment in mass comprehensive education at Crown Woods School before deciding against a career as a pilot in the RAF, opting instead to study property at Reading. “After university I’d gone into a property company that went bust and I said to the partners I had some ideas – that there were some projects down in Greenwich – and then co-founded Mount Anvil with two of them, one of whom still runs it,” said Richard. “My first project was down in Eltham, opposite my school, where the vice chancellor of Thames Polytechnic, John McWilliam, wanted to build some student accommodation. “His team weren’t really getting anywhere. I suggested he look at it a different way and created a self-financing student village down at Avery Hill. “The vice chancellor took me under his wing and mentored me and I went on to build 5,000 student bedrooms for the University Of Greenwich as it became. “I also bought Devonport House in Greenwich town centre, which I restored as a listed building and owned until last year when the university bought it. “I’ve built probably 1,500 homes in the borough – a lot of social housing and student accommodation.” He went on to found Cathedral Group in 1998, growing it into a company engaged in nine mixed use developments worth more than £40million before merging it with Development Securities in

During the course of their work to buy the site in 2012, the two companies learned the pub’s motto: “Be United And Industrious,” and felt it crisply summed up their joint venture and subsequent union as a brand. “I have a very close relationship with the power of place, stories and development,” said Richard. “I think that’s part of the point. It’s very natural to have a business name that came about this way. It feels like it has a relevant power rather than something a media company has come up with. Morden Wharf is part of that.” Fast forward six years and the planning application is in for the site, awaiting determination by the local council on a somewhat delayed timetable thanks to the pandemic. U+I intends to build 1,500 homes on the site across 12 towers as well as creating more than six acres of public open space and commercial units, creating hundreds of jobs along a 275m stretch of the Thames. Talking to Richard, it’s clear there’s a tension between his desire to get things moving and the urgent need to make sure what’s being created is appropriate, acknowledging the history of the area. In our hour-long interview, history is ever-present, but I sense we barely scratch the surface. “The freeholder of most of the Peninsula is Morden College,” said Richard. “We bought a lease and some freeholds and went to talk to them. That’s quite intimidating – most of the trustees are knights of the realm, Mayors Of London, serious people. “They are there because Sir John Morden, 300 years ago, wanted a foundation to carry out the vow he made in the 1600s and they do. “They really care about the quality of the estate that they have and the quality of their endowment. “Sir John made a fortune with the East India Company. He’d lived in Aleppo in what’s now Syria and was distributing goods around the world. In 1660, he put all of his fortune on three boats to

travel home. He returned safely to London but his boats didn’t. That left him poor, having to work with tradesmen doing deliveries in Blackheath. “Ten years passed. Then he heard three boats had come into London with a long lost fortune. They were his and, on the spot, he vowed to build a hospice and almshouses for decayed merchants that might have been reduced to extreme poverty and seamen who had fallen on tough times. “He left the vast majority of his fortune to that – very little to his children – and bought the marsh land of Wricklemarsh Manor, with all the money coming from the estate going to the charity. “There is now a beautiful care home being built as well as one that’s been there for 300 years, where all of the value of rent goes to look after impoverished retired folk in, it must be said, splendid style.” Beyond the obvious support U+I’s scheme will give to the charity, Richard’s greatest concern is creating a development that will e of social enefit to all those living in the borough, not just future residents. “There should be a sign saying: ‘Come and play on the grass’,” he said. “We’ve worked hard to make sure there’s a public park of scale and it’s a space that looks back on the Old Royal Naval College and that connects with the water. “Canaletto painted it for a reason and from Morden Wharf it’s magical. If you’re like me, you like discovering things and turning over a very grubby stone and finding something eautiful – Morden Wharf is ugly as hell in development terms because of its complexity. “At the other end of the spectrum it has its own beach. Whenever you go there at low tide it’s quite romantic with the setting sun. For someone involved in property, to reveal something many people can’t see, and to make a good job of that, is what gets me out of bed in the morning. “We’re also very keen to bring back the pub – not one that fails because it’s not very busy during the week but a big warehousey thing that can have events and

industry within it – very naturally a brewery. It’s about community – the opportunity to have a conversation with someone who has a different perspective on life that might make you feel you both belong together.” The plans also contain something else – a proposal drawn up by architect Carmody Groarke for a boathouse designed to house Gloriana, the Monarch’s Royal Rowbarge, built to participate in the Queen’s diamond jubilee in 2012. With a substantial shift as culture in London moves east, it’s an idea that fits the regeneration of the area. Richard said: “Gloriana is a magnificent thing t s een somewhat transient in its home for too many years. The trust that manages it wants to keep its options open at the moment, but it’s been endowed by the monarch to support engagement with the river, especially for disadvantaged kids, and has been used in east London for that purpose. “We’ve designed the boathouse to the trustees’ requirements – that we can put it in the river when needed – and while it’s not a guaranteed option, it’s currently the only one that looks relevant. “Getting planning consent is the next step in that process.” Watch this space.

Outside space has always been desirable in E14, but in this age of lockdowns, it's now a necessity. For many of my clients, the priority order when considering a new home (location, price, size, amenities, outside space) has changed fundamentally. It’s more important than ever to remember that gardens, balconies and terraces aren't just eye candy; they now underpin a property’s saleability.

In E14, there are approximately 82,600 people living across 700 hectares of land. This means that the population density is 117.2 people per hectare. To put that in the national context, it scores 5/5, five being the most densely populated areas. We can, therefore, classify our area as urban, which means residents' will have very limited choices when it comes to outside space.

Buyers' attitudes towards and appetite for outside space often comes down to the area where the property is located. As the chart above shows, the most common type of property in E14 is a flat. This means that a significant number of homebuyers will expect ideally a terrace, but at least a balcony where you can grow some tomatoes.
