If you’re reading this magazine then you are probably interested in what is going on in the Cloverdale Real Estate market and you may be wondering the effect that COVID-19 has had on it. From the start of this global crisis up until now, we have continued to see steady sales thanks to historical low interest rates (our team sold a very similar amount of homes in March as we did in February). However, the amount of general and online inquiries and showing requests has declined. The showings and inquires that we are currently receiving are from very serious buyers who’s real-estate needs are of utmost necessity, such as purchasers who have already sold or are having to relocate. We have also had to shift the way we conduct our business in order to uphold social distancing practices. We have made many adjustments to provide the safest possible environment for buyers and sellers during the real estate transaction. Once a buyer has been screened and qualified, we ask them to review as much online information on the property as possible. This includes pictures, virtual tours, floor plans, city documents and titles searches. We also ask that they drive-by the home to ensure that they are happy with the neighbourhood. Prior to the showing, we ask that sellers open all doors and closets to minimize the need for the buyer to touch anything when they come through the home. We also ask that the agent representing the buyer be the only one to physically touch anything, and only if absolutely necessary. Fortunately, we have the ability to use digital signatures so that all purchase and listing contracts can be done through email. I am also proud to say that many other Real Estate agents in our community have adopted similar strategies and are taking the COVID-19 crisis very seriously. I won’t be making any predictions on where the real-estate market will be in 6 months or a year from now but I will say Cloverdale has shown resiliency to economic changes in the past. Cloverdale is still considered one of the more affordable communities in the Fraser Valley. With an abundance of quality schools, its central location to highway’s and the US border and the city’s ongoing investment in infrastructure, families often pick Cloverdale as the community in which to set their roots and grow their family. I, myself, am invested in Cloverdale real estate and can confidently say that I feel my investment is secure. If you have any questions please feel free to reach out.
