Let’s prepare ourselves. We are going to see some negative Real Estate press this month. The mainstream media gets very excited when they can say the Real Estate world is ending because it can make for dramatic headlines. I think that what the April stats will reveal is that although we will see a considerable decrease in sales volume from the seasonal average, house prices will have stayed relatively stable. The reason for stability in pricing is that sellers have not rushed to list their home during this uncertain time, so our inventory in Cloverdale has actually been reduced. As it stands now there have been 73 sales in Cloverdale this month with only 67 new listings. This relates to home values because in order to see a downward swing in pricing, the amount of new listings coming onto the market needs to be greater than the amount of sales. We have not seen this happen which is what has kept home values relatively stable. My feeling is, as the economy starts to opens up in May or June, we will see an equal amount of buyers and sellers entering back into the market. As this happens, our sales volume should increase and slowly normalize. I anticipate this will keep pricing stable with a steady balance of buyers and sellers.
