The return on investment is 109 per cent, according to a 2011 Homegain survey. Lighting, too, plays a vital role in readying a property for sale. Dark hallways, rooms with little natural light, basements and bathrooms should be addressed. A minimum of a two-bulb overhead fixture with maximum watt bulbs can transform a dingy area. Adding table lamps and floor lamps will help brighten up any room and help your property appear as “light-filled” as possible. Again, the return on investment is considerable—303 per cent, according to the Homegain survey. Flooring is the other main area that always increases the value of a home. Most purchasers are looking for reasons to discount their offers. If one of the first thoughts a buyer has when they enter the home is that they will need to replace the floors, then it is almost guaranteed that they will discount their offers considerably—by up to $15,000. The failure to make repairs, too, can result in a loss of sale. At the time of sale, minor repairs and simple maintenance will often yield as much
as two-to-four times the repair cost. In a competitive market, buyers buy what they see, and the perception of repair costs will always be higher than the seller’s perception of repair costs. How much work a house seems to require will impact the offering prices you receive. A properly cleaned home is also crucial. This may seem like common sense, but unfortunately it’s still the one area owners tend to try and shortcut. Remember: vacant properties sit, staged properties sell. Highlights from across Canada - Provincial Fact Sheet RBC Economics March 2016 Alberta: Another year of contraction Persistently low oil prices and downgraded prospects for a turnaround in the energy sector have led RBC to revise its economic outlook for Alberta. RBC now expects economic activity to contract for a second consecutive year in 2016 as weakness directly related to the downturn in the energy sector continues and increasingly spills over to other sectors. “Last year, strong public sector hiring helped offset private sector layoffs, but as firms grapple with stubbornly weak oil prices, additional layoffs are likely to drive overall employment even lower in Alberta in 2016,” said Craig Wright, senior vice-president and chief economist, RBC. “Alberta’s weakening labour market was further evident with the number of claimants for employment insurance rising to the highest levels we’ve seen since 2009.” Saskatchewan: Economy to remain soft RBC’s growth expectations for

Saskatchewan’s economy have lowered significantly to 1.2 per cent, down from the 2.5 per cent projected last December. Alongside Alberta, Newfoundland and Labrador, Saskatchewan remains one of the three provinces most negatively affected by the drop in oil prices. In addition to extended oil woes, weak GDP growth in the province in 2016 can also be attributed to an expected softening in potash production. “The decline we’ve seen in Saskatchewan’s potash production over the past few months is expected to persist through the first half of 2016,” said Craig Wright, senior vice-president and chief economist, RBC. “However, we’re expecting increased demand for potash from a number of key markets later in the year which would limit the overall annual decline.” Manitoba: Province to outpace national growth Manitoba’s economy is on pace to grow by 2.2 per cent this year. Though the increase in 2016 represents a modest pace of growth, it is above the national average of 1.7 per cent. A strengthening trend in
Manitoba’s export sector and tentative signs of growth in manufacturing indicates many industries are well positioned to benefit from continued above-average US growth and weak Canadian dollar. We believe that these factors will contribute to growth in the province remaining above the national average both this year and in 2017. “The impact of sliding oil prices in Manitoba has been indirectly felt by those industries supplying the energy sector in neighbouring Saskatchewan and Alberta,” said Craig Wright, senior vice-president and chief economist, RBC. “We’re forecasting that strong foreign demand will increasingly offset this energy-related weakness, setting the stage for modest growth in manufacturing in the year ahead.”

Despite a bumpy entrance into 2016, Quebec’s economy is expected to pick up its pace moderately this year. Some of the factors that delayed growth in 2015 – including weak business investment – are not expected to be as
restrictive in 2016. Various sectors such as exports are expected to have a greater positive impact on overall performance, in large part due to the low Canadian dollar and strong U.S. and Ontario markets. While RBC downgraded its projection for Quebec’s annual real GDP growth to 1.0 per cent in 2015 from 1.3 per cent previously forecasted, it still expects reacceleration to a rate of 1.4 per cent in 2016 and 1.8 per cent in 2017. “Although Quebec’s economy had a disappointing finish to 2015, we believe that the elements will be in place for growth to pick up slightly in 2016,” said Craig Wright, senior vice-president and chief economist, RBC. “Among other things, we consider the degree of weakness in business nonresidential investment as overdone and that 2016 should see firms beginning to boost their spending in the province as they run against capacity constraints. And, the resumption of job creation in the province, especially of full-time positions, bodes well for continued support for household spending.”

Housing to Remain top of mind in 2016 RBC Provincial Outlook - British Columbia March 2016 Hot housing market conditions, competitively priced exports, and a healthy labour market are poised to keep fuelling incomes and household spending in British Columbia and maintain the province at the top of our provincial growth rankings in 2016. In the past year, fast-rising home prices across the province and solid hiring gains— most of which were in full-time positions—have bolstered consumers’ confidence and sense of wealth, and we expect such conditions largely to prevail in 2016. The risk of the Vancouver market overheating remains on our radar screen; however, we believe that the likelihood of a crash is remote in the near term given current momentum. Weak commodity prices and subdued Asian demand have tempered what otherwise would have been solid performance of export-oriented sectors in 2015; although, a mild expected improvement in conditions for commodities should set the stage for stronger export gains in 2016. Our forecast calls for real GDP to grow at a rate of 2.9% in 2016 and 2.7% in 2017, both little changed from the rate of 2.8% that we estimate for 2015.
“We’re keeping a close eye on the risk of an overheated housing market in Vancouver,” said Craig Wright, senior vice-president and chief economist, RBC. “However, we believe the likelihood of a crash in the near term is low given the strong momentum at the present time, solid gains in B.C.’s labour market and potential for an uptick in newcomers to the province.” Existing home sales hit record high in Vancouver in 2015. An upswing in housing market activity continued unabated in 2015, with existing home sales in the province posting a near all-time high level of 102,500 units, representing a whopping 22% advance from 2014. With the salesto-new listings ratio sitting at a 12-year high in the
early stages of 2016, there is little indication that the brisk pace of activity will subside in earnest in the near term. If anything, we anticipate that an uptick in hiring and newcomers to the province (partly at the expense of Alberta) could even potentially boost demand for housing in the province. We expect such strong housing demand to translate into further increases in new home construction in the province in 2016. Sky-high (and still rapidly escalating) prices in the Greater Vancouver area prompted governments to introduce a series of measures to address the rising economic and financial system risks that they represent. Among these measures, a proposal to improve data collection announced in the 2016 BC budget to enhance the
transparency of foreign investment in the housing market is a welcome development that in time will hopefully shed some light on this phenomenon. Relatively healthy on the fiscal front. The underpinnings of the province’s fiscal situation remain solid, as evidenced by the government tabling its fourth consecutive balanced budget for 2016– 17. A better than expected outcome for the 2015–16 fiscal year, led by stronger than anticipated taxation revenues, provided a firm foundation for the threeyear fiscal plan that projects budget surpluses of $264 million in 2016–17, $287 million in 2017–18, and $373 million and 2018–19. Improved export performance expected in 2016.
Weak commodity prices led to nominal international merchandise trade exports edging upward only slightly in 2015, despite lumber shipments headed south of the border continuing to gain ground. The expiration of the Softwood Lumber Agreement with the US late in 2015 and the effect of the mountain pine beetle infestation in the province’s interior could weigh on lumber shipments in 2016. Nonetheless, we believe that as headwinds from the low commodity price environment diminish, the positive lift to exportoriented sectors stemming from the weak Canadian dollar and strengthening demand from the US will materialize more meaningfully in 2016.
