A Full Nest in White Rock Downsizing your home can upgrade your life - if you let it by Paul Tiernan Metro Vancouver Real Estate Guide It’s the dream of many, once the nest is empty, to find a smaller nest. Maybe one that deserves your free time. Some roses you can stop and smell, now that you can. Downsizing your home can upgrade your life - if you let it. Be it that children have moved on, or you’re just looking for something a little more cozy, a move to a smaller home can be positive in more ways than just being able to skip the stairs to eat breakfast. Regaining equity locked up in an aging home can allow you to fulfil those things that may have been put on hold for a while. White Rock is perhaps that perfect tree for a smaller nest. Tucked away from any Big City problems, White Rock is in its essence a coastal community. You’re never more than a few blocks from an ocean view. Not to mention the climate in White Rock and South Surrey is significantly better than it is in Vancouver. The British Columbia tourism website hellobc.com recently stated White Rock gets 20% more sunlight than the metropolis to the north, with average temperatures a few degrees warmer. As far as real estate is concerned, White Rock benefits from Vancouver’s economy more than other suburban towns. According to the Fraser Valley Real Estate Board, prices of townhouses in White Rock went up almost ten percent from last summer, and condo prices aren’t that far behind. Meanwhile, the average price of a townhouse in surrounding Fraser Valley communities only increased by five percent. Buying a condo or townhouse in White Rock is more than just a pleasant downsize, but rather a contribution and, in return, a great benefit from a growing economy. This community is unique to its geography; it’s no doubt a suburb, but it has constant and continual growth. In fact, an investment in White Rock’s condos or townhouses have been presenting a better investment than a detached home recently. The price of a detached home in White Rock has increased less that four percent over last year’s average price, much less than the almost ten percent increase in average price of a townhouse, according to the Fraser Valley Real Estate Board. In Western Canada, townhouses and condos have long had the reputation of being a lower class solution to housing, but that’s changing rapidly. Apartment living has long been a staple of the upper class on the East Coast, and some new developments in White Rock and South Surrey share that view. Take, for instance, the new development of Hyde Park. Located in South Surrey, the living space is phenomenal for a semi detached home. Located in the middle of the complex lives the Lancaster Club, complete with a gym, it’s essentially a country clubhouse in the middle of city living. An empty nest can be a hollow place. It’s alright for a once bustling social centre, like a home, to adapt. But that also means its inhabitants can adapt as well. Life evolves, and moving to a townhouse or apartment is an evolution to a higher plane. White Rock and South Surrey is the perfect place to evolve in. Go ahead; make your nest smaller.
