ave you been thinking about making a move, but are worried about listing during the pandemic or wondering if it is a good time to sell? Well, you are not alone. I talk to people just like you every day that have the same questions and concerns. The straight answer is that it depends on each individual situation. I take a different approach when working with my clients. I ask why you are thinking about making a move, and what your ultimate goal is, and then provide information and straight forward and honest advice so you can make a good educated decision. I look at the market conditions for your current home and also look at the market conditions in the area and type of property for your next move, and then help you decide whether it is better to list now or wait for better timing. This can be tricky and can be either lucrative or costly depending on the timing. This is exactly why you need a professional with the experience to help you make the right decision. An example of a poor move would be a situation where the market is slow and prices are low in the neighbourhood and type of home you are selling, and the market and prices of your next dream home are hot and high. My advice in this case would likely be to wait until the market conditions improve in the area that you would be selling. Alternatively, if the market conditions are hot for where and what you are selling, and where you want to move is a slow or balanced market, then my advice would likely be to list as soon as possible. It can be a lot more complicated than this and these are just a couple of examples of situations, so again, it is best to hire a professional that can help you do the research.

I will also help you research the market conditions and pricing for the type of property and location that you are looking at. Then I will help you decide if now is the right time. Marketing – When the pandemic hit I knew right away that I was going to have to adapt and change the way I do business in order to continue providing top notch services for my clients. Thinking outside the box is what I do. I started doing full virtual showing videos for all of my listings in order to allow potential buyers to “walk-through” the homes without having to leave the comfort of their own home. It is amazing how well this works! I have reduced the number of in-person showings significantly, and narrowed the showings to those that have already virtually viewed the listing and are serious buyers. This saves everyone a lot of time and effort getting the homes ready for showings and significantly reduces the risk of transmitting COVID-19! I have sold almost all of my listings with this approach and I am ready to help you do the same… COVID-19 Procedures – I have strict showing procedures and questionnaires to make sure that you and your family stay safe during this pandemic. I provide new N-95 masks and gloves and also make sure that buyers do not touch anything during showings. Once finished, I make sure that all door handles, light switches and other surfaces are wiped down with sanitary wipes to ensure there is no risk of transmission.
