A LEGACY OF
Design One of the most celebrated names in design, Skidmore, Owings & Merrill (SOM) has won more awards than any other architectural f irm in the world. SOM is responsible for creating and perfecting the modern skyscraper, from the revolutionary Lever House, Gordon Bunshaft’s “International-Style” landmark on Park Avenue, to Dubai’s Burj Khalifa, the world’s tallest building. SOM’s portfolio encompasses the most recognizable structures in the world, including the John Hancock Center in Chicago and One World Trade Center in New York City. SOM’s vision for the Time Warner Center at Columbus Circle helped transform 57th Street and the surrounding area into New York City’s premier residential corridor.
A PRIVILEGED POSITION 252 East 57th Street sits on an extraordinary block-long site at the eastern gateway of one of the world’s most coveted residential boulevards. To the west lies the world-renowned cultural and retail epicenter of 57th Street; to the east are two of Manhattan’s most storied and cherished residential enclaves: Sutton Place and Beekman Place.
STRIKING CURVED SILHOUETTE De sig ned by SOM u nder t he creative direction of partner Roger Duffy, 252 is defined by a thoughtful relationship between the exterior and interior architecture, creating aesthetic integrity, elegance, and distinction. Curved Italian glass meets the sky, giving the 65-story tower a sculptured silhouette from every vantage point. Subtle surface details include ribbons of richly textured etched glass.
VIEWS The tower’s form, with its distinctive curves, was inspired by Alvar Aalto’s famous vase. With unique interior perspectives of the city’s panoramic vistas, it is equidistant from both the East River and Central Park, 252 offers magnificent cityscape, transformative Central Park, and captivating water views.
PRIVACY & EXCLUSIVITY 252 East 57th Street is a collection of 93 unique residences. They begin on the 36th f loor, and with no more than four residences per f loor, each home has coveted corner placement. Every aspect of the arrival and building circulation is carefully considered. Owners are offered two exclusive arrivals, a pedestrian entrance on 57th Street and a gated, private cobblestone porte-cochère on 56th Street. All entrances, elevators, and more than 12,000 square feet of amenities are for the exclusive use of the condominium owners.
THE LOBBY EXPERIENCE Roger Duffy from SOM uses angled opaque glass panels and a secondary inner glass wall to create a tranquil and exclusive entrance. An elegant bridge over a serene water feature leads to the light-f illed outer lobby with a living green wall designed by Mathews Nielsen Landscape Architects. The hushed tones of the walnut-paneled inner lobby lead to elevators that serve the residences and amenity f loors.
PORTE-COCHÈRE Many of New York’s most appreciated addresses, including The Dakota, 15 Central Park West, River House, and The Apthorp, offer private dropoffs for residents. 252 East 57th Street has a truly signature feature: a gated, attended interior porte-cochère. An elegant full-height gate offers residents privacy while allowing fresh air and light to circulate around the cobblestone driveway. Attached to the porte-cochère is the largest, private automated parking garage in New York, which is exclusively reserved for residents. There are four charging stations located in the porte-cochère for electric car owners.

Residences DESIGNED BY DANIEL ROMUALDEZ
A CELEBR ATED REPUTATION Ec lec t ic yet ra r i f ied, Da n iel Romualdez’s portfolio includes the homes of noted musicians, fashion leaders, and top f igures in societ y. After graduating from Yale, Daniel Romua ldez worked for the off ices of Thierry W. Despont and Robert A.M. Stern before opening his eponymous office in 1993. Since then, his work has been published extensively, including coverage in Vogue, Elle Decor, Departures, and The Wall Street Journal. Daniel Romualdez is a repeated inductee of the AD100, Architectural Digest’s roster of the most influential architects and interior designers in the industry.
BESPOKE DESIGN Daniel Romua ldez approaches 252 East 57th Street as a series of private commissions, allotting the same amount of care and detail to each residence that he applies to his private home projects. Romualdez designs layouts that express an elegant drama. As the residences start on the 36th f loor, the views and glass wall curvature are used to strategically guide the placement of the public and private areas of the home. Every residence has a defining signature feature, whether it is an oversized corner living room properly aligned to display art or a master bath with a freestanding tub surrounded by a granite bench beneath a windowed wall.
EXPANSIVE LIVING
MASTER BATH RETREATS
More than a selection of condominiums, 252 East 57th Street offers true homes in the sky. Each residence is a corner layout with only one to four homes per f loor. The sense of expansiveness starts at the entry, where a formal gallery leads into the grandly sca led entertaining spaces. Liv ing and dining rooms, wrapped in glass, feature ceilings ranging from approximately 9’6” to 12’9”. The contemporary yet ref ined detailing includes custom 18-inch baseboard moldings and white oak rift-cut quarter-sawn f loors. The craftsmanship is ev ident w ith the sophisticated four-pipe, ceiling-hung fan coil HVAC and the design of the Italian-sourced glass walls with parallel projecting operable windows.
Daniel Romualdez creates a sanctuary in the sky by designing the master baths to contain an oversized window in all of the residences. The luminosity of natural light inspired the selection of polished white Nanoglass walls, honed white Nanoglass f loors, and a walnut vanity with a white Nanoglass top. The focal point of the f ive-f ixture bath is the 6’ bathtub designed by Daniel Romualdez. Additional luxuries include a rain shower with side-mount and hand-held heads, each with individual volume controls; radiant heat f looring, and THG polished chrome fixtures by Alberto Pinto, including heated towel bars. All WCs provide electricity for Toto’s optional Washlet system.
CHEF’S KITCHENS
SECONDARY BATHS
Wit h h i s e x p e r t i s e i n c r e ating custom private homes, Daniel Romualdez understands the importance of kitchen design. Daniel Romualdez chef kitchens are infused with wonderful natural light and spectacular views. To deliver superior form and function, Daniel Romualdez partnered with Eggersmann to produce custom kitchens exclusive to 252 East 57th Street. At 252 East 57th Street, horizontal-grain walnut cabinetry frames a HanStone glass quartz countertop and backsplash. The finishing elements include a Dornbracht Elio polished chrome faucet, a 33” Kohler Stages col lection sink w ith an integrated walnut cutting board and prep bowls, fully integrated Miele appliances with a Miele 36” f ive-burner gas cooktop, and a wine refrigerator.
Daniel Romualdez crafts custom designed palettes for the secondary baths and powder rooms. The secondary baths are smartly tailored with large format tiles, a Moonwalk Carrara marble mosaic accent wall, Cancos tile f loors, and Dornbracht Meta .02 polished chrome fixtures.
POWDER ROOM M a ny re sidence s a l so feat u re powder rooms. Daniel Romua ldez f inished these jewel-box spaces with hand-selected wallpaper and a Striato Olimpico marble vanity with an undermount sink and Dornbracht Ta ra polished chrome fixtures.
