Michael Lai is an architect with diverse professional and educational background. His work experience covers projects of different sectors, including office, hotel, mixed-use and residential in Hong Kong and China, spanning across project stages from feasibility studies, concept design, government submissions, tendering and construction. Also, he recently obtained a Bachelor of Laws degree from the University of London, equipping him with unique skill-set readied for the challenges in this dynamic industry. With particular focus in commercial projects, Michael’s work approach emphasizes commercial sensitivity and design rationality. Through his work he displayed effective communication skills and problem-solving abilities.

Aoti Vanke Centre is a mixed-use development with two office towers and a shared podium housing a small-scale business hotel. The project is a joint-venture between Vanke and Mitsubishi. Since completion, it has been home to Mitsubishi and smart Automobile, an electric vehicle subsidiary of Geely, signifying its commercial success in attracting the best tenants in the new CBD of Hangzhou. In the capacity of Senior Designer, I delivered the project from concept competition (winning entry), schematic design, facade design package, laison with LDI for government submissions and shop-drawing review, all the way to completion within 4 years. MixC Dongguan is a flagship mixed-ise development by CRLand. It is conceived as a catalyst of urban transformation from sub-urban industrial landscape to a robust lifestyle and cultural hub. It seeks to provide a onestop destination of high quality apartments, energizing public spaces, and convenient commercial facilities. One of the major merits of the project is its interlace with multiple transportation networks, providing three-dimensional and seamless connections between two MRT lines, local light rail system, bus stops, taxi stands and car park. Internally, an elevated pedestrian circuit connects the tourist center, galleries, shops, F&Bs and a series of event plazas. The project is scheduled to open in mid-2023.

GZ SOUTH STATION

Guangzhou South Station Mixed-use Development is comprised of a Grade-A office tower, a business hotel and a shopping mall. The project is in close proximity to the High-speed Rail station, making it one of the most coveted addresses of the blooming inter-city transit oriented development in southern China. The project was given planning and facade approvals by the Municipal Planning Bureau in 2020.

Shenzhen Bay Cultural Plaza is an invited competition by CRLand, among the competitors are internationally acclaimed firms like Foster + Partners, OMA and Oval Partnership. The design scheme strategically divide the 1km-long site into three notional zones to delineate reasonably-scaled catchment areas for commercial activities. It also explored different ways to maximize the commercial viability of the cultural spaces to promote long-term success and sustainability of the project.

STAR FERRY PIER CENTRAL

CENTRAL, HONG KONG | Feasibility Study

Star Ferry Pier Central Revitalization is a feasibility study to turn the ferry pier building into an F&B destination at the heart of Central. It was prepared as part of a lobbying exercise to gain supports from the Harbourfront Commission. The proposal would see the terminal building enclosed by glazing for better weather protection, as well as keeping the diesel smell away from the F&B establishments. Various programmatic set-ups are explored, including co-working space, E-Sports centre and gourmet grocery store.

HUATAI MIXED-USE DEVELOPMENT

SHENZHEN, CHINA | Concept Design | Schematic Design

This project is comprised of eight (8) residential/ apartment towers clustered around a central garden space, sitting on top of a podium shopping mall. Located close to the future Xiangmihu financial district in Futian, Huatai is positioned as an ‘Off-CBD’ destination for young professionals and families. The project features a garden central courtyard, where the inward-looking master layout plan directs its focus on. Making use of the significant level differences around the site, the shopping mall adopts a ‘multi-ground’ strategy to maximize the accessibility of the shopping mall from different levels (B1, L1, L3), as well as providing through-paths for the general public’s uses.

SONGGANG MIXED-USE DEVELOPMENT

SHENZHEN, CHINA | Concept Design | Schematic Design

Located in Bao’an district of Shenzhen, Songgang mixed-use development is a comprehensive undertaking to provide dozens of residential towers and a shopping centre which is new to the neighbourhood. The development will also house a public transport interchange, as well as potential underground connection to the MRT station. The project contains an extensive underground retail area which is a combination of two adjacent lots, separated by a vehicular road above ground. Multiple sunken plazas and skylights are introduced to elevate the basement shopping experience, challenging the dogmatic practice of filling below-ground space with deep anchor stores.

The St. Regis is a prestigious hotel development of 129 keys, constructed on the existing foundation of the former exhibition centre in the form of a composite steel structure. Due to structural limitation, the hotel rooms are partitioned by block walls, and floor slabs in the form of bondek, instead of traditional RC construction. The project also includes an A&A work to turn two floors of the China Resources Building into a double-height ballroom, connected by a newly erected link bridge from the hotel podium. As a member of the project architect team, I worked closely with the client (CRPL), hotel operator (Starwood), interior design (André Fu), the consultant team, MC and NSCs.

Kingston International Centre is a Grade-A office developed by Swire Properties. It provides quality and deep-span office space enclosed by unitized curtain wall system. Set out to achieve Platinum accreditation in HKGBC BEAM Plus scheme, the project has many sustainable features, including extended landscaped area for public’s use, vertical greening, bio-diesel generator and rainwater storage tank for gardening usage. The project is conveyed from Swire to Kingston Financial Group prior to its completion.

Wellesley is a 90-unit high-end residential development by Henderson Land. It sits on an unclassified site at the sought-after address of Robinson Road at the mid-levels. As a member of the project architect team, I went through the phases of government submission, tendering, VMU, DMC drafting, pre-sale events (sales brochure, show flat and media production) and site construction up to typical floor levels.
