Mixed Use Development

Surut Pamulangan: One to Whole Community Location Jl. Siliwangi, Pamulang Bar., Kec. Pamulang, South Tangerang City, Banten 15417 Area 2,6 ha Function Commercial, Co-working Office, Aparthotel The project is named after the local historical meaning. “Surut Pamulangan” with the meaning of returning to rest. The design includes a mixed-use function with the function of Aparthotel, Co-Working Office, and CommunityCenter + Shopping District as the main commercial building. This project is designed with the consideration of the issues around through analysis and the care to develop the potential river at the site. It was designed for sustainable approach from attempts of collecting rainwater and sustaining the community for the people.

The plan consists of pathway exploration that highlights the greeneries area as it will be used mainly for the public access to walk and cycle freely around the site to keep the community sustainable. Cars could also access the heart of the site through the roundabout which connects to the access of office, hotel, and shopping district.

There is a basement floor for parking and service purpose which could be access by the ramp at face of shopping district building, through a inward designated path so it wouldn’t be congested by vehicles.

Site Design The design is covered with reforestation values as well as seating facilities and paths (pedestrians & cyclists) that connect the site area so that there is a unified value from the flow and use of the design.

Mixed Use Development

Aparthotel Interior Relies on natural lighting from using ETFE roof and transfer it through voids (8th - 15th floor). The voids are designed as a communication feature for the residential area. The 8th floor acts as communal area filled with books and co-working area as to consideration of the predicted users are to be college students and workers. The insides are also filled by greeneries to boost the biophilic measurement.

Dwell in Quality & Comfort Location Jalan Kalianyar X, Kelurahan Kalianyar, Kecamatan Tambora Area 2 ha Function Residential & Workshop Garden Welcoming the area with the application of Transit Oriented Development (TOD), the design was built by implementing a study response regarding the terms and condition applied. The building concept of ‘Dwell in Quality & Comfort’ is a form of achievement that is intended by the design. The concept is taken from the results of the analysis of the problems found on the site regarding the lack of room quality obtained by local residents. The site consists of 2 buildings with different functions, a workshop garden and a residential building as the main building. The concept is under the overall concept of the TOD design, namely ‘Green Mix Culture’.

Wind Orientation • View from site Long side of the facade faces the public without covered by other sites.

View to site The presence of design can be accessed from surrounding housings.

The wind source blows from the south, hence the design of mass helps to divide the wind to pass smoothly. The wind could pass thoroughly since there are no buildings or housings that hinders the direction of the wind.

H.O Palace Location Jalan Purnama 1, Gang Keluarga, Pontianak Area 220 m² Function Residential & Office H.O as in the function of home-office was a residentials of 10 housing estate. The house is designed for family residents and home office workers. Overall, residents are facilitated by a radial park in the center of the housings with pedestrian and vehicle access paths.

1st Floor Plan Area / Family members The family room is located at the back part of the 1st floor hence it’s far from the crowd. 1st floor is also filed with the majority of family members’ rooms in order to encourage interaction between family members. The bakery is placed at the front part of the house so that it can attract visitors visually and facilitate access from the outside.

2nd Floor Plan Area / Workers in office The 2nd floor has separate access through stairs on the side of the house so that the access for family members and workers does not deviates. The office provides a large area to accommodate a total of 10 workers. 2nd floor is combined with the bedroom of the parents (father & mother) so that they can acces the office easily whilst having privacy restrictions.

Bakery /1st Floor The Bakery is located in front part of the house to ensure the clear visual of the sales promotion. Inside is facilitated with display of sales and seatings for guests with a wide view outside.

Office /2nd Floor The office could fit up to 10 workers with the facility of work spaces and meeting room. With this open space, the working area in the house can access views, light quality, and maximum natural circulation.

Macro Scale The overall arrangement of the housings are in the form of a radial, with the part of the backyard facing the park. The arrangement is expected to encourage resident’s willingness to socialize. Hence, the park becomes local gathering facilities with greeneries and paths.

Beach House

Curvul Function Beach House Curvul is a residential house located in a beach. The shape of the house is based on biomorphic values with the development of the surrounding natural form, in the form of shells and waves so that the building is in harmony with the surrounding environment. The design concept describes the value of playful and cheerful. Responding to clients in the form of a family of 4, each member has a lifestyle involving working and studying. The design includes aspects of mass composition in 3 different land contours as a response to the site. There is the use of a curved shape to give the impression of playfulness.

Floor Plan The elongated plan includes various spaces at once, but there are differences in the public and private hierarchies which are marked by stairs. The kitchen and dining area have a close proximity to space. Both areas are facilitated with windows of wide views with the aim of maximizing the reception of the quality of the view that is around.

The use of bright colors (yellow) reflects the concept of fun and at the same time is a color that is prefered by user children 1 (Ridho).

Fiv Twist Tower

Fiv Twist Tower Function Office Area 680 m² Fiv Twist Tower is a 128 meter high skyscraper with 30 floors and 2 basements. The building has a twisted concept, as the name implies, which is twisted as much as 5° so as to produce an attractive visual form of the building.

This concept produces a structure that follows the frame, with a core structure in the middle of the building, mega columns (slanted & vertical), floor plates & beams, truss, and with outrigger + belt.Building materials predominantly use reinforced concrete on floor plates, mega columns, beams, foundations, and walls. I profile steel is used in the outrigger + belt structure to support heavy loads. The facade of the building uses curtain walls with steel frames in order to minimize erosion and blocking strong winds but still able to get enough sunlight so that it saves lighting electricity.

Mass Concept

The height reaches 128 m, with each floor of 4 m. The refugee floor has a higher height in an effort to facilitate air circulation.

Core + Belt Structure

Axial load is transmitted perpendicular to the axis of the core along with the stranded/straight column. There is a compressive force that rests on the bracing which acts as outrigger to prevent deformation.

Mega Column

The mega column spans 16,4m on the side of the building. Columns are slanted following the twisted shape of the building. A total of 6 mega slanted columns and 6 straight columns in the building. Diameter: 750 mm

Core & Outrigger Belt

Core of shear wall with outrigger layer and belt truss as bracing system on refugee floor. Outrigger + belt can strengthen the connection of the core with column as a binder.

Floor plate for channeling loads to the structure (core, column, truss) + beaming under the plate.

UMN Parking Building

UMN Parking Building Function Parking Building Location Jl. Scientia Boulevard No. 5, Tangerang ,Universitas Multimedia Nusantara The usage of the buildings consists of a multifunctional parking building as a parking lot with total of 4 levels and a rooftop that facilitates a sport field and shops. The building uses a second skin to block the sun’s rays, using perforated metal material which has various advantages. This material is also used to harmonize with other UMN building’s facade with the same material usage.

Interior Design /Kitchen :2022

Keyword Serenity Area 8m² Users of the kitchen consists of an old couple who had retired. The kitchen design was made with consideration of ergonometric adjustments and both subjects hobbies which are brewing coffee, cooking, and gardening. The design concept uses Triangle Work to determine the optimal kitchen layout that pays attention to aesthetics and efficiency. Triangle Work refers to three points: • Refrigerator • Sink • Stove & Oven

Materials

Lights Render of night times shows usage of light to create a serenity ambience. Ceiling Mounted Lights - Recessed Light: The installation consists of 4 lamps with a distance of 75-85 cm from the wall so that they can be a source of sufficient light when it is dark. Pendant light: Hangs over the table top to provide ambient light mood while using the table.

The keyword used is implemented into architectural elements, to use futuristic minimalism as the architectural style that is applied to the subject’s bedroom.

Contest Participation :Treetity

Members Devina, Eireen Juslim, Winny /AFAIR UI Depicting the current and potential future climate issue problem, Treetity was designed for local society to live above water as North Jakarta was predicted to sink due to issue of land subsidence. Within the area of 27m², Treetity was able to fit a compact living area and activities which includes retail, gardening, and living. A tree was placed at centre of the space as key reminder of the land as it was once a identity of reliable living space.

PMN Project :Director’s Room /3D & Rendering Location Jl. Jenderal Gatot Subroto No.Kav.1, Gading, Kec. Serpong, Kabupaten Tangerang, Banten 15810 The plan consists of worker space for 4 directors with visitors spaces. The room is also facilitated with storage and meeting area. There are showcases which highlights the PMN logo and awards display shelves. Render shows day and night visualizations.
