ARE WE THERE YET... Much talk of crystal balls and mysterious mutterings from Clairvoyants of all kinds leads us further into confusion when it comes to the Real Estate market. Have we hit the bottom? Are we on the way up? When will the market improve? These are questions Real Estate Agents are faced with on almost a daily basis. What are the answers? Where do we look for them? The short answer is that there aren’t any real answers only opinions and like many things often the best opinion is the one you summarise yourself, take in all the information you can find and react to that. What we see at the moment is very little activity in the first home buyer and Investor market – This in many ways creates a market impasse as we don’t have the aspirational sellers from those markets buying up into the higher value housing. We need this very much to kick-start the market in total and not just market segments in select suburbs like we are seeing currently. At the moment we are seeing a two speed Real Estate market. Smart buyers in high value suburbs are recognising the opportunities and are upscaling their homes and investments to higher value properties, this is mostly localised to areas that have high median values and are populated with professionals, these folk are comfortably employed have equity in their homes, are not afraid to borrow and most of all recognise the opportunity in the market. These markets are moving forward and others are stabilised. We need more buyers to recognise the opportunities in the market and ACT. Don’t be left behind or caught in the inevitable rush, make decisions now around Real Estate and reap the rewards in the future.
