Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Nov. 16, 2021, Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork. com. n The board approved the 2022 Revised Budgets for City Homes No. 2, City Homes No. 3 and City Homes No. 4. n The board approved a resolution that establishes terms for Covenants Committee Members. n The board approved the proposal from Armstrong Locks to replace hardware at Enders and Grace Hopper Facility Centers. n The board approved a proposal for floor and carpet replacement at Grace Hopper Facility Center. n The board approved a proposal to sand and repaint pool bathroom stalls at Enders Facility Center. n The board approved replacing sidewalks at Longview Park, Oak Mews and a townhome service area. n The board approved landscape improvements at Enders Facility Center.

n Grace Hopper Pool resurfacing: Final touches on the pool resurfacing project continue. However, the pool has reopened to residents.

The fitness center, hallway and bathrooms have been completed. n Enders Facility Center pressure wash/caulk/paint: The approved work has been completed. n Enders Facility Center paint benches/patios/screen/ repairs on patios/pressure

n Please remember to report any landscape, building, or irrigation issues on the Baldwin Park Services App. Reporting items on the Baldwin Park Services App will allow residents to share photos of the reported area(s), and receive real time updates from management staff on corrective measures being taken. n New sod that was installed in October/November has been treated with a fungicide. n BrightView treated Sago Palms again in the Issa 28 (Osprey Avenue) area for scale. n BrightView treated Azaleas on Ethan in the Cambridge service area for spots. n BrightView treated Hollies and Camellias on Common Way Road and Chatfield Place for scale.
n During the month of October, there was 3.21 inches of rain (normal is 3.46 inches). n BrightView has completed irrigation upgrades in the Cambridge service area. BrightView already notices a difference with the sod since the upgrades were completed and will continue to monitor the area(s) for any possible issues. n Per DRS Inc. here is the Townhome painting schedule for December 2021: Live/work service area n Per DRS Inc. here is the Townhome maintenance schedule for December 2021: Cambridge n Because of the pandemic, there has been an adjustment to originally stated dates for painting projects and maintenance in the townhome service areas. Supplies was delayed in being shipped from vendors to DRS Inc. at the beginning of the year. Schedules now will be projected one to two months out to anticipate any possible future changes. Notices are still being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.
HELPFUL INFORMATION FOR TOWNHOUSE OWNERS Concerning service areas Cambridge, Issa 22 and Issa 28 townhomes: Who is responsible for the irrigation in the back yard or private zone of my townhome? The irrigation water is paid through the monthly assessments. The system originally was installed by the builder(s) and it is all connected. There are many zones for each time clock, and each zone can control more than just one back yard/private zone. The irrigation runs overnight, and the association tries to follow the St. John’s Water Management District guidelines. However the association uses reclaimed water, so it’s not a requirement at this point. Irrigation zones where there is new plant material may run longer, until the sod or plant material gets established. The irrigation system that lies within your back yard/private zone is the responsibility of the owner to maintain. If a repair is needed, a licensed irrigation technician/company carries a universal key that can be utilized to access the irrigation box. According to Statista.com, the top New Year resolution in 2021 was to exercise more. The Baldwin Park Village Center has you covered with fitness centers for adults, including 9 Round and F45 Fitness. For the kids, there is Dance360 and Championship Martial Arts. Stay fit in 2022 and keep your New Year’s resolution by supporting Baldwin Park small businesses. NEIGHBORHOOD BUSINESS DISTRICT n During the past few months, we have been working on a project to revitalize the landscaping on some of the parking lot islands. This project will continue over the course of the next few months until all are completed. GENERAL UPDATES n Need to get rid of your Christmas tree? The city of Orlando offers bulk pick-up for large items, in most cases, free of charge. This can be used for most items that cannot fit in the commercial Dumpster. Visit orlando.gov/ Trash-Recycling for more information and to schedule future pick-ups. n It is the time of year for annual tree trimming. This will start in all the Baldwin Park COA lots and the Neighborhood Business District in January and into February. n Have you downloaded the Baldwin Park Services App yet? You

What a New Year this is going to be! C WILL CAMPBELL PRESIDENT BALDWIN PARK JOINT COMMITTEE
an you believe it’s already 2022?! Oh, who am I kidding? Time has been both flying and moving at a snail’s pace since March 2020. Don’t worry, I’m not going to wax poetic about what we’ve learned from the past year or anything too deep. I want to take this moment to give some thanks and appreciation to some people and things that have happened in the last year and what’s to come in the new one. First up, and most recent in my memory, is the Baldwin Park Winter Wonderland Extravaganza last month to ring in the holidays. Being our first big event back, there were a lot of moving parts and pieces. With the help of
our new event planners at Tim Webber Events, led by one of Baldwin Park’s own, Adam Bailey, as well as our Sentry Management team of Susan Comsiky and Stacey Fryrear and the Joint Committee, we were able to pull off an event that brought the community back together for the first time in almost two years. Looking back at the crowd from the stage area as the tree lit was something amazing but then to see everyone’s faces when the fireworks went off … I may or may not have shed a tear. You’ve probably already realized from my past articles that I am a bit of a sap, so let’s not act surprised. Looking ahead to this new year, I look forward to more time like that, spent with friends and neighbors. We finally moved into our new home in Baldwin Park, and our street has its own second Sunday block party each month. How fun is that?! I also look forward to the

aldwin Park residents continued to celebrate the holiday season Friday, Dec. 11, with the 2021 Jingle Bell Run on New Broad Street. The Arthritis Foundation’s original Jingle Bell Run was a fun way for locals to get decked out and be festive, while racing to raise funds and awareness to cure America’s No. 1 cause of disability. People and pets from across Orlando gathered to usher in the holiday spirit with refreshments, kid’s activities, music, a silent auction, a visit from Santa, a holiday costume contest and more. Opening ceremonies followed shortly after the registration and check-in with special performances by the Colonial High School band. Jake Murray was the male first-place finisher, and Kaitlyn Soltis followed closely after as the female first-place finisher. After the completion of the race, Rock and Brews and the 1845 Tap House hosted a post-race party complete with a beer garden area.

aldwin Park celebrated adopted children and their parents Sunday, Nov. 21, at the second annual Children’s Adoption Carnival. Deirdre Klein Ochipinti, a longtime Baldwin Park resident and adoptive mother, put together the carnival at Blue Jacket Park to raise awareness and educate on the adoption process. The carnival brought together local families
and prominent business leaders in the community for an afternoon of fun, games, and food in celebration of National Adoption Month. Deirdre was joined by several of her family members including her husband, Joe, and their adoptive children, Alec and Kate. “It means the world to me and more that everyone came out today to honor our children and your children and showcase just how special they are,” Deirdre said at the event. The free event was open to everyone, not just those in the

adoption community, and included snacks, rock walls, bounce houses, face painting, horses, food trucks and more. “Heart of Adoptions” adoption agency was also in attendance and had a tent to educate and inform on the topic of adoption. The event’s keynote speaker was Pat Williams, known for his work with the National Basketball Association, serving as the co-founder of the Orlando Magic and the former manager of the Philadelphia 76ers. Williams is also an adoptive father. Williams said he has adopted 14 children from across the country. He also has four birth children. “Our family — we had a burden for other countries,” Williams said. “We never quite figured out how we were going to do it or how we were going to pay for it all, but the good news is we raised them, and they grew into be amazing people with amazing talents.” Ochipinti plans to host the annual adoption carnival for many years to come and hopefully expand the event. aldwin Park residents gathered on Tuesday, Nov. 30, for the French Fete at Golden Hour Wine. The French Fete invited locals to taste five different French wines accompanied by light French bites. The event was hosted by Golden Hour Wine in collaboration with The Dinner Party Project, an organization that helps to connect people in the community through food and conversation. Golden Hour Wine, owned by Heather LaVine, carries small production wines that are responsibly farmed and thoughtfully made. Dana Marie Roquemore, of TDPP, wanted to partner with Golden Hour Wine because she loves supporting female-owned businesses. “Her shop is done with such excellence, and I felt folks should
known about this lovely spot,” Roquemore says. The 6 p.m. seating included seven participants: Melanie Farley, Andressa Silva, Eric Mohrman, Christina Ruiz, Robyn Bertram, Anil Kumar and Dan Phan. LaVine presented the French wines for tasting and gave a brief history on the background of the wine, best pairings and more. LaVine said when Roquemore approached her about doing TDPP at Golden Hour, it seemed like the perfect fit. “While Golden Hour is a wine shop, it is also meant to be a community gathering place,” LaVine says. “The space is small and intimate and conducive to bringing people together — a spot for old friends to meet and new connections to be made.” For more information on Golden Hour Wine and upcoming events, visit goldenhour.wine.

O
nce a year, a magical celebration comes to the fields of Blue Jacket Park. Scattered chatter and laughter echoed across the grass, barely audible above the playf ul sounds of the bells and whistles echoing off the carnival booths, and the home-grown country music

station in the background. Baldwin Park residents carried both salty and sweet confections including globs of cotton candy, freshly popped popcorn and ice-cold beverages. At first glance, the park would have appeared quite dark at the 8 p.m. hour, but those who attended the event patiently waited for the main spectacle. Suddenly, the park began to twinkle. The joy in attendee’s faces was illuminated as the enormous hot air balloons drifted in the sky, lighting up in scattered patterns that dec-
orated the park in multi-colored lights with a spectacle of shadows. “The 2021 Balloon Glow Tour was definitely something I will always remember,” says Jasmin Acosta, who attended the event. “We come every year, and it’s just something you never forget.” The pilots who help run the event and fly the balloons come from across the United States, including Florida, Missouri and Tennessee. Many of the pilots have been in the balloon industry for more than 30 years. Richard Davenport, a balloon pilot who started in Oklahoma, has been flying balloons since 1985. “I wouldn’t still be doing this if I didn’t love it,” Davenport says. “And it’s an amazing experience.” Another balloon pilot, Bill Whidden born in Kissimmee, first got into balloons from a friend. “I thought, ‘What’s a grown man doing playing with balloons?’” Whidden says. “Two weeks later after seeing his balloon, I bought one for myself.”

hat better way to usher in the holiday season than celebrating with an overwhelming amount of holiday cheer? The Baldwin Park community gathered from near and far for the Winter Wonderland Extravaganza Saturday, Dec. 4. The family-friendly festival began with a holiday festival which featured children’s activities, live holiday performances, artists, vendors, food and more. As 7 p.m. struck, the streets of Baldwin Park were closed-down and a lighted parade made its way down New Broad St. towards the lake. Organizations in the parade
included Dance 360 Orlando, Baldwin Park Realty, Edgez Dance, Baldwin Park Elementary and Central Florida Corgis. “How great is it to see everyone out having fun and being safe?” Baldwin Park resident Kathy Deprenger said at the event. “I have never seen the event have as big of a turnout as this.” Following the conclusion of the parade, the new holiday tree was lighted by Santa Clause himself. “We love that our community comes together at the beginning of the holiday season and celebrates together,” Baldwin Park resident Natalisa Samaroo said. “It really is something special.”
