ROA BOARD OF DIRECTORS MEETING

The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Dec. 15, 2020, meeting minutes can be obtained on the Community Network, BaldwinParkNetwork.com.
n The board approved the office and gathering rooms remain closed and to open Enders Fitness Center implementing the current cleaning protocol, signage and sanitizer.
n The board approved the pruning and removal of pavers.
n The board declined signing Becker Law’s retainer agreement and voted to obtain competitive proposals from qualified law firms for the board to consider before awarding a contract for these services.
UPDATES
n Landscape/sod replacements: The plant fill-ins at Baskin Mews; sod repairs at Parkland Quadrangle; replacement of the sod with mondo grass — a more shade-tolerant plant — at 1847 and 1853 Britlyn Alley and 1844 and 1850 Sipes Alley; and sod repairs/plant fill-ins at Fenwood Park were completed.
n Canopy analysis: Mary Edwards, consulting arborist, completed the review/inventory of the ROA canopy and understory trees located in the parks/mews and townhome service areas.
n City Home No. 2 and No. 3 Mews trellis: The approved work to clean, repair and repaint the trellis was completed. n Cameras: Two cameras at Grace Hopper pool were replaced that had been hit by lightning.
n Community network/website: Joint Committee representatives are moving forward with Elliptq on creating a new design to update the current resident website. There should be a test website available in the first quarter.

WILDLIFE IN STRUCTURES The tree-lined streets of Baldwin Park offer shady canopies for residents to enjoy the outdoors and provide homes for amazing animals like songbirds, squirrels and even bats.
Bats provide great pest control. They are protected yearround from harm and cannot be evicted from buildings until after the end of the annual bat maternity season, between April 15 and Aug. 15.
Now is the time to evaluate your home for potential wildlife entry points and make necessary repairs.

UPDATES
n Please remember to report any landscape, building or irrigation issues on the Baldwin Park Services App. The Baldwin Park Services App was previously experiencing reporting issues when Apple released an update for iPhone users; however, the conflicting issue has been resolved. Reporting items on the Baldwin Park Services App will allow residents to share photos of the reported area(s) and receive real-time updates from management staff on corrective measures being taken.
n The Camellias are now in bloom, and BrightView will start selective pruning on these plants.
n BrightView has performed the annual merit application on azaleas in townhome-service areas.
n BrightView has treated all new sod with a fungicide.
n Squirrel inspections for the Live/ Work service area began in January 2021. DRS Inc. completes inspections by reviewing the exterior soffit areas and building for damages.
n Per DRS Inc., below is the townhome painting schedule for 2021: Live/Work, Issa 22, Cambridge, City Homes No. 2.
n Per DRS Inc., the townhome maintenance schedule for 2021 is as follows: City Homes No. 1 (February); City Homes No. 2 (April); Mattamy (May); City Homes No. 4 (June); Issa 28 (July); Live/Work (September); Issa 22 (October); and Cambridge (November).
HELPFUL INFORMATION FOR TOWNHOUSE OWNERS
Heating equipment is a leading cause of home fire deaths. Half of home-heating equipment fires are reported during the months of December, January and February. Some simple steps can prevent most heating-related fires from happening.
n Keep anything that can burn at least 3 feet away from heating equipment, such as the furnace, fireplace, wood stove or portable space heater.
n Have a 3-foot “kid-free zone” around open fires and space heaters.
n Never use your oven to heat your home.
n Have a qualified professional install stationary space-heating equipment, water heaters or central heating equipment according to the local codes and manufacturer’s instructions.
n Have heating equipment and chimneys cleaned and inspected every year by a qualified professional.
n Remember to turn portable heaters off when leaving the room or going to bed.
n Always use the right kind of fuel specified by the manufacturer for fuel-burning space heaters.
n Make sure the fireplace has a sturdy screen to stop sparks from flying into the room. Ashes should be cool before putting them in a metal container. Keep the container a safe distance away from your home.
n Test smoke alarms at least once a month.

VILLAGE CENTER UPDATES
n The Village Center painting project has begun. The buildings along New Broad Street from Meeting Place down to Jake Street will get a fresh coat of paint throughout the next few months.
n The Village Center parking lots will be getting a fresh sealcoat and re-striped in the first quarter of 2021. This will be done in phases as to minimize parking lot closures. We will give plenty of notice when each lot will be closed for repairs so that everyone can make arrangements.
n Monthly streetlight repairs and landscaping replacement/upgrades are planned for the Village Center parking lots.
NEIGHBORHOOD BUSINESS DISTRICT UPDATES

GENERAL UPDATES
n Parking lot light checks and replacements occur monthly in both the Village Center and the Neighborhood Business District. If you notice a light out, please report it using the Baldwin Park Services app. You can also report the cityowned light outages using this app, as well.
n The COA Service Area Manager walks the property looking for covenant compliance each month. To avoid violations and fines, please maintain your building and property so it is looking Baldwin Best. If you have any questions, please contact Bill at bpatterson@baldwinparkpoa. com. n Architectural Review Committee meetings take place twice a month on the second and fourth Tuesday for application reviews regarding commercial changes to exterior structures (roofing replacements and painting), landscaping and signage. All corresponding applications can be located on the Baldwin Park Network under Commercial Owners Association and Commercial Architectural Review Committee.
