Spring parade features 94 homes F

or more than 50 years, the Greater Orlando Builders Association (formerly Home Builders Association of Metro Orlando) has produced the annual Parade of Homes in Central Florida. It is a showcase of the best of the best and invites residents to learn about the latest in home design, energy efficiency, green building practices and new home choices. The 94 entries in the 2015 Spring Parade of Homes include new neighborhoods, new homes (single- and multifamily) and renovations. Guests are invited from 10 a.m. to 6 p.m. to preview all of the entries April 18 and 19 and new homes only on April 25 and 26. Custom homes range in size from three bed-

rooms and two baths to eight bedrooms and seven baths. Remodeled homes range from two bedrooms and two baths to six bedrooms and five and half baths. The multifamily homes are twoand three-bedroom with two and a half baths. The single-family homes are as small as two bedrooms and two baths and as large as seven bedrooms and seven and a half baths. Parade homes are located in Orlando, Mount Dora, Montverde, Winter Park, Kissimmee, Maitland, Longwood, Oviedo, Lake Mary, Sanford, Casselberry, St. Cloud, Winter Springs, Belle Isle, Chuluota, Davenport, Clermont, Apopka, Windermere, Ocoee and Winter Garden.

Splish Splash With summer months approaching and continued economic growth in West Orange, local pool, spa and outdoor environment contractors are ready for a busy year. It’s almost here. Summer time — and all of its barbecues and lazy days and nights by the family pool. For the local companies that construct and renovate those residential pools — as well as the outdoor environments that surround them — it’s an exciting time of year where things are about to get just a tad hectic. “Typically, the number of leads that are coming across (at this time of year) firmly doubles, and actual work — we’re probably doing about 30% to 40% more than the rest of the year,” said Jason Crain, sales manager for Dixie Pools and Spas in Winter Garden.

With the ever-expanding growth in West Orange, it isn’t a bad business to be in. It is an evolving business, though, with one of the more notable changes being the level of customization consumers request and the level of input they have. Thanks to websites such as Pinterest, more homeowners who are seeking pools, outdoor environments and renovations are approaching contractors with visions. “Nowadays, you show up, and people have tons and tons of ideas — whereas, before, they were just looking to you (the salesperson) for different ideas,” said Crain, who has been with Dixie

for about 15 years. “They know what they want.” The trends don’t stop with customization — and they aren’t limited to pools, either. Many homeowners, with or without a pool, are increasingly looking to add or enhance their outdoor environments. “We are doing a lot of projects that don’t even involve swimming pools, because people are just looking for an area to hang out,” Crain said. “The No. 1 feature on pools is what we call a sun bench. It’s a slightly shallow area where people can kind of put chairs out and lounge.” Additionally, Ken Bowles, the owner of Bowles Custom Pools & Spas in Orlando, said there is another more unique trend pertaining to pool water that has been rising in popularity. “Saltwater pools con-

tinue to be a trendy factor,” Bowles said. “People like the idea of salt water being a little softer and their not having to drag chlorine back and forth from their vehicles.” Bowles also said there has been a significant increase in people who already had pools for a number of years who are making improvements. “Resurfacing their pools — one of the real popular things that we’re doing right now is working on a lot of pebble-finishes,” Bowles said. “Some of these pebble-finishes, they actually have glass beads in them and you can add abalone shells, which really make the pool sparkle.” The growth in the number of people upgrading their existing pools is something Bowles attributes, in part, to the recovering economy. “They’re renovating

The possibilities are, of course, exciting. “You can be at work, go online and program your hot tub to come on,” Crain said. “By the time you get home, it’s ready to go.”

She grew up in the house, raised a family elsewhere and is now living there once again. Nearly every generation has made some kind of change to the dwelling — adding, removing or moving rooms. The kitchen was once a bedroom. The downstairs master bedroom space has been a kitchen, a sewing room and a library. The front door has been relocated through the years from the south side of the house to the east and back to the south again. Doors were added to rooms and then later covered over. There’s a door high up on the sitting room wall that leads to nothing more than a hole. The Geracis have no idea why it’s there, but it’s a good place to store their Christmas decorations. The backside of an old fireplace keeps space in the downstairs powder room. The Frame Vernacular home — originally one story — was influenced by the Gothic Revival style of

following a fire about 70 years ago. Historical archives date the house back to either 1879 or 1885; it was one

of five built by the Orange Belt Investment Company, a subsidiary of the Orange Belt Railway. Edmund Petris was an upholsterer making Pullman rail-car seats for the railway. When its base of operations moved from Longwood to Oakland, Edmund and Louise Petris moved from Mellonville (now Sanford) to Oakland, too, taking residence in a house near Lake Apopka before moving into this one, Marcia Geraci said. Their son, Joseph, began working for the railroad when he was 14. In 1895, he married Nellie Willis, and they called this place home. Their daughter, Mae, was born in the house in 1900. The year before, Joseph had been hired as the Oakland station agent, a position he held for 35 years. Ownership of the property was transferred to Joseph and Nellie Petris about 1901, after the Orange Belt Railway went

ONE HOME, FIVE GENERATIONS Edmund E. Petris, born in 1848, married Louise I. Molner, and they had six children, including Joseph E., the youngest. Joseph married Ellen Gertrude “Nellie” Willis; their four children, including Vilma “Mae” Petris, were born in the house on Oakland Avenue near the turn of the 20th century. Mae married Horace S. Hull, and they had three children, including Dorothy Imogene “Dot” Hull in 1926. Dot’s second marriage was to Albert Walker; one of their daughters, Marcia Lee Walker, who was born in 1952, owns the home today with her husband, Tony Geraci.

Aside from the addition of the second floor in 1912, the house isn’t much different from its original pre-1890 architecture. bankrupt, according to a profile of the house in the Winter Garden Heritage Foundation’s book, “Sundays in the South: Touring West Orange County,” in 2009. A second floor was added in 1912 because both Joseph and Nellie had asthma and their doctor suggested they sleep “up and out of the dew.” The house then contained four bedrooms and one bathroom upstairs and one bedroom, one bathroom and a powder room downstairs. In their later years, Joseph and Nellie were still living in the house; their daughter, Mae Petris Hull, who got divorced during the Great Depression, and her three young children (which included Dot) moved back into the home to take care of her parents. After their deaths, Mae was doing seamstress work to make money, which

wasn’t much, so she had walls and doors added to make three different apartments. A kitchen was added upstairs. She rented out the rooms mostly to women whose husbands were assigned here with the U.S. Army’s 352nd Separate Searchlight Battalion. One of the temporary residents was former Oakland Mayor Sam Hovsepian and his wife, Lucille, who stayed there while he was building the pipe organ for the Presbyterian church across the street. Geraci recalls that at one point, she lived upstairs with her two sisters and parents and the space was divided into a living room, kitchen and two bedrooms. Grandmother Mae lived on the first floor. Around 1959, they moved to Winter Garden, and Mae remained in the house. Her parents

later bought the Oakland house, and they all moved back in with Mae, who kept to the north side of the house. In the 1960s, Mae remarried and moved near the western edge of Orange County. Albert and Dot Walker began remodeling the interior, adding a utility room, enclosing the sleeping porch, removing an upstairs porch that was in bad shape and changing the staircase landing to an L shape. The upstairs was used mostly as storage. The house lacked central heat and air-conditioning, but it was always chilly, Geraci said, so her parents bought a furnace from Sears & Roebuck; but because her mother was deathly afraid of fire, she rarely ran the furnace and, instead, just curtained off rooms to try to keep the heat in. When Marcia married Tony Geraci in the 1970s, they lived close by on

Henschen Avenue. Albert died in 1973; Dot remarried and lived in the house with her new husband, Harold Shaw, for six months out of the year and in Georgia the other six. He died around 1999, and the next year Dot, who had dementia, moved to Golden Pond Communities. The house sat empty for about three years — until an Oakland resident asked Geraci what she was going to do with the house, whose condition was shabby. “We felt this obligation to keep it,” she said. Around 2003, Marcia and Tony bought the house; and they spent the next three years making renovations. They removed the rooms that Mae had added and stripped the kitchen of its layers of linoleum flooring. They added all-new electrical and plumbing and installed

a heating and A/C unit. They tore out old carpeting added by Dot to make the rooms warmer, revealing the original hardwood floors. They removed the door at the top of the stairs and the adjoining wall that had been built for the apartments. They straightened the staircase. There are still reminders of yesteryear. The Geracis have Mae’s table and ladder-back chairs in the dining area; her hutch is in the kitchen, and her wicker chairs are in the sitting room. A desk once belonging to a great-grandfather sits off the kitchen. The original claw-foot tub is in the upstairs bathroom, and its accompanying sink is in the first-floor powder room. A towering wooden shutter from the original Presbyterian church leans against the family room wall. The church’s old bookcases and a stainedglass window are there, too, keepsakes from the church her mother and grandmother attended. The Geracis have two sons, so there is a chance that a sixth generation could one day claim ownership of the house that has stood the test of time for at least 130 years. — Amy Quesinberry Rhode

Southern Realty Group WINDERMERE — In 2004, Mike and Teresa Stewart founded Southern Realty Group with a base in Windermere, the primary focus area of the company, which tries to maintain a focus on a complete process more than a particular number of transactions. Together, the Stewarts have more than 20 years of experience in banking, customer service, executive management and interior decorating, which have been invaluable skills for them in real estate. While Teresa Stewart has been a broker and a banker for many years, Mike Stewart had been an employee of Papa John’s for about 15 years and basically runs the sales side of Southern Realty Group, he said. Instead of looking for a broad area to expand throughout, the agents at Southern Realty Group focus on West Orange, especially Southwest Orlando, Windermere, Dr. Phillips and Winter Garden, primarily in the luxury market. “We’re basically a small boutique agency with about eight agents,” Mike Stewart said. “You get all of the aspects of the home buying and selling process done by us. We assure the buyer and seller we’ll take care of it, dot all the I’s and cross the T’s.” This includes a lot of personal aspects and fine details that not every agency can offer, Mike Stewart said.

Today, they specialize in luxury real estate in Southwest Orlando. “A lot of people think that the real estate process is: once you have a contract, you’re done,” he said. “That’s just the beginning. We have contractors, subcontractors … We actually meet with appraisers and provide comps of all of the homes we sell. We go far beyond just getting a contract on the property.” This includes helping potential buyers and sellers to manage their emotions and fit the personalities that go with real estate transactions, Mike Stewart said. “It’s probably the most important and emotional transaction those purchasers and sellers will ever have, buying or selling a home,” he said.

“It truly is a people business, even though you’re dealing with homes.” The importance of such an investment on many levels, from financial to everyday living, becomes further magnified in the luxury-home niche of Southern Realty Group. “We definitely specialize in the luxury market, $500,000 to the $3 million to $5 million range, so we’re definitely in the luxury style,” Mike Stewart said. “But we have agents that cover all sorts of homes all around Southwest Orlando: Winter Garden, Ocoee, all of that.” To even cover much of the West Orange area is a challenge, and Mike Stewart said Southern Realty Group started

small and slowly expanded its zone throughout its 11-year history. The focus of the realty group has spread throughout the area but maintained a Windermere focus, going from 10 to 12 transactions per year in the Windermere area to about 20 to 25 transactions around the Southwest Orlando area in recent years, he said. “We lived in Keene’s Pointe for 11 years,” Mike Stewart said. “We do a lot of our business in Keene’s Pointe. We are full-time real-estate agents. We just know the market. We keep up on a daily basis of all the closings, comps and things like that that allow us to be the most educated in the business, we believe.” Some major corporations, including Wells Fargo, Darden Restaurants, The Walt Disney Company and The Golf Channel, count on Southern Realty Group for that education and area expertise for relocation referrals, Mike Stewart said. “We get a lot of relocation referrals,” he said. “We also work with a lot of buyers and sellers that are coming to relocate or move away from the area with those companies. We’re very wellentrenched and highly recommended by a number of those companies.” Having a focus on so many particulars has not created any more of a challenging environment for Southern Realty Group, though, Mike Stewart said. “It’s a numbers game,” he said. “The reality is, with the luxury market,

it’s important to come up with the proper comps and prices. People often will pay cash, but they are still going to want a proper appraisal. That’s where some of our strengths are. We can know before closing what that closing cost is going to be through comps and get an idea of what that’s going to be like for the client.” With that sort of negotiating mentality and attention to details, Southern Realty Group has become an effective concierge model from the real-estate side, Mike Stewart said. “We basically leave no stone unturned and go far beyond what a real estate seller is required to do in a transaction,” he said. “We think that’s our advantage.” — Zak Kerr
