Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official March 23, 2021, meeting minutes can be obtained on the Community Network at BaldwinParkNetwork.com once approved.
BOARD APPROVALS
n The board approved permitting swim lessons at the Association pools. n The board approved keeping the gathering room and offices closed at Grace Hopper Hall. n The board approved continuing virtual board meetings. n The board approved landscape replacements at various parks/ mews. n Mr. Petersen tendered his resignation from the Board. The board thanks him for his many years of service to the community.
UPDATES
n Tree analysis. BrightView Tree Care provided a proposal based on consulting arborist Mary Edwards’ tree analysis for hazard and maintenance pruning. This work was approved in March and is being scheduled. n Enders Pool resurfacing. The pool resurfacing project has been completed, and the pool is open. n The crepe myrtle pruning and fertilization recommendations from the analysis are being reviewed with BrightView, and a proposal for each will be brought back to the board in the future. The nine recommended tree replacements/removals in various parks/mews from the analysis will also be brought back to a future meeting.

n Landscape/sod replacements. The approved replacements for Enders Park, Fox Corner Park, Grace Hopper Hall and Oak Mews have been completed. Shade-tolerant replacements at Union Park are being scheduled, and proposed replacement of the Bufford hollies is being revisited per the ARC. The Parkland Quadrangle proposal is being reassessed at this time. An update will be provided in the future. n Corrine Commons, the Yard and Upper Union Park root pruning and Bermuda have been completed. n Community network/website. A beta site was recently sent out to the committee and is under review. The Joint Committee will present it at a future meeting with a launch date. n ARC Process 101. The ARC coordinator is working on a step-by-step process for homeowners to use that will help them with completing ARC applications. It will be posted on the Baldwin Park Network once completed. n Resurface of Enders parking lot. The board approved a $3,500 proposal to resurface the parking lot at Enders Park. The contractor chosen is no longer available. Management is obtaining a proposal from the contractor that the Urban Orlando CDD and the Commercial Owners Association are using for their parking lot work this year. The current contractor will review the parking lot, and an updated proposal will be brought back to the board. n Pool and fitness center signage. The pool and fitness center signage is being evaluated for possible language changes. A proposal with any updated language will be brought back in the future. n Legal counsel. Management emailed the RFP to the firms designated by the board. Those responses have been received and
are being evaluated by the Evaluation Committee. n 2021 reserve items. Management reviewed the 2020 Reserve Study Full Site Inspection for items that are due in 2021. Proposals will be brought back for the following items: Grace Hopper: (paint interior of building, paint pool fencing, paint light poles at pool, paint pool bath roof, replace vinyl flooring upstairs, downstairs and elevator, and replace hot water heater); Enders: (paint interior of building and pool baths, paint pool fencing, paint pool light poles, stain pool deck, replace hot water heater, replace playground ADA mulch, replace poured in play surface at playground, gathering room carpet, and replace 7.5-ton A/C air handler and 3.5-ton A/C condensing unit); High Park: (paint exterior of bath buildings, paint/stain large and small pavilion, paint light poles at pool, and paint fencing at pool); and CH No. 2 Mews (paint knee walls); and Union Park (replace playground ADA mulch, and replace poured-in play surface at playground). HELPFUL INFORMATION FOR OWNERS Storm drains: It is unlawful to dispose of any type of debris into the storm drains. Should a storm drain become plugged, please contact the city of Orlando Streets and Drains Department to report. You can do so by downloading the Baldwin Park Services app. This app is found in the app store. On the home page of the app, there is a button for reporting street/curb/sidewalk repairs to the city. Light pole outage/ repair: Please report any street and park light poles that are out or need repair to OUC. RESIDENTIAL OWNERS ASSOCIATION BOARD MEMBER CHANGES The Residential Owners Association Board of Directors would like to thank Kenneth Roberts, who recently resigned from the Board, for his many years of service while serving the community as a board member. Kenneth has been a valuable member on both the ROA board and a representative on the Joint Committee. Most recently, he has been instrumental in working on a committee for a new design of the Baldwin Park Community Network web site, along with his other board duties. The ROA Board of Directors would like to welcome Tom Page, who will fill the remaining term that was left open with Kenneth’s resignation. Tom is a long-term resident and has served on other HOA boards in the past.

He cofounded and served as CEO of the American Safety Council. n Community/civic experience: Tom and his wife, Donna, have hosted many fundraisers and events in their home and spacious yard. For several years, on Halloween, they staged a professional comedic magician in their front yard, and the event was called “Trick and Treat.” It was a great success, entertaining the youngsters of Baldwin Park. n Time in Baldwin Park: More than 12 years.

VILLAGE CENTER UPDATES n The Village Center painting project is ongoing. The buildings along New Broad Street from Meeting Place down to Jake Street will get a fresh coat of paint over the next few months. Please be mindful of conedoff areas in front of the buildings where the painting is taking place. n Safety is essential to a shopping area, parking lots and parking garages. Please report any maintenance issues — such as parking lot lights out, trip hazards or broken tree limbs — by using the Baldwin Park Services app, emailing Bill or calling the office. If you notice any suspicious activity, please call the Orlando Police Department non-emergency phone number at (321) 235-5300.
n The Village Center Parking lots will be getting a sealcoat and re-stripe. The tentative schedule was for mid-to-late April/early May and should take six to eight weeks, weather permitting. This will be done in phases to minimize parking lot closures. Plenty of notice will be given regarding when each lot will be closed. As a reminder, both Baldwin Harbor apartment buildings have parking in their garages that can be used for shoppers. GENERAL UPDATES n Parking-lot light checks and replacements occur monthly in both the Village Center and the Neighborhood Business District. If you notice a light out, please report it using the Baldwin Park Services app. You can also report the city-owned light outages using this app, as well. n We are excited to start a project to replace parking-lot lights as they go out with energy-saving LED lights.
These lights will save energy and light up the parking lots brighter than the old ones. n The COA Service Area Manager walks the property looking for covenant compliance each month. To avoid violations and fines, please maintain your building and property so it is looking Baldwin Best. ow, can you believe we’re almost 20 years old? I don’t know about you, but it’s been a while since I was able to say that. Denny already shared the story of the beginning of Baldwin Park, so I want to share some different stories — ones about how Baldwin Park has changed, adapted and become so much more than just a planned community. A wise friend and mentor said to me once, “Nothing changes if nothing changes,” and the same can be said about our neighborhood. To say Baldwin Park has seen changes is an understatement. Not only have the businesses changed through the years, but also the population has changed and adapted in so many ways. We are one of the most accessible and walkable neighborhoods in Orlando, outside of downtown proper. Having accessibility to so many amazing restaurants and businesses is both a blessing and a curse; I think all of us (and our bank accounts) would agree. Looking back to even just about 10 years ago, when I returned to Orlando, there have been so many changes to the energy and dynamic of our neighborhood. Back then, Tactical Brewing was home to a virtual golf bar, Lafayette & Rushford was living in Winter Park, and the corner of New Broad Street and Jake Street was home to a massive home décor and knickknack store. Now, that space is occupied by an award-winning restaurant, The Osprey, helmed by two individuals who have made Baldwin Park their home away from home with their first restaurant, Seito, just across the street. One location in the Village Center that has had kind of a full-circle
moment is F45 Training, which was a wine shop prior to being a gym and a gym prior to being a wine shop … it really is like the circle of life. While the Live/Work spaces have been known to be transient in many cases, there are small, independent businesses there now, such as Skin Studio, which is celebrating its 10th anniversary. New businesses are clamoring to occupy the available spaces to cater to the needs of our families and neighbors. Recognizing the needs of the neighborhood, independent fitness trainers such as Zach Rochette at StudioFit Training have made a home there. One of the newest ventures in the Live/Work spaces that will really help fulfill a need, especially as we continue through the new normal, is Golden Hour Wine, whose slogan says it all: A lot of great wine in a tiny neighborhood shop. It’s not just the businesses that have changed over the years but also where the neighborhood kids are educated. What started out as Audubon Park Elementary was renamed to Baldwin Park Elementary three years ago. While it may not seem like a big change by renaming a school, it really goes to one of the core values of Baldwin Park: Family. Now more than ever, you can see kids of all ages walking down New Broad Street or practicing their sport of choice in our many parks. Downtown Baldwin Park even has unique businesses catering to school-age kids. Whether it’s Huntington Learning Center, Dance 360, Championship Martial Arts or Metro Gymnastics, the neighborhood has you covered. Building off the family value of Baldwin Park, it’s more than just
about an individual core family, but also the family that we form as a neighborhood and community. This was never proven more true than in March 2020, when COVID-19 showed up on our doorsteps. People used to working 9 a.m. to 5 p.m. in an office — or traveling on the regular for work like me — were suddenly thrust into a work-from-home environment. Those with school-age kids had to learn how to balance their new WFH job while making sure their kids were being virtually educated. Thriving businesses had to shutter their doors, not knowing if they would be able to reopen. This neighborhood truly came together for each other like never before. Neighbors helped neighbors get their new home offices figured out, teachers in the community offered to help beleaguered parents learn how to essentially homeschool, and, whenever possible, we all made sure to order takeout from our downtown Baldwin Park restaurants and place online orders from businesses that were able to manage it. You could often find a socially distant happy hour on the mews between townhouses on Friday nights, giving each of us the human contact when we all needed it the most. Not only did we all learn valuable lessons about friendship and neighborliness, but also our Village Center held its own with no businesses shuttering due to the pandemic. As we move into Baldwin Park’s next chapter, I am excited to see where our little neighborhood goes. I have some ideas of where we are headed and they’re nothing short of impressive, but where do you see Baldwin going in the next five years or 10 years or even in another 20 years? Baldwin Park 2.0 has so much potential, and I look forward to being a part of it for as long as it’ll have me.

Swim lessons are a vital tool in preventing drowning, one of the leading causes of death nationwide.

s summertime quickly approaches, families will be hitting the pool more often for some fun in the sun and a chance to cool down. With that said, it’s also the perfect time to get your children signed up for swim lessons. Why? According to the American Red Cross, drowning is a leading cause of death for children in the United States. Ten people die each day from unintentional drowning, and on average, two of them are under age 14. Furthermore, drowning is responsible for more deaths among children ages 1 to 4 than any other cause except birth defects. Among those ages 1 to 14, it’s the second-leading cause of uninten-

tional, injury-related death behind motor-vehicle crashes. And, for children younger than 5, 87% of drowning fatalities happen in pools or hot tubs. Luckily, swim lessons are offered each summer at Baldwin Park’s community pools. Two of the swim instructors offering lessons this year are Infant Swimming Resource and Sharks & Minnows.
INFANT SWIMMING RESOURCE You may have seen videos circulating on social media featuring infants learning critical survival skills in the water, such as rolling from stomach to back and floating
to breathe or cry out for help. That’s ISR, a program that was founded in 1966 by Dr. Harvey Barnett. ISR teaches survival swimming lessons for infants and young children, and it boasts more than 450 trained ISR instructors who provide safe and effective swim lessons. “ISR’s core conviction is that the child is the most important part of a drowning prevention strategy, and our over 300,000 ISR graduates and 800 documented survival stories are proof that children can save themselves,” said JoAnn Barnett, president and CEO of ISR. “Children are curious, capable and have an uncanny ability to overcome obstacles like pool fences. At ISR, we

magine an outdoor scavenger hunt on steroids, and you’ve got a pretty good picture of geocaching. The real-world, outdoor treasure-hunting game uses GPS-enabled devices, and participants must use GPS to navigate to a specific set of coordinates. From there, they must attempt to find the geocache — or container — hidden at that location. It could be something as small as a film canister or as large as a bucket. Depending on the size of the container, it typically contains a logbook, writing utensil and some small prizes. Geocaching is an activity Baldwin Park resident David Dell’Olio and his 9-year-old son, Teig, took up at the beginning of the COVID-19 pandemic. And they have enjoyed
it so much that they decided to bring the outdoor activity to Baldwin Park.
GEOCACHING 101
Geocaching was born about 21 years ago, when the accuracy of GPS technology as improved by removing selective availability. According to geocaching.com, GPS enthusiast Dave Ulmer decided to test the accuracy of the technology by hiding a navigational target in the woods — a bucket with a logbook, pencil and prize items. The only rules were, “Take some stuff; leave some stuff.” Excitement grew as fellow GPS enthusiasts read about his stash, found it and decided to hide their own containers and post coordinates for others to find. Mike Teague, the first person to find Ulmer’s stash, was the one who coined the term “geocaching.” The
prefix, “geo,” means Earth and was used to describe the global nature of the activity. “Cache” could refer to a hiding place or storage technology. Dell’Olio has known about the activity for years, but it wasn’t until his friend, Kirby Bell, brought up the Geocaching app on a camping trip to Wekiva Springs that he and Teig — along with Kirby’s son, Andrew — got into it. “While we were there, Kirby mentioned geocaching, and I said, ‘Yeah, that sounds great!’ Dell’Olio says. “It just kind of caught on. … We looked at the app, and while we were up in Wekiva, we found two or three different (caches). … Basically, you look at the app, and you kind of guide yourself with the app to where the geocache is, and then you have to hunt.” On the app, there’s a log users can click on whenever they have found a geocache, and fellow users can make comments that may include hints. Finders also get to jot their names down on the cache’s log book. When Dell’Olio, Teig, and Kirby and Andrew Bell found the caches in Wekiva Springs, it was hot out — they dubbed themselves “The Sweaty Guys,” and it’s how they’ve signed their logs ever since. Some caches are harder to find than others, though. Dell’Olio says one of the caches he and Teig found at a state park was a fake pinecone. Another that they found in Wekiva Springs was under a bridge. It’s the thrill of the hunt and the anticipation leading up to a find that makes it more fun. “You look at the clues, and you have to kind of decipher the clues on your way out there,” he says. “The map and the tracking only gets you so far, so you have to use a little ingenuity to find out where exactly it is.” It was so much fun for them that Dell’Olio was looking forward to geocaching in Baldwin Park when they returned. However, he soon found there are no existing geocaches in Baldwin Park. That’s when they took it upon themselves to create and hide some of their own. Their caches have since been hidden, with their first find com-

hat started as a small pet-sitting and dog-walking venture in the heart of Baldwin Park two years ago has since blossomed into a booming business for Ruth Bristow. Bristow is the founder and owner of Happy Tails Pet Care, a comprehensive pet-care business that aims to serve the needs of all pets — dogs, cats, fish, rabbits and snakes included — and bring their owners peace of mind. Compassion is at the core of everything the Happy Tails team does, and the team has a shared love and passion for animals and their well-being. Now, it’s grown to the point where she has brought on additional staff and is preparing for both a visual rebrand and introduction of new services.
PASSION FOR PETS
Bristow always has loved being around animals, but she knew becoming a veterinarian wasn’t for her. It wasn’t until a few years ago she realized she still could work with animals without being directly in the medical field. “I thought the only option was a veterinarian and … I knew I wouldn’t be able to handle that,” she says. “I didn’t pursue it, and I ended up pursuing art. I got laid off from my job four years ago now, and that was when it was a turning point of, ‘OK, what really motivates

me?’ I figured out, ‘I really love animals, I love helping animals and I love caring for people.’ I started getting educated and training myself and figured out I could become a dog walker, and that’s how it just blossomed. “It just was this natural thing, and I’m personally more fulfilled than I’ve ever been because every day I get to help these animals feel happy and … I get to help the pet parents feel peace of mind while they’re traveling,” she says. “It just fills me with joy to be able to spread that kind of love to these animals and people.” Although Happy Tails is a mobile service, Bristow launched it out of Baldwin Park because, as she says with a laugh, “It’s where dogs live!” “Baldwin Park is where we started, and that’s where most of our clients are,” she says. “Baldwin Park is where so many people have dogs, and we love the dog parks there. So
many clients I know that I started with live there, so it just naturally blossomed that way. … We have several clients that we walk every day along Baldwin’s different (areas), like Parkland square and Blue Jacket Park. We’ve naturally met even more clients in the past two years just from walking around there so often.” Happy Tails currently offers visits, walks, overnight house sitting and dog training. Each service comes with a detailed custom report with GPS and time tracking, thorough notes, and pictures sent directly to the client’s phone and/ or email. “We are pet-enrichment professionals, and we are educated on the most up-to-date and humane pet-care practices,” Bristow says. “We love all animals, so really (we do) whatever we can do to help any kind of pet.”

BLOOMING BUSINESS
Despite operating in the midst of a global pandemic, Happy Tails continues to grow. Bristow attributes that to their clients, whom she refers to as the Happy Tails family. “There’s a saying that the best advertising is word of mouth, and I really have witnessed that, thanks to our clients who have recommended me and our staff over the years,” she says. “I’m so grateful for that. In terms of making it through the pandemic … we had several clients who — even though they had to start working from home — they still hired us just to support us. It has just meant so much.” The Happy Tails team also used this past year’s experiences to get creative with adding new and exciting services for clients. Bristow brought on a dog trainer, Chris, as well as another sitter, Elizabeth, to help her provide the best services to their clients. They also offer field trips for dogs, where the team will take pups around Orlando for a few hours or bring them on doggie play dates to the park. It’s also given her time to brainstorm and begin materializing Happy Tails’ visual rebrand. “In some ways, the silver lining of this past year is that it has kind of helped us focus and hone in on who we are,” she says. “We’re really focused on fulfilling the animal and giving the client peace of mind. It’s not just about, ‘OK, let’s go out and have a potty
break.’ It’s about, ‘How can we help pets feel fulfilled for the day and help the pet parent have a stronger bond with their pet?’ … I knew that having a cohesive visual brand will really help us communicate more clearly who we are.” Happy Tails’ website soon will be getting a new look, thanks to Dox Design, and there are plenty of other projects in the works, as well. For example, Bristow is working toward becoming a feline-behavior specialist to help clients train their cats. She also hopes to launch a live Facebook and Instagram series in which she will interview local pet experts, veterinarians and more each month to help disseminate more knowledge to and provide resources for clients. “I’m really looking forward to that, and I’m hoping Happy Tails can be a resource for pet parents on not just dog walks and pet sitting but, like I said, really strengthening your bond with your pet,” Bristow says. Looking ahead, Bristow also hopes to be offering Happy Tails’ very own brand of pet treats and food. Her mother also is involved with the business as a co-owner, and she is a chef. “She and I are really interested in developing pet food that is sourced in sustainable and organic ways, and that helps contribute positively to the petfood industry and support local farms,” Bristow says. In the meantime, Bristow is excited about and looking forward to Happy Tails’ rebrand, as well as being out in the community and meeting more pet parents and their fur babies. “Our goal is to bring you and your pet happiness and give you peace of mind by providing service that is compassionate, safe and professional,” she says.

Tie-dye, peace signs and fourlegged friends took over Blue Jacket Park Saturday, April 17, for a good cause. The 10th annual Paws for Peace Walk aimed to raise awareness about domestic abuse and its effect on pets and their owners, and funds raised from the event benefitted Harbor House of Central Florida, which works to aid those in domestic-abuse situations. The walk included a silent auction, mystery doggie bags and pet-related vendors. The in-person walk has kept small due to COVID-19 safety protocols, but supporters also could choose a virtual walk option.
