n The board approved the Association’s legal counsel write a comprehensive demand letter on behalf of the ROA and the Joint Committee for monies the associations paid towards 2020 events.
The following information is a glimpse of the ROA’s general updates for the month. A copy of the official June 23 meeting minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The board approved completing Enders pool resurface work after High Park pool resurface work has been completed (in July). Included in the motion was to extend the Grace Hopper pool resurface contract so that the pool can be completed in the fall (September/ October). n The board approved suspending off-duty OPD weekend patrols through July. n The board approved restarting the collection process. n The board approved to keep Grace Hopper pool at 25% occupancy unless cases of COVID-19 stabilize. If cases stabilize, a special meeting will be held to discuss changing occupancy to 50% at Grace Hopper with a target of mid-July. As part of the approval, the ability for a resident to reserve a time slot one week out will be changed to two weeks. In addition, the committee will look into canceling reservations on behalf of those residents who do not show up within 30 minutes from the start of their reserved time slot.

n The board approved GAP Insurance coverage. n The board approved placing a cap of 25 applications per ARC Meeting. n The board appointed a committee to work with legal counsel and staff on the covenants enforcement process.
UPDATES
BRIGHTVIEW UPDATES n Aeration of the Bermuda has been completed in all parks. n Treated weeds in Bermuda and beds n Trimmed all jasmine, walters viburnum and azaleas n Lifted low-hanging limbs as needed n Detailed all plant material n Replaced flowers in Union Park n Flushed out irrigation filters as needed n Monitor Bermuda in all parks. With more use because of COVID-19, it is becoming patchy.
n The board approved keeping the fitness centers, gathering rooms and association offices closed until further notice.
COLLECTION POLICY When board members adopted the collection policy in January, they asked if the late notice could be sent by certified mail rather than regular mail. Sentry Management is working with its mailing center on programming for this. The programming has been finished, testing is in process, and an update will be brought back to a future meeting.
n The board approved reopening the playgrounds when the city opens its playgrounds. Signs will be ordered encouraging social distancing and to remind the playground will be used at one’s own risk. The
POOL RESURFACING Enders pool resurfacing started in July and, weather-permitting, should be completed in August. Grace Hopper will be scheduled for the fall (September/October).

ACCESS CONTROL SYSTEMS UPGRADE Staff and Mr. Petersen had a call with SmartWatch concerning the access control upgrade proposal, etc. Based on the discussion, staff will bring back an option for purchasing the upgraded boards and an option for leasing the upgraded boards. In the interim, if a board does go down because of the upgrades that are needed, the key fob access for what that particular board controls will not work. PARKLAND QUADRANGLE BrighView’s arborist is looking at the oak surface trees roots so a proposal can be provided for shaving those down. The proposal will be brought back to a future meeting. LONGVIEW OAK AIR SPADING BrightView Tree Care did not air spade one of the oaks in Longview Park. According to the arborist, the tree is too far gone to benefit from the practice. A proposal for replacement will be brought to a future board meeting. The other approved tree was completed. UNION PARK REPLACEMENTS The Union Park Oak tree, plants and sod replacements were scheduled to begin the week of June 22. An update will be brought to a future meeting. UNION AND ARDSDALE MEWS BERMUDA REPLACEMENTS The Bermuda in both parks is being replaced with St. Augustine. BrightView is in the process of killing the Bermuda to make way for the sod change. The new sod was scheduled to be installed the end of June. An update will be brought to a future meeting. MOLDED SWING The molded swing has been ordered for Enders playground. Once it arrives, it will be installed on the bucket seat swing set.
TOTTURF AT PLAYGROUNDS The board asked staff to look into removing the playground mulch and expanding the poured-in play surface. In order to add more poured-in play surface, a concrete base must be installed first. This is something that will require a redesign and ARC approval. Staff brought this back to the board in July for discussion purposes. COVID-19 ITEMS ON HOLD n Proposals for landscape and tree replacements: Oak Mews plants/sod, Enders plants/sod and ligustrums, Grace Hopper plants and sod n Proposals for High Park facility center (gutter cleaning, painting light poles, painting pool fencing and caulking/ weatherproofing) n Proposals for bollard light painting in CH No. 2, CH No. 3 and CH No. 4 Mews n Proposals for cleaning, repairing, caulking and painting Union Park, CH No. 2 and CH No. 3 Mews pergolas n Proposal for air purifiers and UV bulbs for Grace Hopper HVAC systems n Proposal for crepe myrtle V-shaping in select parks/ mews n Sign panels (dog waste/park rules) for parks/mews spaces n Proposal for Enders playground mulch n OPD off-duty pool patrols (weekends) n One staff member continues to work from home (TSAC Manager) n Staff has been working on the reopening plan with the committee formed by the Board.

A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The TSAC approved of an agreement for post-hurricane support with BrightView in the event a hurricane causes any damages to the Baldwin Park townhome service areas. This agreement gives Baldwin Park priority in receiving assistance with downed trees/ limbs and clearing debris. n Wendy Chan, City Homes 3 Representative, has resigned from her position on the TSAC.

n BrightView’s enhancement crews will be working in the Cambridge, City Home 2, City Home 3, and Issa 22, City Home 1 and Issa 28 service areas. n BrightView is providing weed, insect and disease control for

aldwin Park Elementary families will be seeing a new face around school this year. Principal Nathan Hay has taken the helm following former Principal Anna Ferratusco’s departure at the end of June. Although there are various uncertainties currently surrounding the school year due to COVID-19, he is excited for the opportunity to lead the Bobcats through it. Hay comes from Rock Springs Elementary in Apopka, where he spent the last four years helping lead the school to success. Under his leadership, the school rose from a “C” to an “A” grade.

The Chicago native graduated from the University of Illinois before moving to Florida, and he’s been with Orange County Public Schools ever since. In his more than 10 years with OCPS, he has taught at Maxey and Wolf Lake elementaries, served as dean at Spring Lake Elementary, and was an assistant principal at both Lake Silver and Lake Weston elementary schools. “I’ve been to many places and had many roles, so it’s been a really cool learning experience through each place I’ve been at,” he says. Although he was surprised upon being told he would be moving over to Baldwin Park Elementary this year, Hay has high hopes for his new Bobcat family. He said he loves Baldwin Park Elementary’s
enthusiastic, family-oriented atmosphere — similar to the atmosphere at Rock Springs. “They felt I was a good fit for this school, and I definitely know why they put me at this school, because a lot of the things at my previous school were similar … very similar programs, and it was a somewhat similar population,” he says. “I know I’m going to be a great fit here, so I’m excited. I’ve already met with the PTA president and the Bobcat Fund president and vice president, and they’re super supportive. I have big ideas — I’ve always been someone with big ideas, and I am very driven to accomplish any of the goals I set out for our school — and they’re like, ‘Think big!’ And I’m like, ‘Yeah, I can do that.’” Hay’s introduction to his new community and school family has been unconventional — after all, he’s arrived during a global pan-
demic. But he came with innovative solutions and met staff, students and families over Zoom. He hopes to put the school community at ease and assure them they are in good hands. “With the pandemic, with COVID happening and then having a big change — I think Anna (Ferratusco) was here for nine years — so when you have your younger children who have been with one person for such a long time and you have a relationship with that person and then mix in a new person that you don’t know, it can be a little scary,” he says. “It was nice to make sure they got to know who I was and who I am as a person and got to learn a little bit about my family and where I come from. I just wanted to set their minds at ease and just let them know that I’m all about kids and making learning fun and doing some neat things for the school.” Hay wants to continue Baldwin Park Elementary’s constant strive for success, and he wants to ensure his students are always safe, cared for and receiving a quality educa-

tion. As a father of two sons himself, he hopes to be a role model for his students. It’s why he first got into elementary education. “I didn’t have a dad growing up, so it’s very important to me to be a positive male role model,” he says. “And when you look at elementary, there’s not a lot of males in elementary education, and that’s one of the reasons why I wanted to get into elementary education — so I could be that role model for those (kids) that might not have a good role model.” Hay said one of the most crucial challenges in the time of COVID-19 will be to take directives from OCPS and figure out how school will work this year, as well as implement best practices for keeping both staff and students safe. “What we do is educate,” he says. “We’re experts at that, but … how do you educate during a pandemic? How do you allow all of these students to come back to school and make sure that you can ensure they’re safe, secure and highly educated? That’s the trick. That’s the plan we’ve got to come up with to

make sure that we’ve got those safety procedures in place so not only are parents comfortable with sending their child back to Baldwin Park, but they’re confident that we could do the job. … Know that we have the best intentions at heart. We want to do what’s best for the students, and we want to do what’s best for our staff, too.” Hay also knows it’s important to gain the trust of his staff. Building trust and relationships with everyone — including students and families — is one of his top priorities because without them, he cannot do his job as a leader. “They’ve got to be able to trust me, and when I have that trust, I know I can take this school really far,” he says. “I’m really excited to be the principal at Baldwin Park. It is an honor to be at this school that has a reputation for success and excellence, so my goal for the school is to continue that and … continue to build on that family atmosphere. We’re going to have a great year, and I’m excited to start it.”

t’s funny how things come together when we least expect it. Funny how we meet new people when we break out of our habitual routines. Funny how one small action from another person can help you feel suddenly connected to the world. Last month, in this column, I offered the many outdoor games — giant Jenga, corn hole, ladder ball, croquet and giant Frisbee — to any resident who wanted to borrow them. Within just two days of the July issue arriving, I had calls galore! Because I was lending out the games for the July 4 weekend, I also delivered a jumbo-sized bag of red, white and blue chips. It was quite a treat for me to see the excited faces of the family members who were eagerly anticipating an outdoor game day. It just so happened that we had had a double booking for the corn hole game, so I timidly asked Family No. 1 to clean the game when they were done and deliver it to Family No. 2. To my surprise, Family No. 1 was more than happy to make the transfer but was concerned that Family No. 2 would miss out on the giant bag of red, white and blue chips. So, Family No. 1 added some freshly picked mangos to the delivery! A serendipitous encounter of two dads who had not previously met unfolded in a generous exchange of neighborly kindness. Surely a nice introduction and memory for both of them. This is the Baldwin Park way! So, here is my challenge to all residents of Baldwin Park during the month of August. Let’s continue the “serendipitous mango”

idea by adding something extra to your encounters — whether with people you already know, or with total strangers. Here are a few suggestions you can adapt to your own situation:

If your neighbor makes a social-media post about switching to a plant-based diet and you have an abundance of vegetarian cookbooks, leave one at their door with a short note: “When I saw your post, I realized I have a great cookbook you might enjoy.” You could really make your neighbor’s day if you also deliver a nonperishable ingredient like black lentils or curry mix! Yum!

Even with social distancing, dog walkers connect! Next time you’re out with Marley or Scooter, boost your 6-footapart conversation by initiating ideas about grooming, veterinarians, rescue organizations and other canine connections. For many people, the dog walk may be their only opportunity to see another human all day. And the bonus is that the next time you see your new friends, you can say hello to the dog and the walker by name! (I’m usually better at remembering the dog’s name.)

Remember the good old days when we could chat it up with the person next to us in line at Publix? I can recall many times learning a cooking tip, getting a sports score or engaging in a light discussion about a movie or the crazy headlines on the magazines at the cash register. Those types of interactions
have changed, but let’s not let them disappear entirely. Even behind a mask, people appreciate a quick joke or a kind comment.

In public places when you have your mask on, share an “eye smile.” No one likes wearing a mask, especially in the Florida heat, but we have to. It’s the new norm. Look for employees at restaurants and stores who have to wear their masks all day. Be patient and kind and have a little sense of humor. Sometimes, you can tell when someone is exhausted by it all. Saying something empathetic goes a long way. You may not meet a lifelong friend, but you are sure to bring sunshine to someone who otherwise might be feeling tremendous stress.

Food speaks many languages. Baking an extra loaf of (banana?) bread for a friend and taking the time to deliver it by foot or golf cart, car or bike, will remind them that you were thinking of them and that they are worth your extra effort.

Finally, find yourself a Zoom-mate! Our new Lifestyle Learning Series (Aug. 13 and Aug. 26) not will only provide programming, but also l provide bonus conversation time with after-program conversations of five people. If you attend many of these Zoom programs, you may begin to see some of the same faces. Zoom in and make a friend. Be kind to everyone you meet.

That honestly helps the culture here where we are, because there’s hundreds of roofing companies through Central Florida, but this is a place that people want to be.” Cofounders Stephen Barnett and Jon Menke both were born and raised in Central Florida, and they felt compelled to follow in the footsteps of their grandfathers, who owned successful businesses. It’s how Carroll Bradford got its name. Barnett is the company CFO. His grandfather, Carroll Barco, was a family law attorney. Menke is the CEO, and his grandfather, G.L. Bradford, was a concrete contractor. Menke has a background in construction, while Barnett specializes in business. Between the two, Carroll Bradford set roots in Baldwin Park and has expanded from there. A few years ago, Matt Wheaton joined the team as chief operating officer, and Mike Wade signed on as president of new construction. Both Barnett and Wheaton also call Baldwin Park home. “It’s incredible to see how much we’ve grown over the last 10 years,” Menke says. “Our continued growth would not be possible without our unique company culture and passionate employees that are focused on delivering superior results as we proudly serve our community. Our team truly prides ourselves in our integrity, craftsmanship and exceeding our customer’s expectations.” Marketing Manager Stephanie Kruse says Carroll Bradford essentially does “everything but the interior” for homes. The company’s services include roofing, landscaping, door and window replacement, and new construction. It also is partnered with the Orlando Magic as the team’s official builder. Although there are 25 employees in the Baldwin Park office, Sykes

says, most of Carroll Bradford’s employees are in the field. He and Kruse credit those doing the manual labor as the literal building blocks of the company. Sykes says the mutual respect and engagement between the employees and management — as well as the hard work put in by each person — has cultivated a culture of success. “I love to see how engaged they are and bought in and how they care about this company,” Sykes says. “This is the type of place, truly, where you don’t dread coming to work. They care about their coworkers, they’re engaged. The way that the culture has evolved here at this company is really neat to see. The employees here really tell the story of the business. Our owners are very engaged, caring and generous, and they’re fun.” One of the hallmarks of the Carroll Bradford culture is its community engagement and giveback efforts. The company loves giving its employees a vehicle to do volunteer work and be active in the community. That includes Arnie’s March Against Children’s Cancer, an annual walk that occurs during the Arnold Palmer Invitational Tournament to raise funds for children’s cancer research. Carroll Bradford has been the presenting sponsor, and it’s an event the staff looks forward to each year. Even the company’s mascot, Oakey, makes his appearance there. “We’re so thankful for that partnership because it’s opened all of our eyes,” Kruse says. “To be out there the first day we did it, it was really cool to see how much our team was affected. The amount of money we raised for childhood cancer was tens of thousands of dollars. That was just from our employees, which was really awesome. … We did stuff with the kids, we did face painting, we did decorating our own hard hats and aprons, and our employees were just loving it.” “Arnie’s March is really moving when you’re out there,” Sykes says. “You meet the kids and you literally walk the golf course with the fam-
ilies and children. You’re not only raising awareness but raising money for childhood cancer research. It’s a great event.” Staff also is involved with the Ronald McDonald House, the Orlando Health Foundation, Big Brothers Big Sisters and local holiday toy drives. The company even puts on the Movies in the Park events at Blue Jacket Park. “Just like the Movies in the Park, our business is here, and two of our owners live here,” Sykes says. “We want to make sure that we continue to be engaged with the Baldwin Park community. We’re a success story, a business built in this area, and we want to continue to give back to Central Florida but also be engaged here in Baldwin Park. … We do our best to make sure that we’re present at community events. We do a lot of work right here in this area.” “My family lives in Baldwin Park and our business is based here, so giving back to our community is extremely important to us,” Barnett says. “Living and working in a great community that we’re passionate about helps motivates us to do our part to make the businesses of Baldwin Park excel.” After 10 years serving the community, Carroll Bradford staff is looking forward to the next 10 years and beyond of continuing to grow and give back. Whether it’s out in the field working on new construction or out in the field putting on community movie nights and fundraising for childhood cancer research, Carroll Bradford continues to build a standard of excellence. “This is a place that is truly unique,” Sykes says. “We collaborate, we listen, and leadership is very engaged in what happens on the operations side and in the field. now more than ever. Orlando has long felt like lower New York to the locals because of the amount of buyers relocating from the Big Apple, as well as neighboring states such as New Jersey. Retirees or adults with empty nests have always loved the weather and lifestyle Florida offers. But with the rise of working from home and Zoom meetings being the new normal, many homeowners are realizing if they can work from anywhere, it might as well be a place they truly love. Further, people are considering they may continue to work from home indefinitely and are hoping to upgrade their residences. Buyers are aiming for more space so family members can telecommute to work and school in privacy and looking for pools and backyards to keep kids and pets entertained without having to risk additional virus exposure by interacting with others. Some are hoping to find homes in central locations close to local parks where socializing safely in fresh air is done easily. The bottom line is that Central Florida sellers can expect to see demand from northern state residents increase from previous years and stay that way. Local Realtors have begun fielding more calls from relocating buyers looking for more bang for their buck, as well. When moving
from a major metropolitan city such as New York or Boston, Central Florida can offer more desirable prices per square foot. Add in the perks of living minutes to Disney World and Universal Studios, and Orlando provides a quality of life and convenience that is unique and will only grow in value over time. Families can often purchase a larger plot of land and build a new home or just buy an existing property in a stylish and modern suburb such as Baldwin Park and still have plenty of money left over from selling their previous residence. Don’t own a single-family home but planning to sell? Don’t dismay. Proximity to shopping, dining and local culture is still high on buyers’ lists, as are communities designed for people to enjoy without leaving them. rior to the COVID-19 pandemic, many Baldwin Park residents had the opportunity to hear from authors, artists and local experts through the bimonthly Meet and Mingle program. Although the virus has held many in-person meetings and interactions at bay since mid-March, losing that human connection was the last thing Baldwin Park Lifestyle Director Becca Schmidt wanted. Cue the Lifestyle Learning Series, an extension of the Meet and Mingle program. With Meet and Mingle events, the goal is for residents to learn something new while simultaneously meeting and networking with others. The social aspect, Schmidt says, is “the frosting on the cake.” So, she began to think about how to adapt virtually. “People are hungry for content, new content that they’ve never been able to explore before,” Schmidt says. “Lifestyle Learning Series on Zoom gives people sort of a bite-sized opportunity to explore topics that they may not have thought about before.” A silver lining to the coronavirus pandemic keeping more people at home is that connecting virtually provides more flexibility in program presentation. Coordinating a Zoom call versus coordinating an in-person event with refreshments and more is advantageous in the sense that the virtual call provides more accessibility. “They can do it in their pajamas or over a glass of wine, and that’s

what we’re hoping, that residents will have kind of a go-to (setup), similar to how people enjoy TED Talks,” Schmidt says. “It’s kind of our local version of a TED Talk.” Topics of conversation and presentation often come organically, Schmidt says, because most people know at least one person who has a great story to tell. “We look for local authors and local experts who are at the top of their field but also have comfort and presence on camera,” she says. “In the near future, we are looking for presenters who have some lifestyle-improvement content for residents. It might be just a better way to garden or how to start a butterfly garden or how to batch cook. The main thing I want people to know is I’m very interested in getting suggestions on what people want to hear about, and then I can do some of that research.”

For August’s Lifestyle Learning series — which will take place Aug. 13 and Aug. 26 — the guest speakers have their own areas of expertise. Fernando Montalvo, the Aug. 13 speaker, is a McKnight Doctoral Fellow at the University of Central Florida’s Technology and Aging Lab. “(He is a scientist) who brings brain study to a level that every-

body can understand, appreciate and enjoy,” Schmidt says. Montalvo will be teaching residents about aging effects and technological solutions to them. “Given my background as a human-factors psychologist specializing in human-computer and human-robot interaction — especially in the context of loneliness — a large portion of my talk will focus on technology aimed at both improving social cognition among older adults and alleviating any negative effects from their changing social environment,” Montalvo says. “I know people will really like his presentation, even if they had never thought before about the brain,” Schmidt says. “His specific area of the brain is socializing, so that is such a perfect mix for what we do with lifestyle because of the social element of these programs.” According to Montalvo, aging affects social cognition in both positive and negative ways. His talk acknowledges this fact and ties in with his interest in human-robot and human-computer interactions. This includes smart speakers such as Amazon Alexa, Google Assistant and Siri. “As a result of (aging) and other changes, our social environment and behavior changes, often in concerning ways,” Montalvo says.
“But technological help is on the way. This talk will highlight socio-cognitive differences in aging and how technology can assist.” The Aug. 26 speaker, Chef Collette Haw, will teach Baldwin Park residents some culinary techniques. Haw is a classically trained Culinary Institute of America graduate and runs the Nourish Coffee Bar and Kitchen at the Center for Health and Wellbeing in Winter Park. She also spent several years operating her own meal-delivery service, Collette’s Clean Eats, and as a private chef to a celebrity family in Atlanta. “I’m a people person, so when I talk to people or have casual conversations just about food, I feel like a lot of people don’t really get the full flavor or experience out of the items that they’re cooking because maybe their technique is a little off,” Haw says. “I’ve learned that a lot of people say healthy cooking is kind of boring, but if you do these cooking techniques properly and you can sear chicken and aren’t afraid to get some color on it, you can elevate the flavor. “Once people learn the basics, they get so much more inspired,” she says. “Then they start cooking so much more, and once they get the knack of learning to cook properly, they start getting excited about it and cooking a lot more and then getting creative. That’s what I like to see.”

For Haw — who grew up in a family that loved cooking — cooking is an expression of love. She says many people she has taught share the fruits of their new knowledge with friends and family. She looks forward to being part of the conversation. “I’m looking forward to being a part of it, because … we’re not technically in Baldwin Park, but we’re your neighbors, and I love to get to know my community,” she says. “I’m excited to meet new faces — even though it’s via Zoom — and build relationships with our neighbors here.” With Montalvo and Haw on board to meet virtually with residents this month and teach them new skills, Schmidt hopes participants feel connected to something they have an interest in — and to other Baldwin Park residents. “Most likely, the people on these Zoom presentations will see one or two people that they already know and have the opportunity to say hello,” Schmidt says. “We might even form some subgroups. We may have some groups that decide they want to start meeting separately on a particular topic. It’s really interesting: A lot of that happens just after the fact, and I start getting emails that say, ‘How can I be in touch with your speaker?’ or, ‘How can I learn more about this?’ I’m hoping in the long run, I’m actually going to encourage some camaraderie and some friendships.”
