Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR
The following information is a glimpse of the ROA’s general updates for the month. A copy of the official July 27, 2021, meeting minutes can be obtained on the Community Network, BaldwinParkNetwork.com. The board approved a Halloween event previously known as Kidtoberfest to be coordinated by Tim Weber Events. The board approved duct cleaning and addition of air purification system including UV lighting for the Grace Hopper Hall A/C systems. The board appointed Mr. Robert Slavens to the Baldwin Park Architectural Review Committee. The board reviewed and accepted the 2022 Reserve Study Updates provided by Dreux Isaac & Associates. The board ratified the renewal of the Florida Water Features contract for the Mattamy Mews fountain preventative maintenance. The board approved renewing all contracts expiring by the end of 2021, including the pool maintenance contract not to exceed a 6% increase. The board approved the Baldwin Park Elementary School Shindig to be held in Corrine Commons, including the use of the Grace Hopper gathering room for setup materials. In addition, Baldwin Park Elementary will provide port-a-lets. The board approved three sets of replacement free weights for the Enders fitness center.

Tree replacements: The eight tree replacements in various parks/mews have been completed. Grace Hopper pool resurfacing: The amendment to the contract, including the timeline, was emailed to the pool specialists. They are to provide the timeline dates, including the start date. Baldwin Park Services App: The number of new requests from June 15 to July 22 was 67 entries. Fifty-five have been completed, and 12 are currently in progress. Landscape replacements: Plant installations at the following parks/mews have been completed: Fenwood Park, Bailey Square, Virginia Park, Oak mews, Nolan Court, City Homes No. 4 mews and Union mews. Podocarpus at Union Park has been completed. Pool and fitness center signage: The approved signage has been installed. Pool fence and light pole painting at High Park: This work has been completed. Pressure wash, caulk and touch-up paint (faux) at High Park: This work has been completed. Enders pool deck: The approved work to repaint, replace backer roads and re-caulk the expansion joints is being scheduled for a little later in the year to avoid interfering during the summer months during which the pool is in full use.

Grace Hopper pool bath house painting: The approved work is being scheduled. Clean gutters at High Park: This work has been completed. One of the gutter downspouts at the large pavilion is being replaced as it was split. Clean, caulk and paint pergola at Union Park: This work has been completed. Enders Park lot reseal and re-stripe: The contract with DMI has been executed, and the permit application process has begun. The city of Orlando permitting department rejected the initial application/plans. Management is working on providing the documents needed. Townhome roof replacement for 2022: The TSAC manager has been working with ARC Associates (roof consultants) and legal counsel on the contract for each service area. 2021 Reserve Items: Management reviewed the 2020 Reserve Study Full Site Inspection for items due in 2021. For Grace Hopper: Replace vinyl flooring upstairs, downstairs and elevator. Items on hold: Proposals for bollard light painting in City Homes No. 2 and City Homes No. 4 mews; proposal for park signage.
HELPFUL INFORMATION FOR OWNERS WILDLIFE IN STRUCTURES The tree-lined streets of Baldwin Park offer shady canopies for residents to enjoy the outdoors and provide homes for amazing animals such as songbirds, squirrels and even bats. Bats provide great pest control. They are protected yearround from harm and cannot be evicted from buildings until after the end of the annual bat maternity season, between April 15 and Aug. 15. Now is the time to evaluate your home for potential wildlife entry points and make necessary repairs. Florida Fish and Wildlife Conservation Commission provided a comprehensive video addressing how to remove bats from buildings. You can access it by going to bit.ly/3yFFJ8f. William Campbell, City Homes No. 2 representative, has resigned from his position on the TSAC. The TSAC moved to approve the replacement of an elm tree in the right of way located at 976 Fern Ave.

Please remember to report any landscape, building, or irrigation issues on the Baldwin Park Services app. Reporting items on the Baldwin Park Services app will allow residents to share photos of the reported area(s) and receive real-time updates from management staff on corrective measures being taken. New sod that was installed in June/July has been treated with a fungicide. BrightView has fertilized azaleas in the City Homes No. 1 service area. BrightView has fertilized ixora in the City Homes No. 2 service area. Hollies located in the City Homes No. 2 service area have been treated for scale. During the month of June, there was 7.06 inches of rain (average is 8.05 inches).
Tile floors on exterior porches or balconies require grout sealing to prevent water damage. The grout may need touched up from time to time, as well. Likewise, recaulk areas around windows and doors where caulking has shrunk because of sun or weather. Water emergency! See how to shut off the water at the bit.ly/3jOEFZb. You’ll find a black lid in the front or rear yard. It helps to have the right tool — water valve shut-off tool — available at any hardware store for about $5 to $20.
When BrightView installs new sod and plant material, irrigation is commonly broken or requires repair. Plant/sod installation crews work first, then irrigation technicians work to make repairs after all material has been installed. Per DRS Inc., here is the townhome painting schedule for August 2021: Live/work service area. Per DRS Inc., here is the townhome maintenance schedule for August 2021: Mattamy and City Homes No. 4. Because of the pandemic, there has been an adjustment to originally stated dates for painting projects and maintenance in the townhome service areas. Supplies were delayed in being shipped from vendors to DRS Inc. at the beginning of the year. Schedules now will be projected one to two months out to anticipate any possible future changes. Notices still are being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.

The buildings along New Broad Street from Meeting Place down to Jake Street will get a fresh coat of paint over the next few months. Galeria Restaurant, located at 4979 New Broad St. on the lake, will start offering full breakfast service from 8 a.m. to noon Mondays through Fridays in September. Enjoy breakfast on the lake! People: The heart of Baldwin Park I
t takes so many things to make a community such as Baldwin Park what it is. From big businesses such as Publix, CVS and SunTrust; to the local businesses along New Broad Street like Bigote, Baldwin Park Eye Care and Verte Chiropractic; to the entrepreneurs who found their niche in the live/works like Skin Studio, Golden Hour Wine and Shop Moda; from the Joint Committee, ROA and COA to the Downtown Baldwin Park Merchant Committee to Sentry Management, each plays an integral role in our community. At the heart of it all, though, are the people. Looking at the demographics of Baldwin Park may surprise you. I’ve said it once and I will say it again: Baldwin Park is so much more than the big houses you see as you enter along New Broad Street. We are a true melting pot of everything that’s great about the world. Our residents and business owners come from so many walks of life that you’d need some kind of crazy Venn diagram to map it all out and see how we connect. But the answer is easy: this little city within a city called Baldwin Park. In many planned communities such as ours, you often can see the footprints of bigger businesses along the Main Street. But ours, while still having the likes of Publix and CVS, is predominantly independently owned local businesses, each with its own story. Bigote Men’s Grooming, for example, was previously a location of a chain called Kennedy’s Barber Shop. After the unexpected death of one of the owners, one of their master barbers, Harvey Sencion,

approached the owner’s wife to purchase the place. Harvey didn’t want to be a part of the Kennedy’s chain any longer, though; he wanted to build his own brand, and Bigote Men’s Grooming was born. Fast-forward about four years to today, Harvey’s business has been embraced by the neighborhood. He has been able to grow to a second location in Winter Park despite the pandemic and has hope for other locations in the future. Baldwin Park Eye Care shares a similar story. Owner and optometrist Dr. Ali Jagani came to Central Florida from London and attended UCF before getting his doctoral degree from the Illinois College of Optometry in Chicago. After college, as graduates do, Ali was working in other people’s practices. When he finally was able to do so, he opened his own practice, Baldwin Park Eye Care, but having his own place didn’t stop his endless work ethic. Even after opening, he continued to work at the practice he had been at before opening — all while building his own dream. Let’s not forget the women of Baldwin Park, who not only are building amazing things in business but also in the community. From the likes of Dr. Taylor Wheaton, at Verte Chiropractic, to Kristen Painter, at Lafayette & Rushford, to Sue Chin, of The Osprey and Seito, each has put her own stamp on the neighborhood. In 2019, Dr. Wheaton helped form the Downtown Baldwin Park Committee, representing the merchants along New Broad Street in the hopes of bringing more attention to our neighborhood’s local businesses. Lafayette &
Rushford’s owner, Kristen Painter, who has close ties to the LGBTQ+ community, engaged residents and businesses alike to help raise money for the onePULSE Foundation through various events and fundraisers. Sue Chin and her husband, Jason, spearhead Beard In Baldwin, an annual event benefiting the James Beard Foundation National Scholars Program — which has given more than $3 billion in scholarships to young chefs. If you ever have the chance to have a conversation with any of them, you are in for an awesome time. On several nights of the week, you can find a guy named Kevin sitting at the bar at Tactical Brewing. Kevin lives above the brewery in the apartments, and his history with Baldwin Park goes all the way back to the U.S. Navy base that once occupied the area. Kevin quickly became friends with the owners and staff and, for his 70th birthday, the Tactical team took Kevin skydiving! They’re planning tattoos for his 75th birthday. Friendships know no boundaries. My own story about finding a place in Baldwin Park is unique, as well. If you haven’t read my previous articles where I introduced myself, I’ll give you the Reader’s Digest version. I was born in South Florida; went to UCF, where I got my bachelor’s degree in advertising and PR; moved home in 2004 after school to help take care of my mom; met my (now) husband in 2006; moved back to Orlando in 2011; bought our first home together in 2015; and got married in 2017. When we first moved back, we found Ender’s

the groups with proverbial open arms. Talk about an interesting grouping of people who “shouldn’t” work but work together flawlessly. Writing my first article for Baldwin Park Living had my nerves going a little crazy for the same reasons, but I’ve been so pleasantly surprised by the responses I’ve received from throughout the neighborhood. The same can be said for the rest of the community — it all just makes sense. Since moving into Baldwin Park, Andrew (my better half) and I have made countless new friends from sitting across from them for the first time at a bar and striking up a conversation or through the various groups and meetups in the neighborhood. We always would look forward to Halloween night, when all of our neighbors — each incredibly different and with their own stories — would line the mews for the trick-ortreaters. We’d share drinks and food together (pre-COVID, y’all!) and make a night of it. When we started the Downtown Baldwin Park merchant committee, we created a hashtag we felt represented the inclusiveness of Baldwin Park: #WeAreBaldwinPark. No matter who you are, where you come from or what you do; no matter your age, your race or ethnicity, who you love or your gender, everyone has a place in Baldwin Park. As I said earlier, despite all the parts and pieces of what makes Baldwin tick, it’s truly the people who make up the heart of it. Next time you’re out, I encourage you to start a conversation with the people at the table or seat next to you, You never know who you may meet. Place and thought that would be a good starting point in this next chapter — and we weren’t disappointed. We did a brief stint living in downtown Orlando, and when that lease was up, we decided it was time to buy. We exhausted our friend and Realtor looking at countless homes in our target area but kept ending up in Baldwin Park. After about 80 properties (told you we exhausted him!), we finally landed in one of the townhomes next to Grace Hopper Hall. After six years in the townhouse, we sold our home but couldn’t quit Baldwin Park, so we moved into Baldwin Harbor, where we’re currently living for the short term. Fortunately, we were able to find a home in the neighborhood and will have closed on that by the time you read this. I wanted to get involved in this neighborhood I had grown to love, but as an openly gay man with something of an opinion about a lot of things, I wasn’t sure how some members of the community would react. Mind you, this was based solely on some unconscious bias in my own head about not being accepted by certain groups of people. I was completely wrong. First finding a seat on the Joint Committee, then eventually the ROA, I was welcomed by

s the saying goes, all good things must come to an end — but there’s beauty in new beginnings, too. Looking at the blank document in front of me, it’s hard to know exactly where to begin. I’ll start with this: After two-and-one-half years at the helm of Baldwin Park Living — and nearly six years with Observer Media Group — I’m moving on to my next exciting adventure. If you remember the column I wrote a couple of years ago when I first began writing for Baldwin Park Living, I mentioned I’m a University of Central Florida alumna — and I bleed black and gold. In mid-July, I was offered an opportunity to return to my alma mater as a communications specialist. For someone who truly considers UCF her second home, it was something I couldn’t pass up, and I’m really excited about returning to campus as a staff member. However, it’s also incredibly bittersweet. I began working for the Observer straight out of college as a staff writer. As the years went by, our company bought the Winter Park/Maitland Observer newspaper, and that also marked the beginning of our work in Baldwin Park. In 2019, I assumed the responsibility of creating and curating content for Baldwin Park Living, and it’s been an experience I wouldn’t trade for the world. When I first set foot in the neighborhood, I got lost — instantly. It didn’t help that I don’t always get great phone

service in the area, so my GPS often bummed out on me. I guess you could consider it a blessing in disguise, though, because it definitely did help me get to know the main thoroughfares — and parking lot locations — pretty quickly. (This is embarrassing to admit, but even with as much parallel parking as there is in the Village Center, I never learned to properly parallel park. Oops.) One of the first things I did aside from driving the community was to take a relaxing walk around Lake Baldwin. If I lived close by, you’d find me out there all the time. Not only is it a great way to get some exercise, but also it is incredibly scenic. I’ve loved lacing up my sneakers, tuning into my AirPods and taking in the lake views as I circled around. What I treasure most about Baldwin Park, however, are the people I’ve met — who have allowed me into their stores, homes and schools to tell their stories. One of the first people I met was Angie Montenegro, who owns Saor Boutique on New Broad Street, as well as Showroom 11 in Audubon Park. Angie was always at the Baldwin Park Elementary and Glenridge Middle events I covered, and she also connected me to so many people in the community. The great thing about Baldwin Park is there are so many people in the community who also are connected with and care deeply about their neighbors, local businesses and schools. Many of the stories I’ve had the chance to share with you will stick with me. Take for instance
Baldwin Park resident and cancer survivor Andrea Malinsky Mason, who turned a negative situation into something beautiful when she published a poetry book about her journey to defeat cancer. Then, there is Luis Morales, another resident who loves baking and has hosted pop-up bakeries around the neighborhood. And local musician Mike Lynch was the talk of the town last spring and summer with his sunset serenades from his balcony — something neighbors looked forward to during a time when everyone was quarantined. I’ve covered too many 5Ks to count (seriously, what is it about Baldwin Park and 5Ks?), various new businesses opening their doors, fun holiday-themed events and even school art nights. I’d be remiss if I didn’t mention the Orlando Balloon Glow that has taken place at Blue Jacket Park the last few years. There’s something magical about seeing those balloons light up against the backdrop of a dark sky. And although I may not be writing or taking photos for the magazine going forward, I’ll still be around every now and then to grab a coffee at Baldwin Perk or go for a walk around the lake. You definitely won’t catch me attempting to parallel park anymore, though. It’s been an honor getting to know Baldwin Park and the people who give it life, and I can’t thank you all enough for allowing me to tell your stories.

New podcast on tap Baldwin Park resident David Dell’Olio launched his latest podcast, The Brü Experience, for fellow craft beer enthusiasts. DANIELLE HENDRIX ASSOCIATE EDITOR
F
or many, the mark of a good craft beer isn’t just the taste of the drink itself — it’s also the experience that comes
with it. That’s why Baldwin Park resident David Dell’Olio launched his new podcast, The Brü Experience, a few months ago. The podcast caters to craft beer enthusiasts, and the goal is to highlight the full experience of local craft beer artisans. It’s not his first rodeo with podcasts, either. Dell’Olio also was the co-founder and co-host for The One Four, a Baldwin Park-centric podcast he collaborated on with friend and fellow resident Sam Rodriguez.
BREWING AN IDEA
As someone who enjoys craft beer and visiting new breweries, Dell’Olio cites the overall experience of doing so as one of the driving factors behind the podcast. “If I go to a new city, I always like to try to check out one craft brewer to see what they’re doing,” he says. “There are a lot of people like me

who will Google a brewery or see if there’s one close to them. I think nowadays, it’s staring to catch on that they’re not just have to a beer: A lot of them have food, and you can go to for lunch. “We’re trying to talk about the entire experience fo going to a brewery,” he says. “Think about a favorite beer you might have had. Why was it your favorite beer? It was the whole experience of having that beer. It wasn’t just the beer itself, although the beer was probably good. … It could be the music, or the people you were with, where you were or what place or time in life you were. That all adds to the experience of having nice craft beer. Beer has always been one of those things that you sit down and meet with friends or talk with friends about.” One of the key aspects of The Brü Experience is getting to know
the local craft brewers, how they got started and what goes into making a great beer. “Local craft brewers — they are an amazing bunch of people,” Dell’Olio says. “When you think about it, they are half-chemist and half-creative person. … Chris from Tactical (Brewing Co.) — he’s a genius. They make some really great beers. They made this one beer called Black Spot. They used oyster shells they’d gotten from Seito, I believe, but he had to figure out how to cold-pasteurize the thing. Not only is it the chemistry, but there is the food and beverage health aspect of it, and then there’s the creative aspect.” It’s also important to Dell’Olio that the podcast highlights what each brewery offers so people think of them not only as a place to enjoy a good beer but also what else they bring to the table. Some offer lunch
and dinner. Some are family-friendly and pet-friendly. A few, such as Tactical Brewing, even have running clubs. “They’re not just a business in the community — they actually add a lot to the community with the run clubs, or with kid-friendly places (and places to) bring your dog,” he says. “They’re not jut a storefront. They really do give back to the communities that they’re in. We wanted to highlight the ones in Central Florida to start and then hopefully branch out.”
PERFECTING THE PODCAST
When he was in the research phase for his podcast, Dell’Olio said he a few different types of podcasts for beer enthusiasts. “I found basically four guys on a mic getting drunk doing that, and the other one I found was three head brewers talking so far over people’s heads that I was lost within the first five minutes,” he says. “What we want to do with The Brü Experience is give a little education. We talk about what ‘hop forward’ means or what ‘malt forward’ means. … The more you get into it, the more you find these little things out. … I think I’m a very average person when it comes to beer, so if I’m questioning it, I really don’t know about it.” Each episode is divided into three parts. The first entails talking with head brewers about how they got started, the history of their brewery and anything unique about their brewing process. That could include challenges, funny stories and lighthearted conversation. Next is describing the experience of visiting the taproom and what it offers — outdoor space, how many beers are offered, if a brewery is known for a certain beer, what’s on tap, amenities and more. “The last part of that is we sample three of their beers,” Dell’Olio says. “On air, you won’t hear us guzzling beer, but we talk about their beer. We go over what they tell us we should be tasting, and it’s actually helped my palate. What I’ll do after that is there is an app called Untap-

pd. It’s there that people can keep track of the beers they’ve had, and you rate it. I’ve gotten on Untappd under The Brü Experience, and I’ve started to rate the beers I’ve had at these breweries: Is it smooth? Does it have a nice finish? “What we try to do is not just give the name of the beer once and then you never hear it again,” he says. “We try to really talk about the beer and what it is.” One of his favorite parts of running The Brü Experience is making connections with the brewers themselves and seeing how they have their own sort of brewing brotherhood. “They really have each other’s backs, and they all put out for the most part really quality products,” he says. “You see some of these brewers, like Kent down at Castle Church Brewing. The guy cut his teeth out in Colorado, and now he’s the head brewer at Castle Church.
He is putting out some great liquid. … It’s funny, because you sit down with these guys and … they’re just so knowledgeable and really interesting guys to meet. … There’s a lot of camaraderie.” But podcasts such as this one take a lot of time and resources, so Dell’Olio is hoping to secure some sponsors to keep The Brü Experience going strong. He also hopes the breweries he has featured so far are seeing the benefit from the exposure on their end, too. “The more brewers I meet, I’m amazed at what they know and how willing they are to share and sit down and talk about it,” Dell’Olio says. “Anything I can do to help them out, I will, because they really are a brotherhood. Promote your local craft brewer, drink local and, to borrow part of the tagline from Persimmon Hollow (Brewing Co.), ‘Get weird.’”

lthough she spent her entire career in finance, Terri Mayle is trading Wall Street for workouts as she embarks on her newest journey as a personal trainer. At 62 years old, the Baldwin Park resident retired right before COVID-19 hit. But when StudioFit Training owner — and her own personal trainer — Zach Rochette asked if the fitness enthusiast would

ECONOMIC ENTHUSIAST
Mayle was born and raised in New York. She once considered teaching — like her mother — or going into social work. But after she took an economics class her sophomore year of college, she fell in love with finance. “I was in school at (New York University) and got a part-time job on Wall Street on a trading desk when I was a junior in college, and that was it,” Mayle says. “I said, ‘I have to do this; I have to figure out a way to get onto a trading desk.’ That was a long, long time ago. … Wall Street was becoming a hot, hot career, so it was really difficult to get to where you wanted to go. I think I had eight jobs in my ‘20s

trying to forge that path.” She worked her way up the ladder and ended up spending most of her career living in Manhattan and working on Wall Street. Eleven years ago, she took a job-relocation opportunity to Orlando and moved to Baldwin Park. “I called a friend who knew somebody, and (they) said, ‘Here’s where you should live — College Park, Winter Park, Baldwin Park or Heathrow,’” she says. “I came to see Baldwin Park, and I fell in love with it. It’s a wonderful block. It was new at the time when I bought it, so everybody was moving in around the same time, and I found it very friendly and family-oriented — just a really great place to raise my son.” Mayle transitioned into more of a management role in Orlando, but she found she missed the day-today trading operations and being client-facing. “You do a lot of managing people and managing business, and it’s very different,” she says. Mayle lost her job right before the pandemic hit. She had been working since she was 17 years old and decided it was the right time to retire. She soon discovered she had a lot more free time to focus on other interests. “I’ve always worked out, and I’ve done various things — I run, I ran a half-marathon a few months ago, I did boxing down here for about five years, I’ve done CrossFit, I’m now at F45 (Fitness),” she says. “I’m just a very well-rounded fitness person, and I love exercise. But I also had a pretty crazy career, because I managed a trading business and had 10 people working for me trading equities and options. During market hours, it was extremely intense, and working out was always my outlet. It was always a priority for me.”
HEALTHY AND HAPPY
Mayle always has been good about figuring out how to make fitness a lifestyle rather than a task. And when COVID-19 hit, fitness became even more of an outlet for her. Although everything was shut down, she still could work out. Little did she know, though, fitness was
about to take on a new meaning in her life. Mayle and Rochette met a few years ago, when she became his first personal-training client. The two became fast friends, and when Rochette opened StudioFit in November 2020, she followed him there. “He is just awesome,” she says. “I have worked with and had people working for me for many years, and he is awesome. He is so positive and so focused that when he tells me, ‘I have an idea to open a gym,’ I know it’s going to work, and I know I want to be on board. He opens here in the middle of COVID, and the gym takes off, because everybody loves the idea of personal training.” At one point, Rochette brought up the idea of bringing Mayle on board the StudioFit team. Her passion for fitness and people was exactly the kind of energy he wanted. Mayle started with one client, and her client base has since grown. “This isn’t a job for me; this is a passion,” she says. “I just love coming here. I love helping people meet their fitness goals and get in shape. Wherever they are on their journey, I get pleasure out of seeing their success. And it also helps me stay extremely fit. I’m in here every five days a week, working out on top of it. … I need to be doing something all the time. I’m very active, my mind is active, my body is active, so this kind of fills that need for me.” Although a transition from finance to fitness may seem odd, but for Mayle, it was an easier transition than retirement. “You never know where you’re going to find yourself in life, (so) stay open to opportunities,” she says. “I had not pictured this as my next step. It just clicked. … People are coming in here because they want to be healthy, they want to be better, and we’re helping them get here. “To help people make it really their lifestyle is my goal — not to just come in here for an hour and work out but really just think about how to stay healthy,” she says. “So many people my age are on so many medications. … My father is 96, and he’s still on his rowing machine. That’s how I want to live.”
