Why buy new?

There are many factors to consider before deciding to buy a new home. DANIELLE HENDRIX STAFF WRITER WEST ORANGE The process of

house-hunting for the place that fits your needs can be stressful, with myriad factors to consider along the way. But with development cropping up so quickly in West Orange, buyers don’t have to buy an existing home. The ability to buy brand-new deviates from the typical routine of visiting existing homes, assessing what needs to be fixed up, how buyers can modify it to their tastes and more. LATEST AND GREATEST

When buyers decide to have a new home built, the obvious advantage is getting exactly what they want in a home. Because buyers are an integral part of the design process, they can have a home that feels like it’s theirs. “If you buy something that’s already built, you don’t have any input,” said Jim Rahman, owner and operator of Westmont Homes, which has built hundreds of homes in the West Orange area. “It’s a good way to make your

dreams come true. Everyone dreams about having their home just the way they want it, and you have the ability to do all those things.” And even if buyers invest in a new, move-in-ready home rather than custom built, the other advantages still are the same. Rahman said in recent years, homebuilders have elevated the minimum standards for construction and energy efficiency. “If you’re going to do it (build energy-efficient homes), you may invest a bit more, but your payout down the road is unparalleled,” he said. “You’re much better off spending a bit more now to get the efficiencies built in. You’ll recoup the return on your investment within a four- to five-year timeframe. There’s a lot of energy waste in each home” PEACE OF MIND

A new home also comes with little maintenance. Because everything is usually under warranty from the builder, homebuyers can move in with a peace of mind. Sean Hooke, a licensed Real-

tor with Lakeside Realty Windermere, said previously unknown issues can crop up with older homes. “If anything happens, as far as construction, you can go right back to the builder, and they fix anything — even minor things like a crack in the wall,” Hooke said. “There are no worries, (but) if you buy something pre-existing, anything can happen. It could be a hidden mystery. You just bought a ‘new’ home and you have to all of a sudden fix it again.” Tom Garver, owner and CEO of A.R. Bailey Homes — the builder of the new Canopy Oaks neighborhood in Winter Garden — added that when buying a new home, the builder walks the buyer through every aspect of their new place to ensure they know it inside and out. “Warranty protection is another piece there — when you buy an older house, typically, those people are ready to move onto new and they’re selling their old stuff because they know things are about ready to break down,” Garver said.

IT’S NOT FOR EVERYONE

Although there are many advantages to buying new, it’s also important to remember that it’s not for everyone. New homes can be very expensive; according to Forbes, they can cost up to 20% more than a similar, existing home. Additionally, buyers will pay for all of the bells and whistles. Amenities seen in the model homes can add up. Many features in the model homes are upgraded features, which look nice but can end up costing a buyer more than he or she originally intended. Whether to buy new or pre-existing also depends heavily on style and taste. Those looking for charming homes with more architectural detail and history will want to look on the market for a resale home. Additionally, many new neighborhoods will essentially be construction zones for years to come as new houses are bought and built. Those looking for quiet, quaint neighborhoods with established neighbors may also choose to go with an older home.
